Countdown to carols is on!
Hark! The angels will be singing at The Hills Community Carols on Saturday 4th December at George Willmore Park, Ferny Hills.
This free family event kicks off at 4pm with a huge variety of performers, food, rides, face painting, glow products and of course, a visit from Santa himself! The event will conclude at approximately 8pm with an impressive fireworks display that is not to be missed. This annual festive gathering is known as one of the most community oriented on the calendar, and as such, there will be a voluntary collection taking place at the event for our local SES, so any loose change is appreciated! The Hills Community Carols would not be able to take place without the hard working group of volunteers who work tirelessly to bring the event to life. The committee comprises of; volunteers from the Golden Valley Keperra Lions Club, along with the Hills District PCYC, the Ferny Hills Amateur Fishing Club and Arana Hills Church of Christ. This organising committee also wishes to take the opportunity to thank the Sponsors that have come onboard to date in order to support the event. The carols promises to get the family into the Christmas spirit, so bring your family, picnic rugs and your singing voices. Everyone is welcome!

Quacking Visit Worth Every Pen-ny
Local markets have always been a brewing pot for great experience out of it. The smiles on their face just makes my day and more often than not they would do anything to inspiration, blooming friendship, and smiles.
And this was exactly what we discovered during a visit to the Ferny Grove Markets this month, when we bumped into 14 year old Jack Grey, owner of the market’s notorious poultry stall. Most Sundays, Jack and his dad can be found at these local markets, selling ducks, geese, and chickens, along with allowing children to come into the pen and pat/hold the fowl for $2 each. After chatting to this knowledgable young lad, we were moved by his drive, his passion for his animals , and the care he takes of the fowl by himself. As he told us, he just Jack and one of his feathered friends loves sharing his knowledge and passion of fowl with other local kids. ‘I love offering pats to the ducklings, as the little kids get a

take home and little duckling or chick to care for,’ said Jack. Living on acreage at Bunya, Jack incubates the eggs himself and uses all correct equipment to ensure the fowl live a healthy life under his wing. This remarkable young man also holds extensive knowledge about fowl—their lifecycles and biologics—which has been learnt through endless hours of research and observations of poultry and fowl. Clearly, dedication and hard work is no stranger to this little fella! When he’s all grown up, Jack says he hopes to own a highend chicken supplying business. So, when we broke the news that he’d be making an appearance in the next edition he was over the moon! Words by Georgia Wright

Robotic Companions Changing Lives
Cr Hain with Bolton Clarke Fernhill Resident and their new ‘Robot’
Bolton Clarke Fernhill residents with dementia have welcomed some new family members with the arrival of 10 robotic companion pets funded under Moreton Bay Regional Council’s Local Community Support Grant.
The pets have been developed specially for people with dementia and help people connect with memories and feelings associated with much-loved pets. Research has linked animal-assisted therapy to improvements in mood and the quality of life for seniors, including those with dementia. Although Robotic pets are thought to be not as effective as their flesh-and-blood counterparts, a recent review of studies on robopets for dementia patients linked time spent with the robots to lower levels of depression and agitation. And since they don’t need walks, food or veterinarian visits, these cuddly robots are considered a low-maintenance option for people who are no longer able to care for a pet. After visiting Bolton Clarke Fernhill, Mayor Peter Flannery said it was a joy to see residents come to life after spending time with their new furry friends, which were purchased using the $2,000 Council grant. ‘It’s amazing to see their faces light up with pure joy when they interact these amazing new robotic pet companions,’ said Mayor Flannery . ‘Residents in aged care homes have been some of the most isolated people during COVID-19 due to their high risk, so this couldn’t have come at a better time.’ Fernhill residential manager Anna Ward said she’d already started to see a change in residents since introducing the new robotic pets.

Community Calls for Park in Yallambi Development Many longtime locals would know the Yallambi Farm that sits at 79 Farm Road, Bunya, as home of the old Wongun Post Office that opened in 1875.
The Wongun Post Office operated for 75 years, providing much needed services to the isolated community of Bunya. However, today with development being at an all-time high, it is of no surprise that the Yallambi property has been purchased by a developer. The Bunya Residents Association (BRA) have expressed and submitted their numerous concerns about the development application (DA/2021/0062) (DA) that has been lodged with Moreton Bay Regional Council (MBRC). However, the DA is ‘Code Assessable’ meaning interested parties have no right to object; only to make submissions identifying concerns and to make suggestions. Under the DA, it is proposed that the subject land be divided into parcels of 4000m2 lots. Although the Yallambi Farm is zoned as ‘Rural Residential’ (ie land can only be divided into 6000m2 lots), MBRC, at its discretion, may allow lots to be divided into parcels of 4000m2 if the Developer provides ‘significant community benefit’ in some way. The Developer proposes to give to MBRC 21ha of Core Koala Habitat on the Yallambi property, on the western side of Begin Creek, identifying this as the ‘significant community benefit’ to justify the relaxation of the 6000m2 zoning to 4000m2. But as Mr Smith from the BRA explains, this Core Koala Land can never be developed. ‘It is bushland now; it will be bushland forever. As far as the community is concerned, nothing changes. They have received no benefit. In fact, now, the ratepayer must bear the costs of bushfire management, weed eradication, etc,’ said Mr Smith. As an alternative, or in addition to the Core Koala Habitat, the BRA has made a submission to MBRC to include a park in the proposed DA. The suggested park would be located at the site of the historic Wongun Post Office and would include children’s play equipment, a picnic shelter, a BBQ. Significantly, the park would include the three magnificent trees which mark its historic location. The trees, which are present in old photos, though much larger now, include two huge, very old Moreton Bay figs thought to be over 130 years old and four significant hoop pines. The Tree Protection Zones (TPZs) around these heritage trees, make this area unsuitable for residential housing in any case. Although the Developer proposes that the trees will be protected by tree covenants on the lot title, the BRA is concerned that this will not be effective in protecting the trees. Mr Smith explains,‘The effect of tree covenants is that the lot owner cannot use the land around the tree for a distance determined by the height, width and age of the tree. So those blocks are technically 4000m2, but effectively are much smaller.’ He further explains, ‘But these magnificent old trees are still on private land, at risk of accidental or deliberate destruction. A tree covenant is no use when the tree is dead. A fine cannot replace a wonderful old tree. They would be safe in a park. They are part of our environmental heritage. We must do all we can to preserve them.’ If the park was included in the development, the BRA intends to erect information boards about the historic Wongun Post Office, providing information to the public about this historic site. The Developer has allowed BRA to retrieve some timber from the original post office building, timber which has been stored in a shed on the Yallambi property since the Wongun Post Office was demolished by the last owner Mr Frigo. This timber,
www.echo-news.com.au
if suitable, will be reused to make the information boards. The Wongun Post Office, the many postmasters, and the very long service provided by Robert and Emily Weston, deserve to be acknowledged. All these people were very important to this isolated community of Bunya in the early years. The BRA has made its submissions to MBRC about the Yallambi Development, the park and other matters. However, the latest plans as submitted by the Developer as of 5th August 2021 do not appear to include a park and identify the significant trees and the heritage site on lots that are proposed to be sold. The Bunya Residents Association would be grateful for community support for the MBRC park in the Yallambi Development, encompassing the historic Wongun Post Office heritage site, its three markers trees, the two big old Moreton Bay figs, and the four significant hoop pine trees. Further information about BRA’s concerns about the Yallambi Development can be found on BRA’s website at www. bunyaresidents.asn.au/yallambi-development The old Wongun Post Office - Jan 1968

A Fund To Feed The Community Essential meal delivery service Mitchelton Meals on Wheels (MMOW) has weathered many a storm over its 49 year existence, and the onset of COVID-19, has definitely brought its own set of challenges. This vital service, that delivers meals to the aged and disabled in the community has had to make drastic modifications to a multitude of its systems. One of which is the new ‘no handling of money’ policy. Pre-COVID, delivery drivers would receive reimbursement each time they carried out a delivery, however, when COVID hit, reimbursement was temporarily suspended. The volunteers were surveyed to see how they would like their money disbursed going forwards and the overwhelming consensus was to use the money to finance meals for tthose in need within our local community. This, in turn, has led to the establishment of the Mitchelton Meals on Wheels Volunteer Community Benefit Fund (VCBF) gifted by the organisation’s caring volunteers. To date, the VCBF has contributed to three other local community organisations’ aspirations of being able to help out those on our doorstep. The Breakfast Group who meet on a Wednesday at Sid Loder Park, Mitchelton is one of them. The group is run by volunteers from a local church who rely on donations for support in order to serve the vulnerable within our society. The group was discovered by one of MMOW's volunteers a few years back whilst out on her delivery run. She went over to see if they would like to receive any surplus bread and they enthusiastically accepted. An invitation to use the MMOW kitchen to get boiling water for their morning cuppa was then also extended to them. With the establishment of the VCBF, the Breakfast Group were naturally the first group the committee - who manages the fund - offered to supply meals to. To date, the Breakfast Group have received a mammoth 60 meals, as well as 36 soups! A second community organisation to receive aid from the VCBF fund is Picabeen Community Centre. Picabeen is a neighbouring community association whose aim is to encourage local residents to take an active part in promoting awareness of community issues and available services. The centre holds BBQ’s for the vulnerable members of our local district and provides food parcels for the very needy on a regular basis. Through the VCBF fund, MMOW have been able to compound their efforts by keeping their freezer stocked with frozen meals. So far, the VCBF has generously supplied 120 meals to Picabeen. The final group to benefit from the fund is the Mitchie Day Group. The group have been meeting socially for many years in the district and offer MMOW meal support to anyone they are aware of who could be in need of assistance.
Picabeen Centre Manager, Jillian Warren stocking up their fridge up with MMOW's meal donations So, from an early acquaintance with the Breakfast Group in Sid Loder Park, forged by one caring MMOW volunteer, it’s wonderful to see this friendly exchange grow into an organized program. Please remember to support this essential delivery service. We all need to be attuned to the needs of those in the community – individuals, families, groups etc who justly qualify to be included as further beneficiaries of our free meals, and so make a positive impact in our local area.
Meals ready to be served to The Breakfast group at Sid Louder Park
Are you looking for a fun, easy and rewarding way to help within the community? Meals on Wheels Mitchelton is looking for volunteers to help within the kitchen and deliver meals.
All it takes is a few hours of your time once a week. In sharing your smile, along with a little of your time, you will make a lasting difference to the life of a homebound individual.

Community-led budget submission to Council An update from the Ferny grove and Upper Kedron Residents Association
It’s been a busy few months for the FGUK RA Committee as we worked to pull together a community-led ‘wish list’ for the upcoming 2022-23 Brisbane City Council budget. Covering Ferny Grove, Upper Kedron and Keperra, our Association canvassed ideas and feedback from across the community through workshops and opportunities to contact us directly. The response was tremendous. We received hundreds of innovative and sensible ideas on how to improve our suburbs with a focus on local roads, parks, bikeways, footpaths, green reserves and public transport. Once all the suggestions were captured, the Committee met several times to review in detail, look for common themes, remove any duplication and determine which items should be prioritised within the Budget Submission. And the result? By the time you read this article, our community-led 2022-23 Budget Submission will be in the hands of our local council member for The Gap Ward. Thank you to everyone who contributed to this initiative. We’ll be sharing more information about our submission in the coming months. If you’d like to get involved in supporting the voice of the community when it comes to issues impacting liveability and sustainability of Ferny Grove, Upper Kedron and Keperra, please consider joining as a member or volunteering on the Committee. We’d really benefit from some more skills in local planning, environmental regulation, mapping, website development and data analysis. We are not politically aligned and have been supporting the voice of our suburbs since 2017. Our next General Meeting is 2pm on Saturday 27th November at the Upper Kedron Community Hall. We’re also hosting a Bunnings sausage sizzle on Sunday 14th November.

An Update from The Lions Den
From the Golden Valley Keperra Lions Club News with Paul Ryan
Lions Clubs are grouped into districts that manage, train and support the clubs. Each year, like many organisations we have a District Convention. This year it was at Albany Creek. The Key Note Speaker, Phil Smith began his presentation with the following statement: ‘Why Lions is Actually a Religious Paul Ryan, Director, Organisation’ This was quite confronting because we GVK Lions Club state in our ‘Purposes’ that Lions should not debate ‘Sectarian Religion and or Politics.’ However what Phil was really saying – RELIGION by derivation means back or again and connection, while COMMUNITY SERVICE means common, public, shared by all or many. So you can see how he came to this thought provoking statement. ‘Lions Clubs and Religious Organisations are both Community Service Organisations’ Your Golden Valley Keperra Lions Club has an average member age of 60 plus, and while our membership is stable, the truth is all Community Service Organisations struggle to find new members to continue their service work. The Hills Community is full of people who volunteer their time. In fact, a recent survey states that 30 to 40 year olds
were the most likely age group to volunteer. So where are they and how do they volunteer? We’ve found that this age group volunteer at their children’s school, sports clubs and one off activities like ‘Clean Up Australia’, ‘MS Walk’, ‘Charity Bike Rides’ etc. So: • What if Lions offered you a way to volunteer in a part-time way? • What if you have a special interest group that needs some additional support? • Does Public Liability Insurance make it difficult to operate your group? Using Your Green Thumb For Good Health
There are few things in life more satisfying than filling your plate with items you have grown in your own garden. Aside from the enjoyment of gardening, research shows there are numerous physical and psychological benefits from working in the garden, including improved endurance, strength, flexibility, mobility and general wellbeing. A pot or two is all that’s needed to create an interesting and edible garden. Which space is best? The beauty of an edible garden is that they don’t require a significant amount of space. Courtyards, balconies, porches and even living rooms are all ideal spots in which to place a pot or container to grow your produce of choice. To make your garden a talking point try upcycling an old bath or laundry tub or even stacking a few old car tyres in which to grow your plants. Unless you have access to a raised garden bed, the area you select should be flat and sheltered but also receive reasonable amounts of sunlight. What to plant? Common options include: edible flower types such as chamomile, fuchsia, lavender, honeysuckle and violet; herbs such as rosemary, basil, chives, sage, thyme and mint; vegetables such as lettuce, silver beet, tomato or corn; and fruits such as kiwifruit, strawberries or passion fruit. Planting times will vary for different vegetables, herbs or fruits depending on their growing seasons. A good rule of thumb is to plant warm-season vegetables in spring and cool-season veggies in winter.
Safety comes first Remember, everything you pick to eat should be washed carefully. Only eat flowers in salads if they are organically grown and free of pesticides and other garden sprays. Some flowers, seeds and leaves can be toxic, so if you’re not sure, do further research. When working outside remember to wear adequate sunscreen and protective clothing including a hat, correct footwear and gloves. Always bend at the knee when lifting something heavy and don’t use your back. When using potting mix, or spraying fertilisers observe safety instructions and ideally wear a mask. Be realistic When planning to plant an edible garden the most important thing you can do is to be realistic about the time you will actually have to tend to your vegetables, fruits or herbs as this will likely influence what type of garden you plant. Tips for success There can be no guarantee of success but try the following tips to ensure a flourishing and productive garden space. -Monitor regularly for weed growth, ensuring that when weeds appear you remove them from the root and not just the top foliage. -Check the health of the plants. Do not leave old fruit, vegetables and pruning material underneath the plants as these can harbour disease. -Where possible, undertake minor pruning to keep shrubs and trees in shape. This removes dead growth and encourages new growth. -Pests and diseases are a natural part of nature, and it is not always possible to eliminate them. Consider using nonchemical solutions like garlic, chilli spray or milk to ward off any unwanted pests. Gardening During the Summer Months
From The Hills Organic Garden Community The months of Autumn, Winter and Spring provided us with an abundance of wonderful vegetables.
Some of these included; cabbages, beans, broad beans, snow peas, baby spinach, radish, silverbeet, kale, tomatoes, carrots, leeks, lettuce, bok choy, potatoes and cauliflowers. Moreover, our strawberry garden didn’t let us down either as we had many feeds of strawberries over the cooler months. However, with the warmer months are quickly approaching, our planting has quietened down and our gardens will have a well earned rest. We have been planting some tomatoes, cucumbers and lettuce which will be great for our salads, but most of our finished crops, which are dying back - will be chopped and placed in our compost bays to break down and create some fantastic compost for our gardens next Autumn. The Hills Organic Garden is a great place for ‘green thumbs’ and lovers or organic vegetables to come and enjoy the company of like minded people as well as being able to grow, harvest and eat healthy vegetables. A hike through history and nature An update from the Samford Museum
Office and engine shed at Camp Mt quarry c.1921/22
An excursion train pulled into the platform of Camp Mountain railway siding on a warmish January morning in 1928. The group’s intention was to climb Camp Mountain.
At the back of the siding stood a huge crane with huge pieces of granite scattered at its base. A trolly loaded with two large slabs of granite stood nearby on a sunken tramline covered with grass before it ran into the bush in the direction of the mountain. A decaying narrow log bridge was crossed as the grade gradually increased. Around a curve, the home of Dr Marks came into view. Smoke curled lazily from the chimney and cattle grazed in the paddocks presenting a portrait of peace and solitude.
Page 22 - November 2021, The Hills Echo
Plodding a little further on, hikers encountered a patch of dark silent scrub resembling the depths of a South American forest. All around were vines, lantana and ferns while some tree trunks were covered with moss. Through the trees an iron roof was seen. This was the shed that housed the machinery used when Camp Mt quarry operated (1921-1923) supplying granite blocks for construction of the base of Brisbane City Hall. Other buildings were stumbled across. Everything was just as it was the day the quarry closed. Heading on for the mountain summit, the climb grew steeper. Seven or eight hundred feet of sheer ascent, then near the top hikers came across an old bullocky snigging track from the timber days. Finally, they reached the summit to take in views of mountain slopes covered with bananas, dairy farms and in the distance Samford township. So clear was the air the smoke from the funnel of a steamer entering Brisbane River could be seen drifting skywards. More details about the Granite blocks and Camp Mt quarry can be found at Samford Museum. Contact Geoff on 0417 610 983 or email info@samfordmuseum.com.au for more information.

PROPERTY GUIDE Needless to say the property market is red hot at the moment. With this in mind, Echo News is delighted to bring our all new monthly North West Brisbane Property Guide to our newspapers. Read on to discover tips and tricks to help sell your home, maximise return and get ready for market.
Summer Selling Checklist
If you want to sell your house this year, there are plenty of jobs you can cross off your list to help you get ready for market and maximise your sale price. This checklist will help you take the first critical steps towards being prepared to sell your home. 1. Research the market The property market can be a fickle beast, so it’s important to have a good understanding of what’s happening in your area before you list your house for sale. One of the easiest ways to get a handle on your local market is to observe the market for a minimum of six to eight weeks. Once you’ve seen properties come on the market and hopefully selling in that period, it will give you an idea of what those properties are selling for and what you can afford to buy. 2. Inspect properties in your neighbourhood While browsing online will give you some good insight, you’ll also want to get out to physically inspect properties so you can see how your home compares with the stock available to buyers.
3. Get a pest and building inspection A pest and building inspection report will highlight any major issues with your property and give you the option to deal with these before you start your sales campaign. 4. Clean and declutter Decluttering comes hand-in-hand with moving house, so if you’re thinking seriously about selling there’s no better prompt to get rid of unwanted belongings. 5. Create a fabulous first impression Great street appeal is key to selling your home. Those first impressions are lasting impressions. You might like to use the holiday break to wrangle an unruly garden into submission, repair fences or front gates or paint the front door. 6. Get a head start on paperwork You can also use the holidays to read through agent contracts, check in with your local council for any requirements like pool compliance or certificates, and to contact solicitors or conveyancers for quotes on preparing a sales contract.

Renovating for a Return
Want to fix up the home before selling but don’t want to break the bank? Or maybe you are looking to get into the ‘House Flipping’ game and maximise your return on investment. Generally, there is a lot of money that can be made from buying undervalued properties, renovating them and then selling them on at a profit. However, overspending is just one of the things that can eat into your profit. Here are a few tips from founder of ‘Renovating for Profit’ renovating expert, Cherie Barber, on how to budget for a renovation project and maximise your return on investment. SPEND WISELY Don’t spend any more than 10% of the current property value on an entire cosmetic renovation. This includes all labour, fixtures, materials and fittings – everything. BREAK IT DOWN First, break down your budget room-by-room and then job-byjob. This makes it more manageable and you’ll be less likely to overspend this way. FIRST IMPRESSIONS COUNT When it comes to selling your house, first impressions are everything. Buyers are notoriously harsh judges and are often spoilt for choice. That’s why street appeal is so critical, and a quick exterior renovation can add considerable value to your home. AFFORDABLE UPDATES Rather than ripping out kitchens and bathrooms and starting fresh, working with what you’ve got. Affordable updates like a fresh coat of paint, new tapware, bench tops or vanities
can make a big difference in these spaces and can save you a fortune. BUDGET FLOORING IDEAS Fresh flooring will work wonders for a home and with so many affordable options on the market it really is a no-brainer when renovating. If you’re not lucky enough to find floorboards under the carpet you rip up, opt for a timber laminate flooring to save money and still get the desired finish. REMEMBER THE 20% RULE Assuming you’re doing a full renovation of your bathroom and kitchen, a good rule of thumb is to allow around 20% of the total renovation budget for each. So, for a $500,000 home you should spend no more than $10,000 on each. When creating these plans and strategies don’t forget, cheap doesn’t necessarily mean poor quality. It just shows you’re clever about finding the very best deal at every single step of the renovations. HAVE A CONTINGENCY PLAN Always factor in a budget contingency of 5∞ to 10% for any unforeseen costs. Planning is essential with profit in mind. A clear and realistic outlook on the project you are committing to, pre-renovation, will help you cope better during the process of the renovation.

Agent Appraisal vs Bank Valuation
Why you need to know the difference in the current market The housing market in the Hills District continues to shine brightly with demand outstripping supply as families move to Queensland from interstate, return from overseas due to the pandemic and make the switch from renting to homeownership. The table below highlights the meteoric rise of housing prices in some of our local suburbs with these types of results being reflected in most suburbs across the north-west of Brisbane.

With such a large shift in the market in recent years, many property owners are seeking updated appraisals on the value of their properties so they know where they stand and can make informed decisions about their future. Valuation is an essential element in the process of buying and selling property but there can be confusion among property owners about the difference between a bank valuation and an agent price appraisal. These are two different types of valuation used for two different purposes.
What is a bank valuation, and when do I need one? A formal valuation can only be conducted by a qualified valuer who has completed the necessary education and training to be certified in this field. A valuation takes into account areas such as: Location of property; Building structure and condition; Structural faults; Features of property; Legal considerations (such as caveats and encumbrances); and Council zoning;
These formal valuations are most commonly conducted by banks during the lending process and are therefore known as bank valuations. Bank valuations are necessary when a definitive value of a property is required. Such instances include obtaining finance from a lending institution, property settlement, or establishing value for a deceased estate. In the case of obtaining finance, a lending institution needs to confirm, before they lend any amount, that the funds could be quickly recouped upon sale of the property if the loan were to default. The only way to confirm this is for a valuation of the property to be conducted.
What is an agent appraisal? An agent appraisal is a market valuation, generally conducted by a real estate agent. It gives an idea of how much a property would sell for in the current market. An agent will use their intimate knowledge of: current market trends, demand for similar properties, and recent valuations and sales data for comparable properties in the area, to make an informed estimate of what the property could sell for. While there is no guarantee that a property will sell for the price given in the appraisal, a good agent will have extensive experience of the local market and work with the seller’s desired sales timeframe and price goals while providing advice on how to maximise the sales price.
How does an appraisal differ from a valuation? A bank valuation will always be more conservative. When a bank is selling a property, it is generally because the loan has defaulted (through non-payment by the client). The bank’s aim in the sale of the property is to recoup the outstanding debt, as quickly as it can. Conversely, an agent appraisal will usually be higher than a bank valuation of the same property as agents take into consideration the market conditions and sellers have more time to follow the sales process in order to maximise their sale price. As your local property experts, Professional Priority realtors have detailed first-hand knowledge of the local property market and can provide a no-obligation appraisal of your property in about 15 minutes. Not only can they give you an estimate of what your property is currently worth, but they can also make suggestions on simple, value for money improvements to maximise your sale price. Professionals Principal Agent, Bradley Butten has been awarded Agent of the Year for 2018, 2019, and 2020 by independent rating group, Rate My Agent, and the Professionals Group has been recognised with the 2020 Canstar Award for Most Satisfied Customers. A Sweet Club for Cake Decorators
An update from the Brisbane North Cake decorators club
At the October meeting of the Brisbane North Cake decorators club, members were divided into two groups. One group had a lot of fun learning how to ganache a small cake, which they all then took home to their families. It was great to see the new members learning some new skills. The other group worked on completing a replica two tier 1980’s wedding cake, complete with all the fine detail on the sides. This is for the clubs display at their 40th Anniversary lunch at Parliament House on 24th October. It brought back many memories for those in the group who have been decorating since then. The upcoming November meeting has been changed to Monday night on the 22nd November at the Aspley Hotel at 6.30pm for our annual Christmas get together. For members, it seems like no time since they celebrated last year. Don’t Members Calista, Fay and Virginia forget your Secret Santa gift. enjoying the Ganache Class The Brisbane North Cake decorators are a branch of the Qld Cake Decorators Association and meet on the third Saturday of each month at the Arana Hills Community centre, 291 Dawson Parade Arana Hills, commencing at No time to get that 1pm. TAX MATTERS
from local experts TaxArana, 2 Glenlee St, Arana Hills There is often confusion for those with Investment properties when it comes to repairs and maintenance and what can be claimed and what must be depreciated over time. If you are replacing something that is worn out, damaged or broken as a result of renting your property, this is likely to be a repair and can be allocated as repairs and maintenance. If you are preventing or fixing deterioration of an item that has occurred while renting your property, again this may be considered as maintenance, and can be claimed as repair and maintenance. However, if you are repairing damage that existed when the property was bought, this is regarded as a initial repair. It should be claimed as capital works or capital allowances, meaning they cannot be claimed in full in the year the expense was incurred, they must be depreciated over a period of time. The same principle applies if you are installing a new appliance such as a dishwasher, floor or window coverings. Capital works is used to describe certain construction expenditure used to produce income, for example building and construction costs, cost of altering a building, major renovations to a room etc. These items are claimable at a rate of 2.5% over 40 years. Capital allowances are allowed for what are depreciable assets which do not form part of the premises that is not likely to be permanent and are expected to be replaced within a relatively short period of time. Examples include; carpet, curtains, appliances etc. For each of these assets you are able to claim a deduction for the decline in value using either the effective life method or your own reasonable estimate of effective life.

People Pleasing What’s The Big Deal? This article is brought to you by Social Worker, Elena Bishop. Elena is the director of Supportive Therapy and Social Work in Arana Hills. She has a wealth of knowledge and insight into the industry. This month, Elena discusses why ‘People Pleasing’ maybe detrimental to your mental wellbeing.
When you mention people pleasing, sometimes people may not understand why this can be problematic; but they’re supporting their mates, keeping the peace and helping… Yes, you are right, but it’s not just saying yes and helping people out when you have the fear of saying no. It is not feeling terribly guilty when you don’t volunteer to help or ignoring your own emotions and needs. Essentially, it is putting other people’s needs above your own. For women, typically, it can look like the mother who does everything for everyone else. All. The. Time. And for males it can be that constant Mr. Fix It even when the person says, “no thanks”. Translation: always looking for approval and validation from others – what their opinion of you, means more than what you think of yourself. To get down to the nitty gritty, people pleasing can begin as a child with Parent Pleasing (want to make their parents happy to avoid conflict & punishment while supressing their own needs), so this learned behaviour of people pleasing can actually be an adaptive coping mechanism or even an automatic compulsion; they will only love me when I am good, teachers are only proud of me when I get good grades. As an adult, you get your worth from good deeds, trying to make everyone happy. This is all
Page 34 - November 2021, The Hills Echo
motivated by wanting to be liked & accepted because you may have a fear of abandonment or rejection. Ouch. To be fair, no one likes rejection. You know what this ultimately means? That you have learned that certain aspects of your personality or behaviour are more important than others, that people will only love you when you do good and make others happy. It can lead to lower selfesteem and staying in relationships (romantic or platonic) because it’s better to be with someone than alone. Being in this constant state of putting others above yourself and constantly anticipating what others want can be anxiety provoking, trying to guess if you’ve done the right thing according to their mood, and then tendencies of perfectionism and control to help ease anxiety. Trauma may be a factor. Yes, you may experience trauma when going to war, but you can also get a trauma response from emotional abuse or neglect from childhood. Trauma can happen when we realise that we are alone in the world, so we make ourselves needed. All too familiar? Now let’s help resolve this learned People Pleasing behaviour. Understand why you have developed people pleasing as a coping style to psychologically keep yourself emotionally safe. Anger is healthy. Anger is good. Learning how to get angry in a productive way rather than suppressing it until you get into a ‘rage haze’ and explode or ruminate into a depression spiral. Practice saying out loud your thoughts, people aren’t mind readers so if they don’t know what you’re thinking, they won’t understand why you’re hurt. Think logically - Time versus capacity; if you literally do not have the spare time, then you technically aren’t lying, which can reduce guilt. Remember the saying, “if you are saying yes for approval, you are saying no to your wellbeing”. As always, self-love is to understand what we want and how to make ourselves happy without craving others acceptance (understanding our emotions and needs) which can be very, very hard if you have never done it before. Bonus tip: when you master self-compassion, you can meet your own needs, so you don’t rely on others to make you happy! Believe you are good enough, constantly pumping yourself up like you would do to others. Understand your attachment and how it has contributed to your unconscious people pleasing behaviour (speak with a therapist like myself if you want to learn more). Recognising when and why you may be in denial or ‘feeling numb’ (trauma mindfulness & introspection can help). Boundaries! Explore what they are and how to use them without fear of rejection. Yes, it is nice to be loved, but if it comes at the expense of your own wellness and mental wellbeing… it is not authentic love. So, start practicing saying no or putting up boundaries under your own terms. Perhaps a ‘compliment sandwich’ could be a good way to deliver that awkward anxiety provoking conversation. Try saying “let me check my schedule and I’ll get back to you” so it reduces the pressure to say ‘Yes’. All these strategies take time. If you are a genuine people pleaser personality type, this article will be anxiety provoking, so thank you for sticking around. Please, take your time, make achievable goals so you are proud of yourself when you achieve them and not the self-sabotaging goals you know you will fail. Your ultimate purpose is your wellbeing. It can take time and will be hard, but your happiness (not others) is worth it.

Counsellor’s Column with Robin Botic
Dear Robin, We were at a bbq. My little 18 months old granddaughter did not want to sit at the table when we were having lunch and she managed to get away from her mother’s grip, started to run away, tripped over, banged her head and put her front teeth through her lip. My daughter in law picked up the screaming child and realised the damage done. My son on seeing the damage started to verbally dress down my daughter in law in front of myself and other guests. He yelled at her in an aggressive way and what I thought was an abusive and unnecessary way; saying that his wife was not taking good enough care of their child. He did not want his daughter’s face scarred, this should not have happened, they had talked about keeping her safe and she (his wife) was not doing her job properly. My daughter in law was very upset, she picked up the baby and took her inside to tend to her. My son continued to go on to me about it very vocally for some minutes. I got sick of the barrage and told him that I did not like the tone and the way he spoke to his wife and that these types of accidents happen all the time, the way he acted did not help the situation in anyway and was unfair on my daughter in law and her parenting. I then got up and walked away from him. I went inside to let my daughter in law know that I was not happy and did not support my son’s treatment of her or the situation and that I had just told him so. My daughter in law was still very upset but thanked me for my support and understanding. This is not the first time that my son has behaved in this manner. He is often very controlling and uses withdrawal as punishment when not agreed with. My daughter in law is a lovely, quiet obliging woman. She is an excellent mother. My son cannot see that his behaviour is the same as his fathers’ (my ex husband) who my son dislikes intensely. My concern is that his behaviour will jeopardize the relationship. I feel that it is my duty as his mother to say something, but don’t know how to approach him without further retribution which he has exercised in the past by cutting off contact from him and his family. He is doing this now and I find this all very upsetting. Should I approach him about it? Barbara Dear Barbara, It’s sometimes hard to find an objective way to deal with such a delicate situation, when past experience brings up strong emotional reaction. I think you were right in pulling your son
Counselling Corner up about his inappropriate behaviour. You did not say whether you had done this in front of the other guests or had drawn him aside to speak to him privately about it. Speaking privately is the more effective and appropriate way to deal with such a situation. If he was upset or embarrassed about being taken to task in front of his guests, he will feel that he had some justification for his feeling and is more likely to focus on how you did this and not on his abusive behaviour. Supporting your daughter in law in the way you did I thought excellent, because it reinforces for her that she does not have to tolerate this and by your modelling you’ve helped her stand up for herself when future situations arrive. You could approach your son in person or by text whatever you deem more suitable. If you spoke in front of his guests you could use an apology for that as an opener. Apologies often catch the attention more positively but you do not apologise for what you said. Suggest that if he was embarrassed by your actions, wouldn’t his wife have felt the same but even more so? Name his game that you know what you risk when you exercise your right to disagree with him and that loss he inflicts on you effects all of you and in particular his daughter. Ask him if this is how he wants to behave and are these the consequences he wants? Does he remember how it was for him when your exhusband behaved similarly? Doesn’t he want a more respectful adult relationship with his wife than what you experienced? Put all this very sensitively in question format and let him draw the inferences. If you “tell him”, blame or judge in any way, I think he will get his back up even more. You are not wading in uninvited to offer your opinion on the state of the marriage and how you think he will wreck it but are commenting on behaviour of his that you witnessed and were directly affected by. Robin.

THE FERNY REPORT by Mark Furner M.P.
State Member for Ferny Grove
Last month I had the great honour of presenting Mr Mogridge with his certificate recognising his 50 years of service to our community as a Justice of the Peace (JP). 50 years is an amazing effort. Our JPs are not paid for their services, and they undertake special responsibilities such as signing documents that require a qualified witness and hearing certain types of court matters. Their services include witnessing and certifying routine legal documents including wills, affidavits, statutory declarations and passport applications. By performing these services, they allow lawyers and the courts to concentrate on complex legal matters. Thank you to Mr Mogridge and all our volunteers who make up our largest group of volunteers in the state. If you require the services of a JP simply search online for ‘JP near me’. If you are a JP and would like to find out if you are eligible for recognition, please contact my office at ferny.grove@ parliament.qld.gov.au. The time to be vaccinated is now Queensland will be opening its borders to fully vaccinated arrivals on December 17. I, along with other members of cabinet have been travelling across Queensland to encourage all Queenslanders to protect themselves, their loved ones, and our community by getting vaccinated ASAP.
www.echo-news.com.au
Presenting Mr Mogridge with his 50 years of service certificate. When our borders open, the risks of contracting the Delta variant increase. Vaccinations greatly reduce, but do not eliminate, the likelihood of catching COVID and passing it on to others. Most importantly, the Doherty Institute reports that vaccinated people are 90% less likely to suffer serious complications or death from becoming infected. Pop up clinics, government vaccination centres, local GPs and pharmacies all have plenty of vaccine supplies and are ready to protect you and your family. Call 13 426 843 if you are unsure where to go to get vaccinated. Get vaccinated today. Do not delay.

Teaching Our Seniors To Be Tech-Savvy
Brisbane Seniors Online (BSOL) has been assisting seniors and over 50s with computers and internet training in the Greater Brisbane area for over 20 years. Tuition is undertaken in the learners’ own homes on their own computer or device and at a pace that suits them. They are taught what they would like to know as well as what they need to know to minimise risk from scams and fraud. Mentors teach learners how to make their devices safe and avoid the risk of viruses and malware. Tuition is carried out using empathetic, volunteer, unpaid mentors who ideally need to be around the same age as the learners they are teaching. The current average age of BSOL learners is 74. Female mentors are encouraged to volunteer, as often new female learners would prefer to have a lady tutoring them in their home. There has been an influx of new learners in the local area and Brisbane Seniors Online is now desperate to recruit more volunteer mentors to continue this service to the over 50s. BSOL teaches Windows, Apple, Android and smart phones. A recent concern is the introduction of the Qld Health QR code requirement. BSOL mentors can assist learners with installing and using this application and explain the alternative options where they do not have a smart phone running the application. Computer and internet users with some or all of skills and experience on these devices are welcome to become volunteer mentors. Mentors join Brisbane Seniors Online at no cost. There are no paid staff in BSOL, but mentors receive great satisfaction in helping seniors and over 50s safely and confidently use their computer and the internet. Mentors can receive support through the Mentor Support Group that is currently meeting through Zoom, but pre-coronavirus they used to meet face to face. Learners receive - as a guide - 12 hours of lessons. When that is complete, they receive ongoing support for the balance of their membership year. There is also a Digital Photography Group, as well as a Linux Group. The Linux group meet currently by Zoom, but the photography group do have regular photographic excursions to interesting locations, as well as face to face meetings. Brisbane Seniors Online would like to thank the Moreton Bay Regional Council for their support, including a generous financial contribution towards promoting Brisbane Seniors Online in the Moreton Bay Regional Council area. For more information about Brisbane Seniors Online, contact 3393 2225 or see www.bsol.asn.au. Facebook.com/ BrisbaneSeniorsOnline

Rockhounds Fetch Some THUMBS UP Fantastic Findings THUMBS DOWN An update from the Mitchelton & Districts Gem Club
As the weather is warming up, many members are aiming for the indoors side of the hobby compared to the cooler months where lapidary/rockhounds tend to go out and about looking for gemstone materials.
One of the great pleasures in the Lapidary hobby is collecting a semi-precious stone and turning it into a colourful cabochon and thereafter setting it in a piece of silver jewellery or a pre manufactured jewellery finding. Findings may have many parts to make them attractive or they may be as simple as a bail which is attached to the back of a stone and joined to a chain to make a pendant. Jewellery findings are commercially manufactured and sold in Lapidary supply stores. There are countless designs in these findings. They generally come in gold or silver finish. Where a cabochon is connected with a finding, these findings are generally set to standard sizes. For Some of the wonderful ’Findings’ example 40x30mm or 30mmx 22mm plus from the Rockhounds other sizes as well. There are commercial templates which enable you to mark out the size of the stone which will fit your finding. It is always recommended that you buy your finding before cutting your stone as the stone can be fitted to the finding as you are in the process of grinding and polishing the stone. The Mitchelton and Districts Gem Club is open at the normal times from now to the close down for the Xmas break. Thursday morning opening hours are 9am to noon for Lapidary and from noon to 3pm for Silverwork. Saturday session is from 1pm to 4pm for Lapidary work. Information regarding our club can be obtained on our website: www.mitcheltondistrictsgemclub.wordpress.com or Facebook Page: Mitchelton and District Gem Club Inc. If you would like to have a chat to someone regarding our hobby, do not hesitate to contact John on 0407 582 980 or Lloyd on 3351 2093.
Pine Hills Park Upgrade
The new park at Pine Hills Park, Arana Hills, is looking fabulous! Can you believe this equipment is the same gear that was down at the play park at Leslie Patrick Park not so long ago?! Well done Moreton Bay Regional Council for recycling this play equipment.

THUMBS UP to anyone who has a ute or 4x4 with a working muffler. It seems the modern thing is that you rip out the muffler and be as loud as possible. What happened to the Dept of Transport noise and vehicle checks? THUMBS DOWN to the state of car repair in Qld. You purchase a car which has satisfied an inspection. That car is not subject to further inspection until it is sold ... maybe 15 years later! Bad brakes, safety lights not working, windscreens cracked etc. all contribute to road safety hazards. THUMBS UP to tennis star Ash Barty. Is there a better modern day ambassador for Australia? Thrilled in victory; gracious in defeat yet always tenacious in her endeavour to remain the best lady player in the world. THUMBS DOWN to why we cannot have a nuclear debate. I am not one way or the other but I am interested in having a modern intelligent debate preferably without the ABC controlling the contributors. THUMBS UP to summer arriving and we can all enjoy it without daylight saving. Only way Southerners get in front of us is to alter their clocks, but at least our curtains don’t fade! THUMBS DOWN to an ex state newspaper editor who now hates Qld and wants a move to NSW. Mate! Sure we have a crook government and sure our Health Department is a national disgrace but if you do not wish to stay and help fix it — don’t let the door whack your backside on the way out!
THUMBS DOWN to the Dolphins not wanting anything to do with Moreton Bay’s name except its money. Ask the Crushers’ old heirachy how easy it is to come and go in the NRL without support!
Roger says ...
