More Than Just A Meal

The Hills Echo team were invited to visit the Mitchelton Meals On Wheels (MMOW) headquarters earlier this month to gain an insight into how this longstanding not-for-profit organisation ticks.

Did you know that Meals on Wheels Mitchelton provides healthy nutritious meals to approximately 200 consumers living in our local area? This community institution is a lifeline for many who receive its services. Meals on Wheels enables the aged, frail and those that can no longer cook for themselves to remain in their homes where they are safe and comfortable. This allows consumers to retain their independence for as long as possible whilst giving social contact with people in the community. Though food is welcome, sometimes the human contact matters even more. As our headline suggests, Meals On Wheels is ‘More Than Just A Meal,’ they don’t just drop and go. Volunteers that deliver meals also stop for a chat and check up on the welfare of consumers. If there is a problem they will then alert family members. Established in 1972, the distribution areas for the MMOW are vast. Suburbs include: Ferny Hills, Keperra, Upper Kedron, Arana Hills, Everton Park, Gaythorne, Alderley, Enoggera, Bunya, McDowall and Bridgeman Downs. Up to 100 meals a day are produced and distributed over 9 different runs. What makes this community orientated organisation so special is that they have grabbed the heart of their surrounding community. One great example is the help the Mitchelton Special School give MMOW. Every Friday, come rain hail

www.hillsecho.com

Volunteers at Mitchelton Meals On Wheels, Lorraine and Ailsa or shine, a number of students who are undergoing their Certificate 1 in Active Volunteering arrive to complete a run in the school bus. Not only does this help the team and consumers of MMOW but it also helps the students on the pathway to their future. What is phenomenal is that, although MMOW receives a limited amount of funding, the organisation relies almost exclusively on volunteers to prepare, cook and deliver its meals. There are only two paid positions at MMOW (the Chef and office admin), the rest of the crew comprises volunteers. Wendy Emery, Service Coordinator, explained that Mitchelton Meals on Wheels is currently in a very difficult position, as the need for volunteers is at an all time high. ‘We require a lot more people to be able to run the kitchen as efficiently as possible,’ said Wendy. ‘The last thing we want Continued on page 4

to do is to overload our current volunteers, however we really need to take the pressure off them. No prior experience is required, just a willingness to help others and give back to the community.’ Essentially there are two positions - Kitchen Helpers and Delivery Drivers/Co-Drivers. Helping in the kitchen is usually from around 6am – 10am. There are a variety of duties that can be anything from labelling, to food prep, assembly and washing up. The driving shift is generally from 10.15am for 1-2 hours. Volunteers will pair up (a driver and co-driver) and deliver meals on different runs. A fuel allowance is given to volunteers. Many volunteers ,Wendy says, put this allowance into the donation box. ‘We will take whatever we can get, even if it’s a few hours a week that someone has to spare,’ said Wendy. ‘Perhaps you are a hubby and wife team, or two friends, that just want to team up and deliver. At the end of the day it’s an ideal excuse to share a cuppa and chat whilst delivering for a good cause.’ It’s not only clients whose lives are enhanced by the work that Meals on Wheels do. People who give time to Meals on Wheels say volunteering has added a new dimension to their lives. The satisfaction of doing something practical yet personal is reward in itself. ‘I look forward to my designated days helping at MMOW. It’s the social aspect I love, along with being able to help out my neighbours. I have made many friends through my volunteering here,’ said Volunteer Russell Moody. If you have a little bit of time to give back to the community

Page 4 - June 2019, The Hills Echo

or you would like more information about helping MMOW please contact office@mitmow.org.au or call 3354 3919. PS. Look out for our monthly Volunteer profiles in the upcoming editions of The Hills Echo where we will present an insight into the volunteers that are at the heart of this organisation.

Year 7 Students from Prince of Peace Lutheran College, dressed for Pentathlon

In a wonderful example of purposeful learning, Year 7 students at Prince of Peace Lutheran College at Everton Hills recently experienced ‘Pentathlon’— a day engaged in learning all about the Ancient World. Pentathlon opened with a parade, where the students showed off their costumes, then engaged in a series of learning activities including Olympic Games, Maths-Becomes-Art, and Navigating through the Ages.

Where have our banners gone?

The children from Mitchelton Pre-schooling Centre (pictured above) were perplexed when told about the missing banners.

The Mitchelton Pre-schooling Centre (MPC) community have been angered by the unwarranted removal of two of their marketing banners promoting their recent Open Day. One has gone missing from the corner of Samford and Glen Retreat Roads, Mitchelton and the other from the corner of Wardell Street and Samford Road, Enoggera. Permits and permission are required to display roadside advertising, both of which had been acquired by MPC. Council have confirmed the banners have not been removed by them. The Samford side of the fence, at the corner of Wardell Street and Samford Road (where the banner was displayed) is controlled by the Department of Transport and Main Roads. Organisations are required to obtain a permit in order to display roadside advertising there. MPC’s permit was issued on the 6th March and had not expired.

www.hillsecho.com

At the second location, on the corner of Glen Retreat and Samford Roads at Fenwick Park, the fence area where banners are displayed is controlled by Councillor Andrew Wines. Banner requests need to be lodged with his office and permission is granted by Cr Wines. As with previous years MPC went through this process and received the required permission. ‘As a not-for-profit community organisation, this loss hits us hard. Not only the cost of replacing these banners, but the loss of marketing exposure leading up to our Open Day,’ said Tracy Constable, Marketing Officer for MPC. ‘We would dearly love information about the disappearance of our banners, or better still for the banners to be dropped back to us,’ said Leanne Hunter, Director of MPC.

Where have our banners gone?

Continued from page 5 ‘MPC has been in this community for 70 years creating childhood memories and a love for learning. We just want to keep doing this for another 70 years.’ It is reported that other banners have gone missing from this same location plus other locations nearby. Everton Wolves Junior Australian Football Club lost three banners from the corner of Wardell Street and Samford Road earlier in the year. In an attempt to prevent the removal of their last one, the club went to the extent of attaching the Main Roads Authority paperwork to it and also padlocking the banner to the fence. Unfortunately, the banner was still removed. Further still, the club has also had banners mysteriously disappear from other locations nearby too. ‘This year banners have gone missing from Alderley opposite Newmarket MacDonalds, Pickering Street facing east at Railway Bridge, Wardell Street facing road coming from Marist College and on Old Northern Road on the heights at Everton Park Primary,’said Charles Tibbitts, President for Everton Wolves. ‘Each one costs around $60 each and the time and effort of volunteers placing them really hurts. It's just pointless vandalism, they can't be used for anything and its a not for profit sporting club run by volunteers.’ Sadly, Gaythorne Community Kindergarten is another organisation who has been impacted by the removal of their banners last year from similar locations. If anyone has information to offer regarding this matter please contact Mitchelton Preschool on 07 3355 2535. Upon hearing the story, The Branding Business at Stafford has generously offered to replace MPC’s missing banners.

Local Choir Presents Charity Concert

CH FUN ARITY DRA ISE R

Spiritual, Gospel and Folk is the theme of this year’s fund raising concert presented by ‘TREBLE M’ - a three part ladies choir that is based in Mitchelton. If you are looking for a great afternoon out, don’t miss this event.

Nita Leigh, conductor and Mary Hogan, pianist

The ladies’ love of music, singing and performing will all culminate in this one major concert for the year, a fund raiser for St. Vincent de Paul. The members share a great sense of achievement, fun and camaraderie and what better way to help others than through their love of song! This is evident in their conductor, Nita who has been performing in musical theatre and singing since the tender age of eight. When asked to fill-in and be a part time conductor, she was only too happy to step up. Thirty years later and she is still conducting the choir, although she would dearly love to be in the choir and just sing! Mary, the choir’s pianist played her first duet at the age of ten, so with all of that experience and knowledge, the choir manages to achieve some wonderful harmonies. ‘TREBLE M’ will perform at Our Lady of Dolours Catholic Church, Samford Road, Mitchelton on Sunday, July 7th at 1.30 p.m. Admission of $15 (Tickets available at the door) includes a sumptuous afternoon tea and all proceeds go to St. Vincent de Paul.

Twice a month in Summer and monthly in Winter. • Every month we conduct a sausage sizzle at Harvey Norman Everton Park. • We are involved in Hills Carnivale, run by Moreton Bay Regional Council. • Your Lions Club is heavily involved in the organization and delivery of Hills Community Carols. • On Australia Day, we conduct an Australian Citizenship Ceremony at our Club grounds at the end of Dinterra Ave. • We sell Lions Christmas Cakes at many venues in the District – nothing better than a Lions Christmas Cake or Pudding. • Next Month we will acknowledge ‘Children of Courage’ in the District by holding a fun filled event to say thank you. • We were also there for the Mothers Day Picnic in the Park at George Willmore Park. Every month we meet at Arana Leagues Club for dinner, we listen to a Guest Speaker and organize future events. Our money raised in the community during April was directed to the Youth Emergency Accommodation Centre – thank you for your support. HOW CAN YOU HELP? Tips for the garden from The Mitchelton & Districts Garden Club

Many new members have started to exhibit items from their gardens on the show bench and it is evident they are not aware there are rules governing how exhibits should be presented for judging. Margaret Morrow will be guest speaker at the meeting of the Mitchelton and Districts Garden Club on 4th July at the Enoggera Memorial Hall, Trundle Street, Enoggera. She will talk about Exhibiting on the Show Bench. When the winners of prize cards is announced, the judge usually gives constructive criticism. While this is helpful, the exhibitors need to know the rules, e.g. the specimen should be fresh, clean and free from blemishes such as insect attack or disease. The exhibit should be exactly what is stated on the show schedule. If one rose is stated, a rose with a bud will be disqualified. The same result would occur if there were two plants in a class for one potted herb. Margaret will have much more to convey, so exhibitors, this is the meeting to attend to gain much knowledge. Meetings commence after morning tea which is served at 9.45 a.m. Visitors and new members are most welcome. The hall is close to public transport and accessible by wheel chair. If you have japonica camellias, early June is the time to gently twist off the flower buds to leave one or two buds in each cluster. This action will let the buds that remain develop into large well formed blooms. Should you find small trees or shrubs are not doing well in their present position, they may be relocated before the really cold weather begins, but this is not recommended for native plants. Herbaceous perennials may be lifted and divided too and it is a good time to do formative pruning of young fruit trees to develop a strong branch framework. Vegetable growers may still plant carrots, cauliflowers, broccoli, onions, peas, beans, garlic, and celery. Also potatoes can go in too. This club meets on the first Thursday of the calendar month except January. For more information please phone Pat, the president, on 3356 1256. www.hillsecho.com

Samford Valley Probus News from the club

Since our last meeting several of our members have attended a matinee performance of Senior Moments at South Bank. Reports were it was a great show filled with non- stop laughter.

Another group went on the Albert River Winery outing. Though a cloudy day the sun shone profusely on the historical Colonial Tambourine House where an enjoyable morning tea was taken on the spacious verandah. The group enjoyed a house tour, sheep handling demonstration, beautiful lunch and wine sampling before heading home. Each meeting we celebrate the birthdays of our members with cake and a scratchie. This May we had six members celebrating with good cheer. If our activities have spiked an interest for you, please contact Sue on 07 3264 8605 for further information.

It’s business as usual at the Museum

Your monthly update from the Brisbane Tramway Museum

Things have settled down after our hectic 50th Commemoration of the last tram trip in Brisbane!

However our normal routine of restoration and maintenance goes on. The final checks on tram 400 are complete and it will be in service in the next week or so. Work on Tram 136 and Trolley Bus 34 goes on as members are available and the various tasks of grounds and works are ongoing. Our next major project is the painting of two timber buildings – by contractors under a State Government Grant. In 1936, the City Council began converting six of its opensided ‘Toastracks’ (of c1925 vintage or earlier) into fully enclosed trams called ‘Baby Centre Aisle Cars’. These were to become the mainstay of two short city routes— Queen Street to Gregory Terrace and Queen Street to the Botanical Gardens (now the City Botanical Gardens). 99 was the last of these to be converted. They carried 32 passengers. There were no conductors on these runs — passengers simply dropped a penny into a glass-fronted box under the watchful eye of the motorman! Both services ran for about 11 years until 14 June 1947. 99 is an active tram within our fleet, and is operational every Sunday afternoon from 12.30pm to 4pm weather permitting. Meanwhile, the Men’s Shed is always busy and is engaged in a number of projects in support of the tram operations and maintenance. It is also currently supporting local sports teams with works for their club buildings.

Sloping Blocks Make The Grade With New Homebuyers

Constructing a home on a sloping lot can lead to an enhanced lifestyle and improved environmentally sensitive design outcomes, say leading builders who are encouraging homebuyers to view graded blocks as 'opportunities'. Pathway Homes and McLachlan Homes, which both have displays on sloping lots in the Ellendale community at Upper Kedron, say these sites better allow homeowners to capture views and breezes, while creating stand-out bespoke designs. Pathway Homes Builder and Director Peter Luckmann said the right sloping lot could 'significantly increase your lifestyle' and improve your re-sale value. "Some people see sloping lots as challenges but we see them as opportunities, with any elevation offering enhanced views and the ability to orientate to maximise prevailing breezes," he said. "A sloping design features a second storey at the front or back of the home - depending on the direction of the grade - meaning you can create more opulence and street appeal. "The design should be sympathetic to the individual lot, so you spend your money on clever design that mitigates site works - and as a custom builder, we do this at no extra cost. "While there is a perception building on a sloping lot is more expensive, the favourable pricing of these blocks, means the end product generally works out similar to any block, yet you can achieve so much more with a design that improves lifestyle and makes an impact when it is time to sell." Mr Luckmann said the Pathway display at Ellendale - situated on a lot that sloped from back to front - was a prime example, with the four bedroom design making a dramatic statement from the street and overlooking a natural bushland corridor. "The two storey elevation at the front is impressive, with the larger facade providing the opportunity to use different materials, further enhancing its street appeal," he said. "The lower level is its own 'wing', featuring a bedroom with ensuite ideal for 'multi-generational living', with the ability for an older child or family member to come and go as they please. "The slope also creates a 'void' under the home, which can be used down the track for an extension that does not impact the balance of the home. For the design we display at Ellendale, this extension could be anything from a self-contained granny flat, to additional bedrooms, an office or games room. "The upper level contains the balance of the living areas and its height from street level means increased privacy and amazing bush aspects from the balcony, where you can enjoy shade in the morning, while in the afternoon you can kick back by the rear pool." McLachlan Homes owner Brad McLachlan agreed sloping lots allowed buyers to create an individual design to suit their lifestyle and personality. "The right design helps maximise the views as you go about your day-to-day living and allows you to be creative with how you use the space," he said. "It improves the opportunities for 'zones', for example a kids' zone on the lower level, which is removed and private, yet part of the family space. "All of this means your home design can be more interesting, with a combination of different levels and outlooks over stair voids and from balconies that is only limited by your imagination."

McLachlan Homes display homes at Ellendale

Kitchen and Living in Pathway Homes display at Ellendale

McLachlan has two four-bedroom display homes at Ellendale showcasing the opportunities for sloping lot designs, including a home that features a fully-detached 'apartment' at the front of the property. "We individually design homes for sloping lots and have 3D imaging technology, so you can see and experience the layout of the home, the architecture and outlook before you start building," said Mr McLachlan. Ellendale is being developed by publicly-listed Cedar Woods Properties just 12 kilometres from the Brisbane CBD, with 40 per cent of the site to be dedicated to conservation area and parkland. Cedar Woods' Senior Development Manager, Peter Starr, said Ellendale featured a range of flat and sloping lots, ranging from 260sqm to 3,000sqm, with sloping blocks proving increasingly popular. "What makes Ellendale so special is its leafy streets and bushland aspects, and the sloping lots allow our residents to take advantage of this picturesque outlook," he said. "While the community itself is surrounded by peaceful bushland surrounds, residents also love the fact they are just four minutes from the conveniences of Ferny Grove Shopping Village, within two kilometres of three schools and in easy commuting distance of the city." Sloping homesites at Ellendale start from $355,000 for a 390sqm lot and, for a limited time, those who purchase one of these lots will receive a $20,000 building bonus. For more information, please visit the Ellendale Sales Centre and Display Village, featuring a range of home designs from some of Queensland's leading builders, open Saturday to Wednesday from 11am to 4pm at 324 Canvey Road in Upper Kedron, visit ellendale.com.au or call 1300 720 858.

TAX MATTERS

LAVINA’S

Lifestyle Tips

From TaxArana

Lavina Fairweather of Ferny Hills is a local Grandma. Back in Lavina’s day you learnt to be self-reliant, there weren‘t any Coles or Woolies stores to run to when you had an emergency! You were on your own, and you simply made do with whatever home remedies you had available. Every month Lavina will be sharing some of her trusted household tips and tricks that often came to her rescue. Household Hint Tea and Coffee Stains in a cup: This stain can be removed by rubbing the inside quite firmly using your fingers, with plain salt or salt and lemon juice, or salt and vinegar. To keep a fridge/freezer smelling fresh: Sprinkle a few drops of lemon essence on a damp cloth and wipe interior walls and shelves.

Cooking Hint To keep nuts from sinking to the bottom of cake or bread batter, shake them in a paper bag with a pinch of flour.

Laundry Hint Various stains can be removed as follows; Rub borax over tea stains and steep in boiling water. Rub salt on wine stains and pour boiling water over them. Freshly cut tomato often rubs out a tea stain.

The Priority Report BMT Tax Depreciation

#28

2022 Smoke Alarm Countdown

As a building gets older and items within it wear out, they depreciate in value. The Australian Tax Office (ATO) allows owners of income producing property to claim a tax deduction called depreciation, on a buildings structure and plant and equipment assets contained within it. Claiming depreciation is a significant taxation benefit, and one which many investment property owners are unaware of. Depreciation is a non-cash deduction— you do not need to spend any money to claim it. Case study—3 bed built in 1970 purchased for $500,000 A house built in 1970 purchased for $500,000 one year ago. Annual after tax outlay amounted to $7,093. BMT tax depreciation schedule created a deduction of $4,873 in the first year.

Deadline for QLD Smoke Alarm Compliance. It’s closer than you think!!

Potential New Policy for First Home Owners

The ATO has warned rental property owners to make sure that their claims are correct this tax time, as it Intends to prioritise deductions and double its rental audits.

Prime Minister, Scott Morrison surprised Australians with a new policy during his speech at the Coalition’s campaign launch. Admitting it was still too difficult for first home buyers to break into the property market. The new policy he announced is similar to the one the New Zealand government has been running for years. It will allow first home buyers below a certain income threshold to secure a home loan with as little as 5%. These thresholds being $125,000 for singles & $200,000 for couples. Although nothing is confirmed at this stage, this could be a great opportunity for first home buyers to break into the market.

Maintenance is Key

Every rental property in Queensland must meet the new smoke alarm rules by 31st December 2021. For more information about what will make your investment property compliant contact our office on 07 3164 7000.

ATO to double its rental audits

Assistant commissioner Gavin Siebert said that, in the 2017-18 financial year, more than 2.2M Australians claimed over $47 billion in deductions. ‘A random of sample returns with rental deductions found that 9 out of 10 contained an error. We are concerned about the extent of non-compliance in this area and will be looking very closely at claims this year” he said. ‘We expect to more than double the number of in-depth audits we conduct this year to 4,500.” He said that last year the ATO audited over 1,500 taxpayers with rental claims and applied penalties totalling $1.3M www.realestatebusiness.com.au

One of the major aspects in selling homes is the condition of the property, and the condition of the interior and exterior of the home itself. Maintaining your property is always the first part of increasing the value. By taking the time to perform regular maintenance on your property, you will end up with a much higher result when it comes to selling than a property that has not had regular maintenance done. p: 073164 7000

Off to a flying start

With several fixture games now played, Arana Netball Club teams are enjoying the season playing at Downey Park. Several teams have started off particularly well in terms of winning games, with the following teams all being in the top half of their points ladders so far. These are Arana 1, Opens Div. 6; Arana 5, Cadet Div. 7; Arana 6, Cadet Div. 9; Arana 7, 13Yrs Div. 6; Arana 8, 12Yrs Div.4; and Arana 9 12Yrs Div7. The 11 year old team has also started their first year of competition well, with a spattering of wins and losses, leaving them around the middle of the ladder. At the end of the first cycle of fixtures in respective competitions, re-grading may occur in various grades, when it is perceived that a team is proving too strong or too inexperienced for the grade in which they started the season. Arana teams may be affected directly (if moved themselves) or indirectly by this, the latter when another team in their grade is moved. This means that points ladders will start to consolidate in the second part of the season, from re-grading as well as from teams improving. It is likely that some Arana teams will strengthen their game as the season progresses. Arana Netball Club meetings are held on the third Monday of each month, at the Arana Sports meeting room located in the front area of the Hills District Community Centre, Dawson Parade, Arana Hills, commencing at 7.30pm. The next meeting is scheduled for Monday 17th June. To find out more about Arana Netball Club see the web site at www.arananetballclub.com.au or call 0404 132 007.

At universities, in workplaces, in boardrooms and in government, a growing number of women have taken on leadership roles, forging pathways for other women and girls to follow. We are celebrating some incredible local women who have

Lorraine Kiss, Kristie Reed Client support co-ordination team Jubilee Community Care AWARD-WINNING WOMEN IN BUSINESS! Having a reputable and trusted aged care provider to support you to remain independent at home is vital. And Jubilee Community Care is just that, with its Client Support Co-ordination Team winning an Excellence in Age Services Award recently. Jubilee Community Care won the Team category in the Queensland awards, run by Leading Age Services Australia (LASA). As the winner, Jubilee Community Care’s team will now progress to the Australian awards at LASA’s national congress in October. The team, led by client support manager Nicky Panagopoulos, includes co-ordinators Sandy Kelly, Lorraine Kiss and Kristie Reed, activities officer Vicki Burden and office co-ordinator Brigid Batchelor. Collectively, they have more than 100 years’ experience of caring and arranging personalised, consistent and reliable in-home support services for clients, with 35 of those 100 years employed at Jubilee. Their win comes on top of another accolade late last year when Nicky was named as a finalist in the Community Dedication and Social Justice category of the Women in Business Awards of Australia (Greater Brisbane). “The recent LASA award is recognition of Jubilee Community Care’s position as a leader in the aged care industry and the quality of its services provided for older people on Home Care Packages and the Commonwealth Home Support Program, as well as those seeking private services,” says Nicky. “We are a Brisbane-based, stand-alone and not-for-profit community aged care provider that is passionate about making a difference in the lives of older Australians. This award really does show that a local provider can shine on the national stage by being flexible and innovative, by providing personalised services and community connections, and by putting people and their families first.” But the co-ordination of in-home care is just one facet

of Jubilee’s well-respected services which aim to help older people live safe, healthy, active and fulfilled lives in their own homes. Jubilee has a passion for and focus on a person’s health, wellbeing and sense of community by providing and linking people to social activities such as art classes, visits to restaurants, wineries and animal sanctuaries, as well as providing falls prevention programs, exercise groups, hydrotherapy and more. In response Jubilee has had a mountain of positive feedback from clients and family members regarding the positive impact of the community connection programs. And celebrating 30 years of service this year, Jubilee has a solid history of being an organisation that clients and their families can depend upon. Whether you are transitioning into aged care and need help navigating My Aged Care, want private services or already have a government-subsidised home care package, Jubilee Community Care can support you with in-home services on days and at times of your choosing. The staff, a majority of which are female, are permanently employed, undergo police clearance and reference checks and attend ongoing training programs to enhance their skills and experience. Many of the staff also choose to further their own knowledge studying aged care courses made available to them through their employment. Clients’ satisfaction with Jubilee’s service is underlined by the results from a recent survey. 100 per cent of respondents said they would recommend Jubilee Community Care to others, all respondents said Jubilee’s staff treat them with dignity and respect, and all said they were supported by Jubilee in their choice of care and support services. If you, your family, or someone you know needs support in the home or information on aged care services please call Jubilee Community Care and one of our client support co-ordinators will be delighted to speak with you.

Kathryn MacDonell Property Expert

Ashley Hall Staging and Marketing

professional experience + passion = the élan difference

Selling your home is an important decision, both emotionally and financially. Selecting the team to help you reach the outcome you want is equally as important. It is essential that they have a unique blend of skills and experience – marketing, negotiation, customer service and home presentation – to ensure you achieve a fantastic result. Kathryn MacDonell and Ashley Hall bring two decades of experience in the legal, business and marketing sectors to offer a fresh approach to real estate services in Brisbane with their real estate agency Èlan Property Agents. Combining this professional experience with an eye for design and style, they bring a new style of real estate agency to Brisbane. “Our approach is unique in that blends traditional sales techniques with more modern approaches of providing property preparation advice and services. We understand that in the current property climate there needs to be a strong emphasis on showcasing each and every property to enable our clients to achieve the best possible result,” says Kathryn.

Kathryn MacDonell, Property Expert

Kathryn approaches real estate with fresh eyes and a desire not to conform to existing ‘real estate’ stereotypes. She prides herself on a more personal approach with clients, balancing her warm and approachable nature with ensuring she is candid and manages her clients’ expectations professionally. “Through Èlan I am able to transfer the professional and problem-solving skills I have developed with my passion for the property market, and provide a well-rounded real estate service,” explains Kathryn. This broad mix of professional experience coupled with extensive knowledge of the market in north-west Brisbane (particularly the Hills District) sets her apart from other agents in the area. Having enjoyed a successful career in litigation she has the critical negotiation experience to bring buyers and sellers together. “The task is to work with everyone involved to achieve a successful sale. Communication, honesty and reliability are the key to doing so,” said Kathryn. Kathryn’s background also reinforces the importance of honesty and ethics when it comes to

Ph www.hillsecho.com

0413 604 547

selling property. “Over the years I have heard many real estate ‘disaster’ stories and most of them come down to lack of communication and not being honest with clients about what to expect or what they need to do to achieve a particular outcome.”

Ashley Hall, Staging & Marketing

While Kathryn focuses on real estate sales and property management, Ashley, as the agency’s creative director, concentrates on advising and assisting clients to properly present their properties. Part of Èlan’s core service offering is a level of complimentary home staging as well as advising owners as to what are the critical things they should focus on in preparing their home for sale. “In the current climate there needs to be a strong emphasis on properly showcasing each and every property to enable our clients to achieve the best possible result,” Kathryn stated. “When people are buying a house they are looking for something as close as possible to their dream home,” explained Ashley. “While budget still comes into consideration, buyers still need to see themselves living as close to their ideal lifestyle as they can afford. This is particularly important in a slower market when competition is that little bit fiercer”. Ashley’s philosophy is that the proactive marketing of a property starts well before it hits the market. “Being involved at the earliest stage possible helps us to facilitate the best possible outcome for our clients.” She goes on to say, “Marketing your house for sale involves fundamental concepts of marketing – knowing what your competition is doing and ensuring you stand out from the rest.” With this in mind she combines her education and professional background in marketing with an eye for creating functional and harmonious spaces that appeal to a broad audience. “I enjoy watching how trends evolve and exploring what people value in their home and then using this to advise my clients in preparing their home for sale. For example, it’s important for all sellers to appreciate what buyers are looking for and provide it to them. This generally involves evoking a feeling of spaciousness, an aura of it being ready to move into and easy to maintain, as well as having a sense of style which appeals to a broad market.” Èlan credits it’s successful sales to helping to stage or restyle their listings.

COUNSELLOR’S COLUMN with Robin Botic

Dear Robin, It has been five years since I have been in a relationship, so why have I picked, after two long term relationships, a person to fall in love with, who ticks all my boxes but is unobtainable as he is moving 4000kms away? Background to this is three months ago I started this relationship with the knowledge that John was going to go. I just thought I’d have a good time as he seemed such a nice guy. This opinion has been validated by watching him interact with others for some years before this. I was particularly impressed with his care of a now deceased partner. I thought I would just have fun and enjoy his company. I had not planned to end up feeling so close and connected as I do now. Am I fooling myself? Because I felt that way in the beginning of each of the other relationships too. The first relationship was physically abusive and I finally found the courage to leave after 23 years. The second was verbally abusive and I left this after 18 years. I am not as stupid as it sounds — each of these guys was a real con in the beginning and it was only when I started to want things for myself or to do things differently, that this behaviour became apparent. What I have learnt from those past relationships is that in the hope of gaining love and acceptance I gave up too much of myself and my needs in the hope that this would be reciprocated and it never was - hence the leaving. Now I finally feel, I found a guy who not only reciprocates my feelings, but is a good choice as he is compassionate, caring and consistently shows behaviours towards others and myself that I respect and would now ask for in a long term relationship. But he is leaving, so what the hell is this about for me? Did I choose him because I did not want to get hurt again and he is going – so I could not fall in love with him and it would be just about having a good time? Have I self sabotaged because I still fear that I don’t deserve a loving relationship? Lesley Dear Lesley, The relationship shows you, because you have it, you do deserve it, but to find this truth out about yourself you had to con yourself with the idea of a safety net i.e. I can’t get hurt or fall in love because he is leaving. Well that was a con, because you did fall in love. Perhaps however, through that con you have learned a truth about yourself, that you are good enough and do not have to continually give and serve to be loved and accepted. The proof has come in terms of what you have attracted. It is funny how when we think there is an end point that instead of shutting off our feeling we allow ourselves to be more real, to live and love in the moment. Hollywood is full of these “off to war or terminally ill” type love stories. Whatever the trigger,

if we are lucky, it shows us the scope of our potential to love. But with John’s physical leaving, is it really the emotional end? We are not in the days of sailing ships, there is modern technology to enable you to explore your relationship. You say that the feelings are reciprocated, that John ticks all your boxes and this will be one way to find out. It is early days in the relationship and you still have lots to explore. You are aware of how your fears have operated on you in the past, pay attention, this early phase when you are buoyant with all these giddy feelings is a time when a generous heart can yet again easily over step its mark. Take it slow and see if there is a balance in initiation and reciprocation of the type (attention, acceptance, support etc.) that you sought and gave in the past. It is also a very good strategy to clarify how each of you like, give and receive love. How this then happens will let you know the difference between your past and present feelings with regard to the validity of the relationship, sense of closeness and connection. Robin.

Teaching someone to drive? Planning for Success workshop

A free workshop is on offer to those teaching a learner to drive. Run by the Transport and Main Roads it aims to help you instil positive life-long driving habits as you are instructing a learner driver. Bookings are essential – contact Kerrie from the Road Safety Team on 0417 737 107. When? Thursday 13 June 4pm-6pm Where? Carseldine (address provided upon booking)

South Pine Road – residents still await road fix

Again the road crashes occur particularly after wet weather over Easter and we still await the fix to happen. I met with the Transport and Main Road officials earlier this month to urge them to find a solution that will stop the multitude of crashes that occur near Halle Street. The road camber and wet weather are two reasons cars are sliding off into residential properties.

Dickson News

from your Federal Member for Dickson PETER DUTTON

It’s a great honour to be your local MP and I am very grateful to everyone in our community of Dickson. I promised to work hard and I will keep that promise.

I have hit the ground running since the election and have been out in my mobile office because it’s important to be accessible, to hear views on the direction our community should take and help on issues of concern to you. I want to make sure we do more to get people connected to the NBN and to look after our local environment. One of the big differences between the Coalition and Labor at the election was our approach to taxes. Whilst we promised to cut taxes and keep the cost of living down, Labor promised to hit every Australian with $370B worth of new taxes and this was comprehensively rejected. We will deliver tax relief to every Australian earning between $40,000 and $200,000 and eliminate bracket creep. We want to get more of your hard earned money back in your pocket. For our local community, I have already delivered the funding to get vital road and transport upgrades. I’ve delivered funding to: - Build the missing on/off ramps at Dohles Rocks Road - Deliver the new Samford Community Hub - Duplicate Linkfield Road Overpass - Get more car parking at Ferny Grove train station - Flood proof Youngs Crossing

- Eliminate dangerous black spots on our roads - Eliminate mobile black spots - Build the new Petrie University All of these projects will make our local community even better and many will deliver new jobs and opportunities. Some of these projects require the involvement of the State Government so we will be working hard to keep pressure on them to see the projects delivered as soon as possible. We are coming up to 2500 visits in my mobile office across the electorate. Please drop in to the mobile office caravan if you have any queries or issues I can help with. Thank you again for your support at the election on 18 May. It is a privilege, and an honour to be re-elected as your representative and I am fighting harder than ever for everyone in our community.

- Peter Dutton

Out and About in The Gap Ward

With Councillor Steven Toomey

Clean, Green Brisbane

Council’s first female Mayor under the liberal administration of Sallyanne Atkinson introduced the bushland acquisition program in 1990. The first acquisition was Mt Coot-tha at the end of Whitehead Road in The Gap. Since 1990 over 4,000ha of vital natural area has been secured for preservation for future generations. In 2016 Council committed to a target of 750ha, to date over 700ha has been secured with 69ha acquired from The Gap. Preserving the City’s lungs has been only one aspect of Council’s plan to improve our environment, Council has also taken steps to improve the air quality by the street tree planting, boulevard program and the 2million tree program continues to grow in benefit to our city. The trees planted as part of the 2million tree program in the ward, formerly a dairy farm are now over 4metres in height and are providing a rich habitat for small birds, reptiles and marsupials. Council has converted its fleet to a mix of electric vehicles and hybrids. Council’s diesel vehicles meet the lowest CO2 emission and the lowest atmospheric particulate matter (European Emission Standard - Euro 6). Brisbane has a reputation as a clean city amongst visitors and tourists. However micro waste is a difficult problem to resolve and requires a change in behaviour. Council took a leadership role to ban single use of plastic straws, water bottles and helium balloons at all Council run events we have also introduced the 104 or more program encouraging residents to pick up two pieces of litter a week for 52 weeks. Food waste makes up one third of our general waste and food thrown away has an impact on the cost of living. Council’s research determined the average Brisbane household throws away approximately $3,600 of food a year, that’s a holiday! To help Brisbane households get their food budget and food waste under control the Love Food Hate Waste initiative

Julian Simmonds and Cr Steven Toomey at Movie in the Park educates residents on how to shop and dispose food waste. In The Gap Foodie and educator Karen Brown from ‘Come and Cook’ offers a cooking program that teaches important core cooking skills. Council’s ‘Love Food Hate Waste’ program provides simple changes to make Brisbane a cleaner, greener city with less landfill. Search www.brisbane.qld.gov.au for more information. Habitat Brisbane volunteers have contributed $28 million in labour to the rehabilitation of our urban environment. Supported by Council with equipment and grants these volunteers have freely given their time and their ongoing commitment is making significant improvements to our natural areas. The Lord Mayor last year announced plans to increase Brisbane’s biodiversity across the city and Habitat Brisbane plays a big part. Brisbane has the highest level of biodiversity of any capital city in Australia and Council is focused on improving our natural assets. At the last federal election people were dismayed by the amount of plastic film. Lord Mayor Adrian Schrinner has a strong environmental agenda and successfully moved a motion to ban single use plastic film at the next Council election. This comes on the back of his commitment to build five new green bridges across the river to improve bus connectivity, pedestrian movements and cross river cycle access. The LNP Council has been leading the way forward when it comes to the environment and I am pleased to be part of a team that recognises the value of our bushland and green spaces.

The Gap Movie Night

I would like to thank the families who came out to the first ‘movie in the park’ in Wittonga Park on 6 April 2019. It was a plastic free event with ‘can’ refunds supporting Hilder Road State School. Our footprint for the evening was 30 litres of waste and I’d like to congratulate the whole community for embracing this initiative. I look forward to hosting another plastic free movie night later in the year. www.hillsecho.com

The Ferny Report Mark Furner M.P.

State Member for Ferny Grove

Local cop promoted

It was with mixed feelings last month that I attended a morning tea to congratulate Matt Ryan the Officer In Charge of the Ferny Grove Police Station on his promotion to Inspector. Matt has been in charge of the Ferny Grove Police Station since 2011 and has forged many strong links in the area as evidenced by the wide spread of community representatives at the celebration. While I couldn’t be more pleased for Matt who will take up a new role with Ethical Standards his departure will be a loss for Ferny Grove as he has been an exemplary officer and leader in our community. I look forward to forging a good working relationship with the new Senior Sergeant who is expected to be appointed shortly.

Hills Carnivalé

After cloudy skies for the Hills Festival early in the month the sun finally shone on the Hills Carnivalé at the end of May. It was a lovely day and a great chance to speak to locals in a relaxed setting while giving away free shopping bags and basking in the Autumn sun.
