Talk of the Town The Power of Life Insurance for Legacy Planning
The most important thing I can say in regards to legacy goals is this, HAVE A PLAN! Of course when it comes to retirement planning, our readers know I always say that. Let’s discuss the top three things that can “blow up your legacy”: A) Risk – Obviously if you take too much risk with your investments, and you lose the money, there goes your legacy. B) Healthcare / Long Term Care Costs – If this is not planned for properly, it can devastate your estate / legacy. C) Taxes – Do you think taxes are going to go up in the future? Only a dreamer would say no (I’m being kind). All of these are important to plan for, but I want to focus on the third one, TAXES. Here’s a question: do you have a 401(k), IRA, 403(b), or other pre-tax plan? Do you understand that you have a business partner in your IRA? He’s called Uncle Sam, commonly known as the IRS! And yes, he owns a portion of your IRA or 401(k) – through taxes! If you spend the money or if your heirs inherit it, taxes have to be paid first. If it’s a larger IRA / 401(k) taxes can easily be 40% - 50% or more! Ouch! Is that what you planned for? With these qualified funds (IRAs), you must take “Required Minimum Distributions” starting in the year you turn 70 ½. You’ll pay a penalty equal to 50% of the RMD amount if you don’t. Again, OUCH! A lot of folks we know wouldn’t even take the RMDs if they weren’t required to do so. Do you fall into this category? Most folks tell us that their goal is to pass on these assets to their children or grandchildren (assuming they don’t need the money). Again, do you fall into this category? If so, do you mind giving
half the money to the IRS first? Yeah, I didn’t think so. Well, here’s a very simple solution to the problem if you’re open to it. It’s called a “LEVERAGED LIFE PLAN” and it’s very simple: 1) You put the money into a safe & guaranteed income producing strategy. 2) You turn on a stream of guaranteed income for life. This meets RMD requirements, and then some. 3) You take the after-tax dollars, or a portion of the after-tax dollars (you can spend some if you like) and buy a “survivorship” or “second to die” life insurance plan. This leverages your dollars and provides an income tax free death benefit to help your heirs pay for taxes on any IRA inheritance they are set to receive. That’s the beauty of life insurance planning when it comes to legacy planning; life insurance death benefits are income tax free, providing leverage of your dollars and tax advantages! Life insurance is the most powerful tool in the toolbox when it comes to legacy planning and tax planning! In other words, EVERYBODY WINS! I like that game. The holiday season is one of my favorite times of the year. With family spread across the state (and up and down the east coast), the fall and winter holidays are some of the few times that we can all get together. The holidays are full of entertaining, new recipes, and old stories. I think this issue of Lake Norman Magazine has that same feeling—a little bit of the new, plus a little bit of the old, and you get that warm fuzzy feeling that everyone loves about fall. This month’s stories all left me feeling really good, like
putting on an old sweatshirt. “Forgotten Land” by Leah Hughes (page 42) has an inherent air of nostalgia that makes every reader want to tell “back in the day” stories. Donald Reid, a land expert with Crescent Communities, talks about the few parcels of land that are left for sale

around Lake Norman, and tracks the development from when the land was first flooded. There’s even an old mill submerged in the north end of the lake—something I didn’t know until reading her story. Teachers who love their job are such a joy to read about. Writer Crystal O’Gorman put together a panel of judges who were tasked with picking the top five teachers in Lake Norman, a task I surely don’t envy. Each teacher brings something different to the classroom, whether it’s veteran experience, careers prior to becoming an educator, or a young spirit willing to try something new. Check out these smart and savvy educators on page 48. To really feel all warm and cozy, take a look at the home featured on page 64. Designer Michelle Lane was able to incorporate textures and color to make a new modern home at The Point look comfortable and chic, rather than cold and uninviting. So this month, curl up in front of a fire, read a great story, and escape the cold. I know I’ll be doing the same.

As part of a champagne and diamond toast, the first 50 visitors received a glass of champagne with a gemstone in the bottom. Though most were cubic zirconias, one lucky winner, Katie Lott, found out hers was a real diamond.
My Breast Friend, a nonprofit organization founded by Tempi Wilkinson and Farrah Dixon, held its first event at the Peninsula Yacht Club on Sept. 11. To empower women to take control of their health and removing the stigmas associated with mammograms, the My Breast Friend event gave women the opportunity to learn about mammograms and breast cancer prevention in a “girls’ day out” setting complete with food, beer and wine, vendors, and gift bags. Participants also had the opportunity to get a mammogram on-site at the event in as few as 10 minutes in the Novant Health mobile mammogram coach.
‘Tawba Walk Art & Music Festival Bella Love welcomed visitors to the ‘Tawba Walk Art & Music Festival on Sept. 11 in downtown Cornelius. The community-inspired street festival featured local food trucks, microbreweries, and products and services from more than 60 local vendors.

Now in its ninth year, Run for Green, which historically attracts more than 700 runners, benefits the Davidson Lands Conservancy, a nonprofit organization leading local efforts to preserve ecologically valuable land in the Town of Davidson and surrounding areas. The proceeds from the event help create and maintain programs that protect natural areas, open spaces, and greenways/trails. This year, 848 runners participated and more than $20,000 was raised for the Davidson Lands Conservancy. MSC Industrial Supply Co. sponsored the “Run for Green” half marathon, which saw 370 runners this year, the best turnout for the event to date. In addition to their sponsorship, MSC also paid the registration fees for 65 MSC Davidson associates and their family members to run in the race.

Forgotten Land The vice president of land management for Crescent Communities tells tales about Lake Norman—from what it used to be, to what can be found beneath the waters. by LEAH HUGHES • photos by JUSTIN SMITH
A
A white Ford F-150 eases off of U.S. 70 just outside of downtown Catawba. The muddy truck turns onto a dirt road and stops at a locked gate. Donald Reid climbs out, pops the lock, and pushes the gate forward. He returns to the truck and drives through the opening, into a land of overgrown used-to-be cornfields. Limbs scrape the hood, and a fresh layer of mud cakes the tires. Reid puts on the brakes beside a clearing and steps out again. He walks through a narrow band of trees and stands on the edge of Lake Norman. Few people see the lake like this. This 71.83-acre property is considered lakefront, but riverfront is more accurate. It lies on the northern end of Lake Norman, in a crook of the river run just before the lake further narrows into river and turns toward the west. The property has 1,700 feet of water frontage and is one of the last remaining lakefront tracts owned by Crescent Communities. Reid is its caretaker. The property is for sale. Like most of the 40,000 acres that Crescent owns around Lake Norman, Lake Wateree, Mountain Island Lake, Lake James, Lake Rhodhiss, and Lake Keowee, this property has a sign out front touting its size, quality, and location. Its convenience is key, one mile from U.S. 70 and two miles to I-40. It’s about an hour from Charlotte and equidistant between Hickory and Statesville. It was almost sold. The town of Hickory expressed interest, so Reid stopped the agricultural lease to prepare for the sale. But the deal fell through, and the fields grew up. About 10 years ago, Reid worked with a consultant for months to earn approval from 14 different agencies to build a public marina here. Several housing developments were planned for the surrounding land. The permit-ready property, plus the guarantee of new residents who would fill the marina slips with their boats, should’ve been enough incentive to earn buyers’

attention. But then the economy slid and the developments halted and the vision of a full marina disappeared. These days a lot of people look, Reid says, but only a small percentage purchase. Reid spends much of his time showing these properties to potential buyers. Other times, he may be running a chain saw, driving a bulldozer, or walking through the woods doing whatever the land demands. Reid is vice president of land management for Crescent Communities.

When Duke Power built Cowans Ford Dam across the Catawba River and flooded the land that became Lake Norman in the early 1960s, it bought much of the property that the lake would affect. Water covered some parcels, and others became lakefront land. Duke then created Crescent Resources in 1969 to manage its land holdings. Through the 1970s and early 1980s, Crescent stuck to its land-management and ornamental divisions. The ornamental group grew nursery
plants and trees for sale to contractors. Reid joined Crescent in 1988. As a farmer in Caldwell County, he was hit hard by consecutive droughts in the mid-’80s. “My wife and I were farming 65 to 70 hours a week to break even,” Reid says. “And I got tired of it.” He had a wood technology degree from the forestry department at N.C. State University, so he began working in Crescent’s ornamental division. The company once had about 350 acres devoted to nursery production with
1,200 trees to the acre. Crescent shipped a couple of hundred tractor-trailer loads of trees in the spring and fall to Connecticut, Pennsylvania, New York, Ohio, and Illinois. “We had a good time back then, but we worked like absolutely crazy,” Reid says. In the mid-’80s, Crescent opened its residential branch and began constructing developments in Charlotte, where the corporate headquarters are located. Then in 1989, Crescent began selling land inside The Peninsula, its first residential development
on Lake Norman. Throughout the 1990s and early 2000s Crescent grew its residential and commercial divisions. It stretched throughout the Southeast, turning 20,660 acres of the South Carolina Low Country into the Palmetto Bluff resort community and building commercial developments in Nashville, Tenn., and Tampa and Orlando, Fla. When Crescent closed its ornamental division in the late 1990s, Reid moved into the forestry division, which evolved into land management and sales. Today he is one of
six primary land consultants in his division. Crescent Communities became a separate entity from Duke Energy, formerly Duke Power, in 2006. In early September, Whit Duncan, a 15-year Crescent employee, became the president of land sales. His task is to facilitate the sale of the remaining 40,000 acres of Crescent land around the lakes to provide capital for Crescent’s development divisions. A native and resident of Florida, Duncan relies on the knowledge of land managers,

such as Reid, to help him do his job. Sitting in his office in a nondescript building on the border between Terrell and Sherrills Ford, Reid leans back in his desk chair and recounts local history to Duncan. “I remember when Lake Norman was built,” Reid says. “My oldest sister was going to school in Concord, and I remember we were crossing to go pick her up on (N.C. Highway) 150, and then the next time we went, it was flooded, and we had to go around a different way.” Many of the houses and buildings were torn down before the lake was filled. But some structures remain standing beneath

the water’s surface. “There are factories under the lake,” Reid says. “There’s one on the north end that I can find once in a while with the depth finder because you’re running along and you’re at a certain depth, and all of a sudden it jumps 12 feet straight up … and then runs perfectly flat for about 300 yards and then it drops off again.” A large map of Lake Norman covers Reid’s back wall. (He devotes his other wall space to pictures of his Brittany hunting dogs and a “Wolfpack Parking Only” sign.) He runs his finger along the lakeshore pointing out plots Crescent once owned and
those still for sale. There’s a 179-acre tract on one side of Hudson Chapel Road, and a 478-acre piece on the other side. There are about 25 acres on Kiser Island. And then there are these 71.83 acres on the north end that was almost owned by Hickory and almost a marina. The Crescent Communities website lists that property at $718,300. Reid has a vision for it. He thinks it should be a campground with a public marina. And maybe it will be. But until the right person takes a look, it remains an old cornfield relinquished to creeping briars and growing saplings, reflecting what once was and waiting for what’s to come. LNM

Making the Grade Lake Norman’s top teachers encourage students to learn more than lessons by CRYSTAL O’GORMAN • photos by LUNAHZON PHOTOGRAPHY
O
Out of more than 50 Lake Norman area public, charter, and private schools, 32 teachers were nominated to receive recognition as Lake Norman Magazine’s top five teachers. Beyond accolades and professional achievements, these teachers were chosen because they go above and beyond to create learning experiences for their students in and outside of the classroom.
Stephanie Schou Stephanie Schou, a 26-year veteran seventh-grade English teacher at North Lincoln Middle School in Denver, believes in living a purposeful life, and she inspires her students to do the same. Schou, 53, started a school club to participate in Pennies for Peace four years ago in response to Greg Mortenson’s book, “Three Cups of Tea.” The book details Mortenson’s journey from failing to climb the second highest mountain in the world, Pakistan’s K2, to successfully building schools in Pakistan and Afghanistan. Pennies for Peace is an international service learning program initiated through Greg Mortenson’s nonprofit, Central Asian Institute. Schou’s school club has raised more than $500 for this international initiative—bringing educational opportunities to these war-torn and impoverished areas of the world. “If we can see the world beyond ourselves, then we can see what matters,” Schou says. “I teach my students to have an awareness of the effect we have on others. We need to live a purposeful life.”

Lori Ann Fortkort When talking to Assistant Chief Administrator at Lincoln Charter School Jonathan Bryant about high school science teacher Lori Ann Fortkort, he says what makes her stand out among her peers is her empathy. “She is so empathetic to all students, as individuals. She just gets where the students come from.” Fortkort, 53, started teaching chemistry, physical science, and AP physics to 11th and 12th graders at Lincoln Charter School in Denver eight years ago. Prior to that she spent 10 years working for the CIA, training field case officers and specializing in chemical quality assurance and budgeting. After that, she spent 10 years as a stay-at-home mom raising her three children, two of which have Autism. Fortkort says her experience with the CIA has helped her provide real world examples of why science matters, but her two sons with Autism taught her empathy. “It takes huge loads of patience…they taught me to smile more and be positive, because everyone is dealing with something.”

Amy Nestor Amy Nestor, an eighth-grade math teacher at J.M. Alexander Middle School in Huntersville, makes her students’ education her number one priority. Nestor, 38, offers free in-school tutoring for her students two to three times per week during the school year. She says she normally has anywhere from 20 to 32 students there. Last year, she created a Saturday Academy where students learned math through outdoor physical activities like relays and making graphs with chalk in the parking lot, and she filmed end of grade testing prep videos with call-in questions from students for CMS’ Math Xtra TV Show. Her students even have her cell phone number and email address, and they regularly use it for help with math problems. It’s no wonder the school’s test scores went up 12 percent last year. Nestor, who has been teaching for 14 years, says, “If they are eager to learn, I am here for them.”

Grace Hale Grace Hale, a second-year high school English teacher at Lake Norman Christian in Davidson, always finds ways to engage her students in learning. At the beginning of this school year, when her students were studying “Beowulf,” Hale, 26, made non-alcoholic mead, had students come up with their own Anglo-Saxon names, and pretend like they were in a mead (festive dining) hall. Lounging in her classroom’s living room—a portion of the classroom is outfitted with an oversized comfy couch, chairs, and bean bags facing a wall of bookshelves—she recounts the mead experience as well as her continued persistence to get students to act out skits related to what they’re reading in the classroom and experiencing in everyday life. While she wants to help her students find ways to get interested in learning, she also pushes them to become independent learners. Hale says, “I want them to take ownership of their education—find your way of enjoying and engaging in the work, make it relatable, and discover your passion for learning.” NOVEMBER 2014 lakenormanmagazine.com

Stephanie Sossamon Three large, North Carolina landscape murals created out of recycled, color-coded bottle caps hang above bookshelves in Rocky River Elementary School’s library in Mooresville. Art teacher Stephanie Sossamon proudly says, “All of my students and some teachers came together to work on this last year. We try to do something big like this every year.” This is just one example of the way Sossamon, 34, uses art as a medium for building community. Sossamon also works on service learning projects with her students, such as creating artwork for SCAN, a N.C. nonprofit working to stop child abuse, and Cornelius’ Habitat for Humanity ReStore and corporate offices. As for her fellow teachers, she created a school-wide High Five program. Teachers are encouraged to write meaningful messages on colorful cut-out hand prints and stick them on each other’s classroom doors to compliment them on a job well done. She says it’s a way to see past the rigidity of day-to-day schedules and support one another’s hard work. “It’s important to see how we can contribute to the community through art,” she says. LNM
Nominations were solicited from area principals and assistant principals, and the final teachers were selected by a panel comprised of a former teacher, a parent, a UNC-Charlotte professor, and a former PTO president, none of whom reside in Lake Norman. All personal information was removed from the nominations prior to submission to the panel.

Less than an hour’s drive from the lake, the all-American town of Lexington is packed with diversions from boutique wineries, old-fashioned candy shops, and signature galleries to a showcase museum featuring NASCAR royalty and a spirited nightlife. And for those looking to put a little ‘south in their mouth,’ Lexington is, of course, the Barbecue Capital of the universe. With at least 17 barbecue restaurants for a population of 19,000, ‘cue is indeed a great source of pride for the locals. Visitors can also explore four area wineries as Lexington enjoys its geographic locale as the southeastern gateway to the Yadkin Valley wine region, North Carolina’s first federally approved American Viticultural Area (AVA).

Cuisine Low, Slow, and Pit-cooked Clearly the star in town is the barbecue. One exciting way to taste the best Lexington has to offer is to enjoy a progressive sampling from one top spot to the next—they’re all close by and you’ll spend more time deciding over the menu than rambling down the road. Low-and-slow pit-cooked pork shoulder is the holy grail in these parts and most restaurants use hardwood (hickory and oak are mainstays) to smoke their shoulders for eight to ten hours. After cooking, the shoulders are trimmed and served sliced, pulled, or chopped. A light kiss of “dip,” a tangy vinegar-based sauce, is served atop the piled high plates. Choose any number of sides such as hushpuppies, red-slaw (made with dip and not mayonnaise), beans, okra, french fries, or onion rings. Cecil Conrad, 44, is the second generation owner of Lexington’s legendary Bar-B-Q Center. “We sell about 150 pork shoulders a week,” says Conrad, who notes that the pre-cooked or “green weight” of a shoulder is 18-20 pounds. “People like that we hand chop our meat and pit cook with hardwood—it’s all about the smoke.” Be sure to save room for their massive 4-pound (no kidding) banana split—at $8 it’s a steal and plenty to share. Make your next stop Lexington Barbecue, one of the city’s granddaddy’s, serving up to 1,200 diners per day. If barbecued chicken is on your list, drop in over at Smiley’s Lexington Barbecue where folks enjoy it falling-off-thebone tender Thursday through Sunday. Hometown favorite Speedy’s Barbecue is where you can get your barbecue right alongside a fresh, crispy salad. Smokey Joe’s BBQ finds Angie Baker, 47, in charge, one of the few women in Lexington overseeing barbecue operations and serving ‘cue that will leave you in hog heaven. If you’re still hungry and looking for treats to go, try the renowned pimento cheese made with the original decadesold recipe at Conrad & Hinkle Food Market. The old fashioned butcher, dry goods, and produce store has operated since 1919. Designer Michelle Lane takes a lakeside family home on a creative journey to the next level. by DEB MITCHELL • photos by JUSTIN SMITH
M
Michelle Lane defines design as being about constant change and movement. “I like to do everything with a twist,” says the Mooresville-based interior designer. Lane, who named her firm Whirlygig Designs, moved to the Lake Norman area from Portland, Oregon, in 2010. Although she grew up in the South, her design aesthetic leaned toward the sleek, contemporary styles popular in the Northwest. “I found that just doesn’t fly here!” she says of her Southern clients’ more traditional tastes. Among her first clients here, George and Wendy Shuping hired Lane to help design their new home at The Point in Mooresville. “Wendy’s style was very European country,” Lane says. Instead of one extreme or the other, she nudged everyone out of their comfort zones to create something altogether new.

By paying close attention to detail (such as using over 25 different kinds of cabinet knobs and drawer pulls and fearlessly mixing metals throughout the home) Lane achieved a custom—not ‘matchy matchy’— look. Furnishings are sophisticated and chic, as in the living room’s ‘What’s New Pussycat?’ chairs from Caracole, but Lane really brought the drama in the home’s lighting.
She used a pair of oversized lamps from Global Views in the living room and a massive crystal chandelier above the stairwell to stand up to the home’s high ceilings. Chandeliers in the keeping room and master bath add shimmer to otherwise utilitarian spaces. Several fixtures in the home, such as the gorgeous globe chandelier in the powder room, double their wow factor by casting stunning shadows on the walls when lit. Lane even gave neutral paint colors a twist in the dining room, powder room, master suite, office, and girls’ rooms. She used metallic versions of grays, taupes, and deep
blues, rendering a subtly lustrous effect. Some of the most striking features in the home are Lane’s show stopping wall installations. “I love to do something unexpected on the walls,” she says. Huntersville Presbyterian Church received a $5,000 grant from Lowe’s Home Improvement to help support its new community garden, “The Patch on Main.” The funds from the Lowe’s Community Partners Grant is part of the Keep Mecklenburg Beautiful (KMB) initiative, which encourages individuals and organizations to improve the environment and build sustainable communities. The garden project will provide access to healthy foods and serve as a venue for educational classes and workshops related to gardening, composting, and proper nutrition. Lowe’s awards more than 60 merit-based grants to affiliates of KMB to support similar service projects, such as planting trees, building community gardens, and creating recycling programs. Photography is a hobby for Zaras, who took this during her first season with her new Nikon D3100. “The thing that made me take this particular shot was the mix of colors,” she says. “As you can tell by the shot, there was still a lot of green foliage and finding fall color was elusive.
