You can now compare measurements for the current month to the previous month as well as the same month last year. Clark County real estate activity increased in almost all measures in May 2012 compared both to May 2011 and the previous month. Only new listings dipped 7.9% when comparing May 2012 to May 2011. Pending sales increased 5.1% comparing May this year and last (558 v. 531) and 9.6% from the previous month this year. The 473 closed sales were a 12.9% increase from 419 in May 2011 and an 18.3% increase compared to the 400 in April 2012. At the May rate of sales, the active listing count of 2,710 would be exhausted in 5.7 months. This

is the lowest inventory in Clark County since June 2006 when it was 4.7. Home prices increased when comparing May to the same period last year. The average sale price rose 4.7% from $219,200 to $229,500, and the median sale price was 3.7% higher, going from $189,900 to $197,000.

Year-to Date When comparing the first five months of 2012 to the same in 2011 the results continue to be mixed. New listings declined 15.1% from 3,931 to 3,338. However, both accepted offers and closed sales rose 6.1% and 5.9%, respectively. Pending sales numbers went from 2,266 to 2,405, while closed sales rose from 1,863 to 1,973. Due to significant differences between the counties in Southwest Washington, the Residential Review on pages 1, 3, 4, and 5 contain Clark County data only.
