of living just below average in metro area

Sometimes being below average is a good thing. A new survey ranks Gladstone below average in the Kansas City metropolitan area for the lowest single-family household cost of living. Taxes and utilities were the only factors considered in this survey conducted by the city of Harrisonville. Gladstone was ranked 12th. The survey was based on typical costs of taxes and utilities for a family earning $100,000 a year and living in a $250,000 house. Overall average cost of living was $14,503 a year, according to the report. Most Northland communities placed on the lower side of average, including Smithville, which was No. 1 at $12,819. Other cities were Kearney, fifth; Excelsior Springs, sixth; Pleasant Valley, 10th; and Liberty, 18th. Parkville was the only Northland city to rank higher than average, coming in at 25th on the list. Kansas City, Mo., and Kansas City, Kan., had the highest cost of living at more than $16,000 each. This is the third year for this report to be released. In 2011, the last time this survey was done, Liberty placed on the higher-than-average side of the list.
