CHAPTER 1: INTRODUCTION

LOCATION

The site is located administratively in Phuong Duc Ward, which is 1km far from the ancient citadel in South - West The site's area is approximately 40 hectares, in which there is a current dynamic commercial street - Bui Thi Xuan, where has been well-known for years thanks to local economical activity - foundry product trading



T R A N S P O R TAT I O N

DESIGN PROPOSAL Diversified forms of approaching to the area: electric vehicles, public buses, tourist bus, bike, public parking lots and port system link the wharf system ensures service radius, convenient connection with each other and with the walking route excursions within a radius of 100 m Create the main sightseeing walking route according to the time and going through attractive characteristic areas According to the traffic planning, in order to avoid from traffic congestion in existing area, the transportation route for truck, bus, motorbike and pedestrian are regulated clearly based on Bui Thi Xuan street and New sub main street to make clock wise and anti-clockwise route. In addition, the truck parking area is designed to mitigate the issue of informal parking, and the bus parking is redesigned with old square area , that make it better than existing parking. From the given information in circulation, the horizontal and vertical street is regulated for urban street to connect each other, following the North - South axis

I M AG E O F T H E S I T E Overall, Phuong Duc area has the many popular landmark, which high light historic area religion building and foundry village are the primary place to make the starting and end point. Furthermore, in order to make the purpose of tourism development, these highlight will be connected by tourism and services and walking tour routes. In addition, the nodes of area are located in the crossroad and T-junction, which creates green space, intersection space to connect with highlight commercial, religion and education Creating the main landscape linear connect with functional and important featured areas. Especially the main walking routes by times go through all the significant space as well as closely link with quay and port system Organize the welcome point of landscape and pedestrian axis. The featured areas exploit from the available potential of the area: traditional casting village, Huong riverside, heritage site. It is the distinct space integrating with attractive activities Edge feature: create the outline of characteristic buildings along rivers in harmony with regional overview Establish and decorate open space Pick up at the important traffic node is the intersection of relevant routes

LANDUSE EFFECIENCY According to the purpose of image site, thanks to the types of highlight in existing area, it is the potential foundation to develop the popular image of area Owing to the purpose of tourism exploration, the highlights are the starting and end point to guide pedestrian by main walking routes ( time ), extra walking route and walking routes connections In addition, in the distance of tourism exploration, several number of open space will be designed to make the stopping place for different public activities. Based on the brainstorm of image of the site, there are 7 purpose areas, which is the primary concern to create the urban shape for potential development including Greenery, Foundry exhibition building, Environment improvement area, Tourism route area, Foundry area, Historical area and Typical alley area From the classification of activities, a number of traditional activities and public entertainment will be situated on Riverside area. Moreover, housing storey do not have more change, which is redesigned to comprehensive with the overall storey of site

Orienting the area to commercial and service economy with huge opportunity of development Clear planning and layout, high legibility Diverse connectivity and accessibility to waterfront by both formal and discovery routes Keep the historic and existing open space, connect them with new traffic network Respect the housing status, more public space than comparative plan


CHAPTER 2: DESIGN APPROACH ''Pedestrian is the first priority

CONCEPT

Taking advantage of the unique underpass intersection to create highlights at the start of the area, switch the motorized traffic, turn Bui Thi Xuan Street into a walking route throughout the area Enhance the connection by verticle accessibilities, take advantage of available open spaces, integrate all kinds of services to guide the passengers, e.x food street, souvenir store Expand the waterfront connection, enhance the viewpoints over Huong River



PERMEABILITY The figure 1 explores the relative importance, in both city - wide and local terms, of all the sites's potential links

The city links illustrate linkages to chosen site, with evaluation scale between the most and the least direct linkage to it. On the other hand, the local connections show the number of available neighborhood connectivity and rate it under most and least connected It is crucial to connect new scheme into these links which will achieve a higher score in this analysis. There is no reason not to connect all these proposed links. It is particularly important to maintain and develop pedestrian connections thru the West-East axis of the site

Overall, the new street system in the site is designed with high volume of accessiblities. Eventhough Bui Thi Xuan is still the main and the only route to connect to the area via Underpass bridge, other verticle streets are designed to help reducing stress on it. Vehicles now are encouraged to go by other supporting routes to approacg to the site, while Bui Thi Xuan is designed as a new commercial sharedstreet, where pedestrians and vehicles share the same platform to use


VARIETY

Uses and their combination After having established street/block system, the next step is to consider the variety of uses/functions to be included in the scheme. To investigate demand, the proposal uses are summariez via city planning vision to 2050, local resident's needs and personal objectives. The results of these enquiries suggested demand for the following uses Riverfront Service ( food and beverage Hotel / Homestay Walking Residential Commercial Market Cultural center Foundry trading

Parking Water improvement project People committee Greenspace/Openspace

The interactions between various uses were explained in the matrix below, which suggested the strategic location of uses in next step


Strategic location of uses

After having analysed the likely interactions between various uses proposed for the scheme, the next step is the strategic allocation of uses to apporxiamte locations among the street and block system

Block size check This block contains Commercial/service center, which is 4 storeys high The total gross floorspace is approximately 4228 sq.m Parking standard required minimum 100qs.m nett floorspace, of which 50% will be multi-storey car park On site, therefore, needs 1 car per 200 sq.m nett floorspace Average block dimension = ( 89 + 47 ) / 2 = 68m. From the graph shows parking stadard available per car = 120 sq.m This is more than adequate, and allows extra space for planting, seating an so forth



LEGIBILITY

The next step was to check our own initial analysis of legibility against the views of other people. The results of the process are tabulated in this table. This shows that the designer's own analysis predicted 17 out of the 23 most frequently - mentioned features; but the checking process greatly enriched the designers' eventual view of the site's legibility potential


Marker sequences

Bui Thi Xuan street is a continual route with gaps instead of one straight single route, the locations where people's view take changes are where need to be well concerned to integrate landmarks ( landscape or buildings ) to prevent the area's overall rhymth from being interrupted From the above map, it's obvious to see that from the point of junction of Bui Thi Xuan street and Nguyen Van Dao street and from the junction in the water improvement project, the maximum viewing distance are 250m to reach to the A point. On the other hand, the maximum viewing distance from the Underpass is 370m and 180m from the intersection between Bui Thi Xuan street and the new road connecting to Da Vien islam, which together reach the B point. In conclusion, the distance within A and B is the extra marker needed to be designed to attract people's attention and view


VISUAL APPROPRIATENESS

The stage sets out the objectives to be achieved in designing the street elevations of shophouse block fronting Bui Thi Xuan street

Objectives to support variety - to be interpreted by widest possible public uses, as a part of Bui Thi Xuan street's established commercial area Objectives to support legibility - to be interpreted by widest possible public as traditional shophouse/townhouse of Vietnamese in modern time ( 18th century ) Objectives to support robustness - to be interpreted as appropriate for domestic use, by potential residents and tourists during days and nights - ground floor to be interpreted as an appropriate base by potential shophouses

Bui Thi Xuan street is designed with term of being a commercial shared-street, in which pedestrian and vehicles share the same roadway A commercial shared street environment should be considered in places where pedestrian activity is high and vehicle volumes are either low or discouraged Textured or pervious pavementsthat are flush with the curb reinforce the pedestrian-priority operation of the street and delineate a non-linear path of travel or narrow carriageway. Special pavements, especially unit pavers, may be subject to additional maintenance costs and should be selected based on regional climate and long-term durability. Selection of snowplow-compatible materials is recommended for colder climates. Drainage channels should be provided either at the center of the street or along the flush curb, depending on existing conditions and the overall street width. Drainage channels are often used to define the traveled way from the clear path Commercial shared streets should be accessible by single-unit trucks making deliveries. Where commercial alleys are non-existent, it may be advantageous to design a shared street to accommodate large trucks, though significant changes to the design should be avoided. Designated loading and unloading zones may be defined through differences in pavement pattern or use of striping and signage Street furniture, including bollards, benches, planters, street lights, sculptures, trees, and bicycle parking, may be sited to provide definition for a shared space, subtly delineating the traveled way from the pedestrian-exclusive area Shared streets may be closed to through traffic for specific portions of the day. Use movable planters and time-of-day restrictions to regulate the shared space Provide tactile warning strips at the entrance to all shared spaces. Warning strips should span the entire intersection crossing Prior to the application of a shared street, the area is encouraged to experiment with car-free hours or to test a conversion using temporary materials to evaluate the potential impact on traffic operations

THE PLAZA

MEANING The area is a key area, a gateway to the region and a unique route to Da Vien dune, need to be designed with outstanding and special landscapes but not too large to avoid blocking views overlooking the river bank and the area DESIGN PRINCIPLE Divide the area into two sections, the areas in contact with traffic junctions will become commercial areas, offering services and public utilities, the remaining areas will become a row of exhibition houses for copper casting and related historical images The commercial sectors use a diversity of ways for tiles, combined with the public utilities, creating the Visual effects for pedestrians. Low-floor service houses use main materials, which are wood and glass with modern architecture The foundry expo use tile roofs in the form of traditional houses in Vietnam, arranging the square area and public seats

THE CUISINE STREET

MEANING The area is a sub walking route, which enhances the walkability of the site. The area is designed as a cuisine street, where contributes to improve and advertise Hue's characterized food and increase local economic DESIGN PRINCIPLE Create multiple choices for walking (in the works, pavements, roadways, by the streams, ...), enhance the walk and the accessibility to the area Use the form of leading paving, increase attractiveness for the area, take advantage of the water improvement area’s landscapes, integrate landscaping and walkways to encourage tourists and residents to walk The area of shop houses use a column grids, sharing the space of the first floor to walk, use the form of quadranglel roofs as Hue's traditional kiosk module

The area is the connecting route between Bui Thi Xuan walking street and the upcoming city water environment project. The designer's point of view is beside making a walking straight route nicely, should provide other options for pedestrians to avoid boredom and increase beauty to surrounding landscape. The design of secondary routes to walk is to provide more options for tourists/visitors, also contributes to the promotion of products local cuisine (which is characteristic of Hue), use the form of paving diversity , sustainable materials, high aesthetic

THE UNDERPASS

The Underpass has a special location - under the railway and used to be the only way to access to the area. As new accessibilities have been established, the stress of vehicles and connectivity on Bui Thi Xuan street will be gradually reduced. The underpass with its unique location will be well concerned as the first impression of people coming to the site, the design now proposes to redesign landscape surroundings the Underpass, to decrease velocity of vehicles going through it and make it more attrictive, lively and safer for pedestrians and bicyclers by pulling down its ground cost, make changes in people's continual view to the site and create good impression on them

THE HOMESTAY CLUSTER

MEANING Renovated current residential, due to being near the waterfront, large plots of land have yet to be taken advantage of, the design is aiming to integrate homestay services to change the landscape and increase the value of the local economy DESIGN PRINCIPLE Organize by focusing models, houses around with a central core in the middle which is an open space to increase community communication in the area Open additional accesses from the main walk street and the river banks, increasing the connectivity and diversifying types of walking, sightseeing



The homestay clusters is categorized into 2 types because of different interferences : One is the current residential renovation due to the high density of existing house, the design only take places in changing the landscape surroundings by attaching pedestrian routes into the clusters and enhance current landscape. On the other hand, the second type is to create new block of housing and integrate the model of homestay owning to lack of existing houses
