market, keeping up with the market or just interested in real estate you will find something of interest to read. Every month we will include a market update, but in this issue we offer a full recap of 2014 including a buyers survey. Many market watchers are wondering what effect

the low price of oil will have on Western Canadian Real Estate. We asked Cliff Shillington, the owner of RE/MAX in Kelowna to give us his opinion on this question which you will find on page 8. For now the market is still hot so we have included some ideas on how to find a deal in Allen Epp's article. How to find the right deal in a HOT MARKET Insider tips from top buyer agent Allen Epp

In any markets some properties and areas are more desirable than others and a property that compares favourably to others in the same price range will likely sell fast. However in a hot market it can be very frustrating trying to find the right home and seemingly impossible to get a good deal. I spend six days a week 11months a year helping buyers locate the right home and get the best deal on it. Here are my tips for navigating a hot market as a purchaser. 1. Remember it is not all about the deal. We all love to find the perfect place, or something just like it and buy it for a relatively low price. Even in a hot market I often help people do this. However, don’t get too caught up in the need to get your price. As long as you pay a fair price you should not walk away from your ideal home. I have seen this happen too many times. I think you are better to get the right place for you as long as you do not over pay. If you move on and end up buying a home you do not like as much at a great price, I know from experience at some point you will regret it. Unless of course it is a pure investment you will not live in. You can however increase your odds of finding a deal by looking in the right place. 2. Where the market ripple is leading you. When the market turns hot there are always a few areas that start to see reduced inventory and increased pricing ahead of all others and when the market cools off those same areas are the last to slow down. In most cities you will find these areas in the centre of town and the further you get out the less property costs. So like a pebble thrown into the centre of a pond that hot market has a ripple effect. However lakeshore or beachfront property can be the defacto centre of the real estate pond, or maybe an area with a great view, regardless, wherever you are there looking there may well be areas close by geographically that could work for you but have not got quite as heated. If you are not tied to a particular area or school zone be open to some areas where a better

deal is still more readily available. Of course, over the long haul those areas which are hardest to find a deal in tend to go up in value more. 3. Look up. There Are two good reasons to look a little higher than you want to spend. First, there will always be a section of the selling population that wants to try and get more than their home is worth because the market is hot. In reality, they end up competing against nicer homes for a buyer who can afford to buy a nicer home, so eventually they almost always end up dropping in price. I love to scan the market above where my clients are looking to find these kinds of properties. If my timing is right, I can often buy them at a lower price than I would have been able to had they been listed correctly and we had lots of competition for the deal! The other reason to look up a bit is that if you cannot find what you want, you will have to compromise either on what you do want, or on what you pay. Often a home with a suite can help off-set the costs of the higher home. You can buy a 550k home and have a monthly cost than if you bought one for 400k because you are getting revenue. Not only are you getting help paying for the home, if pricing goes up, you make more on the actual investment. As you know over the long haul real estate prices do always go up. Another advantage of looking up in a priceless competition. The higher the price the smaller the percentage of the population that can afford it. With this in mind you will normally see a ripple effect from low pricing to high, in much the same way as you see it from the down town out to the bedroom communities.

4. Be first in. This is critical in a hot market. Many of our clients sell fast and now they have lots of money to spend but are confronted with a lack of good product to buy. Once I know what they want I spend hours working the phones, looking for product about to come on the market. Chatting with sellers who gave up in a cooler market understanding who has a listing that is not on M.L.S anything to get an edge, to be first in. Just as there are people in every market asking too much, there are always people in every market more motivated to get out fast than to get top dollar. There are also always people that get bad advice or who are selling privately with no advice and the product is listed at less than comparable homes have sold for. Thats why you have to either be looking all the time, or have a someone doing that for you and move fast when you find the deal. 5. Maybe you do want to sweat it. Simply put, people buy emotionally not logically. If you see a home that is run down and it would take 80k in professional reno’s etc to make it right, even listed 80, 90 or less than a home that is right it may be a slow seller. If you are handy you can do it for a lot less and get some equity in return for the sweat! If not, you can still get a bit of a deal and also get a place done with your own tastes in mind for less than you could buy another persons project. 6. Even in a sellers market you can be strong. The press are always quick to say how it is a sellers market, but there are often times you can still save another 2-3% by being strong in negotiation. People who put their homes up for sale have a reason, and sometimes that reason is not to get top dollar. There is a skill to walking the line between a sellers motivation and a reasonable compromise to get a deal right now. If you know how to work those situations you can get a better deal in any market. Two or three percent may not sound like much but where I sell the average price is well over 400k! 7. If you don’t have the right cards, it always better to fold! I started this article saying you could regret walking from the right home over money. It’s also true that you can feel pressure to buy a home you don’t want because you cannot find anything you like. It takes courage to walk, or to rent a fully furnished place while you keep looking, but in the end if a place is totally not right for you I can guarantee you the short term pain of being in limbo will be forgotten a long time before the pain of being in a house you don’t like will subside. I can tell you this from experience!

MARKET|REPORT 2014 was a very strong year for sales volume, with substantial increases in property transactions. In keeping with historic patterns, the Okanagan our market followed the general momentum of the Prairies but lagged about ten to twelve months behind. Sales volumes were the strongest in history in several months as you can see below. Overall, 2014 saw an increase of 21.31% of units sold, volume was up a staggering 31.59% yet listing inventory is down over 17%. What that translates to is an increased price for residential properties on average of 7%, and the median increase of 6%; both pretty similar. The average sales price of a single family home for 2014 is $498,563, a townhouse is $361,453 and condos $243,443. The year finished strong in December with sales up almost 24% over the same time last year with 312 properties changing hands. In addition, only 346 new listings were added to the inventory, pretty much the same as last December, resulting in 2,657 listings to start the new year off with, down considerably from 3,210 at the end of 2013. So statistically we were all set for a stellar start to 2015! However in January we saw a stall in the market. The Okanagan Mainline Board official statement regarding the softer month in sales offered several reasons; “While demand typically slows in January, Okanagan-Shuswap home sales declined more than expected after the steady upward trend and solid end to 2014,” says Darcy Griffiths, OMREB President and active REALTOR® in the North Okanagan. “The additional slowdown can be attributed to the record snow falls blanketing our Board area as the new year began, and the downturn in the Alberta oil patch negatively impacting consumer confidence.” Cliff Shillington, owner of the the RE/MAX franchises in both Kelowna and West Kelowna was formerly V.P of RE/MAX Global and he has seen many market fluctuations in many markets. He is waiting to see what February brings before making predicting any long terms patters: "There is no doubt that the price of oil will come into play as it will affect our buyers from Alberta, who make up close to 20% of our transactions. Realistically, if we maintain the same activity as

2014, then we are in for a strong year. Prior to the drop of oil prices, 2015 looked like it was just going to continue to march on as it did in 2014. But even with a significantly lower oil price, December was one of our strongest months for increased activity and January has started off strong as well. Should the oil prices remain low for a relatively short time, which I think it will, then we may not see much affect at all. If 2015 sees a full year of low oil prices, it may start eroding consumer confidence which has been the main driving force for a strong 2014. The next few months should be interesting..." Shillington's views on if and how the effect of the price of oil could effect the local market there is a pattern of the Prairie markets being a future predictor of our own. While this is concerning, because the market the current stall in the Calgary and Edmonton it is difficult to know how much of that potential cool down would be as a result of losing buyers versus a loss of consumer confidence spilling over. For some clues we must look to the 2014 buyers survey which does include out of province buyer data. One should keep in mind the buyers survey is based on general patterns and averages, statistics can vary greatly by neighbourhood.


2014 BUYERS|SURVEY

As you can see over 40% of buyers came from outside Kelowna. This varies by style of home and area. For instance a home with a lake view is far more likely to be purchased by an out of town buyer and certain areas such as Peachland and Upper Mission have lower ratios of in town buyers than areas such as Lower Mission and Rutland.

Despite the high amount of out of town buyers recreational property is not a big seller in the Okanagan. Even those that are not here full time tend to prefer single family homes. We do expect to see a rise in revenue property purchases this spring as vacancy rates are at an all time low which is driving up rents.

As you can see, families with children do not make up a high percentage of buyers in our region. This may account for why walk out ranchers with a main floor bedroom are so popular & command a premium. Younger families tend to buy two stories with the bedrooms all together upstairs.

With only 27% of buyers paying all cash, not too many people that sell will be able to avoid having their home appraised to ensure the bank believes it sold at a fair price. As lenders continue to introduce more stringent lending policies this will become an even more important factor in selling a home.

In recent years the population growth in our region has mostly taken place in Kelowna and West Kelowna and as such these areas have seen growth of home sales in proportion to the other parts of our region.

SPRING|STYLE If you are looking to sell your home this year perhaps you could take some ideas from Linda Trenholm's article What's trending: 2015. You may not be going all out and repainting your rooms but you could be on trend when dressing your home for potential buyers by giving it a modern look. As refined style fusion is to be in vogue perhaps just a few carefully chosen articles could liven up your rooms. For instance, the sofa you have in the den which has been used and abused by the family and your pets may be looking a bit jaded but you plan to move it to your new home. A few cushions in the new season's colors will give it a new lease of life or perhaps a colourful throw if cushions are not your style. Buy a matching lamp or recycle your old lamp with a matching lampshade and choose a rug that picks out similar colours to give the room a warm, inviting feeling. Remember, this will revitalize the suite/den in your new home too. When viewing a property as a potential new home it may be the case that the colour scheme would not be your choice. As well as deciding if your furniture would fit into the rooms look at how the new spicy colours would enhance the areas and again give your furniture a lift with a few small changes such as the cushions etc. as mentioned above. Moving is a costly time but a new coat of paint here and there will not break the bank but will help you put your own individual and modern stamp on a property. SPICY COLOUR For those of us without a natural eye for color, we can rely on Pantone Inc, the corporation responsible for setting yearly colour trends worldwide. They started as a printing company in the 1950’s and now host bi-yearly Europe based seminars where representatives from the world’s color standard groups debate the upcoming years color palette and the much awaited “Colour of the Year”. This year, the interior design world was taken by surprise by the spicy, rusty, red color of 2015: Marsala. Vintage yet modern, Pantone describes the color as “a naturally robust and earthy wine red, Marsala entices our mind, body and souls” with a movement towards “more organic design, natural earthiness and red, brown roots”. Somehow this typically heritage colour manages to be timeless and current, bold and soothing at the same time.

MARSALA If Marsala is a color you would love to incorporate into your home’s design but feel it may be too much of a commitment, look to accent pieces such as throw pillows, ceramic lamps and area rugs in this burnt red to mix with your existing palette. The exciting thing about this year’s colour is that although it provides drama, it can act as neutral and plays nice with varying shades of sage, gray and gold.


MIXED METALS The bold mix of warm and cool metals within the same space is hot for 2015. More stylish, layering these metals can be risky if not done strategically. These metals can be repeated through the space in the form of drawer pulls, beaded pillows, drapery rods or metal table bases to name a few. Gone are the days when mixing Chrome and Brushed Nickle in the same space was considered edgy- this year we will be seeing warm Rose-Golds mixed with bright cool Silvers. Interior metals take another twist is 2015 with the comeback of warmer toned, copper inspired finishes; hammered copper sinks, brushed brass lighting fixtures, even furnishings made of reclaimed copper with that soft green patina are popping up everywhere.

SMOKEY GLASS Alluding to the moody club décor of the 70’s, smoked glass provides big visual impact within a space. Due to its semi-opaqueness, it adds a sense of mystery and sultriness. Mixed with cool dove grays and whites it takes the cold laboratory vibe out of yesterday’s modern design. Although perceived as masculine and often heavy, smoked glass can be extraordinarily versatile: when mixed with pinks and silvers, for example, smoked glass can take on a soft, romantic and feminine vibe. If adding smoked glass into your doors and cabinetry is too daunting, celebrate this trend by adding smoked glass tumblers to your bar or a smoked glass table top to your existing table base.

STYLE FUSION Style Fusion or the mixing of cultures and styles has been inspired by the recycle and re-use trends of current design but unlike the cluttered mish-mash previously done, 2015 approaches this trend with greater refinement. Mixed patterns now lie within similar colour palettes, natural influences are brought in through organic, loose patterns, and there is a blend of hard and softs like metal and woods, glass and leathers. 2015 design celebrates creativity, versatility and personality with the blending and marrying of modern and traditional, sleek and textural, bold and soft. The 7 Principles of

Xeriscape

1. PLANNING & DESIGN To begin, think about how you would like to use your property and what features it could have. For example, would you like a patio, a big shade tree, a butterfly garden, or a vegetable garden? Where do you need pathways? How much sun is there in different areas? Are there views you want to frame or things you want to hide? Next, you can make a scale drawing of your property, house and any plants or features that you want to keep. Then try out your ideas using overlays of tracing paper. This will help you envision your finished garden and accurately locate the features you desire, as well as plan the sequence of work.

2. SOIL PREPARATION Whether you have sandy soil or clay soil, the addition of organic matter such as compost and manure will help your plants to thrive. Organic matter increases moisture retention and feeds your plants naturally. Spending time and money to create good soil in your garden will ensure healthy plants and save you time and money by greatly reducing maintenance, plant replacement, and water use. Soil preparation includes adding organic matter

3. PRACTICAL TURF AREAS Traditional turf grass, as it is commonly maintained, is the most labour-intensive, water-thirsty, chemically-addicted landscaping. Have only as much lawn as you need for activities such as children’s play areas. Lawn grows best in at least six inches of good soil, with lots of organic matter and good drainage, in a flat location in the sun and away from tree root competition. Choose a turf grass mix that is suited to the climate. In hard to mow areas, such as slopes, plant low-maintenance, drought-tolerant ground covers instead of lawn. 24

4. EFFICIENT IRRIGATION Group plants with similar watering needs in the same irrigation zone. Shaded areas need less water than sunny ones, so they need to be on different zones. For plants that must have z supplemental moisture, water deeply (one inch per watering is recommended) and less often so the water soaks down, causing plant roots to grow deeper where they will be less vulnerable to drought. Be sparing with water in the spring so plants are encouraged to grow longer roots. In the driest weeks of the summer, one inch of water per week is sufficient for a healthy, mulched vegetable bed or lawn. To find out how long to run your sprinklers, measure the time it takes to fill the one inch depth of tuna cans as you water in each zone. Drip irrigation is the most efficient use of water.

5. APPROPRIATE PLANT SELECTION Each variety of plant has growing requirements for light, moisture and soil that need to be met for it to thrive. To find water-wise plants suited to your garden’s conditions search our Plant Database. All plants will need watering until they are established. However, if you cannot water, choose plants that are extremely drought-tolerant and plant them in the fall so they can get their roots established before the next summer’s drought. Creating diversity by using a large variety of plants, will invite beneficial birds and insects into your garden, thereby dramatically reducing pests problems. Choose appropriate plants for your xeriscape

6. MULCHING Mulch is like a protective blanket over the soil. It will conserve soil moisture, reduce weed growth, prevent a hard crust from forming on the soil surface, and protect plant roots and the soil from extreme cold and heat. This vital component of xeriscape gardening can be used in any existing landscape. Be sure to weed and water thoroughly before mulching. Organic mulches such as compost and well-rotted manure also build up the soil and feed plants so that chemical fertilizers are unnecessary. Rock mulches intensify heat around plants and your home. They make it difficult to weed and clean up fallen plant debris. Weed seeds will grow in the dust that accumulates under the rocks on top of landscape fabric.
