SOLID WOOD
Known for its natural beauty, this durable flooring has a neutral quality that can mesh with
virtually any design style in the home. This type of flooring comes in a variety of widths ranging from 1½”srips to 10” wide planks. The installation is typically a nail down to sub floor and
refinishing options vary depending on the type of wood selected. Finish on site hardwood has the advantage of being able to be refinished many, many times over its lifetime and allows for changes in stain color and repairs. If you are looking at exotic hardwoods such as Brazilian

ENGINEERED WOOD
Engineered wood has become increasingly popular in the last few years because of its diverse installation options. It can be glued, nailed, installed as a floating floor, laid over concrete or
even over in- floor heating. Newer styles now offer click in as another installation option so this is often the floor type selected by do-it-yourselfers.
Because it is constructed of a wood veneer laid over a durable substrate such as plywood
or recycled wood fiber, it does not respond to changes in humidity or temperature like solid hardwood, and therefore, often a more pragmatic choice.
LAMINATE
Known for its economic value and low maintenance qualities, laminate flooring comes in
an endless selection of colours and patterns. The construction of this product is similar to
engineered hardwood in that a top wear layer is laid over a cost effective substrate but the
similarities end there. The top layer of this wood look product is not wood but rather a layer of plastic laid over a photograph of real wood.
Installation again is similar to engineered wood, coming in planks or tiles, this product can be
installed over existing floors without nails or glue and therefore is another top pick for that DIY project.

BAMBOO The environmentalist’s preference, bamboo is actually a highly sustainable grass and not a wood at all. Because bamboo is a grass, it grows quickly and abundantly, regenerating itself easily. Bamboo grasses are glued together to form engineered planks or solid strips, creating a durable, high wear flooring. The construction of these grasses lends itself to a variety of available patterns and colours within the bamboo line; grain patterns can
be laid woven, vertical or flat. Woven pattern produces a heavily striated, wiry look, while vertical grains are pressed closely together and give a feathery, finer grained appearance. Flat grains show the organic growth nodes of the grass and are by far the most recognizable as traditional bamboo flooring. Should I Stay or Should I go? Points to ponder when you weigh up whether to invest in your current home or a new one.
A
t this time of the year when the weather is improving many people start to consider upgrading their homes versus buying a new place. Ideas for homes to buy or work you may like to do can be enhanced by reading magazine articles or visiting open houses. There are almost as many reasons to consider change as there are options. Perhaps your children have now left home and you have extra space to consider. Maybe you have recently retired, are a practical person who enjoys do it yourself so you are looking for a project and making changes to your home appeals. Perhaps your home is now far too large for your future needs and you want to make changes to enable you to sell quickly. Financial factors will obviously play a large part in your decision making and should be well considered before either upgrading your existing house or moving house. Remember there is a difference between an upgrade that will help you sell your property faster and an upgrade that people will perhaps be willing to pay more for. One of the most cost effective ways of upgrading your home to sell quickly is repainting internal walls with the latest

colours. Last month’s issue of this magazine highlighted the colours in style for 2015.
Updates Versus Upgrades Interior design styles change at a rapid pace, as readers of home styling magazines will be all too aware of and something that should be considered if selling your home. This being the case prospective buyers of a fifteen year old house will, in all probability, expect to see that the house has been upgraded unless of course they are looking for a project (and a deal!). Old appliances, flooring and hot water tanks can make it harder to sell your house and anyone making an offer could deduct the cost of replacing these items from the sale price; no matter how clean and well maintained these items are. Just as you would change the oil in your car as part of general maintenance people expect you to update the style and functionality of your home. If you plan to sell your house in a few years time
and you can afford to update your property why not do it now and enjoy the investment for the remaining time you are staying. If you do decide that you want to move fairly quickly there are ways you can give your home an updated look without breaking the bank any good designer or Realtor should know the tricks of the trade. If you are aware that your home needs some upgrading, for example flooring or work on the roof, get quotes so that prospective buyers know you have taken this into account and the costs are reflected in the price of the house. Often potential buyers will estimate costs based on “worst case� if you do not give them real costs. While an update may be viewed as part of general home maintenance an upgrade can be more expensive as an upgrade takes an existing feature likely to be more desirable to a prospective buyer. However before starting; ask yourself does this upgrade add value to
the house? For example, replacing standard kitchen counters with granite or quartz in a fairly modern house, or a 4,000 sq ft walk out rancher with a lake view would add value in the mind of a buyer. The question of return on investment is often asked and there is no answer that applies to all homes & situations. There is a limit to what anyone will pay for any given style or location of a home and you need to ensure that you upgrade within the context of your property and the neighbourhood. Another type of upgrade is adding a feature to your home that was not there originally. Examples of this are swimming pools and developing a basement that was previously unfinished. As mentioned above you should be mindful of your neighbourhood and property type. There is a range for what any upgrade will offer you as a return on investment and if you want to maximise your

return on investment it’s probably a good idea to get professional advice. Of course a swimming pool or a new home theatre room can provide your family with a lot of fun so if you want to overbuild for personal pleasure it’s always an option, just don’t expect to get a high return on them when you do sell. The market conditions will also be a factor for you to weigh up. In your area or property type is in high demand buyers will be a lot less likely to worry about a hot water tank that is old or some sub-par landscaping. People 20
buy homes based on emotions and when fear of losing out is greatest it is an excellent time to set aside any plans for expensive renovations. If you do big plans think them through. Adding a garage will add defined value, but what of removing walls or perhaps adding an extension to give more square footage? For the most part when you start to price up major structural changes it is cheaper to buy a new home that already has the extra square footage. However, if you can open up the floor plan on an older home with a layout of lots of smaller rooms it could well be worth
your while to get the work done if you can do so cost effectively but unless you plan to stay long term, think twice about spending heavily on structural changes. This is particularly apposite if you are selling or buying a new home. The above are just a few of the factors you will need to think about and get advice on if you are deciding whether to update, upgrade or sell, remember, it’s o.k to do some work so you enjoy your home more, just be mindful that in some cases when you come to sell you may not get paid back for the work!

Thinking of Moving This Year?

W
hen you realize that you are growing out of your home upsizing becomes the obvious choice. Many people look at the home to see what they can do to show off the inside of the house to its best advantage to improve the chance of a quick sale. This may well happen before you put the house on the market to hopefully improve the valuation. If this is the case don’t forget the yard! Many houses in the Okanagan are sold
to buyers from well outside the valley. Their reasons for moving in may be many and varied but one of the main reasons people consider a move is the fantastic climate and the views. They obviously want to take advantage of the good weather which gives the opportunity for more outdoor living. This being the case it is as important to dress your yard for viewing just as much as the inside of your home. Look at your yard, does it look inviting? Is it cluttered with children’s outdoor toys those being the only things that add some colour? If so start planning early. Small yards do not always have room for flower beds especially if you have young children and sometimes when they grow up the yard stays the same; busy people have busy lives and it is easy just to accept things as they are. Take a good hard look at your plot, have the “hard” areas deteriorated after the winter months? If this is the case, give your deck a good clean down and recoat it with preservative. Don’t stick to dull brown there are many colours of preservative these days which would brighten up the yard but make sure the colour will fit in with the rest of your plans. Give the paving a good pressure wash to get rid of any mossy and stained areas then look at how you can create an inviting outside living area.

Hanging baskets can lift the colour to a new height however, when making your plans remember plants, either in containers or baskets, will need a good watering regime which can be time consuming but the effort will be worth it.
