WELCOME... ...to 2022, and to the first Signature magazine of the year! This is normally a good opportunity for me to reflect on the previous 12 months and report on the housing market, but after the past year it feels like a time to look forwards. For us at Kennedys’ the start of 2022 is about how we can be better. In an increasingly competitive local housing market, Kennedys` remains a leading player within the Surrey Hills area, and we have sure come a long way since the summer of 2004; there is however always room for improvement! In this edition, I am delighted to introduce some new members to our Lettings team and a small re-structure of the sales team. I also took the Christmas break as an opportunity to give the office a new look. Unlike many industries we were fortunate enough to continue working from the office throughout both the 2nd & 3rd lockdowns; we also spend a lot of time in our clients’ beautiful homes and wanted to reflect a bit of this in our own space. And we haven’t stopped there; it was also time to review our marketing & branding and so with the help of a new website designer who encouraged us to implement a fresh approach; we are looking forward to launching our new website soon, which will have a very different feel and look. We will, of course, continue to market our clients properties in all the usual ways using Rightmove, Zoopla, On The Market, Prime Location and Boomin’ but will be introducing an additional tier via our social media platforms and tailored marketing campaigns. You will be updated on the sponsorship of both Kingswood Lawn Tennis Club and Tadworth Cricket Club and all the other community events we have been involved with as well as our section on ‘Kennedys in Kingswood’ which will feature ‘Kate meets...’ where our new marketing & operations manager, Kate Russell Smith interviews local residents/business owners. So finally, my thanks to everyone who has contributed to this edition; without your support and input it just wouldn`t be possible. This magazine is created by us for you and as ever I really hope you enjoy it. We are keener than ever to use it as a more traditional way of communicating with you and also offering a platform for others to benefit from.

Peter and Susie founded Kennedys’ on their home turf - an area they both felt needed a different take on what being a local estate agent really means. They, along with the rest of the team, have a true passion for property and what goes from making a house a home. Our homes have become increasingly central to our lives more than ever before and we understand that.

Andy joined Kennedys’ pretty much from the start in October 2004, bringing with him a huge amount of experience having managed a number of branches for some of the corporate agencies in the business. Andy plays an integral part in creating a stable team with his vast knowledge base and wealth of experience which he also utilises effectively to reassure our clients. Sales progression is at Andy’s core, steadying what can often be a wayward ship. He always gets the cake and whisky though!

Ben is Peter and Susie’s eldest son who joined the team in 2020, mainly to bring the average age down and to take our marketing and social media to another level. Now that’s been achieved, he has utilised his instinctive skill set to become an essential part of the team. He has straddled both the lettings and sales worlds and is an absolute natural when it comes to the business of estate agency. He brings with him some of life’s key attributes, which we all believe make him a huge asset to Kennedys’.

Andy has deeply fond memories of his time in the Air Cadets and has lots of anecdotes of these times and all of the people he met. He also has some rather wild stories of being an estate agent in the early 90s - enough said about that the better! He truly knows his stuff and has a warmth and genuine kindness that make him very popular with everyone he works with.

Ben discovered running shortly before starting at Kennedys’ and is now slightly obsessed by it! Already, achieving some incredible personal goals and, like his father and uncle, has a natural, warm charm. He will always go out of his way to do the very best job he can.

Georgina, ‘George’, has been part of the Kennedys’ family for over five years now and adds an energetic dynamic to everything she does. George will always go the extra mile for our clients and buyers, not to mention her colleagues. She is a much-appreciated asset to every part of the business and she does everything with her trademark enigmatic smile. Having lived in the area for her entire adult life, George’s passion for property coupled with her encyclopedic knowledge of the area - is second to none. Customer service and sales is in her blood and we are extremely proud to have her on our team.

On the odd occasion when Peter is not involved in all things Kennedys’, you can find him with his band of some 35 songsters, all of whom make up ‘Meantime’ - a brilliant Barbershop group. Peter’s passion for singing started from a young age and has gifted him some truly life-affirming memories. In terms of Peter’s role now, he is still very much the driving force behind Kennedys’ - overseeing the day-to-day running of the agency, as well as playing a key strategic role in moving the business forward with his immeasurable experience. His focus is always in ensuring that Kennedys’ continues to thrive by attracting new clients and retaining its position as a leading independent agent in the area. Peter does all of this with a great deal of humour and resolve and would literally do anything for his family, clients and staff, creating a wonderful experience for Kennedys’ clients and team. Yvonne joined us in May 2018 and quickly established herself as an integral part of the lettings team as one of our Lettings Managers. Following this success, Yvonne will now be expanding her repertoire to support the growing sales team. She brings with her a formidable set of skills and will be a fabulous asset to sales. She is always beautifully presented and never fails to have a smile on her face. Yvonne doesn’t know her own talents, which makes her all the better for it. Good customer service is at Yvonne’s core and she doesn’t need to be asked twice to get a problem resolved.

Sue is Peter’s longest-suffering, sorry… serving member of the team. She has seen the business grow from strength to strength. She tells us she comes into work for a rest, but there is not one part of Kennedys’ that she is not familiar with - she is actually the boss!

Kate joined Kennedys’ in 2014, initially on a part-time job share basis in our sales team, but recently she has taken on a new challenge, moving away from the front line of the agency to take on the sole role of marketing and operations. This is something that has always been part of her day-to-day life, but as Kennedys’ grows so does this role.

Claire has played a pivotal role in the financial management of both our sales and lettings departments during a period that has seen considerable growth. Her great passion for things being done in the right way has been an influence and benefit to the business and Claire is now one of the longest serving members within the team.

Sarah joined us in 2021, although it already feels like she has been with us forever. Sarah brings with her a formidable breadth of knowledge and experience within Lettings, Property Management, inventories and surveying, an industry she has been a part of for over 25 years. Outside of her professional life she has raised two children and currently lives with her daughter in West Sussex. She also seems to like swimming in very cold, wild water in her free time and when not in it she is paddle boarding on it!

Emma joined Lettings in summer of 2021, and has established herself as an efficient, effective, and professional member of this growing department. Emma lives on the outskirts of Kingswood with her partner and two young children; so yet another local resident, who uses her life skills and knowledge to great effect within her role. Emma assists Sarah in the day to day running of our letting’s operation, alongside Hannah.

Hannah joined the Lettings team in December 2021, she comes with a wealth of experience including an ARLA qualification and has been a property manager for the last 6 years. She has worked in London previously and lives in Esher with her partner and young daughter. Big welcome to Hannah! - So pleased to have her on board in our very capable and experienced lettings team.

Laura has just started her adventure with Kennedys’ having previously worked for a family run business overseeing maintenance. She is new to Estate Agency but looking forward to getting stuck in. These interviews will be part of our commitment to support the community in as many ways as we can. We will meet and promote local business owners, we will engage with residents associations, and become a platform for information and conversation about the housing market; and of course we will continue to be proud sponsors of Kingswood Lawn Tennis Club. We also feel the need to back the amazing work that Kingswood Safe is doing to protect our homes and families, and are delighted to announce that our 15th Kennedys` Charity Golf Day is to be held at the fantastic Kingswood Golf and Country Club this summer. Originally from Sheffield, Clare completed her Foundation Diploma in Art & Design at Chesterfield Art College in Derbyshire before moving to London to study a Bachelor of Fine Arts in Printmaking at Kingston University. Whilst at Kingston Clare was awarded a Stanley Picker Travel Scholarship to Venezuela and Brazil. This incredible opportunity gave Clare a desire for travel and to further explore other cultures.

I stumbled across Louisa Grace after a conversation with my sister-in-law, who told me of this lovely looking shop she had seen on-line and that was based in Banstead. I have to say it took me a while to find it but I’m so pleased I did. Louisa Grace, a joint venture set up by Claire and Jamie McFadyen in 2013, was born out of their love for all things old - they specialise in original, vintage and antique furniture, lighting and home accessories.

When she left Uni and moved to London with her now husband, she worked as a make-up artist & bodypainter on pop videos working with some of the icons of the era to include; Jamiroquai, Simply Red, Toni Braxton, Celine Dion, The BGees and the Pet Shop Boys to name just a few! With a young family in tow, Clare moved to Singapore in 2015 where she stayed for eight years and whilst there opened her own art studio, hosting art events and studio days, along with tours of her beautiful Black & White house, a colonial buildings built between the late 19th century up until the pre-war era of the 1930’s and originally to home British Officers during the war. Clare's new series inspired by Singapore attracted a great deal of attention. Painting architecture was new for Clare, something at the time she didn’t know was really for her, however how wrong she was, her unique mixed media style gained her an offer of a Solo Show at The Fullerton Hotel on Singapore's Marina and many of her paintings and prints now hang in embassies, diplomats houses and of course private collectors around the world. Her portfolio is certainly impressive. Clare has designed printed textiles for retailers such Liberty’s of London, Debenhams, and Whistles, as well as ranges of gift wrap, t-shirts and cards for Unisef, Oxfam and Greenpeace.

I am lucky enough to be the owner of her print of award winning 'Liberty’s of London' Edition Print with its famous flower stall, I absolutely treasure it and plan on adding to my collection. Luckily for us, Clare now resides in Kingswood, in what is believed to be the oldest house in the village. Her and her husband Owen have renovated their Victorian villa and its gardens into something quite special and this is now not only her home but also her studio. I am proud to call Clare a friend and would highly recommend a visit to her website if you are looking for something a little bit special to finish off your home interior. ‘We love Clare's unique paintings of tropical Singapore, our former home. KENNEDYS’ IN THE COMMUNITY KENNEDY S ’ H A S BEEN AT T H E HEA RT OF THE LOCAL COMMUNITY FOR OVER 17 YEARS

We are immensely focused on supporting local schools and sporting teams. From sponsoring Tadworth Cricket Club and Kingswood Tennis Club through to organising an annual Charity Golf Day at Kingswood Golf Club and raising over £150,000 for local charities close to our heart over the past 14 years, we have also continued to support the wonderful Kingswood Shetlands Assisted Animal Therapy who offer incredible support to children and young adults.

We will have more exciting stuff to report on both the Kingswood Lawn Tennis Club and Tadworth Cricket Club in the spring, but Peter was delighted to be asked to present the Kennedys’ Cup to the most improved junior player at their AGM in December 2021! Well done to Stefan Jarrett.

Stefan has been part of the Junior programme for the past 5 years and the clubs coach Valentin has seen a noticeable improvement in his practice and match play. Stefan has also been participating in their Friday Night Teens Tennis. This has been running for the past 3 years, with the support of Kennedys’ who are proud sponsors for the Junior players. This is a great success and enjoyed by all their Teens.

‘Just wanted to say Thank you to Kennedys’ for their on-going support. It has helped with our hay and feed throughout the year. We are attending the Children’s Trust on Wednesday at their Christmas Event which you are sponsoring.’ We have raised money for Walton on the Hill primary school for their ‘well-being’ pod and have always tried to assist when additional funding has been required, most recently assisting with funds for stationery in year 6 and providing sponsorship for the Christmas Fair.

METHOD

Coal bake your sweet potatoes in the embers of the fire - this will take an hour or two by the edge of the fire.The sweet potatoes are ready when you can easily insert the point of a knife into the centre. Remove the sweet potatoes from the fire and allow to cool, peel away the gnarly skin. Place into a bowl and mash well. Separate 4 of the eggs, placing the yolks with the sweet potato and the whites into a separate bowl. Add the milk to the sweet potato and stir together, mixing well. Season and add flour to the pancake batter and stir to combine.

Warm a skillet over the fire, add a knob of butter and a touch of rapeseed oil. Add a small ladle of your mixture into the skillet and cook until bubbles start to rise to the surface then flip the pancake. Cook through for 3-4 minutes. When all the pancakes are cooked, add some extra oil to the skillet and fry the remaining 4 eggs. Whilst the eggs are cooking, mix the harissa and yoghurt together.
