HOW’S THE REAL ESTATE MARKET? Denver continues to remain one of the nation’s standout real estate markets according to the S&P/Case-Shiller Housing Index. At the end of July, Denver’s current inventory for single-family residences and condominiums totaled 20,890 compared to 25,673 in July 2008. This is a 19% reduction in housing inventory on a year on year basis for the month of July. Denver has a 5.8 months supply of unsold single-family homes and condominiums compared to 9.6 months nationally. The average price for single-family residences and condominiums is $276,654 and $165,530, respectively. HOW ARE RESIDENTIAL MORTGAGE INTEREST RATES? Recently, Wells Fargo Home Mortgage recognized Denver as a stable real estate market allowing a higher loan-to-value “LTV” ratio for conventional conforming loans up to $417,000. Currently, conforming residential mortgage rates are near historic lows at 5% and non-conforming “Jumbo” loans above $417,000 in the low 6% range. There has been an on-gong concern about the availability of financing. There is an abundant supply of money to lend for buyers who are employed and have good credit. WHAT’S THE STATUS OF THE $8,000 TAX CREDIT DEADLINE? The Tax Credit Program expires at midnight on November 30th and only purchases that have CLOSED by that time are eligible for the program. With the current Home Valuation Code of Conduct “HVCC” appraisal regulations and mortgage environment, it currently takes between 45 and 60 days from contract to closing on average. Sales in the lower price ranges, which are attractive to first-time homebuyers, are boosted by the federal government’s $8,000 tax credit. Depending on the type of loan, the tax credit may be applicable for real estate related closing costs.
