Letter from the President Dear Comanche Trace Residents and Property Owners, I hope everyone is having a fantastic summer! I encourage each of you to take some time to enjoy all the amenities Comanche Trace has to offer. Whether is it kayaking at the River Park, fishing at our catch and release Fishing Lake, playing golf, dining at our Chophouse (one of the highest points in Kerrville) or simply laying out by the pool; there is something for everyone! Please save the date for our upcoming Tour of Homes scheduled for the Fall. The dates are September 28-30 and October 5-7. Please be on the lookout for more information if you are interested in volunteering as a Comanche Trace Ambassador. There are six homes in this year’s Tour of Homes located in four different neighborhoods: Les Chateaux, Tuscan Village, Phase 9 (Oak Park/Comanche Trace Dr) and Phase 11 (Pinnacle View). For more information, please feel free to reach out to one of our Sales Executives anytime at the Welcome & Sales Center or visit our website at www.comanchetrace.com. Finally, we are extremely pleased that the new street is open in Comanche Hills-Phase 13. I strongly encourage you to take the opportunity to tour Comanche Hills. In my opinion, this neighborhood is one of the most attractive additions to Comanche Trace. The landscaped islands coupled with incredible vistas make for the perfect location. I look forward to seeing you and hope you continue to enjoy our community along with the unique culture of the Texas Hill Country.

A promise to charge up your imagination By Toni Manchester, Owner/Broker of Century 21 The Hills Realty f all the events the Hill Country has to offer, one of my favorites is the bi-annual Comanche Trace Tour of Homes. This year’s event, which will be held the weekends of September 28-30 and October 5-7, promises to inspire your imagination. If you live in Comanche Trace — or if you’ve ever just visited — you understand why this event excites me. Six of the Hill Country’s top homebuilders flex their design muscles to show off their most dazzling work in neighborhoods that were created to feel like home. These models feature all the “extras” and showcase the latest trends in layout, design, and decorating. This event is unlike any Tour of Homes I’ve ever attended. Rather than drive all over town, struggling to get a decent parking space near each of the featured homes, our Tour lets you leave your car behind as it takes you on a relaxing bus tour between the models. You’re free to spend some time at each home, ask questions, and get to know the people who have already made Comanche Trace their home. You’re their guest, and they are eager to show off why they love living here. The six models feature stunning new work from great builders homebuyers trust, including BCI, Brad Moore Builders, Arthur Schmidt Construction, Charmant Homes, Texcellence Custom Building, and Texas Living Homes. One thing that makes this event so special to me personally is that these builders are genuinely nice, neighborly Texans who love to visit with the guests and answer their questions. You just can’t say that about every homebuilder. But while they may be genteel with visitors, they have

O

a friendly competition with each other. You are invited to vote for who will be the winner of the People’s Choice Award. Comanche Trace’s homes are woven around a master plan featuring some of the finest amenities in the Hill Country, from the breathtaking view to the 27-hole Championship golf course, from the pool courtyard to the community garden and miles of walking trails. Priced from the $300,000s to around $2 million, these homes are not the cookie-cutter units you find in other developments. Each one has a special quality or attribute that gives it a distinctive personality. Every time I open a door and usher someone inside one of these luxurious residences, it’s like I’m watching them open a present I picked out just for them. In fact, the day before the Tour, when all the designers are putting the finishing touches on the staging, feels like the day before Christmas to me. I can’t wait to see the delight on people’s faces when they discover the gem inside each model. During the last Tour, I noticed that among the one thousand or more people that walked through the tour, some came to find their dream home, but some were there for something else. They wanted to dream bigger than they had before. They came to stimulate their imaginations, to discover new colors or tile designs, to see new ways to lay out a room, or explore ideas for what their dream homes could look like. The Tour of Homes sets a new standard of design for the new year. As the real estate broker for Century 21, The Hills Realty, I want to personally invite you to join me for this year’s Tour of Homes at Comanche Trace. Take Bandera Highway south one-half-mile past KerrvilleSchreiner Park and turn right on Comanche Trace Drive. I can’t wait to show you around. Visit http:// www.comanchetrace.com/tour-of-homes to learn more or call Century 21, The Hills Realty at (830) 895-8505.

G

olf in Texas comes with one caveat around the greens: Bermuda grass. More than just a lie, golfers need to know if they’re chipping with or against the grain. It’s the latter that presents a difficult shot to master. The more severe the grain is the more challenging the shot is going to be. The swing tendency/result is for the grass to grab the leading edge of your club trying to pull it into the grass and not over the grass. So by making sure you approach the ball properly with your club and focus on a clean hit or pick, you can avoid the grain and catch the ball first. To find out more on how to improve your game, please feel free to contact The Comanche Trace PGA Teaching Professionals Cary Collins and Mark Cote at 830-895-8500.

Steep grades, sharp turns Topless club enjoys Hill Country backroads By John Swann & Lisa Self errville is located in the very center of the Texas Hill Country, which is home to some of the finest driving-roads in the nation. Every weekend, these byways become crowded with car clubs, biker clubs and tourists who come out to enjoy our hills. But after the tourists head for home, our weekday drives are shared only with the deer and antelope — and perhaps an occasional cow or pickup truck.

Trace Topless Club. Since that day, the group has grown to 35 convertibles, we’ve enjoyed over 40 drives, and we’ve added more than 8,000 miles to our odometers.

In 2009, just two convertibles made their way to Big Bend National Park. In 2010, three top-down enthusiasts, (the Selfs, the Swanns and the Hallbergs) decided to take a springtime wildflower jaunt, and that turned out to be the very first drive of the Comanche

In Kerrville we are blessed with year-round topless driving weather. In the spring we typically travel north towards Mason and Llano in search of wildflowers. This year we returned to the Willow City Loop and Enchanted Rock with lunch in Fredericksburg. We

were not disappointed with this year’s display of bluebonnets, paintbrushes and poppies. The long summer days are perfect for spontaneous drives in the early evening. No RSVP required; just show up at the Welcome Center at the departure time. A short drive to Tarpley’s Mac and Ernie’s restaurant for a casual dinner with fun conversation under the old oaks, followed by a sunset drive home, can’t be beat. The summer also brings the Mexican free-tailed bats to the Old Tunnel State Park. Our Bourbon, Bats, and Burgers excursion combined a bourbon distillery, bat viewing at the tunnel, and burgers at Alamo Springs Cafe. During the Fall, Lost Maples State Park shows off it’s Fall foliage. A scenic, twisty drive followed by a short hike to view the Bigtooth Maples in their glory, and a picnic lunch make a perfect combination. Winter drives are mostly top-up affairs, and good food takes on added importance. The Christmas lights in Johnson City make a great winter destination. And The Laurel Tree restaurant in Utopia has great food and fabulous decorations at Christmas time. At any time of year, Highways 335, 336, and 337 in

Real County offer an amazing driving experience. Known as The Twisted Sisters, these roads are just a stone’s throw away from Kerrville. Google “best drives in Texas” and you’ll find them on the list. They run from the Edwards Plateau, down the Nueces and Frio River Valleys, and connect Rocksprings to Campwood and Leakey. Drive fast along these roads and enjoy a roller-coaster ride, or drive slow and savor the amazing scenery and solitude. These roads are pretty much empty on weekdays! On our recent excursion, we drove along all three of the sisters, with a slight detour to navigate the Rio Frio low-water crossing in Concan. The Comanche Trace Welcome Center is the starting point for our drives; usually a dozen or more cars join the group. After sharing “Hellos”, we hand out driving directions and lunch information; and then our convoy heads out onto Highway 173. North, south, east or west of here, all have wonderful backroads. On the open road we drive in a caravan, close to the posted speed limits, but we slow down when the scenery becomes special, or when the route becomes complicated. We’ve never lost a car from the caravan — well, perhaps just once! Our typical drive starts mid-morning, takes an hour or two to get to the planned lunch stop, then we

return on a different route back to Kerrville in the afternoon. We usually drive 150 to 200 miles or so and are usually home by mid-afternoon. We’ve also ventured much farther afield. We’ve done full-day drives to Sonora Caverns, the Painted Churches in Schulenberg, and the Shiner Brewery. Our longest drive so far was a four-day trip west of the Pecos, to Big Bend. That trip included hikes and drives along the border, a river crossing by row-boat into Mexico, and adventures in Terlingua Ghost-Town and Presidio. That drive was an opportunity to replay the 2009 adventure, this time with five cars. The Comanche Trace Topless Club is all about the journey, the destination, the food, and above all, the companionship. We’ve checked out peach, olive, and pecan orchards. We’ve petted alpacas and discovered great eateries — lots of great eateries.

The only thing that precedes it is its reputation. You won’t see other small aircraft out ahead of a Mooney — figuratively or literally. It’s a natural result of our obsession with piston singles. We’re not distracted by turbines. Or other flights of fancy. We simply create extraordinarily efficient, fast piston airplanes. With exceptional integrity. Built for pilots. Assembled by hand. And delivered with love. Reality is, the biggest competitor to a Mooney is another Mooney. At least we know our competition well.

Tips for retirement savings for the self employed By Jeff Talarico he choice to become self-employed can be a fulfilling journey but it comes with many responsibilities. Entrepreneurs just starting out are in control of virtually every aspect of their business, which includes their retirement. If you are self-employed or thinking about making the leap, make sure you prioritize your own financial future. Begin by exploring retirement plan options available to you.

T

Make retirement saving a habit If you are self-employed, you need to make retirement saving part of your routine. Although it may be challenging to determine what your salary is – and therefore what your retirement savings will be – make it a priority to set aside money each month. Even a modest amount can make a big difference in the total amount of your nest egg. Once your income is more consistent, consider increasing your contribution.

Savings options available There are a variety of retirement savings vehicles for self-employed individuals to consider. You can use one approach or a variety of vehicles to build your nest egg. Among the most popular savings options are: • SEP-IRAs: A Simplified Employee Pension (SEP) IRA allows you to set aside as much as 25 percent of your net earnings from self-employment, up to $54,000 per year in 2017. It is easy to administer, requires minimal paperwork, and gives you the ability to build a significant pool of savings for retirement. • Simple IRA: This is a fairly simple plan to establish for the self-employed or

18

July-September 2018

small business owners. You can contribute 100 percent of your net self-employment earnings up to $12,500 ($15,500 for those age 50 and older). As your own employer, you can also make a modest additional or matching contribution. • Solo 401(k): As a business owner, you’re able to make contributions as both an employer and an employee. As the owner, you can contribute up to 100 percent of your net self-employment earnings on a pre-tax basis, up to $54,000 in 2017. You can save an additional $18,000 ($24,000 for those age 50 and older) in the plan. For the individual contribution, you have the option of making either pre-tax contributions, or saving after-tax dollars into a Roth 401(k) that offers benefits similar to a Roth IRA. A 401(k) has additional administrative requirements that don’t apply to some of the other savings options. Individual Retirement Accounts (IRAs) Another potential option is to maximize annual contributions to IRAs. Those under age 50 can save as much as $5,500 (or 100 percent of income, whichever

is less) in an IRA. Those 50 and older can set aside an extra $1,000 above that limit. Contributions may be tax deductible based on your income. Otherwise, you may have the option to save your after-tax dollars into a Roth IRA, if you qualify. Earnings accumulated in a Roth IRA have the potential to give you a tax-free income steam in retirement, when all conditions are met.

Look for guidance Choosing which plan or combination of savings plans is right for you is a personal choice. If you have questions or want additional information about your options, contact a financial professional. No matter what options you choose, keep in mind that the best approach is the one that encourages you to create a secure financial future for yourself.
