Letter from the President Spring has arrived in the beautiful Hill Country, and Comanche Trace is continuing to thrive. We are excited to announce that we have started construction on our newest Phase, the “Shelton Gartenhauses,� which should be complete by this Fall. This area will feature 16 Garden Patio Homes adjacent to hole # 8 of the Valleys. The incredible views overlook multiple golf holes with close proximity to the Clubhouse. These homes will range in size from 1,800-2,700 square feet with multiple floorplans and selections to choose from depending on budget. We are also excited to see our enclave of 6 Villas start construction. The new Villas are located just past the Golf Villas on Clubhouse Road. They are nestled high on a hill overlooking several golf holes and feature extremely long vistas and are located near the Practice Facility. We expect these to sell out quickly! In addition, our custom home construction is at an all-time high. With approximately 30 homes under construction and 43 homes planned to start in the next 12 months, Comanche Trace is transforming right before our eyes. As our community continues to grow and prosper, we are so blessed to call such a special place home.

I

am grateful to be one of two individuals elected to represent the Homeowners on the Comanche Trace HOA Board.

My spouse, Sue, and I first came to Comanche Trace in 2006, and we ended up purchasing a lot in Phase 11. After 35 years with Nationwide Insurance, I retired in 2012, and we moved to Kerrville and rented a house while we designed and built our new home, where we have lived since October 2013. Since moving to Kerrville, I have served four years on the JDRF Board of Directors in San Antonio and spent the last three years on the Architectural Review Board here in Comanche Trace. Sue and I have two daughters who are married and living in the Dallas area, where we also have three grandsons. We love Comanche Trace, and I am looking forward to keeping up the great work by our predecessors in making sure this remains one of the very best places to live in the Hill Country. ello, I’m Steve Schlaffer. I am one of two new members of the HOA Board.

After a career in the oil and gas industry that took us from California to Texas and finally Pennsylvania, my wife, Debbie, and I retired and moved to Comanche Trace in 2015. We have three sons and a daughter. Debbie and I fell in love with Kerrville, as it reminds us of the small town we grew up in along the central coast of California. It also allows us to regularly see our seven grandchildren in Midland, Houston and San Antonio. I look forward to serving on the Board and can be reached at: sschlaffer@comanchetrace.com.

The Real Estate Market at Comanche Trace has a Spring in its Step

ccording to Texas Housing & Economic Outlook, statewide single-family sales are projected to accelerate in 2020, assuming mortgage rates remain relatively low and economic activity continues.

In Kerr County, home unit sales have grown from 2018 to 2019 in the following categories:

Golf Update Comanche Trace Welcomes new Golf Pro Our Professional Golf Staff has had a busy start to 2020. After receiving over 85 applications for our Head Golf Professional position, we were very pleased to announce the hiring of Jeff Hunter, PGA. Jeff came to us from Colonial Country Club in Fort Worth, Texas. Jeff has a wonderful professional resume including: Director of Golf at Oak Hills Country Club, The Club at Sonterra and Miramont Country Club. He was the recipient of the Bill Strausbaugh Award and has played

in several U.S. Open Tours. Jeff also qualified for the Senior Golf Professional Championship. He has served on the Tournament Committee for the STPGA and has also been a member of the Joe Black Cup Team multiple times. Jeff has two daughters in San Antonio, Texas. He began his fulltime status at Comanche Trace in February. We are eager to see the wonderful contributions that Jeff will continue to make for our Members and Club for years to come.

Golf Tip By Jay Maney, Senior Assistant Golf Professional

Consider your options

T

 he fastest way to lower your golf score is to improve your course management. This means that you should always consider where the next shot should be played from in order to give you the best angle into the green or away from trouble. From the tee, decide which side of the fairway offers the best option. Don’t lay up or hit an approach shot as close to the green as you can if you are comfortable hitting from another yardage. This may take some of the trouble such as sand or water out of play as well. If you are a long way from the green, choose a club that you are confident that you will hit well and not just the longest club that you have. On the green, consider where the best place to putt from is. Even the very best golfers hit a very small number of shots that they would call perfect in a round of golf. Golf is a game of misses, and if you can make better and smarter misses, your scores are bound to improve. Practice and range time are very important for your game to improve as well; however, there are other ways to lower those scores that are just as important. Consider taking lessons to learn more about course management.
