Dear Comanche Trace Residents and Property Owners, Spring is one of the best times of year in the Texas Hill Country. The weather is beautiful and there are plenty of events and activities to enjoy in the Kerrville community as well as Comanche Trace. We have added several new events to our calendar this year; such as Pasta Night, Member Mixers, Birthday Night and Trivia Night to name a few. We hope to see you at the Club soon! With our real estate and construction activity at an all-time high, there is no doubt 2019 will be another banner year for Comanche Trace. We currently have over twenty homes under construction along with fifty plus homes planned to start within the next twelve months. Our newest Phase, Comanche Hills, is complete with landscape, several homes under construction along with a few completed homes. With all the construction activity throughout the development, we are so excited to see our community transform before our eyes! We installed a new state-of-the-art camera system at the front entrance, which has the capability of capturing license plate numbers as cars enter and exit Comanche Trace. We are so thrilled to be one of the first communities in this area to have such a high-tech camera system at the main entrance and plan to eventually add additional cameras throughout the development. We also installed new fountains at the front lake near the Welcome & Sales Center. In addition, our HOA Landscape Team recently revegetated three of our neighborhoods and they look fantastic. Growth is happening across the board at Comanche Trace and we are so excited! We appreciate all of our residents and new buyers that have chosen Comanche Trace as their place to call home!

Word From the Board
There are many exciting things taking place with the HOA this year! After sharing some new ideas at the Annual Board Meeting last December, it is so fulfilling to see these ideas come to life. We installed new fountains at the front entrance lake. We also installed a new camera system at the front entrance and will eventually install additional cameras throughout the development for your safety and security. In doing so, this will eliminate the need for our annual summer staff by the summer of 2020. We are thrilled to be one of the first communities to have cameras throughout our development. In addition, our HOA Landscape Team has been hard at work with landscape improvement projects taking place in multiple neighborhoods and things are looking very nice. As you can see, great things are happening with your HOA at Comanche Trace. Happy Spring and I look forward to seeing you around the community.

What’s selling who’s buying? Comanche Trace sales staff finds ready success
I
am often asked about the local real estate market; specifically, everyone wants to know where people are moving from, why they chose the Hill Country and Comanche Trace, and what is selling best.
How does CENTURY 21 The Hills Realty sell more than any other real estate company in our area? In addition to a great sales staff, we buy premier advertising through internet portals such as Realtor. com, Zillow, Trulia, and Homes.com.
People moving to Comanche Trace and Kerrville come from all over the United States and from other countries too. For example, we receive inquiries from Australia, England, Russia, Mexico, China and more—most recently we had 3 sales to buyers from South Africa.
We syndicate your listing to over 200 websites. About 90 percent of buyers start their search on the internet so it’s imperative that all properties are seen. We also buy print advertising and although it’s nice to see properties in magazines, this is not where buyers come from.
Manchester Century 21 is a Global Company with offices in over 70 countries. C21 listings are automatically translated into the language of the country the buyer is searching from. This, coupled with international advertising, brings results!
You might think that most of those that move to Kerrville or Comanche Trace come from California. Though it’s true that we see a lot of buyers from the Golden State, buyers come from all over the United States; including the Midwest and Northeast. Lately, we have seen buyers coming in from Minnesota, Wisconsin, Illinois, and recently several from New York State. The greatest percentage of buyers still come from Texas, and of Texans, most come from the Greater Houston area or the Texas Coast. My motto is “Cast a wide net.” As a real estate company, you must put listings from our great area in front of as many eyes as possible. The results are impressive. In 2018, C21 sold 50 percent more listings and 60 percent more to buyers than any other company in our area.

Therefore we focus a great deal of our advertising dollars on superior photography, more detailed and complementary descriptions of properties, and casting that “net as wide as we can” by utilizing our position with the above-mentioned internet portals. Last year the Comanche Trace sales staff did an excellent job of representing buyers and sellers in Comanche Trace — selling 86 percent of all homes and 80 percent of all lots. C21 sold all properties over $500,000 and no other

company sold more than 2 properties total in 2018. This is the result of focused marketing. So the next question is “What Sells?” According to the Kerrville MLS’ all-inclusive sales figures, the category with the most unit sales in 2018 was priced between $300,000 and $400,000. About 49 percent of all residential sales fell between $200,000 and $400,000 and 35 percent were under $200,000. Approximately 13 percent fell between $400,000 and $750,000 — and 3 percent were over $750,000. The sales figures for Comanche Trace

Improve your game with quick, easy warm up By Mark Côté, PGA Head Golf Professional at Comanche Trace
T
his month’s Golf Tip: Steps to a good warm-up routine before going out to play. Proper conditioning before teeing off will lead to a better game and better scores.
Get to the Course Early It is important that you do not feel rushed, so allow time to complete this entire warmup period at a leisurely pace. Remember, your warmup routine sets the tempo for the day, so move slowly and relax. We recommend that you arrive at the course a minimum of one hour before your tee time.
Warm up on the green
Begin Warming Up on the Putting Green Putting is 43-percent of golf and the putting stroke is the slowest and smoothest of all strokes in golf. By spending time warming up on the green first, you will not only be prepared for the speed of the greens but you will also be starting the day with a smooth, deliberate tempo.

Spend 10 Minutes Chipping Around the Green To determine how much the ball will roll you must test the firmness of the greens. On hard greens, the ball tends to roll more than on soft greens. Also, different types of rough make the ball react differently when the ball hits the green. Spending time around the green will give you some ideas that will help you choose the

best greenside shots during the round, and where to land the ball on the putting surface.
Warm Up with Stretching Stretching can improve your range of motion by up to 17 percent. It also helps you avoid injury and it helps relieve chronic joint pain. This portion of your routine should take approximately 15 minutes.

Begin Your Full Swing Warm Up with Short Wedge Shots You should use a short tee for all your shots on the range. This will help you contact the ball crisply, which will breed confidence. Beginning with wedge shots also helps you start your routine with smooth tempo and rhythm. After hitting 10 wedges or so, begin working from your short irons up to the long irons and woods. Make each swing rhythmic and swing with complete balance control. Your last few full swings should be with the club you intend to use on the first tee.

Save the last five balls for some smooth, short wedge shots.
Time to go play You never want to stand around for more than a few minutes after warming up. If there is a delay, stand to the side of the tee and make slow swings and stretch to stay loose. Warm up with short wedge shots

Resident & Pet Spotlight Q: How long have you lived in Comanche Trace? A: We moved to CT in 2015 to break ground on our home. Manon was here full time and I, Mark was part time while working in Angola. We then moved back to Nigeria late 2016 and we finally returned permanently this past September.

Q: What made you choose Comanche Trace? A: We first moved to Texas in 1988 and we spent a considerable amount of time camping and exploring the Hill Country. We fell in love with the area and we knew that we wanted to retire out here somewhere. We found CT and we eventually bought our lot in 2004. Q: What field of work are/were you in? A: Manon was a teacher and taught Pre-K through First Grade until she elected early retirement in 2010. I am a Mechanical Engineer and I was a Project Manager on several major capital projects in North America, Asia, Eurasia and Africa until retiring this past October after 32 years with Chevron. Q: What do you like best about living at Comanche Trace? A: We love the fact that CT is in the heart of the Hill Country. We enjoy the easy access to the golf course, the weather, the Hill Country scenery, the laid-back atmosphere, the small towns around Kerrville and the fact that there’s no traffic!

twice for a total of 10 years and we have spent so many amazing vacations on those two beautiful islands. Q: What is the worst food that you’ve ever had to eat to be polite? A: Manon tasted Durian at a cultural event in Indonesia. It is definitely an acquired taste! For me, it’s sheep brain. It’s a custom in Kazakhstan for the senior person at a formal dinner event to eat the brain. Tip: make sure you invite your boss to all formal dinner events.
Q: What is your favorite thing to do in Kerrville? A: We love walking our dogs in CT, along the River Trail and on the trails in Schreiner Park. Q: What hobbies do you enjoy? A: We’ve enjoyed traveling overseas for the past 25 years. We now hope to spend more time traveling within the US and Canada. Manon is taking a Spanish class and I love to spend time in the garage. We are also looking forward to exploring the Hill Country back roads in our new sports car. Q: What is your favorite sport to watch? Play? A: We both enjoy watching tennis and playing golf. I am an F1 fanatic and I also play tennis and swim. Q: Where is your favorite vacation spot? A: Bali and Lombok Islands, Indonesia. We lived in Indonesia
Q: You’re the new addition to a Crayon Box. What color would you be and why? A: Manon – Blue, Mark – Red. These are our dominant personality traits on the Equilibria E-Colors Model. Blue is “Relator”, Red is “Doer.” Q: What is your favorite decade of music and your favorite song? A: The 70s, of course. We don’t have a favorite song, but we have several Gigabytes of great music on the iCloud as I recently digitized most of my albums. Q: What was your first job? A: Manon was a Hostess at St. Hubert restaurant in Trois-Rivières, Quebec. It should be noted that she was fired after 30 minutes on the job on her first day. I refilled propane tanks in -30F° (or worse) weather in Winnipeg, Manitoba during high school. It was the prime motivator for me to focus on my studies and to go to University, by the way.
Dogs: Milo & Mystik Q: What are the names, ages and breeds of your pets? A: We have two German Shepherds — Milo and Mystik. They are brother and sister, however, not from the same litter. Mystik is five and Milo is four years old. Q: How long have you had your pets? A: We’ve had Milo since he was a puppy and we adopted Mystik about three months ago from my brother-in-law who is a German Shepherd breeder.
Q: What are some of your favorite activities to do together? A: We love going for walks on the River trail, in Comanche Trace and to different parks in the Hill Country. Milo loves to swim in our pool. He’s always ready to go in no matter what the temperature is! Q: Any funny stories from puppy-hood until now? A: Milo can open doors. He can let himself in the house whenever he wants. The problem is, he refuses to close the door behind him.
Q: What made you choose the breed and specific dogs? A: We’ve always loved German Shepherds. We’ve had three other German Shepherds before Milo and Mystik. They are curious, alert, intelligent and eager to learn. They are not inclined to indiscriminate friendship, but once you’ve gained their trust, they are the most loyal dogs and also great family companions.
Q: What is the farthest you’ve traveled together? A: They are both originally from Shawinigan, Quebec. Milo’s first home was in Jakarta, Indonesia. He then moved to Texas, to Lagos, Nigeria and finally back to Texas last September. We drove Mystik from Quebec to Texas over a five-day journey last November. They are both very good travelers.
Q: What are their favorite treats? A: They love peanut butter dog cookies and Greenies.
Q: What is their favorite toy? A: Milo loves his pool toys. He goes crazy when we take them out. Mystik likes to prance toward her toys when she fetches them.
Q: Any human food? A: We never give them left overs but they do eat boiled chicken or turkey with veggies, hard-boiled eggs and rice everyday mixed with their dry food. So, in fact, they probably eat much healthier than we do.
Q: Any fun fact or note that you would like to add? A: Nigerians are terrified of dogs, even tiny ones. Whenever we would walk with Milo in the neighborhood, we would part the sea with people running and hiding from him. If only they knew how sweet and friendly he actually is.

hile the green may be the most eyecatching thing at Comanche Trace, there are plenty of options of fun and fellowship off the golf course, too. With myriad groups, clubs and a host of regular activities, there’s something for everyone. BOOK CLUB
The Comanche Trace Book Club was started in 2006 by a few Comanche Trace members who wanted to share their love of reading with other members. It is a coed group and as such, the reading lists have included a variety of genres from revisiting the classics to current bestsellers. Local authors are often featured and are invited to present their works to the Book Club and other interested Comanche Trace members. The Book Club has seventeen active members, and unless there is an exception, the club meets on the third Tuesday of each month in individual homes. July and August are skipped because many of the members travel during the summer months. A brief social hour is followed by a discussion of the current month’s selection. The discussion can focus on the body of an author’s work or an individual book. The

author’s biography is reviewed to put the selection in context; the book’s theme and plot are highlighted as is character development. Everyone has an opinion and the discussions often include ideas that one has not considered before. The reading list is compiled at an annual Book Selection/Christmas Party. Each member is invited to recommend a book for the group that he or she would be prepared to facilitate. If the number of nominees is greater than nine, a vote is taken to determine the most popular. It’s not necessary to have read the book to nominate it, but there must be a synopsis so the members can make an informed selection. It is a festive event, including spouses, where each member contributes a beverage and/or appetizer. The Comanche Trace Book Club is open to all Comanche Trace members. Each month’s selection is featured in the Sunday eblast with date, time and RSVP contact information. COMANCHE TRACE BRIDGE CLUB Did you play Bridge once upon a time or wanted to but were too busy? Are you still intrigued by the game but feel your decades-old experience may be too rusty? Have
There are currently about two dozen members in the Club, nearly split by gender and ranging from 50 to 80+ years of wisdom. Spouse doesn’t play? Not an issue, since many play without.

The Club meets once a week in the CT Ladies Locker Room. Our interaction is not only playing cards; we also enjoy the social mingling before and after the play, and once a year have a great party including spouses in one of our homes. If you need to learn or brush up on your game, members will gladly help. Last fall we held a class of instruction for “new guys” that went for several weeks before those attending felt comfortable playing with the rest of the members. We intend to do that again if there is enough interest. This game is not like Spades, Hearts or Poker. It’s the most widely played board game in the world and has been for over a century for a reason: short of chess, it requires more skill to play well than any other. Yes, like any game, it requires understanding of the rules and techniques that work best, but is fun to play even if not a pro. Come and join us! TEXAS 42
Texas 42 Dominoes is a trick-taking game played with double six dominoes. This game’s history is an astounding 132 years old! In 1887, two young
schoolboys of then Trapp Springs, now part of Garner, Texas, developed this tricktaking domino game because the moral standards of the day did not allow them to play cards. After handing this game down over the generations, Texas 42 has not only become one of Texas’ favorite pastimes, but in 2011, it was designated the Official State Domino Game of Texas. The Comanche Trace Texas 42’s first official game day was June 23, 2017. Their third season began on February 20th. Game Day falls on the third Wednesday of each month, with the exception of December. Game days for this quarter are April 17th 4p.m., May 15th at 4 p.m., and June 19th at 4 p.m.
We have 108 people on our member list at this The Comanche Trace Bridge time – and are Club meets on Tuesdays at 2 p.m. always interested in increasing that number! The more the merrier. Not everyone is able to participate each month, so the number fluctuates from game to game with average game turn out of around 35-50. We are an eclectic group with many different outside interests and a lot of our members have met for the first time while playing! This group is a great way to meet new friends — and you’re sure to find someone with the same interests! We welcome you to come play, or encourage you to try it out if you’ve never played! Every month, a game invitation requesting an RSVP is sent out by Kristen Crandall. There are always refreshments & bar staff to meet everyone’s needs. Tips to help save for retirement
A
s you think ahead to retirement, do you ever worry that your savings nest egg may come up short? If so, you aren’t alone. Many Americans are finding that they are not as prepared for retirement as they should be. The good news is that if you’re employed, it means that you may still have time to get your retirement fund in order. Take advantage of your sense of urgency, favorable tax rules and your current paycheck to devote more toward retirement savings. Whatever you can afford to save today has the potential to make a difference once you retire. “Catch-up” rules are helpful Current tax laws tend to work to your benefit as you grow older, most notably “catch-up” contributions, which are designed for those 50 and older. At this age, you can contribute an additional $1,000 annually, or a total of $6,500 per year (or 100 percent of your earned income, whichever is less) in either a traditional or Roth Individual Retirement Account (IRA). The maximum for those under 50 is $5,500 per year. Older workers can save significantly more through their workplace retirement plan as well. While the standard limit for annual contributions through salary deferral for 401(k), 403(b) and 457 plans is $18,000 per year, those 50 and older are allowed to set aside as much as $24,000 annually in these plans. If you’re able to allocate more money to retirement starting at age 50, the impact on the total amount you have saved can be significant. If you “max out” your contributions to workplace savings plans and IRAs, that would amount to an extra $7,000 per year, or $14,000 annually for a couple. A couple that continued to save the extra $14,000 each year of work until retiring after reaching age 66, could put an additional $238,000 into their retirement plan. That does not factor in any market swings, including potential growth that may occur from investing those dollars. Other reasons to be encouraged As the clock ticks down toward retirement, there are other steps you can take to solidify your nest egg:

• Calculate the amount you need to live the life you want in retirement and compare it to what you have saved. Be sure to include costs for living expenses, healthcare and pursuing your retirement dreams, such as traveling. This reality-check exercise allows you to create a plan for how to fill the gap between your savings and your dreams. • Many Americans reach their peak earnings years in their 50s and 60s. At the same time, you may be finished or almost finished with paying for your children’s college tuition or your mortgage payments.
