Letter from the President Dear Comanche Trace Residents and Property Owners, Once again, we are experiencing a stellar year at Comanche Trace. New home construction has reached a record high with 30+ homes under construction and 45+ homes planned to start within the next 12 months. We have a few resale homes on the market as well as a few spec homes for sale. However, with all the activity we are witnessing, these homes will not be available for long. If you have an opportunity, please come out and see all the new construction, including our newest Garden Patio Phase, Comanche Hills. Overall, the Golf Course and Club Operations are doing fantastic. Our new Superintendent, Jeff Franklin, who joined our team back in the spring, has made immediate improvements to the course. Member satisfaction is at an all-time high, and our new Club Events have been very successful with great turn out. We are excited to see the continued growth at Comanche Trace, and I encourage you to stop by to experience all that Comanche Trace has to offer.

Word From the Board We are excited about all the activity at Comanche Trace. Our new fountains were installed at the front lake and have proven to be a great new addition. The landscape improvement projects have been completed in four of our neighborhoods. We are excited about the new state-of-the-art camera system as well. Alex is doing a fantastic job overseeing the HOA yard maintenance staff. We are very pleased with the program we have in place and appreciate all the compliments we have received. Our Architectural Review Committee has been very busy, with all the new construction. The ARC reviews all plans related to the exterior of the home, which includes landscaping, exterior elevations, materials, color, etc. The following individuals serve on the ARC for Comanche Trace: • Steve Forbus — Homeowner Representative • Dennis Rollow — CTRCA Administrator • Mike Sigerman — CTRCA Vice President • Trevor Hyde — President of Comanche Trace & CTRCA • Eric Mustard — Licensed Architect from Fredericksburg As we continue to grow, we will make sure that we do so in a manner that is complementary to the development. We are very pleased with the community as well as the direction it is heading.

resales have been nothing short of amazing. As a company, we are ahead of where we were this time last year, and we see no signs of it slowing down in the future.
From our state flower, the iconic Bluebonnet that dots the Texas highways, to the vibrant Indian Paint Brushes that fill our fields to the delicate Pink Evening Primroses — colors abound around us — filling us with inspiration and hope for the future.
The fact that many of the people who are moving to our little paradise are coming from areas that are traditionally more expensive means that they are finding significant and unequaled value.

It’s these sights of growth that remind us that we are entering a new season. Nowhere is that more evident than here at Comanche Trace. With 30 homes under construction and 45+ to begin within the next 12 months, we are seeing a strong, continued amount of activity. New homes are entering the market constantly. Like our native flowers, these unique homes come in all shapes, sizes and colors. They also don’t last long. The good news is that, unlike the flowers, our highly accomplished builders are ready to work with you any time of the year to help you fulfill your dream-homedesires. The real-estate market for both new home sales and
In addition to the real estate market, we are seeing growth in our community. A recent article in The Kerrville Daily Times reported that we could be seeing 3 nationally recognized brand retailers entering our area, headlined by Dunkin Donuts, Harbor Freight and Wing Stop. This, of course, is in addition to the news that Hobby Lobby will be coming to town early this fall. All of these are more than positive signs; they offer proof that we are living in a healthy community with an eye that is focused on the future. I don’t know about you, but I’m excited. Golf Tip Pitching/chipping into and down grain ave you ever had a perfect lie H when chipping and hit the ball heavy? Or
looked at your lie and saw the nice shiny grass and bladed your chip?
Example of pitching into the grain.
Example of pitching down grain.
20
July-September 2019
Then you were probably pitching/chipping the ball into the grain or down grain. Living in the South brings Bermuda grass common to our roughs and fairways. When daytime and night time temperatures reach 150° for a total, then the Bermuda grasses really thrive in their growth. I encourage all players to look at their practice
swing results when getting ready to chip. If you see the grass come up, then you are most likely pitching into the grain. If the grass is shinier and the club is striking the turf and bouncing through it very easily, then you are mostly likely to be pitching down grain. As a recommendation to improve your pitching consistency, we recommend that you think about using less bounce when pitching into the grain and increasing your bounce when pitching down grain. In addition, you will notice that your ball will stop more quickly when pitching into the grain and will tend to roll out when going down grain. Nothing replaces sound fundamentals; however, understanding the lie of your ball and the grass associated with your lie can only help improve on creating a consistent desired result. If you have any questions about pitching the ball, about grain or other club or golf swing related questions, please do not hesitate to contact your Comanche Trace Professional Team.
