Letter from the President The trees are leafing, the birds are chirping and most everyone has had a sinus infection. Those three things pretty much sum up the arrival of spring if you live in the Texas Hill Country. I still wouldn’t trade this little slice of heaven for anywhere else though - OK, well maybe the Caymans, the Bahamas or the Sunshine Coast of Australia. I hope each one of you had an enjoyable winter and are ready for a little warmer weather. There are some things we, as the Board of the Home Owners Association, would like to consider doing, but it’s going to require some help. I am in need of about 10 homeowners who are willing to sit down with us, hear the plan we have and brainstorm with us on how we might be able to accomplish this goal. If you are interested in serving please let me know. You can email me directly at Jeff.RHPOA@gmail.com or call my cell phone at 830.459.6525. I will put your name on the list and let you know when the first meeting will be. I bet you’re asking yourself right now what the plan is ... well, all I can say is volunteer and you’ll find out. I will say that what we want to do is sure to help our neighborhood become safer and should result in an increase in the desirability to live in Riverhill and we should see our property values become more stable. You do NOT have to be a member of the RHPOA, so please consider this. I hope you find the tips and articles in this issue to be of value to you. If you have any ideas for future issues, please send them to Andy Magee at andymagee1@mac.com. We really do want to make this magazine useful and enjoyable for you. In 2018, your board brought two new things to the residents. One was the inaugural Ice Cream Social which brought more than 100 people out to enjoy fellowship with their neighbors on the beautiful grounds of the Mansion. The second was our Christmas Lighting Contest. Both of these events were fun and exciting to all who participated. Keep your eyes open for more information on our second annual Ice Cream Social, which will be held on Saturday, July 6th. Remember this is open to all residents of Riverhill. Then, of course in later issues, look for the registration forms for the Christmas Lighting contest. I would love to see even more homeowners involved. I encourage you to consider helping with our project. We want your voice to be heard. Also, I would like to point out that our board meetings are open to all property owners so if you are ever interested in attending, just look on the website for the dates, times and location of our meetings. Did you know? Tips to root out seasonal allergies: • Stay indoors on dry, windy days. The best time for outdoor activity is after a heavy rain that clears pollen. • Avoid going outside early in the morning when pollen counts are at their highest.

• Wear a pollen mask if you do outdoor chores. • Check local newspapers, TV stations or online for pollen forecasts and current pollen levels.

• Take allergy medication on days when high pollen counts are forecasted to nip it in the bud early. • Keep indoor air dry with a humidifier.

• Use a portable high-efficiency particulate air (HEPA) filter in your bedroom. • Rinse nasal passages with saline solutions (nasal irrigations).

At the APOR Christmas party several members attended and enjoyed a night of fun festivities. Additionally donations were taken at the event and the amount donated exceeded expectations! APOR members tripled the amount of donations from the previous year to approximately $640, in addition to numerous Christmas gift donations. A special thank you! Early Thanksgiving morning, we were traveling on Hwy 281 North when we struck a deer in a very remote location. Our vehicle was severely damaged, the airbags deployed and it was not drivable. Fortunately, we were not injured. Because of the time of day, and the fact it was a holiday, we were unable to secure a rental car. So, as we stood on the side of the road with all our belongings watching our car being towed away, we

didn’t know how we would get back home. This is when the Texas Highway Patrol Officers working our accident came to our rescue. They coordinated with other Troopers to arrange transportation for us back to Kerrville. It would take three different cars, but it went off without a hitch. Needless to say, our car was loaded for our holiday visit. We had gift bags, suitcases, hanging clothes, an ice chest plus all the personal items that were

in our damaged car. We had a lot of stuff! Not a problem, they said, and loaded all our belongings into the first Trooper’s car. As we passed through their different jurisdictions, we met up with the next Trooper who unloaded our belongings from one car and reloaded them to the next. They could not have been kinder, more caring or more professional. They were concerned about our well-being and comfort the entire trip. A special THANK YOU

Q: What are you most proud of? A: All that Judy and I have accomplished in the

43 years of our marriage. Locally it would have to be my 15 months serving as Place 4 Councilman on the Kerrville City Counsel…including hiring a new City Manager and laying the groundwork for

Kerrville 2050, our city’s Comprehensive Plan.

Q: What is something you think everyone should do at least once in their lives?

A: Travel to as many other countries as they possibly can.

Riverhill Gardeners By Nancy Foster

C

indy Anderson is a true gardening aficionado and loves spending time beautifying the landscape of the home she has lived in for eleven years. She champions the Hill Country Master Gardeners by providing her knowledge and techniques and is now active in the Kerrvillebased organization. She has served in many areas, including contributions to the expansion and redesign of the demonstration garden at 3775 Hwy. 27E. For her own landscaping, Cindy favors native plants that are evergreen and ones that provide benefits to

bees, butterflies, hummingbirds and wildlife. She cites the Texas Mountain Laurel, Yaupon Holly and Coral Honeysuckle as personal favorites. Cindy uses mostly native plants, but will mix in adaptive plants that do well here. She loves the Mediterranean herb rosemary and says, “I can’t imagine landscaping without rosemary”. Among favorite plants for color are scarlet leather flower, yellow esperanza and Japanese persimmons. Cindy is also active with the Native Plant Society of Texas, Kerrville Chapter and writes quarterly articles for local periodicals on their NICE! program (Natives Instead of Common Exotics). errville City Manager Mark McDaniel moved his family to Riverhill less than two years ago, and it didn’t take him long to put his own stamp on his landscaping, a passion he admits is relaxing.

• A low water or drip irrigation system with a heavy mulch on top to keep an even soil moisture.

• Periodic pruning of dead wood or unhealty branches

• Most importantly, a fence to keep the deer, rabbits and other animals out.

Mark said. Mark carefully designs his garden before planting, then prepares the beds with deep, rich soil to help plants develop a strong root structure. He prefers to plant in raised beds with amended soils, “particularly for plants that prefer a more acidic soil rather than our native alkaline soil”. Mark grows herbs and vegetables in raised beds (tomatoes, summer squash, jalapeno

peppers, spinach, thyme, basil, mint, etc.), in fenced-in areas to combat invasion from unwanted deer. Eye appeal takes center stage in his planning. He maintains that “texture is as important as color” and frequently contrasts large leafed shrubs with smaller leafed plants for visual interest. For bursts of color, a variety of Earthkind, antique, tea and climber roses add drama to his beautiful landscape.

va Smith considers it her good fortune that the previous owner of her home on Oakland Hills Lane was an avid gardener. Eva loves to garden as well, claiming “it must be in my DNA since

my mother and grandmother always gardened”. Eva definitely inherited a green thumb; in 2018, her home was awarded Yard of the Month. If you drive by Eva’s lovely

grounds in April, you’ll see a profusion of delicate color, the result of many pink double-ruffled poppies. Poppies are somewhat easy to grow, she claims, but they do require gathering the tiny seeds and replanting them in staggered

plantings throughout September. Compliments frequently come her way and she is happy to share a few seeds with those who want to try their luck at poppy growing. Her tip: mix the tiny seeds with sand for a more even distribution.

In addition to her famous poppies, Eva favors periwinkle for color and she finds them to be deer resistant, amaryllis lilies and Knock Out Roses. This assortment extends the blooming season from spring right into fall.

For Eva, the ultimate compliment is when people drive by to enjoy her lovely landscaping. “I just love being part of Riverhill”, she says, “and I’m thrilled that others enjoy my beautiful flowers.”

Five Questions to Answer Before Buying a Second Home

M

any people dream of having a place to call home in their favorite ski, beach or tropical destination. While owning a second home may make sense for a variety of reasons, it’s a major decision that can impact one’s financial situation for years to come. If you’re contemplating a second home at your favorite vacation spot, here are some things to consider.

If you envision the home as a second family space, be sure it’s truly a good fit for your lifestyle. If you are still working and can only use it for a couple of weeks per year, the expense and upkeep may be hard to justify — unless it provides the vacation escape of your dreams. Alternatively, if you are imagining it as a rental property for a long-term resident or short-term renters, there are other considerations. Is it reasonable to assume that the potential income generated makes it a good investment, especially when considering other costs (see below)? Or are you looking at this as a property that needs improvement but that you can eventually sell for a profit after you put some work into it?

If you need to take out a second mortgage to make the purchase, will it create any risks for your monthly cash flow, either now or in the future? This question is particularly relevant if you already have a mortgage on your primary residence or are close to or in retirement. Taking on debt will carry a degree of risk regardless of your financial position, so you need to feel confident that it will not be a stretch for you. If you can afford to pay cash for the property, the question is whether that is the most effective use of your available funds compared to investing it in other ways.

For example, if you are looking for a warm weather getaway for the winter, will the home meet your needs? If you are considering renting out the property, is the location one that can attract renters at a price that makes it a worthwhile investment?

4. Are you prepared for the

extra expenses?

Beyond the initial purchase and mortgage, prepare to duplicate other expenses you already have with your current home — utilities, furnishings, maintenance and improvements. If the second home is far away from your current one, consider the cost of hiring professionals to help with managing and renting the property.

Additionally, you may want to meet with a tax advisor who can help you assess the possible tax implication of a second mortgage or rental income.

5. How does the purchase fit

within your overall financial plan?

Perhaps the most critical question is what your purchase means from a comprehensive financial planning perspective. Does it fit your overall strategy and help you achieve your primary goals — or at least not detract from achieving them? Talk to your financial advisor to help you evaluate the financial wisdom of this move before you make a final decision.

By Matt Perry I had a lot of cool experiences while visiting my brother and his family in Africa. Seeing them was definitely the highlight of my trip, but I also got to go out and see some really cool wildlife that I have only seen on the TV show Animal

was yet another national park called Lake Mburo. This is where we went hiking and also ate lunch at a nice restaurant. While eating, you are able to enjoy views much like the one shown here. We were able to see these elephants at Queen Elizabeth National Park. We were able to drive up on a whole herd of elephants which was really cool! When you drive in, you pay for your vehicle and you get to drive your own vehicle through the park. These elephants were minding their own business at first, and then once we got closer they started to walk towards us. That’s when the

all amazing and breathtaking. The weather was amazing while I was there. They have a “wet season” and a “dry season”. I was there for the dry season which means it does not rain nearly as much. The temperature was great only getting up to 85 degrees during the day and getting down in the 60’s at night.

In the top left portion of this picture you can see a pile of avocados that are very big. Avocados in Africa are almost twice the size as they are in the U.S. Here you can see I got to go in to the same cage as a cheetah. We got to pet it for as long as we wanted which was only about 2 minutes and then we were satisfied. We were told not to make any sudden movements while we were in the cage or else, well it's a cheetah, so you get the picture.

Our Club Members Are Our Passion Our remarkable golf club started with a friendship between golf legend Byron Nelson and renowned course designer Joe Finger. That tradition continues today with the friendships still formed and strengthened on the rolling hills of Riverhill Country Club just as Byron Nelson had hoped.
