MASS TIMBER DESIGN | RFP PROPOSAL THROUGH CONCEPT

The original, RFP-winning concept design included a mass timber addition that would house the new discovery commons, library, and dining program spaces through the use of 5-ply cross-laminated timber and glulam columns + beams.

Primary reasons included:

• Lower Embodied Carbon + Biophilic Response to Client Goals

• Offer cost alternative to increased steel prices (May 2020)

The project is a six story, type IV-C higher-education residential hall supporting 96 individual student units with bedrooms clustered around communal living rooms and adjacent to exterior circulation spaces. The exposed mass timber superstructure consists of 5-ply cross laminated timber (CLT) floor panels with 6 3/4” X 16 1/2” glulam columns & beams on a grid approximately 15’x15’ max.

A six-story, 70-unit mass timber complex with a separate intimate pedestrian/retail alleywalk, inspired by Japanese Yokocho alleys, and a light-filled central atrium. Light-frame wood bearing & shear walls are combined with 3-ply & 5-ply cross laminated timber (CLT) floor panel

to compose five levels of multifamily space above a post-tensioned concrete retail podium

NOTABLE FEATURES

• Averaged three-days/floor for CLT and six-days/floor for light frame timber

• Moisture monitoring + pioneered the use of S.A.M. at CLT seams for mitigation
