Free internet at Frasers Frasers Hospitality has recently announced the launch of unlimited free Internet access across all of its properties worldwide. The internet access is online 24 hours a day and kept secure, enabling residents to communicate across different time zones. The free service is also available at designated iMacs workstations within individual properties. The new service follows closely behind the launch of the group’s new mobile website (www.frasershospitality. com). Hundreds of thousands wasted each year on accommodation Corporate travel buyers waste hundreds of thousands each year on accommodation. According to the Marlin Serviced Apartments Report, major corporate travel buyers managing accommodation for 100 travellers staying in London for 30 nights per year can save £277,350 (US$416,860) per annum simply by switching from hotels to serviced apartments. Marlin Apartments’ calculations show that corporate buyers – large and small – can save between 30% and 40% on their accommodation costs by making the switch. “As well as being significantly more cost effective than equivalent hotel stays, serviced apartments offer corporate travellers all of the facilities and benefits they are used to from hotel accommodation, plus they offer corporate travellers the freedom to spend their down time as they please rather than being tied to the inflexibility of a hotel stay,” commented Marlin Apartments’ managing director Susan Cully. She added that through word of mouth and support from the Association of Serviced Apartment Providers, buyers and travellers are becoming increasingly aware of the multiple benefits that serviced apartments offer and “the sector is finally getting the recognition it deserves”.

Ascott expands into Nanjing The Ascott Limited has secured a contract to manage its first serviced residence in Nanjing, China. Slated to open in the second half of 2014, the property will be named Citadines Baijia Lake Nanjing and will have approximately 290 apartment units. Citadines Baijia Lake Nanjing will be located near the city centre in Jiangning District, which is home to Nanjing’s largest economic and high-tech zone. More than 2,000 foreign enterprises are based in Jiangning District. The property is situated near a slew of facilities, including schools, restaurants, shopping centres, supermarkets, and Jiangning Hospital. The property is also next to a metro station, and a 15-minute and 25-minute drive from the Nanjing high-speed railway station and airport respectively. “China is Ascott’s fastest growing market. It is also our strongest market where our revenue per available unit in 2012 increased by 15% over 2011,” said Chong Kee Hiong, Ascott’s CEO. “Besides building on our presence in tier one cities in China, we have been expanding into high growth cities where strong foreign investment has generated a large demand for serviced residences. “Nanjing, the capital of Jiangsu Province, is one of these high growth cities, with an economy that expanded by an average of 17% per year over the past five years,” Chong added.

Pay cuts drive down luxury-home rent rises Hong Kong’s foreign expatriates in the financial industry are counting their pennies more tightly. Cuts in their housing allowances have caused a dip in demand for luxury properties in the special administrative region, causing the rate of increase in rents for these houses to lag behind their mainland counterparts in Beijing, Shanghai and Guangzhou. According to Knight Frank’s prime global rental index, Hong Kong’s rate of rent increase for luxury homes is ranked fourth among Asian cities, but the prices of property are still the world’s highest. Hong Kong posted a 3.7% year-on-year increase in luxury rents last year, while Beijing saw the highest average increase in Asia of 8.5%. This was followed by Shanghai (6.1%) and Guangzhou (4.7%). With smaller budgets, expatriates are being forced to look for smaller apartments, thereby boosting rents for mass and mid-range housing, Patrick Chow, head of research at Ricacorp Properties, told the South China Morning Post. This is indeed reflected in the jumps in rent by an average of 16.8% in the low-end to mid-range market last year, Chow noted. ISSUE 13.6

For families that are relocating, nothing can be more daunting than choosing the right place to stay. In a foreign location where nothing is familiar, it is crucial that the choice of residence is one that can accommodate the needs of every family member. In Singapore, a myriad of options are available, making the decision even more challenging. However, most agree that compared to hotels, serviced apartments are a more suitable choice for relocating families – for several compelling reasons. “A serviced apartment provides the expatriate the flexibility to flow into a routine of doing family chores and having family meals at home once more,” says Henrietta Chong, General Manager, Great World Serviced Apartments. “Dissimilar to a hotel which has limited space, families can cook their own meals and wash their own laundry and enjoy the relative spaciousness of serviced apartments. It effectively allows them to sustain a level of their routine life, making settling in a different culture and country a little less painless,” she adds.

Given the significant costs associated with international assignments, HR cannot afford not to maximise the chances of success, and happy families make for more effective expatriate staff.

Managing costs For relocating families to ascertain if a serviced apartment is a good fit and value for money, experts advise they ask as many questions as possible up front. It is best if the correspondence is done way before check-in as doing so as to allow needs to be met, especially if they are unusual requests. “When a reservation has been made, mobility managers or HR should provide as much information as accurately as possible,” says Chong. “For example, the correct age of the children will ensure that children amenities are arranged prior to check in. If any of the family has special medical needs like a severe allergy to nuts or dust, then the apartment has to be cleaned not just thoroughly, but by a specialist.” Contrary to popular belief, top service does not always have to cost a bomb. “Serviced apartments can be more economical than long term stays at hotels, and they also provide additional benefits,” says Donadel. “They provide bigger living and working areas than some hotels, and our two-bedroom suites are ideal for families as they allow communal living.” Chong agrees that serviced apartments can be value for money. “Cost is almost always a consideration and in a small island city like Singapore, space equates to cost – every square foot is a cost to the organisation,” she says. “If due diligence is conducted, accommodation a mere five or 10 minutes from the central business district or Orchard Road can be newer, bigger and cheaper.”

Here in Singapore, housing ranked third, with 41% considering it a significant challenge. Top requirements
International assignments have been growing in number despite an uncertain global economy. Companies reporting growth in international assignee populations increased by nearly 50% in 2012, when compared to the previous year, according to the 2012 Global Relocation Trends Survey report by Brookfield Global Relocation Services. Another report, the 2012 Global Trends in Relocation: Biggest Challenges Survey by Cartus has revealed that Singapore, together with the US and China heads the list of destinations receiving assignments over the past two years.
Location is a critical factor in the choice of a serviced apartment. Expatriates and business travellers typically seek properties in prime city locations, within or near central business districts, embassies, retail, dining and entertainment facilities, and with easy access to transport networks Space is next on the list in land-scarce Singapore. According to Eric Ow, from the marketing communications team at Oakwood Asia-Pacific, one of the most attractive features in a serviced apartment is room to move. “Given a choice, no one wants to feel ‘cramped up’ due to the limited space they are forced to live in, ” he says. Spacious living units enable residents to get creative with their space, providing extra room for additional cupboards, a foosball table, a pet’s corner or even a putting green, adds Ow. Security is another top concern, says Tan Boon Khai, Regional General Manager for Singapore and Malaysia, The Ascott Limited. All Ascott properties have stringent security measures in place. These include 24-hour security services, closed circuit television surveillance and electronic key card access for lifts and apartments. “As our serviced residences cater mainly to expatriates or business travellers on project assignments, there is lower guest turnover and human traffic on a daily basis. This provides greater privacy for our residents and it is easier for our staff to identify unfamiliar visitors,” Tan adds. Well-thought out amenities, such as a fully-equipped kitchen, can also help residents feel at home, Ow says. “After a while, you just get tired of eating out and want to have something from home or that you can make yourself,” he says. “And I don’t mean just heating food up in a microwave.” Kitchens with stoves, rice cookers and ovens enable residents to whip up anything from fried noodles to a full Thanksgiving dinner. Apartments equipped with a washing machine and dryer are also well-received, Ow says. “Travellers tend to pack light and not every piece of clothing needs to be sent out to be cleaned. Our guests and residents enjoy the choice of doing their own laundry.”

The availability of business support facilities and internet access are two more plus points for today’s savvy business travellers. Many long-term guests at Oakwood’s properties also turn part of their apartment into a home office. “We will assist them to set up the area, with an extra router and power cable so that they can comfortably work from the privacy of their own home,” Ow says.

Guests and residents at Oakwood also benefit from ‘flexible meal plans.’ According to Ow, there are guests who work on western-hemisphere time and do not make it for breakfast during the allotted hours. “Even though breakfast is the only meal included in their rates, we make them lunches or dinners to suit their body clocks – this is very much appreciated by them,” he says.
Settling in Moving into a new city can be a culturally and socially daunting experience for some international assignees.
