Hotel industry remains resilient The latest research from Hogg Robinson Group (HRG), an international corporate services company, shows Asia-Pacific’s hotel industry has been resilient this year, with an overall increase in average room rates from 2012. Rates have increased in nearly 70% of the top 50 cities in this region, with Singapore seeing a 4% rise over the last year. “While the early sign of recovery in hotel prices is encouraging, it is a surprise that in certain key cities, the rates are not as high as the market had expected – in many cities this is attributed to new supply,” said Margaret Bowler, Director – Global Hotel Relations at HRG. “On the whole, occupancy is increasing faster which, coupled with continued high demand, means we are likely to see rates climbing in certain markets in the second half of the year and beyond.” The survey also shows the rise of the “megacity” – 11 of the top 50 cities by room rate are classified as such – and marked differences are being seen between these and other cities that are popular business destinations. “Megacities benefit from a combination of classic business travel and high conference and exhibition traffic. They also boast a good market for tourism and have specialised centres for industry segments such as oil and gas,” Bowler explained. “With the advantage of being able to cater for a variety of requirements, megacities can attract a more diverse range of business.” Despite Singapore and Hong Kong not being megacities, their positions among the top 20 most expensive hotel destinations were maintained. “Whilst not uniform, the increase in average room rate highlights that travel remains an important part of winning and conducting business. However, we expect to see further rate growth into the second half of the year, and an interesting 2014 season,” Bowler said. City

CapitaLand’s wholly-owned serviced residence business unit, The Ascott Limited (Ascott), has extended its footprint to Thailand’s Eastern Seaboard economic region. It has won a contract to manage a 133-unit serviced residence in Sri Racha district of Chonburi province. Scheduled to open in 2014, the new Citadines Grand Central Sri Racha will further enhance Ascott’s position as the largest international serviced residence owner-operator in Thailand with over 1,800 apartment units across 10 properties. Describing the significant potential in expanding to Thailand’s east coast where many multinational companies are based, Lee Chee Koon, Ascott’s CEO, said: “Thailand is ranked amongst the world’s best emerging markets for investors. Its resilient economy, pro-investment policies, skilled workforce and business infrastructure continue to be attractive.” In 2012, total foreign direct investment in Thailand reached more than US$31 billion, the highest in the past 10 years. “Sri Racha is home to the Laem Chabang port, the fourth busiest container port in Southeast Asia,” Arthur Gindap, Ascott’s regional general manager for Thailand and the Philippines, added. “It is situated amidst thousands of hectares of industrial estates which house multinational companies involved in automotive, electronics, petrochemical and steel manufacturing.” Citadines Grand Central Sri Racha will be the first international branded serviced residence to open in Sri Racha, catering to the strong demand for quality accommodation from expatriates and business travellers working in the region.

It is boom time for the serviced residence market as more companies send their employees on international assignments. Currently, there are 600,000 serviced residence units in over 8,300 locations around the world. The transfer of head office and other functions offshore is expected to spur even further growth in cities such as Hong Kong and Singapore, resulting in higher price points, The Global Serviced Apartments Industry Report 2011/2012 has found. Serviced residences offer a more personalised home environment for executives who are in town for longer stays. They typically offer more space, comfort, and the privacy of an apartment, coupled with top quality services. Serviced apartments such as Pan Pacific Serviced Suites Beach Road are ideal for corporate guests as they provide all the conveniences and services of a modern hotel – including security and housekeeping – while preserving the privacy and flexibility of apartment living. “They also typically provide a bigger living and working area, which includes a kitchenette and living room properly furnished with comfortable fittings and appliances, allowing guests to relax and work in a comfortable environment,” says Andrew Donadel, General Manager, Pan Pacific Serviced Suites Beach Road. Serviced residences are also normally more costeffective. “ Instead of incurring a higher cost of booking multiple rooms in a hotel, travellers are able to save on accommodation expenses by putting up in a larger serviced apartment where they can still enjoy the privacy of individual bedrooms,” says Tan Boon Khai, Regional General Manager for Singapore and Malaysia, The Ascott Limited. While the size and configuration of the apartments depends on the individual’s or family’s needs, two and three-bedroom residences are usually kept fully utilised, especially during the summer relocation period.

Points to consider when choosing a serviced residence • Personal needs and requirements Someone travelling alone will not have the same requirements as someone who will be moving with their family. The composition of the group will be a primary factor in determining the location, size of apartment, and the facilities one is looking for. • Location, location, location Expatriates should look out for locations which will be convenient them and their family. Having proximity and easy access to schools, offices, dining options, and medical facilities will make the stay comfortable. • Range of facilities available Facilities and services vary from place to place and one will need to check that the services specifically required are available. For example, if your stay is business-related, ensure that the telecommunication facilities including WiFi access are adequate for your needs. Decide what leisure services are important, and whether you may want to have access to a gym and swimming pool. • Credibility and reliability of the brand Potential guests should go online and research properties to learn about the levels of service provided. To ensure smooth relocation, experts also recommended taking a tour of the property before deciding on accommodation.

THE REST Expatriates moving to new cities face a plethora of choices when it comes to finding the right serviced apartment. What are some key factors that they should look out for, and what premium services are providers now offering to attract guests? By Sumathi V Selvaretnam New sights and sounds, different cultural nuances and social settings – relocating to a new city for work can be an overwhelming experience for many. The fact that new residents have to make adjustments to every aspect of their lives can give rise to a lot of stress and anxiety as they try to cope with the different aspects of expatriate living, says Tonya Khong, Area General Manager, Asia-Pacific, Frasers Hospitality. “This ranges from the practical – finding the right accommodation, getting their way around, settling the family, enrolling their children in schools, getting used to the food, and worrying about safety and security – to the emotional – from making new friends to missing the comfort and familiarity of their lifestyles back home, “ Khong says. Finding the right accommodation is an important first step in ensuring a smooth transition. “They need to minimise any disruption to their lives and adapt comfortably to the new living and working environment. In addition, guests need to adjust to an unfamiliar environment independently without the support of their network of family and friends,” says Tan Chia Hui, Head of Sales and Marketing (Serviced Residences), Far East Hospitality. 12

Settling in For serviced apartment providers, the buck does not stop after a new resident moves in. Most organisations also spend a lot of time and effort to ensure that their guests assimilate well into their new home environment. “Helping the entire family settle in is a major priority at our residences, which starts from the moment they arrive. They are greeted warmly by our multilingual associates and receive a welcome hamper as they settle into their new residence,” says Khong. Frasers also has dedicated personnel who are assigned to help families immerse into the new environment and integrate into the country. Their tasks range from taking guests to local haunts to introducing them to local culture and getting them involved in festivities such as Hari Raya or Deepavali in Singapore. A daily shuttle services takes them into the commercial districts in the morning, and there are also hourly shuttles into the key shopping belts. “We also offer a variety of family-friendly arrangements and facilities to make their stay enjoyable. This includes regular recreational activities that foster interaction among residents, such as sightseeing tours to local attractions, movie screenings, storytelling sessions for children, and monthly themed residents’ gettogethers,” says Khong. Other service apartment providers, such as Oakwood, organise trips around the surrounding neighbourhood once new residents are comfortable with the property. “With these tours, new residents get to know where to buy their groceries, eat a quick lunch, get their hair done, and all other necessary amenities such as the doctor, the bank or the local watering hole. We have a mobile application, the Oakwood Neighborhood App, that lists and recommends places around each Oakwood property, with a map to get you there,” says Caroline Leong, Director of Marketing & Revenue Management, Oakwood Asia-Pacific. Oakwood properties also organise regular gettogethers so that guests and residents can get to know and interact with their neighbours. “These could be cocktails at the bar or outings to interesting city sites.

Oakwood Premier Coex Center Seoul

Orchard Parksuites Loft – Far East Hospitality

For example, the property in Korea – Oakwood Premier Coex Center Seoul – recently arranged a tour during the Chuseok Festival for residents to experience the festive celebrations, and even held Basic Korean Language workshops,” shares Leong. Over at Far East Hospitality, the Far East Heritage Festival gives residents the opportunity to learn more about the Singapore story. This is achieved via interactive activities that offer, literally, a taste of local flavours, among other guided tours and exhibitions, says Tan.

A touch of luxury Serviced apartment providers are also pulling out all the stops to provide guests with a luxurious and pampering stay. In addition to facilities like spas, jacuzzis and gyms, Far East Hospitality adds a personal touch to its guest services by offering activities such as manicure and pedicure parties for the ladies. “This has proven to be popular because our residents get pampered at their doorstep,” says Tan. A unique feature at Fraser Suites Singapore serviced residence is “The Retreat”, which is a dual-function experiential venue that provides conducive workspaces and massage chairs to help residents recharge and refocus amidst their hectic schedules.

A true testament of how Frasers looks after its long staying guests is the personal relationships that develop over time, making farewells at its properties tearful events, says Khong. “This not only includes feeding their fish when they are away, but also being in-tune to their needs. One of our housekeepers even went to the extent of cooking porridge at home for one of the residents to bring in to work when she knew the resident was ill.”

Harnessing technology Frasers Hospitality is in the midst of rolling out an e-Concierge service, which has already been implemented in its Paris serviced residences. At Oakwood properties, associates are trained to go that extra mile to meet guests needs. An extraordinary example occurred when an associate in Beijing was called into an apartment where the resident had gone into labour and was about to give birth. “She called for the doctor but stayed with the lady, helping her with her labour. The doctor finally delivered the baby in the apartment itself with the help of this Oakwood associate as her ‘deputised nurse’,” shares Leong. In yet another example, a guest staying at one of Far East Hospitality’s properties had lost his wallet at Newton Circus Hawker Centre and made a police report. “Upon learning of this incident, our staff member voluntarily went out of his way to help trace the lost wallet and contacted the cleaning company that was working at the hawker centre to check if their staff had noticed the wallet. The wallet was eventually found with all cards intact and the guest, in return, was extremely grateful for our actions,” says Tan.

The Club at Capella Singapore

A class above As the standards of living increase, so do people’s expectations for services and daily luxuries. It is no wonder that service providers across industries such as food and beverage, retail and hospitality are pulling out all the stops to impress their guests. Taking a closer look into smaller countries like Singapore, with a relatively homogeneous standard of living throughout, the pressure for organisations to stand out and be the best among peers is intense. However, like how iron sharpens iron, such competition has helped create a culture of excellence, where some of the top brands and businesses are born. Following the idea of creating excellence and providing new and unique experiences for guests, an interesting area to explore is that of serviced residences. Fundamentally, relocating and choosing a new home counts as a major decision, for indeed there can be no place like home, a personal sanctuary away from the troubles and stresses of the day. Every service residence promises its clientele a comfortable living space in a convenient location with the value add of having a small concierge for residents. Others go the extra mile to offer networking events and social events to engage their tenants. Suffice to say, that would be enough to keep up with the competition. But how does a serviced residence truly stand apart from the rest?

While expensive furnishings is one way to make an impression, creating unique experiences that lead to lasting impressions is the new standard in the service industry – a notion The Club at Capella Singapore is no stranger to. Residing alongside its award-winning hotel counterpart, The Club offers its residents preferential access to Capella Singapore’s facilities, a full 24-hour concierge service, as well as its own personalised service features. Going beyond the usual offerings of other serviced accommodation, The Club takes a literal approach to the term “serviced residence”, where no request is too big. Executives trained in the art of preferential service engage each resident to understand their inclinations to create unique experiences for each guest. From the simple things like making a reservation at a restaurant, to the intricate planning of a birthday party and even sourcing for recommendations on what schools to send the children to, residents at The Club can be assured that all their needs will be well looked after by The Club Executives. What’s more, set in 30 acres of lush tropical landscape, The Club offers luxuriously spacious accommodation, including an inventory of stand-alone manors with a private pool, a welcome sight for expatriates who are re-adjusting to living in land scarce Singapore.

Come home to paradise Designed by Pritzker Architecture Prize Laureate, Lord Norman Foster, The Club at Capella Singapore is a true masterpiece in style and form.

The Club at Capella Singapore offers 62 sea-facing suites, 10 penthouses and nine contemporary manors. Each suite and manor is equipped with luxuriously-appointed facilities and offers a choice of breathtaking views of the South China Sea or lush greenery. The manors, each with their own swimming pool, allow you to enjoy modern tropical living at its best.

Storied in books, film, and song, Shanghai has long been considered China’s crown jewel. Fast-paced and striving toward modernisation, Shanghai has embraced everything that’s new, yet it is the evidence of years gone by that give it its charm –from the colonial buildings along the Bund and ballroom dancing practiced in the parks to the ancient Yu Gardens and the restored gate houses of Xintiandi. Shama, as a leading provider of premier serviced apartments that epitomise comfort, style, and luxury in Asia, understands the value of time and what tenants really need. Shama’s personalised services take all the daily burdens and chores away from tenants. An intuitive understanding that guests are adapting to a fast-paced life while discovering a new city and people underpins all of the personalised services.
