Mortgage Professional America spotlights 100 women who are breaking down the financial industry’s last remaining barriers

DESPITE MAKING up nearly 60% of the global financial services workforce, only 14% of women in the industry are board members, and just 2% hold CEO positions. So it’s heartening that we received thousands of nominations for this year’s Elite Women list – clearly, women in the mortgage industry are doing their part to right that historical bias.

Over the last three months, our researchers sifted through those nominations and polled readers to narrow down the finalists to this list of 100. Hard work and determination, continuous learning and a bit of good luck are some of the factors Cheryl Feltgen credits for her success. As Arch MI’s chief risk officer, Feltgen is in charge of identifying and managing credit, operational, market, liquidity and insurance risks for the company. Feltgen began her career in real estate finance and development, and brought her financial services and risk management background to the mortgage industry when she joined Washington Mutual in 2005. “Having been able to successfully navigate through many different cycles in the real estate industry [is one of my proudest accomplishments],” she says. Beyond her role at Arch MI, Feltgen is dedicated to cultivating the next generation of leaders within the industry. She was fortunate to have had several mentors throughout her career, and now she is committed to returning that guidance to future risk professionals, especially women. At her previous employer, Fifth Third Bank, Feltgen worked with a local nonprofit to launch Women to Self Sufficiency, an initiative to provide child care and other support to mothers to enable them to advance their careers and support their families. “I encourage any women who aspire for leadership roles to find something they love and work hard at it,” she says.

In more than a decade at AmeriSave Mortgage Corporation, Rebekah Balkcom has held every sales role, from loan originator to vice president of sales. In 2015, Balkcom was the company’s second highest-producing originator, boasting nearly $62 million in funded volume. But she’s not just focused on her own performance; she consistently works with new loan originators and company executives alike to improve AmeriSave’s processes and practices. “Rebekah is an incredible manager,” says a colleague. “Her communication and aid in working several different deals a day helps our team to achieve maximum success and provide outstanding quality customer service.”

In the past three years, Kelly Marsh has closed more than $300 million in loans, ranking in the Top 125 in Scotsman Guide. As branch manager at Broadview’s Santa Barbara location, Marsh leads a team of two loan originators and six support staff. Marsh meets weekly with her team to thoroughly review their current pipeline and streamline their systems. Her clients are referred from a network of local businesses, including financial planners, accountants, real estate agents and satisfied past clients. Marsh also regularly facilitates seminars for real estate professionals.

Part of Iberia’s Louisiana team, Baton Rouge native Janice Weems has more than 22 years of mortgage lending experience. She strives to put customers at ease and believes that communication is the key to a successful transaction. She relies on her extensive knowledge of mortgage products to match clients with the right loan program to fit their situation. Weems is a member of the National Association of Professional Women and serves as vice president of the Greater Baton Rouge Mortgage Lenders, where she has sat on the board of directors for three years. She is also a long-time member of the Greater Baton Rouge Board of Realtors and volunteers as an instructor for real estate agents.

A former accountant, Debbie Foley has more than 30 years of experience in preparing financial statements and tax returns for high-net-worth clients and small to mediumsized businesses. She has been with Smarter Mortgages since 2005 and has closed more than $750 million in home loans. Last year, Scotsman Guide ranked Foley number one in Refinance Volume and number five in Dollar Volume nationally.

With more than 45 years of experience in the mortgage industry, Linda Terrasi has been heavily involved in all aspects of the business. Right out of high school, Terrasi began working for a local bank; in just two years, she found her way to the mortgage side of the business and eventually into risk management. As the chief risk officer at United Wholesale Mortgage [UWM], Terrasi is connected to every one of the company’s 38 teams. She has spearheaded the company’s loan quality training programs and process enhancements, ensuring that both mortgage brokers and borrowers receive the best client service experience while working with UWM. An instrumental leader in the training of agencies in procedures around short sale and loss mitigation, Terrasi also serves as a mentor for the next generation of mortgage professionals. “The thing I enjoy the most is helping train the new and upcoming people in the mortgage industry,” she says. Due to her expertise and length of time in the business, Terrasi also has served as an expert witness for the FBI and has assisted the Bureau with mortgage lending investigations.

TONYA TODD SVP of strategic products Mountain West Financial

As senior vice president of strategic products at Mountain West Financial [MWF], Tonya Todd is responsible for the company’s participation and involvement in down payment assistance programs and works closely with nonprofit organizations and housing finance agencies to develop lending products that meet their constituents’ needs. Operationally, Todd is responsible for the implementation, administration and maintenance of these programs and works daily with internal divisions, including loan underwriting, loan purchasing and secondary marketing, to ensure programs are successful for both MWF and its housing partners. Todd got her start in the affordable housing side of the mortgage industry in 2003 while working for Countrywide. “I do have a passion for helping first-time homebuyers get into a home,” she says. “That’s what affordable housing specializes in – helping someone [get into a home] who has the means to make the mortgage payment, but may not have the means for the down payment, and is qualified for the mortgage itself and is deserving of the home.” In addition to her role at MWF, Todd is a co-founder of The Cuisinistas Club, where she helps produce a weekly blog that shares advice on party planning. Last year, Todd also participated in the California Mortgage Bankers Association Future Leaders Program at Pepperdine University, an educational and networking program for select members in the industry; she will return this year as a mentor for the new group.

Saunders currently serves as chair of the government affairs committee and a director for the National Association of Mortgage Professionals. She also has an active presence in the Florida Association of Mortgage Professionals and is president of the group’s Education Foundation, where she is an instructor and course writer.

Failure is not an option for Alicia Blackwood, Summit Funding’s sales manager. With more than 14 years in the field under her belt, Blackwood was ranked as a top FHA originator by Scotsman Guide in both 2014 and 2015.

Christine Toburen-Lacy has been the Western regional sales manager at REMN Wholesale for the past two years. Previously, she served as vice president at United Mortgage Corporation and CM Lacy; she also has worked for Carrington Mortgage, Capital Solutions Financial Group and Option One Mortgage. As sales manager at Option One, Toburen-Lacy led her team to the top 1% of the company’s sales force, originating hundreds of millions of dollars annually. “As a manager, she dedicated herself to her sales team and, through steady communication, was able to effectively cultivate, motivate and support her team to record-breaking success,” says a former coworker.

A US Air Force veteran, Cristen Whorl served her country as an air traffic controller in the Gulf War. Today, as the national underwriting manager at Gold Star Mortgage Financial Group, Whorl oversees the seamless delivery of Gold Star’s comprehensive program portfolio to their 45 branches across the country. “Cristen’s unwavering commitment to providing exceptional loan quality and underwriting service in every region of the US is one of the reasons Gold Star consistently enjoys both customer and branch retention,” says CEO Daniel Milstein. Prior to joining Gold Star, Whorl’s unmistakable proficiency for process improvement in the areas of underwriting, operations and training protocol had been showcased in a number of leadership roles within the banking arena and with the US Department of Agriculture. “Every day presents new challenges within the fast-paced, ever-changing arena of mortgage lending,” Whorl says. “I love watching my team attack those challenges with creative, service-driven solutions. We put our customer first in all we do, and it shows.”

In 1993, Amanda Sessa entered the mortgage business as a set-up girl with CTX Mortgage Company. After just a couple months, she moved up to loan processor. “I moved from processing into processing operations manager, all the while knowing my true calling was originating and sales,” she says. “I was a sponge and learned all I could and watched my originators and how they handled their business. I had the good fortune of learning under some of the best.” In 1997, Sessa finally realized her dream of becoming an originator, building her business by working out of her car so she could visit various Realtor offices in her area. That same year, she achieved her first million-dollar month, and she has been a Top 200 Originator since her start in the business. After serving as branch manager with WR Starkey Mortgage for a few years, Sessa joined SWBC Mortgage in 2010.

In 2007, Christina Pham launched JMAC Wholesale Lending, deriving the company’s moniker from the first letter of each of her children’s names. Pham started off in the industry in as a bank teller and worked her way up the organizational ladder at various companies before forming her own. As president of JMAC, Pham collectively works with partners, employees and her leadership team to promote positive thinking and service the evolving needs of clients.

After earning her doctorate degree from Yale, Janet Yellen first came to the Federal Reserve as an economist in the 1970s after spending several years as an assistant professor at Harvard. In 2010, she became vice chair of the Fed’s Board of Governors and was appointed to her current post in 2014. Yellen is known for her vast knowledge on economics and has been an outspoken advocate for using the powers of the Fed to reduce unemployment.

With 30 years of industry experience and a commitment to providing personalized customer service, Colleen Comeau’s goal is to achieve outstanding results for every client. Comeau began her career in 1986 as a loan processor, and has handled all aspects of mortgage lending, including processing, closing, underwriting and running an operations office. She got her feet wet on the sales side in 2003 at JPMorgan Chase, closing more than $50 million in her first year and achieving Leaders Club status for three years. She joined William Raveis Mortgage in 2013 and was awarded Rookie of the Year, and placed as one of the Top 10 loan officers at the company in 2014 and 2015. “I love my job and am thrilled that I have been able to assist so many families during my career,” Comeau says. “It’s a great feeling that past clients, Realtors, family and friends refer me as their ‘mortgage person for life.’”

Leigh McMahon served as a Realtor with Coldwell Banker and a loan officer with JCL Financial before joining United American Mortgage in 2013 as a regulatory compliance officer. That role provided her with a training foundation to mange all aspects of mortgage transactions. Her philosophy is simple: “I believe in not only taking care of the client, but also the real estate agent who referred them to me,” she says. “I understand that communication and honesty is what people crave most. This understanding keeps me in constant contact with my borrowers and real estate agents.”

Jessie Pachan began her career in the mortgage industry a little over 10 years ago as a loan processor. In 2008, Pachan joined Smarter Mortgages, where she has continued to climb up the ladder. Last year, she not only closed $164 million in loan volume, but she also gave birth to her third daughter and started a nonprofit organization, 467 Foundation, to help provide life experiences for students in rural areas of Ohio. “There are many other women who want to strive for great things in their life, but they don’t know how,” Pachan says of the organization’s mission. “I have been focusing on how to take what I’ve learned and [develop] a program to help more women reach their dreams with no limits.”
