We do all in person showings to begin building a relationship with them. We have a thorough screening process from there before we offer them a lease, and then have them come into our office prior to movein to meet the property management team, understand our expectations, and to give them a welcome gift basket.

Owners Most of our clients are not high net-worth investors, most of them own one rental property, which often was their former and/or future home. We understand renting a home can cause a lot of anxiety, because of this we slow down our process and try to ensure we understand each unique situation and how we can best serve each and every client. We like to make our owners feel welcome and like to initiate communication once they have signed up with us to introduce ourselves. We seek to be proactive in our communication and have high standards for response times from the team. We like to ensure each property is given the attention they need.

Flexible Contract If at any point we aren’t the best solution to your management needs, you can terminate our service - no termination fees, no hoops, no awkward conversations. We will respect your wishes and close out your account in as little as 5 business days.

Pets

Pricing your rental correctly and competitively is critical to its success. We price your rental using our knowledge of the local market, as well as data from current rented properties as well as active listings.

Good quality and clean homes attract good quality tenants. Homes needing work or in disrepair tend to struggle as rentals.

About 70% of all tenants have a pet. If you allow a pet or two, we require that an application is filled out on each pet, and if approved, we offer a $1,000 guarantee which would cover any damage or past due charges that exceed the security deposit.

We will evaluate work needed and discuss a strategy for making your home as marketable as possible based on your budget.

Promotion Rather than just placing a sign and posting on one rental site, we place your rental on over 40 sites, market to an internal database we maintain, post on social media, and attract a lot of activity.

3 Showings Our dedicated leasing agents will be interacting with all leads and showing your property to any prospective tenants. We show properties from 10am to 7pm Monday to Friday and 10am to 5pm Saturday. Our convenient online scheduling makes it easy for prescreened tenants to set up a convenient time to tour your home.

5 Tenant screening Finding the best tenants can become a major challenge for anyone. We understand how hard it is to find tenants, and keep the good ones!

Deposits

Tenant challenges helped us create a comprehensive tenant screening process that allows us to identify the best tenants. Our job is to weed out any potential red flags that could translate to trouble with tenants down the road.

Liability

We understand that the only way for your property to make money is to keep tenants inside. We have created our 14 point screening process to find tenants that not only pay on time, but ones that will respect your property as if it were their own.

Tenant Orientation

94% of tenants get some or all of their deposit back

We require that your tenants maintain liability insurance to cover and protect you in the unlikely event of damage, accident, or injury. This is required before keys are given.

We have the tenants come into our office to meet us, understand our expectations, review maintenance info, and we give them a gift basket prior to their move.

TENANT GUARANTEE

We are so confident in our screening process and ability to find qualified tenants, that if we find a tenant for your property and the tenant breaks their lease for any reason, we will find a new tenant at no cost to you.

6 Lease signed Once we’ve found a qualified tenant, we write up the lease and tenants sign, and we also sign as your agent. Our lease has gone through attorney review and been stress tested, and is up to date to coincide with rental trends and laws.

Property 7 Management We manage the property for you including handling all tenant communication, addressing tenant questions and concerns, ensuring the lease is being followed, and doing our best to provide a positive experience for the tenant so that they are likely to renew their lease. Move-in & 8 move-out inspections We complete a fully documented, floor/wall/ceiling interior and exterior move-in inspection which is then used to compare against a similar move-out inspection. In this way we can hold tenants accountable for any damages or repairs deducted by their deposit.

9 Rent collection We make paying rent easy by offering free online and recurring payment options to our tenants. In the event a tenant pays late, we handle the entire notice and collection process, while keeping you in the loop. Each month we prepare and publish an itemized statement for the month in your owner portal, and we initiate a direct deposit to your bank account.

11 Renewals We reach out to you 60-90 days before the lease expires to begin the renewal process. We will typically recommend a 3% increase as a way to balance keeping up with your expenses (taxes, insurance) while keeping your costs down by minimizing vacancy, reducing wear and tear on the home from move-ins and move-outs, and keeping quality tenants in the home.

12 Maintenance We offer a variety of services and cater our maintenance programs to your needs. In addition to screening and troubleshooting tenant requests, we also have preferred pricing agreements with licensed and insured vendors, can offer landscaping, weed control, sprinkler maintenance, and other services. When a tenant makes a request for service, we have a vetting and screening process: 1. All maintenance issues are called into our maintenance line – tenants will get a live person on the phone 24/7. 2. We will diagnose and troubleshoot with the tenant over the phone at no additional cost to you. Often times we are able to resolve issues by sending the tenant simple instructions. 3. We first determine if the issue is the responsibility of the tenant or the owner 4. We then determine whether or not the request is a necessary repair according to the lease or other ordinances

5. We check to see if it could be under warranty from previous work. Although home warranties are not recommended, we will do our best to run repairs through a home warranty where applicable. 6. We alert you at the time that we dispatch a vendor. If the repair will exceed $300, we will get your approval before proceeding (emergencies will be handled immediately without waiting for your approval). 7. We oversee the work until completion. 8. We send out a tenant survey to ensure the work is completed, and also make sure the provider was professional, timely, and respectful to help in our ongoing evaluation so we know the best vendors that we can trust to do work on your property. 9. Once the bill is received, we pay it from your reserve, or the following month’s rent payment. This will be reflected on your owner statement and a copy of the vendors invoice will be provided.

If our team of staff or vendors complete repairs or maintenance on your home, it will be completed right the first time or it will be fixed at NO additional cost to you.

Add-on Services Many of our property owners prefer to have us handle various services to help preserve and maintain their properties.

Sprinkler Service You can choose to have us handle the sprinkler turn-on and winterizing process for you. We do not take the risk of having tenants handle this on their own (they forget or don’t do it right).

Inspection Service & HVAC Service Initial Inspection, move-in, and move-out inspections are included with the service. We also offer routine inspections which are available up to twice per year to add value to your investment and ability to stay informed and make decisions as a landlord

Yard Care & Snow Removal (if vacant) If your property is vacant (single family homes primarily), we can take care of the mowings and snow removal to keep it looking nice. Often times the property isn’t vacant long enough to need a mowing, but if it does, you will want it looking nice.

Yard Care (Spring through to Fall) Yard care and upkeep is often a concern of property owners. Generally, tenants are required to mow and maintain the yards at a single family home. We do however offer the owners a plan to handle all mowing to ensure curb appeal is maintained.
