Design Tricks to Revamp Your Home
Contrary to popular belief, you don’t need to spend a fortune or go to design school to revamp your home. “It’s all about simplicity,” says Susan Yoder, interior design expert for builder Clayton Homes. “A little goes a long way when it comes to home décor and living spaces. Only a few simple changes can make a big difference and allow you to create a room you’ll be itching to show off to friends and family.”
To breathe new life into your space, Yoder recommends these tips:
1. Pops of Color
“Nothing livens up a room like a bright pop of color,” Yoder says. If you have neutral-toned furniture, add lamps, curtains and accessories in bold hues. If you’re up for a painting challenge, an accent wall is a great way to incorporate color into a space. Choose your favorite color from a throw pillow or wall art piece in the room to pull the look together.
2. Varying Textures
A room tends to get boring when it focuses on only one texture, so it’s important to create a sense of balance. Try varying the fabric types on your sofa and curtains. Add in some metal or wooden accents to draw the eye around the room. You can even play with lighting to reflect off certain objects and create visual interest.
3. Antique Feature
Choose an antique or unique piece of décor to be the inspiration for the room. This could be a rug, lamp, chair or even a chandelier – anything that gets you energized and motivated. Get creative and run with the theme it creates. Or if your style is more modern, an antique object will stand out among your contemporary décor.
4. Symmetrical yet Functional
The furniture collection in a room should form a restful, symmetrical layout. It’s all about balance. There should be between three and 10 feet between each seat. Additionally, instead of pushing each piece up against the wall to create more space, give your furniture a bit of breathing room a few inches from the wall. This makes the room appear open and airy.
5. Clutter-free Organization
Getting rid of clutter is a grand challenge for most homeowners. When you decide to take on the mess, drawers and cabinets are your best friends. Take some time to go through your belongings and decide what to keep, donate or throw away. Store any leftover items that can cause clutter in an organized, out-of-sight area.

When planning to buy a home, you’ll probably work with a real estate agent to prepare your property to sell and to do online views and walk-throughs of new homes. A knowledgeable REALTOR® can answer questions and help you find listings of interest that fit your needs and budget. Your agent can also point out strengths and weaknesses of various properties that you might otherwise miss.
Do Be Specific About What You Want
Make a list of the features you’re looking for in the home you want to buy. Only view those that meet your criteria to avoid wasting your time or the agent’s. Have a clear plan of the size, style and location of properties you’re willing to look at. Keep a price range in mind and let your agent know what it is, as well as whether you’re willing to negotiate on a house you fall in love with.
Don’t Settle
Even if you or your agent get tired of viewing properties that aren’t really what you’re looking for, don’t give in and agree to buy a home that you don’t want. If you’re negotiating a purchase with a buyer who refuses to fix things about the property that you feel are important, don’t be coerced into surrendering to the buyer’s terms. Issues like the settlement date, which furnishings will remain and who will repair broken areas like a leaky roof should be resolved without pressure before you sign the contract.
Do Keep Appointments
Your REALTOR® may want to meet with you to go over the property specs you have in mind for purchasing a home. The agent may also want to show you some properties and walk through them with you. Make every effort to keep the appointments that you make to respect the time invested by the seller and the agent, as well as your own schedule. If you miss or postpone several appointments, the agent may take your interest less seriously.
Don’t Pay More Than You Can Afford
Your agent may try to show you listings that are beyond your indicated budget. This might be done innocently if the more expensive properties have the items on your must-have list. However, don’t buy a house that you can’t afford, because you could end up suffering financially for years to come. You could even lose the home to bankruptcy if you can’t afford payments and maintenance. Be clear with your agent about what you can and can’t afford.
Do Perform Due Diligence
Don’t expect the agent to have all the answers about a certain property. Find out through online research whether the home or area has a bad history. You can always ask your REALTOR® about the neighborhood, schools and local businesses, but be willing to do personal research if needed.
An agent can be an amazing resource to help you find the home of your dreams. But keep in mind, they will work more effectively when you provide detailed information about your requests and limits.

When it comes to selling your home, presentation is everything. That’s why many homeowners work with professional stagers when preparing to put their home on the market. When a home is effectively staged, it can give you a competitive edge and potentially help secure your desired sales price as well.
Not everyone has the budget to hire a stager, however, and going it alone is not as easy as it may seem. Even if you’re an avid reader of interior design magazines or a loyal fan of home improvement shows, you can fall victim to one of several mistakes when staging your own home:
Not thinking about photographs. Sure, your home may look great in person, but will your staging strategy translate well to photographs? Keep in mind that the vast majority of home shoppers begin their search online, where photographs are a deciding factor as to whether or not they’ll consider your home further.
Angling your furniture. Resist the temptation to get creative by arranging your furniture on a diagonal angle. You may think this makes your room look bigger, but it actually skews the perception of space.
Not using area rugs. If you have an open floor plan, you may think bare floors add to your home’s spaciousness, but the lack of rugs can actually make your home look barren. Attractive area rugs are essential to adding some warmth and coziness to your home by delineating specific areas.
Out-of-scale wall art. Eye-catching artwork is a great way to up your home’s presentation factor. Artwork that is too big or too small for your walls, however, will throw off the entire design of a room. A piece of art or grouping of artwork should take up ⅔ - ¾ of a wall’s space.
Not letting in enough light. A bright and airy feel is essential to helping your home stand out among buyers, so make sure your home has more than enough light. For older homes without recessed lighting, bring in some extra table and floor lamps, and in all cases, make sure window coverings are wide open or potentially removed altogether.
Keep these “not-to-dos” in mind when setting the stage for your home’s sale, and you’ll have a better chance of standing out among the competition.
