The Commercial loft building is situated along the major Deegan Gateway and 140th Street. Coverting the structure into offices involved extensive improvements to the exterior and interior architecture. The interior scope includes tenant spaces, a marketing office, and multi-functioning main lobby space on the first level of the building. my design for the lobby included an inviting reception and lounge, business conference center, sundry shop with cafĂŠ, and employee fitness center. We were also attempting to achieve a LEED silver certification for this project.

SPACE PLANNING

GWB clouds at varying heights defines the axis from entry to the elevator lobby and creates a feeling of intimacy in the space.

Space planning creates the illusion that the seating areas and reception have been carved in to volume. The placement of the desk provides great gatekeeping for users of the conference center. The cafĂŠ features banquette seating which creates a lounge atmosphere that encourages socializing after work.

URBAN CONTEMPORARY

UPHOLSTERY FABRICS chosen were selected considering the environtal impact. Maharam Periphery and Focus are Greenguard certified for indoor air quality. In addition to reducied emissions, these fabrics offer the following environmental benefits: Environmentally Improved Manufacturing Process, chemical free finishing, and 63% cotton which is rapidly renewal.

SUSTAINABLE MATERIALS Efforts to acheive leed silver

ACCENT WALLS are clad using alternating wood veneered laminates. Koffe Fineline and Amber Maple by Formica. Formica Laminates are GREENGUARD Indoor Air Quality Certified for Low-Emitting Products.

PORCELAIN TILES line the walls in the bathrooms on each level. Bianca Apuania of the Porcealto series by Shaw is the main wall tile which has 9% pre-consumer recycled content. The mosaic wall tile is Keystones Horizon has 7.7% pre-consumer content.

CARPET TILES reduce waste as damaged tiles can be easily replaced. Rows by Shaw are Green Label Plus Certified as they offer Shaw’s Eco Solution Q fibers, 25% recycled content, and minimum use of raw materials.
