Because market reports and trends are most accurate when calculated over a period of time, we’ll be updating this information EVERY 6 MONTHS. Look for a new report in July 2024. Until then, we’ll keep this information here for those of you who haven’t yet checked it out.
LAKE OCONEE 2023 year-end market update The lake area continued to grow and expand in 2023. Several new businesses opened and several more announced they are coming soon. The golf course communities continued to thrive and expand. Construction and building continued at a high level. The year was filled with lots of exciting events including a second back-to-back national championship for the nearby Georgia Bulldog football team. With all this positive energy, we were not immune from problems other parts of the country saw including rising prices/costs, a shortage of workers, and an increase in traffic volume. All in all, 2023 was an exciting and busy year for what continues to be one of the fastest-growing and best places in the country to live! The Lake area real estate market can best be described as high demand, low inventory, and stable values in 2023. In our real estate market, home sales were down 10% primarily due to a continued shortage of existing homes available and lot sales were also down 10% for the same reason. However, average home prices continued to increase in 2023 with the average home price going up 10% to $810,000. The net result (declining sales and an increase in average sales price) is an almost identical total sales volume of $965,419,000 as of

Eleven month old Atlas Mendez was diagnosed with Poorly Differentiated Spindle Cell Sarcoma in the form of a rapidly growing left arm mass. Since its discovery in September 2022, Atlas has had an unthinkable amount of testing, procedures, and treatments. Young Atlas has had his arm removed and is adapting well to having just one hand, but setbacks continue to plague this little life. Cancer continues to spread and in July 2023, Atlas endured open chest surgery to remove tumors growing there. Today, at 2 years old, Atlas’ diaphragm is paralyzed due to the surgery in July, and more surgeries are in his future as he continues chemotherapy and radiation. His current chemotherapy plan consists of inpatient chemo for 3 days every 3 weeks. He is also taking oral chemotherapy continuously, 6 days per week, at home.
JOHN BOWERS Thought to be suffering severe stomach cramps, John Bowers was admitted to St. Mary’s in Athens. Very quickly, a small clot was found near his as well as perforations in his intestines that were leaking into his abdomen. Eventually necrotic tissue was discovered in his intestines that had to be removed. John was sent home to heal, but eventually began to retain water. A trip back to St. Mary’s revealed liver failure and the need for a liver transplant as soon as possible. A transfer to Emory in Atlanta resulted in surgery to keep veins open to his liver and address a heart condition. A resulting infection caused John to miss an opportunity for a liver transplant but after an antibiotic adjustment, Mr. Bowers is now the recipient of a new liver and is beginning what promises to be a long recovery.
WILLIAM “BILL” LEE
While setting up a deer stand recently, William “Bill” Lee fell 15 feet to the ground. Transported on a trailer behind a 4-wheeler, Bill was lucky he was with friends who could haul him a mile out of the woods, then to the bed of a pickup truck, where he was finally met by an ambulance to get emergency care. A broken back resulted in surgery and Mr. Lee will spend the next weeks at Shepherd Center Rehabilitation in Atlanta. He’s got a long road to recovery, but this experienced hunter is glad to be alive.

FEBRUARY Feb 3 Youth Music Competition Madison-Morgan Cultural Center, 434 S Main St., Madison Time: 10 am - 5 pm The MMCC’s 1st Annual Youth Music Competition, as a part of the Annual Madison Music Festival, is a free to the public competition featuring talented young musicians from across the state of Georgia. Join us to witness an amazing display of young musical talent as they compete for scholarships and the chance to perform as a soloist at the Madison Music Festival’s Grand Finale concert in May. In partnership with the Atlanta Symphony Orchestra Talent Development Program as well as other noted youth organizations to audition gifted young competitors from 4th grade to 12th grade. The competition will be held across several sessions during the day, and all competitors will be judged by a panel of 5 statewide expert judges.
