2023 MID-YEAR REVIEW
We are almost half way through 2023. We hope this market update finds you and your family in good health and spirit! The Lake Oconee real estate market continues to be strong. Several new business (including several new restaurants) have opened. The golf course communities continue to thrive and expand. Building and construction has continued at a high level. We also just hosted our CLIENT APPRECIATION PARTY at our office on HWY 44. The weather turned out perfect, we had a great turnout and the band and food trucks were awesome! It was great to reconnect with many of our past clients and friends. Thanks to all that came and we hope all that couldn’t will stay in touch!
As we discussed in previous newsletters, our market has benefitted over the previous few years from a shift to working at home as opposed to going to an office, people wanting to escape the city and all the associated problems, greater desire to live in warmer climates, and people choosing where they want to live based on lifestyle/amenities. All of these trends are still in place and have continued to lead buyers to our market in HIGH NUMBERS. As a result, inventory of available homes (supply) continues to be low and the number of buyers (demand) continues to be strong. Consequently, there has been a dramatic increase in prices/home values over the previous few years. VERY EXCITING TIMES FOR HOME SELLERS! The lot market continues to be strong due to the declining housing inventory. On the building front, costs have been going up throughout the county and also in our market. Material costs continue to be high and there is a shortage of workers resulting
in higher construction costs and longer building times. As you might expect, this has also made the cost and time to remodel go up as well. Current economic conditions that include rising interest rates and a more stagnant stock market, will no doubt have an effect on our market, but here is nothing to indicate that the positive trends that have caused our market to go up will diminish in the short term. We are forecasting that our market will continue to be strong and attractive to new buyers.
You can see from the statistics below, our market in 2023 is very similar to the first part of 2022. We often get asked if we think our market is “over-priced” and if we are at the “top”. While no one knows for sure, we do know that if you smooth out our market valuation over the past 30 years, our current valuations are not significantly above the 3-4% historical appreciation line for real estate. In other words, our values are in line with historical real estate appreciation and do not indicate we are over-priced. This is especially apparent if you compare our prices to other resort areas in the Southeast.
Bottom line = we still feel now is a great time for buyers and sellers alike in our market. WELCOME to the end of the first half of 2023!! Kim & Lin Logan Real Estate has crunched the numbers so you don’t have to! We have prepared a snap-shot comparison of the JAN-May 2023 with Jan-May 2022 for the LAKE SINCLAIR MARKET. While there is a Slight difference in numbers, we are seeing a very similar market in 2023 as we saw in 2022 at this same time.
The biggest difference lies in the number of homes sold. This is mostly because INVENTORY remains at an all time low, which keeps demand high. Lake Sinclair continues to be a bargain compared to other lakes in Georgia! It’s a great time to sell & a great time to buy on LAKE SINCLAIR!

Brittney Cares is honored to have made a donation to local father and husband Evan Cartee was diagnosed with colon cancer in early December, 2021, followed by a surgery on 12/24/21 to remove a 4” mass and part of his colon. After that procedure, he was on the road to a full recovery in spite of his inability to work while recovering from the surgery and side effects of the chemotherapy treatment. Needless to
say, he and his young family have been strangled by the weight of enormous medical bills. Just one month after the family had to lay to rest his older brother Gordon Cartee III, Evan began to experience pain in his stomach once again, while trying to ignore it so he wouldn’t burden his family and parents as everyone was still dealing with the sudden loss of Gordon. Early this month a trip to the ER followed by a CT scan revealed a 2” mass near his pancreas and duendenal wall of the stomach. Evan had to have a whipple procedure on 821/23. This is a major surgery with a lengthy recovery time of 6 months. Evan works extremely hard to provide for his family and hates the thought of asking for any handouts, but we all fall on hard times in this life and taking this weight off his shoulders a little bit can help ease his mind and let him concentrate on healing and getting better for his family. The Lake Oconee Shag Club is hosting a FREE dance night in our Event Center. Our tasting room and The Burch food truck will be open! The first hour, 6pm - 7pm, will be instruction on the shag basic steps provided by Page and Tony Payne. Then dance time!Registration is not required - Just show up ready to boogie! No worries if you don’t have a dance partner. The instructors will pair you with an experienced shagger!

students to showcase their skills, Circle Ranch asks them to create and sell their own products. They will be able to keep all the earnings. Plus, Santa will be joining them from 10am - 2pm for pictures, so they hope your students have been good this year!

Performed on Broadway and as a movie, the play has been a successful and highly acclaimed drama, both for the script and for the intensity of the acting. The play demonstrates the possible difficulties that a case can present to a jury in their deciding of either acquitting or declaring guilt for an accused, especially as it was in the 1950’s. The accused is a youth from a poor urban area who is on trial for first degree murder of his father with a switch blade. The jury’s decision must be unanimous. Emotions run very high with great levels of tensions. Juror accusations toward each other bring them close to violence right there In the jury room. PAPA performed this play in 2011 to sold out audiences and to great acclaim. Ticket prices are $25, $20, $15 at plazacenter.org.
