As 2012 came to a close, the nation’s toes were hanging off the so-called “fiscal cliff.” Across-the-board budget cuts were on a year-end collision course with the expiration of a number of key tax provisions. The ugly consequence was looking like not only spikes in taxes for nearly everyone—from families to many apartment business owners—but also a possible economic backslide. Like the rest of the nation, the apartment industry was at the edge of its seat to see how Congress would address the looming fiscal cliff—or if it would even be able to come to any solution before the critical December deadline. NMHC takes a thought leadership role in the debate over housing finance reform.
While many factors influence the apartment industry’s health and ability to meet the nation’s growing demand for rental housing, the availability of consistently reliable and competitively priced capital is perhaps the most essential. For that reason, NMHC remains aggressively involved in legislative and regulatory issues affecting liquidity in the market. The bursting of the housing bubble exposed serious flaws in our nation’s housing finance system. As the private capital markets retreated, government-backed financing programs, such as those in place at the Federal Housing Administration (FHA), Fannie Mae and Freddie Mac, provided a critical backstop that prevented the apartment sector from collapsing. With leadership from NMHC PAC Chairman David Neithercut, CEO of Equity Residential, and the 2012 PAC Committee, NMHC PAC was the third largest real estate PAC this past election cycle, according to the Center for Responsive Politics. In 2012, 1,816 employees from 149 NMHC member firms and NMHC staff contributed $1,142,724 to NMHC PAC and the Smarter Living Fund. In 2011, the year-end total for NMHC PAC fundraising was $863,056 from 1,437 employees of NMHC member firms and NMHC staff. The most highly touted benefit of NMHC membership is the exclusive networking opportunity we provide. In fact, according to a recent needs assessment survey of our members, networking and networking-related activities are three out of the four top reasons executives elect to join NMHC. Moreover, 70 percent of respondents said that NMHC-sponsored networking has directly benefitted their companies. That’s why NMHC continues to look for new ways to bring our members together during meetings and events. We know our educational programming allows members to learn in a more formalized setting, but we also recognize that some of the best information exchange happens more organically, oftentimes over a simple cup of coffee or casual lunch. In 2012, we continued the tradition of incorporating organized networking events into our meeting and conference agendas. The end goal is to provide even more value to members through the free exchange of ideas and establishment of industry best practices. Because smart succession planning is integral to long-term business success, NMHC was focused on further developing its Emerging Leaders Group in 2012, increasing this under-40 group’s profile and supporting a number of new initiatives. More than 150 young industry professionals took advantage of a special Emerging Leaders registration option to attend NMHC’s Annual Meeting. Moreover, the group made an impressive debut on the program with an educational session that featured four young dealmakers presenting to a mock investment panel. The group followed up with strong content programs at both the spring and fall business meetings. The Emerging Leaders Group also expanded its Speaker Series program, which features industry leaders engaging with young professionals in a fireside chat format, with the addition of regional networking events.
