Despite being the shortest month of the year, February can feel as though it’s dragging on interminably. With holidays a distant memory and long nights and cold days a persistent reality, one feels the urge to hide away until Spring comes knocking! The walk is usually followed by dinner and casual socializing at Three… February 7th (Saturday) Start your weekend with one of Audubon’s great family programs – Valentines and Papermaking. I am frequently asked by friends, neighbors, family and clients how best to update their home to simultaneously add the most value to their property. While every house and every budget is different, there are some general guidelines for getting the most bang for your buck, whether you are planning to sell soon or stay put for a while. Before starting any project, carefully plan your budget and identify your goals so you don’t start a renovation project with no end in sight. Also, make sure to follow all zoning and permit regulations! Sweat-Equity Quick Fixes: Walk through your house with a new set of eyes and ask, “does my home look inviting, fresh, and well-kept?” In many cases, quick and easy DIY updates can go a long way and can be done for minimal cost by a homeowner to make a home more appealing to all who walk in the door.

New Paint, Fresh Look: When painting, strive for neutral colors and a bright white trim to give the house a fresh look. Make sure colors don’t clash as your eyes move from room to room. Clear Out The Clutter: De-cluttering adds loads of visual space. Divide clutter into three categories trash, give away/sell, and storage. Use storage areas in your home wisely, with neatly stacked and labeled boxes. Consider renting a storage unit as a low-cost way to add useable space to your home. Tile and Hardware: New tile in an entry, kitchen, or bathroom can add value and timeless appeal. Natural stone, slate, granite, and marble are among the latest trends, and offer lots of options in color, style and price. Hardware such as faucets, handles, and knobs are also easily replaced, and can modernize a kitchen or bathroom quickly and for little cost. Replacing outdated light fixtures can also add better light and a better look to any room of the house.

Time to Bring In the Pros: If your budget and goals call for more serious investing, your best bet is to focus on the kitchen and bathrooms, which have an average return rate of 85% and can drastically improve your home’s marketability.

Customize the Kitchen: You can’t go wrong making over an outdated kitchen as long as you do so sensibly and don’t splurge on pricey (and unnecessary) extras. Focus on the basics: re-facing existing cabinets; installing a new wall oven, cook top and sink. Granite tile is a more affordable version than continuous slab if you’re looking for the modern style without the bigger price tag. Better a Bathroom: A master bathroom remodel can also be a great investment. Install a new bathtub, toilet and vanity counter with a double sink, plus a recessed medicine cabinet, and ceramic-tile floor. Aim for a spa-like and serene look and feel. Adding a bathroom, a first floor powder room, or expanding a half bath to a full can also add value, as well as convenience to your daily routine in the meantime.
