Upcoming Events in the Park So much to do, so little time! Instead of the lazy dog days of summer, it’s the crazy busy days of summer! Make this the summer of love – that is, love where you live! With so many great events this month, you’ll be on the move and living it up in Patterson Park. Festivals, concerts, sports, you name it – we’ve got it here in Baltimore’s Best Backyard. June 1st (Monday) Voice your concerns and hear from about important safety and crime issues at the monthly SEPD Community Meeting. Starts at 7 p.m. June 4th (Thursday) Pick out some art for your Patterson Park home at the Bromo Selter Arts Tower Open Studio Day. Enjoy artwork from local artists and purchase original pieces. 5 – 9 p.m. June 8th (Monday) Come to St. Elizabeth’s for the final Neigborhood Association Meeting of the summer. Hear about neighborhood plans, events, and issue. 7 p.m. June 6th (Saturday) With the Patterson Park Pool now open, have some fun in the sun! For only $1.50 per visit or $25 for the season it’s a true bargain right in our backyard. June 12th – 14th (Friday – Sunday) Take advantage of nice weather and walk to Greektown for the Annual Greek Festival, featuring dancing, costumes, and food. Fri & Sat 11 am–11pm and Sun 12-10pm. June 13th (Saturday) It’s Patterson Park’s Fishing Festival at the boat lake, so bring your rod (or rent one there) for some fishing fun in the sun as well as games and crafts. June 14th (Sunday) Dust of your bike for the annual Tour Dem Parks. This year, the tour will have 4 routes, all begin and end in Carroll Park. There will be a rest stop in Patterson Park. www.tourdemparks.org. 730 - noon June 20th (Saturday) It’s the Patterson Park vs. Highlandtown softball face-off in the park! Come on out to cheer on your neighbors in this friendly rivalry double-header game, starting at 2 p.m.. meet at the park entrance at Baltimore/Linwood. June 21st (Sunday) It’s time for Concerts in the Park, this week with Big Daddy Stallings! The self-proclaimed “Mayor of B-Town,” this South Carolina-born trucker-turned-music man brings the real essence of the blues to Patterson Park. 6:30 p.m. June 27th and 28th (Saturday and Sunday) Enjoy a lively weekend of Latino dancing, music, arts, and food at Latino Fest in Patterson Park, noon-9 p.m. June 30th (Tuesday) Pack a picnic for the Concert in the Park, w/ Mama Tried, 6:30 2

Now’s the Time for a Move-Up Purchase! Move-Up Buyers Face Big wins in a Down-Turned Market Kimiproperty Aghevli value decline over the past year, and If you’re feeling glum after watching your missing out on the $8,000 first-time home buyer tax credit, consider the silver lining: with low interest rates and price declines across the board, today’s market conditions offer buyers record affordability for a “Move-Up” home purchase. However, only a small percentage of buyers are taking advantage of this record drop in home prices and the historically low interests rates to move up in to a bigger home or pricier neighborhood, leaving the door open for a great opportunity to move to that “dream home” you’ve had your eye on.

That’s not to say that selling for less than you could have settled for two years ago isn’t disappointing. But if you run the numbers and look at your bottom line, you may find that the home to which you’d like to “trade up” is selling at a discount, too. Your net may just put you back in the black. For example, if you’re in a $200,000 house and value declined 18%, you “lost” $36,000. However, if you’re moving up and buying a $500,000 house, that seller is taking a $90,000 loss. In essence, you’re making $54,000! By not selling at the peak, you actually open the door to a financially savvy move. So what does this all mean? “Now may be an ideal time for any family looking to upgrade from their starter home to one more suited to their current or future needs,” says Joe Robson, chairman of the National Association of Home. “Buyers are able to get more home for their money by taking advantage of current prices and interest rates, along with the bargaining power that comes from the large number of homes on the market.” Here are four reasons homeowners should consider upgrading to their dream home: 1. Interest rates are at historic lows, which means you can buy more house than you could a

year ago — for the same monthly mortgage payment.

2. There are plenty of homes on the market right now, both new construction and existing, giving you lots of choice—and negotiating power. 3. You can move in to your new home faster, as many builders either have completed homes in inventory or they can start work right away due to the production slowdown. 4. You may have outgrown your home, but it’s probably someone else’s ideal starter home. With the $8,000 tax credit expiring Nov. 30, now is the time to market your home to first-time buyers
