It is my honor to welcome you to the 2018 “The Guide” on behalf of the Culver City Chamber of Commerce and its Board of Directors. Inside you will find endless opportunities to explore, learn and support the diverse spectrum of businesses and organizations throughout Culver City. The City of Culver City continues to grow both in business and population diversity, enhancing its opportunity to be a destination city. From the far corners of our 5.139 square miles of city landscape we continue to see redevelopment and growth. From the ground breaking at the Ivy Station and The Culver Steps, to the changes down the Washington Boulevard, to the discussions of revitalization of the Fox Hills area to the art galleries and restaurants on the east end of town, there is something for everyone! In fact; with such growth and diversification, the Chamber invites you to the many avenues to connect with other members and businesses by attending Good Morning Culver City, Business After 5 mixers or Women Connect events; in addition to our annual Mayor’s Luncheon, Business Expo and Women in Business Leadership Awards Luncheon. The Chamber actively advocates for the interests of our members in local, regional and state government. If you are interested in the policies affecting the business community then join us for our monthly Governmental Affairs Committee meeting. In advocating for the business community, we recognize the importance of a skilled and educated workforce. As a strategic partner with our local schools our desire to connect and support the administration, teachers, staff and students is vital to the success of Culver City businesses. We will work together to develop a stronger relationship in preparing our youth for success. As the landscape of our business community continues to grow and change, so does our Chamber of Commerce. After 30 years at the helm of our awardwinning Culver City Chamber of Commerce, Steven J. Rose has retired. Mr. Rose has influenced our Chamber and the City of Culver City Community to become a destination for businesses and residents alike. It is a pleasure to welcome you to the 2018 edition of “Culver City–The Guide” for the Culver City Chamber of Commerce. As the new President & CEO, I am honored to lead the chamber into our 97th year of existence and continue to drive the leading business organization in the community. I have learned a lot about our amazing city in the past 60 days. We have a rich history and culture that can be found in many facets throughout the city. You see it in our film roots which paved the landscape for this city years ago. It is in the recent growth of new companies, young entrepreneurs, technology, retail, restaurants, new construction as well as in the arts and education. Everywhere you look, our city exudes a blend of a strong foundation mixed with the vibrancy of growth. The past decades have shown that the chamber has always advocated for our members, represented business interests, promoted our businesses and supported local growth in the economy. This year and the years to follow will be no different. As the President & Chief Executive Officer of the Chamber, I pledge to continue the great work that has set Culver City, its businesses and our collective membership apart from others. I vow to stand in alignment with our members in the community to ensure that their needs are met and their voices are heard. For those that have been investors in the chamber, I thank you. You are the reason why we have our Good Morning Culver City, Business After 5, Issues & Eggs, Women Business Connect, as well as our marquee events like our Annual Mayor’s Luncheon, CulverExpo and our Women in Business Leadership Awards Luncheon. We enjoy providing these events and programs and look forward to adding a few strategic ones this year. To those that are not investors in the chamber yet, I encourage you to connect with us. We are so much more than just an organization that hosts events. Should you have any interest in the local and regional landscape, our Government Affairs Committee meets routinely to promote the interest of our investors at a local, regional and state level. Having a seat at that table as a chamber investor means that you have a voice and an advocate in the chamber to get your interests heard. Last year, the Culver City Chamber of Commerce worked to increase its awareness of the residential community through outreach and strategic partnerships. The business and residential landscape in the city is still rapidly changing and the needs of the entire community are increasingly aligned. We will continue to proceed on this trajectory and bring about even more opportunities to address the joint interest of the business and residential communities. As a chamber, I believe that our purpose is three-fold. We are the catalyst for business growth, a convener of leaders and influencers, and a champion for stronger communities. Every day we strive to get closer to this goal. In closing, I firmly believe in the John F. Kennedy-echoed sentiments that “a rising tide lifts all boats”, and that together we truly can do more to continue to elevate our city, community and residents. My challenge to you is simple - get involved. Whether it is bringing credibility to your business, increasing your visibility in the community, creating networking opportunities, gaining a voice in government, making business contacts, acquire customer referrals, or attending chamber events and programs - I am confident that a membership with our chamber can assist you in any of these areas. When Culver City Chamber of Commerce President & CEO Colin Diaz took the helm of the organization in November 2017, he knew there would be big shoes to fill following the retirement of former President & CEO Steven J. Rose, who led the Chamber for more than 30 years. Recognizing the strong platform that Rose and his team helped build, Diaz is ready to dig in. Making connections is at the top of his priority list.

FEATURE “There are a lot of exciting things going on in Culver City, and the Chamber has such strong business and community relationships, I’m really looking forward to building on that,” Diaz said. “So far, it’s been exciting to see what we’ve done, and look at ways we can continue that and be relevant in the future.” Culver City has seen tremendous growth over the years, and it doesn’t show any signs of slowing down, which means Diaz has his work cut out for him. While Culver City may be known as the heart of the film industry, for more than 90 years the chamber has also represented a wide range of businesses from technology to retail, restaurants to construction, arts to education, and medical to entertainment. Through that growth and broad community base, Diaz sees numerous opportunities not only to grow and strengthen chamber membership, but also to continue Rose’s work of building strong, strategic alliances in the business community and beyond.

Having first joined early in his career, Diaz has a comprehensive view of the chamber industry. While his initial membership was seldom utilized, once he opened his own business and joined his local chamber he quickly

He has since gone on to serve the chamber industry in several different capacities. With more than 18 years of management, marketing, sales, and community outreach experience, most recently serving as the Marketing & Sales Director for the Santa Fe Springs Chamber, Diaz’s unique perspective and 360-degree view of the chamber industry as a whole not only lends a strong background to his new position, it allows him to quickly get started. “I do not want our chamber to be Culver City’s best kept secret,” Diaz says. “Chambers are notoriously bad about

singing their own praises. I want to change that and tap into my marketing background and really look at creative and cost-efficient ways to be a better communicator, cultivate local resources, and champion the businesses that call Culver City Home.”
MAINTAINING A FOCUS ON ADVOCACY As Diaz points out, advocacy is one of the hallmarks by which the Culver City Chamber of Commerce is recognized and he wants that work to continue. While ultimately advocacy can mean different things for different members, the chamber actively works to help them all. Whether representing business interests or weighing in on issues facing the community, advocacy plays an important role in Diaz’s plans. “Steven Rose did an amazing job with advocacy during his tenure, and from what I can gather, few chambers have done as strong and consistent of a job as has been done here,” Diaz says. “I look forward to continuing that work, as well as building on Steven’s education focus, and making sure that our members and the business community know what we can do for them.” Advocacy has always played a big role in Culver City Chamber’s history, and the chamber advocates for and represents business’ interests and viewpoints on

issues affecting the larger community. In order to effectively promote those goals and objectives, the chamber supports public policies that encourage responsible development, as well as policies that improve and maintain infrastructure and quality public safety.
REACHING OUT TO TOMORROW’S WORKFORCE In addition to advocating for issues that impact business policies and development, the chamber has a long tradition of working with local schools. The chamber has historically offered several opportunities throughout the year to connect with and support school leadership, teachers, and students, and that is definitely a tradition Diaz wants to continue. Keeping existing programs in place and reaching out with additional opportunities and resources to the Culver City Unified School District is something he not only feels will spur workforce
development, but also help with the region’s continued economic growth. “Pooling the resources of our business leaders and educators to determine what is necessary for the development of tomorrow’s workforce is a starting point,” he said. “We also want to be good neighbors and give of our time, talent and treasure. I think by doing that we can build a strong relationship that will benefit us all well into the future.” Diaz would also like to encourage businesses to offer mentorship opportunities, and guidance to educators. He would even like to explore ways that he could facilitate employers meeting with students directly for career exploration. “Through our board of directors, we can really connect with educators and learn their needs, and I think that the business community, the school district, and the city working together on this, we could build on the already great programs in place.”
PLENTY OF ROOM FOR TECH
Culver City’s Hayden Tract neighborhood has an amazing history and is home to a number of creative companies. Today, the Tract has also welcomed a growing number of startups and tech firms. Recognizing that there is a lot that the tech industry brings to the community, Diaz is anxious to build dialog and offer resources to their new neighbors. “We are a pass through between LA and Silicon Beach. There is a great deal of growth in the Hayden Tract, and because of our great location, I definitely see more. If there’s something one of these companies needs, we will either provide it, or direct them to some of our business partners who can, he added. There’s a strength and value in numbers and we want to build relationships and partnerships where we can.” www.CulverCityChamber.com 15

Diaz is definitely on the right track. While Culver City has always been an important place for the entertainment industry, the tech companies that have moved to the area in recent years will also be of great value to the business community and the community as a whole.
TODAY’S CHAMBER IS MORE THAN NETWORKING “As the old saying goes, chamber memberships are like gym memberships, you get out of them what you put in,” Diaz jokingly said. “However, I disagree with that. Every business and every individual have their own goals and deadlines, and if there’s one thing we all have in common, it’s that we lack time.” That’s why Diaz is focusing on delivering value to members without regular involvement. He hopes to offer webinars to allow flexibility, but still deliver value, as well as look at ways to

He would also like to create an exchange forum for members to discuss immediate issues, share resources, and create strategic partnerships. In addition, Diaz hopes to roll out larger, more timely events and utilize stakeholder expertise. “One of the biggest challenges chambers face is the involvement

proposition value,” he said. “We want our members to see the chamber as a value add and remove the attendance issue. That way we still are a resource, and able to meet our member’s needs when and where it is convenient for them.”
LEARNING FROM OTHERS
In addition to drawing on his own experience, Diaz had the opportunity to work with Rose before his retirement,
and learn as much of the chamber’s history and best practices firsthand. He also spent a lot of time studying what the city has done in the past, attended numerous city council meetings, and worked diligently to learn all as much about Culver City as he possibly can. He is also actively involved with the Western Association of Chamber Executives (WACE). Since 1924, the organization has played a significant role in the growth and development of chamber of commerce professionals, including management assistance for new chamber executives and other staff. Membership provides Diaz access to a network of experienced chamber executives and exposure to emerging trends and usable ideas on every facet of chamber of commerce management. “With WACE, a lot of learning curves can be eliminated, and I can learn what is and isn’t working in other organizations,” he said. “I’m also on weekly calls and active in online chamber groups. We really work together to study the trends and try to stay ahead of them.” Early in 2017, Diaz was appointed to the Emerging Leaders Advisory Council, a WACE group with 15 of the chamber industry’s up and coming leaders. “Being selected to the Council was a great professional feat – one that will provide me with a distinct pipeline to ways to positively impact my business community in real-time. How can I not be honored and excited about that?”
SHARING THE VISION Culver City is currently in the midst of a five-year strategic plan, and the city specifically wants to increase civic engagement, enhance the restoration and utilization of Ballona Creek, improve transportation and circulation and reduce traffic congestion, promote workforce diversity and development, identify new revenue sources to maintain financial stability, and enhance Culver City’s reputation as a City of Kindness. Working in conjunction

Traffic is another goal the city has, which in my opinion ties in well with what the business community wants to address.” The strategic planning effort sets priorities, focuses energy and resources, enhances operations, ensures that staff and stakeholders are working toward established goals, establishes agreement around intended outcomes, and measures the organization’s direction to respond to Culver City’s changing environment. Diaz feels the city’s methods make them perfectly positioned to accomplish their goals and objectives, especially if they work together with the business community. “There are some areas where our plans fall in line perfectly with the city’s strategic plans, and I feel we can definitely accomplish those goals if we work together.”
WHAT THE FUTURE HOLDS
It’s the restaurants and hardware stores, and the florists and production companies that have kept Culver City’s economy thriving. And the community’s rich history has also allowed the development of a deep pool of talented workers in a variety of occupations.
All those things serve as the raw ingredients to create a more dynamic local economy moving forward. “Moving forward we need representation from all avenues – tech, film, retail, restaurants, light manufacturing – there is a need for collaboration,” Diaz said. “Each industry has its own needs, and that’s where the chamber plays a big role, building communication between sectors and building a stronger community.” When asked what the chamber will look like in five years, Diaz said he would like to see a larger membership, a growing and healthy budget, and more connections with Culver City Unified School District. “I would like the chamber to be seen as a convener of all business leaders and business resources in the community and a strong advocate and champion for business.” “I also want to be a go-to when a business has any kind of need or concern,” he added. “I want people to think of the chamber first and see us as their number one ally.” Having the entire business community involved with the chamber, whether through membership or partnership, is something else Diaz would like to see. “I want people to know that the chamber is there for them. Morabito is not your average real estate sales agent, but something of a property sales specialist. He doesn’t juggle dozens of listings and clients, but works hand-inhand with investors and developers. Together, the team creates expensive ‘projects’ in established, but not necessarily wealthy neighborhoods. Morabito’s role is to bring high-end property together with an affluent clientele. “We are redefining the luxury market sales,” Morabito says. “With each sale, we are setting records.”

FEATURE That’s not bragging, but a fresh and progressive sales approach that The Agency is undertaking. Agents specialize in multi-million dollar homes, which have their undivided attention, Morabito says. On a warm October day, Morabito meets a guest at the front of the $2.7 million Shafer street home for a guided tour. This two-story Shaefer street house is spectacular to view from the outside. “You know what I love about this

home,” Morabito says. “No keys.” He smiles and taps a keypad to open the front door. He gestures to follow him into the tastefully-decorated living room. This home, featuring 5 bedrooms, and 4.5 bathrooms, is meticulously detailed by home stagers, who whom Morabito has a close working relationship. He slides open the glass door to the backyard. “Can you imagine the parties that you could throw,” he marvels. Indeed. The back lawn is green,
lush and manicured. A small pool is artistically carved on one side of the yard, and the patio area looks ideal for small soiree, or perhaps a quiet area for family members to soak up some SoCal sun. Morabito leans back and takes in the grandeur of the home. He is not at all what you might expect of a real estate agent. At age 36 and a family man with three young children, he could be mistaken for the neighbor down the street, playing ball with the kids. Or taking a casual walk to the local Starbucks. He’s dressed on this day for weekend comfort. Born on Long Island, N.Y., and raised just outside of Philly, Morabito graduated in 2004 from Villanova University in Pennsylvania. He followed in his father and grandfather’s footstep, working the corporate ladder. During his college years, Morabito served as an intern with Merrill Lynch. “Wall Street,” he says. “Take the elevator up to your cubicle. Long hours. It was a patriarchal society, where you had to wait your turn to [advance] up the ladder.” After college he accepted an offer as a full-time financial advisor with Merrill Lynch. Likewise, tradition and old-school values have been a part of Morabito’s personal life. His parents were high school sweethearts, he says. “Their friends were high school couples, who stayed together for life. Everybody knew each other from school, and stayed connected.” Along the way, Morabito married his wife Sarah. Not his high school sweetheart, but introduced to him by a friend of close family friends. In the early millennium, Morabito’s father decided to leave his job in New York trade options for Southern California property sales. His brotherin-law (Michael’s uncle on his mother’s side) was in real estate and needed some assistance in expanding the family business. Soon after, the younger Morabito relocated from the east coast to the Palisades area of the SoCal’s westside. He too saw potential in real estate, and the milder California climate was icing. Transitioning from financial advising for Merrill Lynch to high-end real estate for The Agency had its similarities, and its differences.

“I carried over the structure and discipline [of the corporate world,] to the world of real estate development and sales,” Morabito said. “In real estate, it’s more like being an entrepreneur.” He said that today’s homebuyers differ from their parents in not remaining for decades in one home. “People would stay in a home for their life, 30 years or more, but today it’s more like seven years,” he said. “We’re seeing more turnover. Incorporating social media today, the use of video segments and TV are prominent means to attract potential buyers, especially those from out of the area. Still, there is something to be said about traditional staging in an Open House on a Saturday afternoon. “I utilize all platforms of social media,” Morabito said. “But to sell a home, the Open House brings people in and gives them the experience of living in the home. We bring in a food truck, and give visitors an opportunity to live in the home, eat here, relax and connect with the house.” Ask Morabito a question about any
Golden Coast Development Group • 10701 Flaxton Street aspect of the new home, and he responds with an informative answer. “I’m involved with the different stages of development, attend lots of meetings so that I can answer any questions about the project that a potential buyer might have,” he said. “For example, if a person wants to know why a home has a ‘progressive’ floor plan, why its compartmentalized, shorter in the front and then gradually opens up wider and taller, I can answer that. Because I know the thinking [behind the floor plans].” Morabito often has four or more
projects going on simultaneously, and in different phases of development. His clients have included celebrities, but says he works with them indirectly. More often closing the deal with the celeb’s “people.” As neighbors show up to tour the new home, Morabito says that only about two or three out of 30 visitors are serious buyers. FAST-FIX HAS REVOLUTIONIZED JEWELRY AND WATCH REPAIR Mark Goldstein never intended to follow in his father’s footsteps and become a jeweler, and instead focused on making his mark in the business world in New York. However, in 1984, everything changed. Over Thanksgiving, Mark and his brother were brainstorming a solution to his father’s business dilemma when he had an “ah-ha” moment. “I was trying to imagine what a store would have to look like if customers could meet the jeweler or watchmaker working on their item, and see with their own eyes their watch or jewelry being repaired,” Goldstein said. “That’s when I had my breakthrough moment and the idea of a kiosk, something open on all sides, came to mind.” Mark knew from the beginning that in order for this concept to be successful, he was going to have to create a new model with secure locations in high traffic areas, and focus on service, convenience, transparency, and fast repairs. Most repair
companies at that time sent broken items elsewhere to be repaired. His idea would revolutionize that model and provide his customers with peace of mind and quick service in house. Once the idea took hold, Mark didn’t waste any time and took his holiday bonus and the small amount in his savings account and got busy. He hired his father to help him open his first store that December in Century III Mall in West Mifflin, Pennsylvania, and he was on his way. “We were set up across from Santa, and by the third day the line for our business was almost as long as the line to see Santa,” Goldstein said. “That’s when I truly understood how important it was for our customers to have their jewelry or watch repaired while they waited.” Given the success of his first location, Mark opened four more stores in the Pittsburgh area over the next two years, and he was just getting started. Mark

He discussed his idea with a friend, and shortly thereafter decided to franchise his concept. The first Fast-Fix franchise opened in 1987 in Dallas, Texas, and since then, more than 150 franchise locations have opened across 26 states, the United Kingdom, and Ireland. The company is turning its attention to expand in Canada as well as other markets throughout the U.S. “The jewelry and watch repair business is vibrant.
