Welcome to our first Chartsedge Magazine. In it we are showcasing a selection of our fantastic properties that we have for sale in the South West. This publication also features useful advice on buying and selling your home, and some great tips. Chartsedge is going from strength to strength with another record year in 2015. The property market has improved significantly with buyers becoming more confident in the South West and we predict 2016 is set to be another great year. We have yet again raised our marketing budget for 2016 and will continue to market our clients’ properties nationally as well as locally in the Coast Magazine, Devon and Cornwall Life in print and on-line as well as the Western Morning News. This year we are also very excited to be working with the Marketing and PR Company Kelli Consulting to improve our coverage both nationally and locally, so look out for our latest marketing campaigns throughout the year. We will also be turning our attention to the buoyant relocation market as many of our buyers are not just looking for a holiday home but also for a lifestyle change.
They may be relocating to the area for a slower pace of life, start a new business venture or retire to the beautiful South West. With both Directors and the rest of our team having moved to the area at some point we are well placed to give advice to both buyers and sellers alike. We find that a lot of our buyers are not necessarily looking to live in a specific place, but more for their ideal home. As we can offer a range of properties from a very wide area we find that we tend to have something that suits them, unlike a local Estate Agent who can only offer properties in their local vicinity. Stamp Duty Changes on Second Home Purchases At the end of November 2015 the government announced changes to the Stamp Duty charged on Buy to Let and Second Home purchases from April 2016. Part of our business, as well as many other agents in our area of Devon and Cornwall, is selling to second home owners who are, on the whole, trying to make up the gap in what they thought their pension would provide and what the reality is. The vast majority of these buyers holiday let their properties to earn this income and in turn these holiday makers spend large amounts of money in the local economies. This is our advise to clients and buyers on what to do if you are thinking of buying or selling a holiday home.

The clients and buyers we are currently advising have certainly been dealt a blow as this will undoubtedly adversely affect the holiday home market in the short term with demand falling after April next year mainly resulting in a downward pressure on prices.

THIS IS OUR ADVICE: Sellers Don’t panic there is a strong relocation market with people from all over the UK wanting to set up home in Devon and Cornwall and this demand is growing. You don’t have to sell to a second home buyer. If you need to sell in the next 2 years, we advise putting your property on the market as soon as possible to beat the April deadline. At this time of year we usually advise waiting until February but we believe there will be a spike in interest now from buyers wanting to complete a purchase before the April deadline. Sales are taking so long to complete (3months) you need to start talking to your agent right now. If your property is on the market already, make sure your price is at an attractive level and more importantly make sure you have the right agent that not only understands the value of the holiday let income that you may have, but has a database of ready and willing buyers.

If you don’t have to sell, then keep it. Remember, the main reason people buy a holiday home is to enjoy it with their families and friends and to let out when they are not using it. The holiday letting market is going from strength to strength. The general market for houses is predicted to grow 5% to 10% in Devon and Cornwall and buying a second home should be considered as a long term investment, so keep on enjoying it.
Buyers We have seen many of our database of buyers becoming more and more serious over the last quarter of 2015 with one buyer saying “Right Miles we will stop messing around and we will definitely be buying a holiday home in the New Year”. I am sure some of our database of second home buyers will put their search on hold to see what the market does but there will be some great opportunities for buying in the coming months.
There is an opportunity for a good deal if you buy before April as some buyers need to sell. Make sure you are in a position to act quickly and have a solicitor that can perform. Don’t be put off buying a second home. You should never consider such a purchase as a quick way to earn money. If you buy correctly and holiday let, if you need to, buying property in the UK has always been a great investment in the long run. It has helped many of our clients with their pensions and is something that can be passed down to children. They are still great fun to own and holidaying there will create some incredible memories for you and your family. After all it’s not all about the money!! We will monitor the situation and we are sure that there will be professionals looking at the problem and trying to mitigate the Stamp Duty charges. Rookie Relocation Revelations I was just booking my tickets to London Paddington for my usual Christmas catch up with some old mates from college and thought I must visit the old haunts more often as it is only 2 ¾ hours by train from London to Totnes. Many years ago we all lived in within a mile of each other in Battersea South London and led an idyllic, if boozy, bachelor life. Between us now we have 4 wives and 8 children, how times have changed. Only one of us still lives in South London with Iain living in Essex , Paul in Morzine, France and I would think 90% of our friends from London are now living outside it. I left London some 10 years ago with my fiancé Nicki and rented a 2 bedroom period cottage in an idyllic village located in the stunning Dartmoor National Park. It had 2 pubs and a shop (I did not know at the time how lucky we were to have a shop) and we set about making friends. I commuted to

Exeter for work. Nicki became my wife and we bought a 16th Century barn conversion which Nicki totally refurbished, in the same village. At the time Nicki was running a property portfolio in London for an investor, so was working from home. I was working in an office environment, going for drinks after work and socialising with my new work colleagues while Nicki was stuck at home running the business. We had our son Jago soon after moving into the house and after the dust settled from the building works and new baby we took stock. We asked ourselves how many good friends had we made in the village? -
This came to only a handful. Who we would invite for dinner on a regular basis from the surrounding area? - Not many it transpired and we quickly if not reluctantly realised that we had not really put roots down in the area. People were extremely friendly don’t get me wrong, but just did not have the same interests as us. We then thought about what we needed nearby, restaurants, coffee shops, things to do with a toddler……. there was nothing. We had made a classic ‘rooky relocation error’ (putting the idyllic location before the practicalities of day to day life) and with Nicki feeling increasingly isolated we decided to look for another area in Devon to move to.

We travelled around and looked at lots of other areas and found Totnes, a thriving town with an eclectic population, great restaurants, bars, coffee shops and close to the beautiful South Hams coast. At this time my mother lost her husband and was looking to come and live near her grandson and we all decided, after much thought, to buy a house together. We sold the house on Dartmoor at a loss, we had refurbished the house to a very high standard as we were going to live there for quite a few years and were unable to get this money back. We found a big house within walking distance of Totnes Town (a place that an estate agent told us to consider when we first moved down!). On the second attempt we have landed squarely on our feet. We have a great group of friends, most of which have moved from London or its surrounds and have a great lifestyle with baby sitter on tap and things to do on our doorstep for all the family. My wife has set up a successful property management business with someone she met through friends and her office is in our garden. I have moved on from working for a corporate company and have started my own business which is
going from strength to strength. Jago goes to the local Berry Pomeroy Primary school which has 104 pupils and is surrounded by fields and suits him down to the ground, I am even on the Board of Governors, a long way from those boozy nights in Clapham !!
✗ F orgetting you have to drive everywhere when you live in the country as there is limited public transport and taxis cost a fortune. (no Uber)
5 things we got wrong
✓ M oving to Devon as it is a wonderful county, not as crowded as London and a slower pace of life.
✗ D eciding to buy too quickly without looking at other areas while we were renting. ✗ L ooking at village life with rose tinted glasses and not thinking about the practicalities of what we wanted for our family with a young child. ✗ N ot considering both of us and only concentrating on the person who has the job.
5 things we got right
✓ M oving to a town with great facilities close by as well as the sea. ✓ R aising Jago in fresh air, with an outdoor lifestyle and not being too worried about his safety. ✓ D ropping Jago off to school every morning, impossible for me to do in London, and also home for bedtime. ✓ M eeting like minded friends and being able to put down roots because we live in the right area.
✗ T hinking about what there is to do in the area apart from walking on Dartmoor and using the 2 pubs in the village, which is fun and a change at first, but soon realising we needed more.

Gail and Sue popped into this pub in between appointments a few weeks ago. They kindly phoned me up to let me know they were having a great meal as I was stuck in the office. The Crab Salad and Ham Ploughman’s are highly recommended. When I told them it was owned by Rick Stein they could not believe it as they thought it was very reasonably priced. It is in a great position close to loads of great beaches. It’s a proper pub so you can’t book but it has a great beer garden and is dog friendly.
This is a small Italian restaurant above a coffee shop (best coffee in Totnes) which has recently opened. I went with my wife and 7 year old son (a bit wary of new things) for the 5.30pm sitting. The waiter was really knowledgeable and recommended that we shared 5 dishes which were all fantastic and our son tucked in with gusto. We were so impressed we booked for 10 people for my wife’s birthday as the coffee shop downstairs changes into a cocktail bar in the evening – a result!

Gail and I arrived here starving and managed to park just outside the pub (not sure you would be that lucky in August but there is a car park up the road). The views across the estuary towards Fowey were lovely and the pub itself is friendly and had the feel that it may have been frequented by smugglers many years ago.
This is my guilty pleasure and after a long drive it is a great place to stop between meetings. It is also a great place to break up your journey to and from Cornwall and if you have kids a soft play centre has just opened, great to tire them out. Sausage and Roll is great (Go for the Cornish Blue, with pork sausage, bacon, crumbly Cornish Blue cheese, messy but nice). There is also a pizza place, McD’s as well as a Costa.
