ack in the day, ocean air was considered a cure-all for illnesses from depression to tuberculosis. As a passionate sailor myself, who am I to disagree? For my part, I believe that there’s simply no better way to enjoy the West Country than from the water. Whether you’re on the deck of an ocean-going yacht, in the bracing surf or sedately paddling a kayak along a tranquil estuary, you’ll have a lovely time. It is not surprising, then, that waterside homes generate a strong price premium over their inland equivalents here in the South West. It’s hard to compare like with like but you can expect to pay up to a 30% uplift per square foot for a really good sea view compared to the same standard of property inland. However, compared to other parts of the country, many house prices for waterside I believe that property in this region remain there’s simply surprisingly good value. There are some wonderful properties no better way to be found here, which we are to enjoy the proud to showcase in this edition of our Waterside magazine. West Country We also have a wealth of than from the information on all things waterside in the magazine. On water page 8, Guy Parsons, who runs the Stags Wadebridge office, picks his favourite surf spots from around the region. On page 16, Harriet Pagan from Blue Chip Holidays takes a look at how to get the most out of a holiday let property beside the sea. And on page 6, we have a round-up of the finest waterside properties on the market with Stags right now. At Stags Waterside department we offer specialist advice in the sale and rental of property with sea views, water frontage and easy access to the coast, estuaries and rivers. Potential purchasers can pick from marina properties, estuary-side family homes with their own moorings and second homes by the sea. Which will you choose?

So how is the waterside market changing these days? Well, until about 15 years ago, there was a strong bias towards the south coast of our peninsula in terms of property prices. Yachting drove demand and places like Salcombe and Dartmouth topped the chart in terms of desirability. Today, however, that has changed due to the explosion of interest in surfing along our region’s north coast. Now, buyers in search of a second home or a fresh start are just as likely to be hankering after rolling Atlantic swell and big sandy beaches as they are for estuary views and riverside moorings. Our Stags Waterside department covers every mile of the West Country coastline. I’m often asked where the best value waterside properties are to be found and there are some bargains to be had. I have to admit, before we opened our Stags office in Torquay, I didn’t know the town all that well. But now I am struck by what good value the properties are there. Torbay has some lovely beaches, there is a vibrant marina in Torquay and, with a new road linking the town to Exeter and the A38/M5, the town is on

the up. The yachting/ waterside lifestyle there is definitely more affordable than in perennial favourites such as Topsham, Dartmouth or Salcombe. Another area that is worth exploring is the south east coast of Cornwall, with the villages of Seaton, Portwrinkle and Downderry. This used to be known as Cornwall’s forgotten corner but these days it is much more on the map with buyers keen to purchase homes here, either for holidays or when relocating from London and the Home Counties. When a Radio One DJ (Zane Low) chooses Seaton for his new home, you know the area is popular. But it is still more affordable than stretches of the Cornish coast such as the Helford estuary and the area around Rock and Padstow. All in all, we’re blessed in the South West with hundreds of miles of coastal waters and wonderful properties overlooking them. It’s a lifestyle that, I am sure, will never lose its allure. Here’s where to find the best places to surf in the South West By Guy Parsons, head of Stags Wadebridge
S
urfing is a wonderful sport and a big part of why I love living on the north coast of Cornwall. As a family, there is nothing we like better than a day out with the kids (pictured) in the water. Having said that, I’m no champion surfer. It’s a triumph if I stand up at all. But that’s all part of the fun and it is never too late to learn. Here are my top picks for surf locations around the South West:
while Ellie, seven, has a go on her body board and our son Ben, 12, already makes his dad look like an amateur. Property-wise, this part of Cornwall is pricey thanks to the premium paid to live near holiday hotspots such as Padstow and Rock. But if you go a short drive inland along the River Camel you can find more affordable places such as Wadebridge, where the average house Last price is considerably lower.
1 BEST FAMILY SURF BEACH
Tregardock is a hidden beach near Trebarwith Strand on the north coast of Cornwall. It’s only accessible at low tide and you have to scrabble down the last bit of the cliff hanging on to a rope. But once you get there, the surf is amazing and you’ll more or less have the beach to yourself. We love a family day out here, picking mussels and enjoying the peace and quiet. Here at
Our local is Polzeath beach and it really does have it all for families. A good lifeguard service, gentle surf breaking onto forgiving sand and plenty of parking, surf shops and cafes. Last time I was there, I bumped into the actor Damian Lewis and his family having a surf lesson. We also like to visit nearby Harlyn Bay, which is a lovely sandy family beach too. My wife Rachel isn’t a surf fan but she finds plenty to do by way of sunbathing or pottering around 8
2 BEST SECRET SURF SPOT

Stags Wadebridge we have a fabulous property called Besloe for sale on the cliffs above Tregardock (on the market for £725,000) which is absolutely beautiful. It looks like something out of Poldark.
3 BEST ON THE SOUTH COAST
time I was there, I bumped into the actor Damian Lewis and his family having a surf lesson
If you live on the south coast of the West Country, don’t despair. You can surf at Bantham Bay in south Devon, a short drive from Kingsbridge and Salcombe. It’s a big shallow bay, making it safe for families but it picks up the surf well as - despite being on the south coast of Devon – it faces west. You could live in Plymouth or even Exeter and surf here regularly.
4 BEST VARIETY
The West Cornwall village of St Agnes is blessed with several beaches all within a few minutes’ drive of each other but

1 Porthtowan £500,000 Set in a stunning elevated position, this detached bungalow has panoramic beach, sea and coastal views over the popular surf spot of Porthtowan on the north coast of Cornwall. It has four bedrooms, parking and gardens - not to mention two shower rooms to wash off all that sea salt and sand. Stags Truro 01872 264488
each with very different surf conditions. The main village beach, Trevaunance Cove, is sheltered and usually very safe and not off-putting for beginners. Nearby, Chapel Porth beach picks up the surf better than anywhere else on the Cornish coast. Also well worth a visit are Porthtowan to the west and Perranporth to the east, both with long stretches of golden sand, big swells and a genuine surfing vibe.
2 St Ives £1,200,000 St Ives is a mecca for artists but also gets superb surf on its Atlantic-facing Porthmeor Beach. This coastal home is finished to the highest of standards with lovely views across the sheltered harbour. Arranged over three floors it has four ensuite bedrooms, a stunning open plan sitting/dining/kitchen room, sun terraces and a courtyard garden. Stags Truro 01872 264488
BEST FOR NORTH DEVON
I couldn’t complete this round up without name-checking Putsborough in North Devon. This long, sandy beach a great place to go for reliable Atlantic swell. Nearby Croyde, Woolacombe and Saunton Sands are also top surf spots but quieter Putsborough has an awayfrom-it-all atmosphere which makes it a favourite with locals. Braunton, the local town, has a real surf mecca feel and is a fun place to live, with a good community all year-round and some great properties to be found there, too. Could holiday letting fund your house by the water? Harriet Pagan of Blue Chip Holidays investigates the options for owners
A
holiday property investment can be a smart financial move as well as a wonderful lifestyle choice. Here at Blue Chip Holidays, we work with many property owners investing in a holiday let with long-term goals in mind. Significant numbers of owners are buying now with a view to retiring to a particularly well-loved area in the future. This enables them to secure the property they love sooner rather than later. Holiday letting helps to cover the costs of ownership and also provides them with a base they can visit for holidays themselves. If they can refurbish the property or the market rises in the area, then there is also the welcome chance of an uplift in the value of the investment. The level of service you choose from your lettings agent depends on how involved you would like to be in the holiday letting process. If you live abroad or far away from your holiday property, then there are full-service holiday letting options available in the South West. Having said that, many of our owners enjoy the interaction that they have with their guests, taking pride in sharing local knowledge with visitors. So where - and what - to buy? It’s wise 16
to focus on locations where house prices are consistent or on the rise. For our clients, we often provide advice throughout the whole process of buying, making improvements and maintaining the property. We have a good idea of the ways that you can not only increase a property’s rental income but also protect its market value long-term. Of course, it’s easy for holiday letting agents to recommend the best places to buy a holiday home. But location is an important factor for the owner, too, as there is every chance you too will be spending a lot of time there. If you market your property with Blue Chip Holidays, you’ll have a generous amount of personal use of the property and you’ll also be able to take advantage of our Last-Minute Licence. This is your opportunity to book time in your own property, if it is available last minute. When considering the best places to buy, look at up-and-coming areas as well as established holiday hotspots. Properties there are likely to be more affordably priced, giving you a higher return on your investment and greater potential for capital appreciation. Above all, a holiday property investment can be a more pleasurable way to dip your toe into the buy-to-let market, because it allows you to have a place of your own that you can visit with family stags.co.uk
and friends on occasion. So be sure to pick a location that you love and will enjoy visiting. Research suggests that owners of holiday properties more than three hours’ drive from their main home are less likely to make the journey. It’s those within a two-hour drive of their holiday bolthole that seem to get the most personal use and therefore enjoyment out of their investment. Holiday letting can also power your dreams and adventures. We work with many owners who let out their main home to holidaymakers. The income from this funds adventures and travel plans both in the UK or abroad. The job of any holiday letting agency is to remove the hard work and worry from letting a holiday property. At Blue Chip, we encourage owners to enjoy the process, even from a distance. It can be hugely rewarding to read your guest reviews, observe your property’s performance and even interact with guests if you wish to do so. If you’re looking for purchasing advice or want to know if holiday letting can work for you, please do contact the Blue Chip Holidays team. Harriet Pagan is Owner Communications Executive, Blue Chip Holidays. 03339 205408 contact@bluechipholidays.co.uk
With one famous Tennant… Stags has sold a small blue chalet that may look familiar, discovers Becky Sheaves

he pretty blue cabin famously occupied by David Tennant in the hit TV series Broadchurch has a new owner. The 100-year-old two-bedroomed chalet on the banks of the River Brit in West Bay, Dorset, sold in the spring of 2018. Called Brit Bank, it attracted “vast amounts of interest” when it came onto the market, says James Green of Stags, who sold the chalet. In the TV show, Tennant’s character DI Alex Hardy occupies the wooden chalet while solving crimes alongside fellow crimebuster DS Ellie Miller, played by Olivia Colman. “Most of the potential buyers came from London and the Home Counties, as well as the West Country. But one intrepid traveller came all the way from the USA,” says James. Mostly people wanted to use the cabin for weekends and holidays, he says: “The successful buyer is local, from Devon, and they intend to use it themselves, while also renting it out for holiday lets.
