The 5.4-acre park is a demonstration of Charlotte’s commitment to offering authentic urban experiences that celebrate the city’s history and culture. Since opening in 2013, Romare Bearden Park has become a well-known landmark and destination in Uptown Charlotte and continues to be a catalyst for economic development in the city. N E W ORLEANS TRADE DIST RICT LandDesign was commissioned by The Howard Hughes Corporation to imagine the New Orleans Convention Center Trade District, a $1 billion development anchored by a HQ convention hotel and entertainment/retail district. Our team envisioned a world-class convention and entertainment district where visitors and locals dine, shop, engage and discover. The project would create a new heartbeat in New Orleans, a genuine, authentic place where people love to visit.

N AT IONAL HARBOR The creation of a truly unique place requires the desire to embrace the natural environment and integrate it into a human-scale setting that engages the senses. This is achieved at National Harbor, an ambitious 300-acre urban, mixed use destination perched along the Potomac River in Prince George’s County, Maryland. The first phase encompassed nearly 500,000 square feet of office space, 2,500 residential units, 4,000 hotel rooms, a convention center, luxury resort with a marina and over a million square feet of retail, dining and entertainment. With more than a decade of design commitment, the efforts are rewarded each time we take our families and friends to what is now considered a must visit entertainment destination in Washington DC. 24

AMERICAN WAY At the heart of National Harbor is American Way. This public space median was in need of an identity, a sense of place and increased activation to encourage engagement and retain visitors. Throughout LandDesign’s visioning process, a series of interactive galleries came to fruition in an effort to reposition the space. Each gallery embodies the American Spirit through the thoughtful orchestration of historically significant figures, providing visitors the unique opportunity to engage and interact with those who defined American culture and values.

THE HAV E N A site of refuge amidst an urban environment, The Haven offers residential tranquility above the vibrant waterfront at National Harbor. Stoops and patios placed along St. George Boulevard offer accessibility for residents and create a dynamic rhythm reflective of the harbor. Cascading water features, raised planters and a trellis define a courtyard for intimate gatherings and offer a warm and inviting atmosphere. Asana Partners saw the opportunity to establish a retail center in the heart of South End that embodies the neighborhoods unique industrial character. LandDesign worked with Asana Partners to carry out their vision and blend old with new, focusing on pedestrian-connectivity and people-oriented open spaces. K ING OF PRUSSIA TOWN CENTER LandDesign set out to establish an urban center for King of Prussia, Pennsylvania, that would anchor a 122-acre mixed use development and kindle a resurgence for what was once considered a must-visit shopping destination. Bolstering the intent to create a downtown experience, our landscape architects designed highly-programmed open spaces and pedestrian experiences that benefit the residents and provide an experiential retail center. The tree lined Main Street provides a pleasant walking experience, animated by vibrant storefronts, colorful planters and a plant palette that delivers year-round color and texture. A S A NA D E E P EL L UM With a vision to transform uninviting storefronts into a vibrant streetscape, LandDesign worked collaboratively with the architect and developer to create a one-of-a-kind space reflective of the edgy, eclectic style of the Deep Ellum neighborhood. Inspired by the historic, industrial atmosphere, steel beam structures and reclaimed brick generate a rhythm of patterns and spaces to guide pedestrians along the site, while planting and soft materials create balance and invite visitors to linger. MIDTOWN TAMPA Midtown Tampa is the first high-density, mixed use development in Tampa, Florida, and will be the city’s newest entertainment district. Located strategically between the Westshore and Downtown districts, Midtown Tampa will serve as a central neighborhood, providing a unique live, work, play environment for the Tampa Bay community. The 22-acre site will seamlessly integrate 1.8 million square feet of retail, residential, three Class A office buildings, entertainment and hospitality experiences. A central green space, lake and recreational trail will support walkability and pedestrian-connectivity throughout the site. 44

CROWN CENTRE
CRO W N CE N T R E Crown Centre is a new 150-acre office park located within the Castle Hills community of Lewisville, Texas. Phase I establishes an ecological preservation park as an amenity to the future office space. Vehicular access was challenged by the existing wetland, where two new lakes surrounding the wetland act to preserve the natural habitat and provide stormwater retention for the site. Our design team led an effort involving dredging, bridge design and wetland restoration, resulting in vehicular and pedestrian bridges to further preserve the sites ecological benefits and natural beauty.

W IL L O W S F O R D Set in the rolling landscape of Loudoun County, Willowsford spans over 4,000 acres and is comprised of four distinct villages. Interconnected by 2,000 acres of open space, the 2,000-home site rests in a landscape setting that exemplifies the character and traditions of western Loudoun County farming communities. As the landscape architect, LandDesign was instrumental in establishing the vision for connecting the residents to Virginia’s landscape and rich farming traditions by creating a community defined by natural open spaces, community supported agriculture and activities that encourage a renewed appreciation for the environment. R IV ER WALK Riverwalk is a 1,000-acre master planned community with a focus on pedestrian connectivity, bikeability and healthy living. LandDesign provided landscape architecture and civil engineering services and was responsible for creating a master plan and design for the community. Riverwalk consists of over 3,000 residential units, a walkable Town Center and business park along the banks of the Catawba River. LandDesign utilized the former Celanese chemical plant in the design for Riverwalk and transformed the plant into a one-of-a-kind velodrome and BMX facility. The community is driven by the desire to promote healthy and active lifestyles, with trails for biking and hiking woven throughout the community, and public river access points that are strategically located to encourage use by all residents. HA M L IN Hamlin, a 600-acre development, would serve as the regional retail and employment base for the greater Horizon West community, with a vibrant commercial center and a collection of neighborhoods designed to embrace the water and outdoor lifestyle. Comprised of residential, office space and campuses, retail, light industrial/ manufacturing, and networks of open space—the town center supports a regional market. Hamlin will honor the legacy of the family-run citrus grove by preserving and integrating the orange groves and agrarian aesthetic into the physical landscape and community character so that it becomes part of the everyday experience of this place. LandDesign envisioned a community that leverages the area’s natural resources, including Lake Hancock, to create a unique living experience. M A G NO L IA G R E E N Magnolia Green, an expansive community in Central Virginia, prides itself on the amenities it provides to residents and visitors. The site is nestled into the land and takes full advantage of a mix of pine and hardwood trees, complemented by native and ornamental plantings, as its backdrop creating a one-of-kind family setting. LandDesign worked with community management to ensure the golf course, pool and tennis court amenities provide impressive views and an overall immersive experience that lives up to the Magnolia Green promise. LAKE PROVIDENC E Lake Providence is the first Del Webb active adult community in Tennessee and is situated within the Providence master planned development. LandDesign provided land planning and landscape architecture for the 340-acre site, which includes a 13-acre lake with a dock. Marked by an impressive entrance with a waterfall, the 1,069-home community offers residents a variety of outdoor activities, including tennis, swimming, bocce ball and miles of walking/biking trails and an amphitheater overlooking the lake. Within the 24,000 square foot community center is an aquatic center, fitness/wellness center, aerobics 66

D UKE KUNSHAN U NIVERSITY Top-ranked Duke University developed a 200-acre global campus in Kunshan, China. Through an intensive international design competition, LandDesign was selected to provide landscape architecture and civil engineering, in collaboration with Gensler, for the 30-acre Phase I. With a four-acre water ecosystem as the central landscape element, the campus is organized around flexible public spaces, ecological design and spatial character that responds to seasonal changes. Primary gathering spaces are designed to facilitate movable benches, planters, and sculptures, while accommodating large events, art installations and social/learning space. The design of the lake includes submerged plazas that are submerged during periods of high rainfall and become usable during the dry season, which coincide with peak student attendance and space demand. L O W E ’ S CO R PO R AT E HE A D Q U A R TE R S Lowe’s 275-acre environmentally sustainable corporate headquarters sets the tone for one of America’s most successful companies. The campus includes an eight-acre lake that supports stormwater function, acts as an irrigation reservoir and nurtures a wildlife habitat. Our multidisciplinary team assisted in site selection and master planned, engineered, surveyed and provided all the landscape architecture for the development. But we’re most proud of how often Lowe’s employees go for a midday walk around the lake or enjoy lunch outside.

SEALED AIR H E ADQUAR T ERS LandDesign provided full master planning and landscape architecture services for Sealed Air’s corporate headquarters. Two four-story office buildings and a 70,000 square foot R&D facility have been carefully designed on the 35-acre site to preserve as much existing vegetation as possible. With a strong environmental vision for the campus in pursuing LEED certification, re-used wood from white oak trees and found rock were constructed into boardwalk material and the main seating elements on site. The campus is equipped with a vegetated pedestrian bridge connecting the R&D to the main campus area, a twotiered water feature with a bridge connection to the office buildings, a sport court, various outdoor meeting spaces and a trail that weaves around the existing woodland. SUSTAINABILITY MATTERS The Sealed Air Campus is more than 60% open space, and of that, only 8,000 square feet is ‘water thirsty’ sod. The project is LEED Gold Certified thanks to these elements, and the additional design effort taken to preserve 12 acres of woodlands on-site, use of crushed gravel throughout the site to maximize permeability, and the 50% reduction in irrigation demand due to the drought-tolerant plant selection.

Designed around net-zero energy goals, the core-free 25,000 square foot floor plate configuration maximizes workplace natural light and views to the wooded setting for all employees. Site amenities include a central courtyard and arrival, a large lake and hardscape promenade, various outdoor meeting spaces and the “backyard,” a natively planted recreation zone including an event lawn, sports court and jogging trails. SUSTAINABILITY MATTERS The LPL Financial headquarters has obtained LEED Gold certification through sustainable design elements such as the 99% regionally native and drought-tolerant plant palette, the use of permeable pavers for hardscaped areas and a 20,000 gallon cistern that captures runoff from the parking deck. 85

K ING S L E Y TO W N CE N T E R Drawing from a rich history in the textile industry, Kingsley includes the creation of a vibrant urban district with a style and material palette carefully selected to weave spaces and experiences together, so that the new development connects with the landscape in a unique way. Complete with European-style plazas, main street shopping, waterfront dining and an amphitheater, Kingsley is a destination within Fort Mill, South Carolina and the surrounding region. The town center is adjacent to the new LPL Financial Headquarters and plans to connect to Anne Springs Close Greenway, for which 2,100 acres have been dedicated to the state for recreation and trails. A L E XA ND RIA RE NE W E NTE RP RIS E S Alexandria Renew Enterprises is dedicated to sustainability and the expansion of public education and outreach opportunities. After working together on several landscape architecture and greening projects, AlexRenew contracted LandDesign to create a master landscape plan for their state-of-the-art Environmental Center. The planting design provides a habitat for native wildlife and reduces maintenance and environmental impact on the community. The LEEDPlatinum certified center incorporates an indoor living green wall to filter air, improve efficiency and provide a calming view. The signature main entrance features an integrated water fountain that highlights one of AlexRenew’s key products: reclaimed water. Surrounding the building and fountain are public park spaces including rooftop greens and a trail that will connect to the wider Alexandria trail network, further servicing the employees and greater Alexandria community. C ARACASBAAI PENINS U L A The Caracasbaai Peninsula is a 267-acre brownfield located along the southwest coast of Curaçao and administered by the island’s government and the Curaçao Ports Authority. The master plan calls for a balanced redevelopment of the site, committing 40 percent of the area for establishment of an economically selfsupporting, mixed use waterfront development with the remaining land area dedicated to environmental preservation. Developed areas are to offer a host of highly integrated uses, inclusive of hospitality and resort nodes, marina and yachting facilities, a commercial and residential district, and—through reuse of exiting marine facilities—a cruise pier and shopping village. The vision plan incorporates a series of low impact development (LID) elements and other sustainable design features to create a unique development in Curaçao and the Caribbean region. A master planned community in Fort Mill, South Carolina, Baxter is designed to be tight-knit and walkable, like traditional neighborhoods, but with a boost of technology and convenience. B RIGHTWALK Brightwalk is a 98-acre revitalization effort to replace the blighted neighborhood of Double Oaks with a vibrant mixed use, mixedincome community that takes advantage of its Center City location and accessibility to public transit. The project is a model case study for affordable and sustainable housing that stimulates economic growth and social well-being within a brownfield revitalization effort. The natural assets, including a restored stream, native plantings and preserved tree canopy were environmental components that contributed to the certification. However, what is truly unique about Brightwalk is the effort taken to ensure existing residents had the opportunity to stay in the neighborhood with new mixedincome housing options and a strong public art program that would enrich the community as a whole and provide engaging open spaces. In 2016, Brightwalk was recognized as a LEED-ND Stage 2 community—the largest in the region. A historically significant bronze elephant statue is restored and acts as a focal point in the south plaza. A new ownership team aims to recalibrate and re-envision the southern portion of the development. The first phase result is a vibrant, mixed use residential community that constantly touches the water. La Laguna and its Marina Village neighbor includes retail, restaurants, entertainment, apartments, town homes and single-family developments amenitized with beaches, golf, marinas and open spaces. The larger Puerto Cancún development embraces the resort flair and outdoor lifestyle, while La Laguna and the Marina Village embody the urban, seaside existence that residents of Mexico have been searching for. POTOMAC YARD Potomac Yard is the largest mixed use development in Alexandria, and includes over two million square feet of office, retail and hotel space, as well as a significant residential component. THE BORO Organized around a dynamic, multi-level public realm, LandDesign’s concepts for The Boro call for strong pedestrian connectivity through the 17-acre, mixed use, transit-oriented development. Over five acres of bold, urban open space, both at grade and elevated, take advantage of the topography throughout the site with a series of unique overlooks with skyline views. At the center of the development is a one-acre signature urban space known as Boro Park. This iconic green space is surrounded by destination retail shops, high-end residential apartments, a flagship Whole Foods grocery store, a luxury theatre, hotels and premium office towers. The park has been thoughtfully designed to provide for a quality experience every day as well as special events such as movies on the green, outdoor concerts and markets. D O M INIO N S Q U A RE Dominion Square is a 20-acre mixed use, transit-oriented development located at the Spring Hill Metro Station along the Silver Line. The master plan calls for nearly two million square feet of commercial office space, 200,000 square feet of retail and 1,600 residential units. LandDesign created a richly layered public realm and open space plan, including civic plazas, elevated sky-parks, streetscapes and recreation areas with landscape, wayfinding signage and art. The contemporary design provides an interconnected system of six acres of pedestrian scale, multi-level destination public spaces, with the ability to accommodate multiple uses and programming. TYSONS SPRING HILL METRO STATION OVERVIEW: Dominion Square is part of a district that includes the six-acre Perseus and four-acre Sunburst projects, all located at the Spring Hill Metro Station. LandDesign is the landscape architect for the combined 30 acres, as well as for The View on the opposite side of the station, in order to ensure that the overall urban design is cohesive.

O VAT ION AT PARK CRE S T Ovation at Park Crest is Tysons’ first luxury high-rise apartment complex. LandDesign provided landscape architecture services for the residential amenities, and designed the half-acre public park space directly adjacent to the building. Ovation is located within walking distance of the Metro’s Silver Line, and has achieved LEED Gold Certification. Residential amenities include a courtyard water feature, bocce court, lap pool, fireplace terrace and an events terrace with a formal lawn. The best amenity at Ovation, however, is the serene half-acre public park, featuring a unique curved pathway in order to accommodate for the 40-foot grade transition from the east edge of the park to the west. C ARLYLE CROSSING Carlyle Crossing is a mixed use development under construction in the Eisenhower East district of Alexandria, Virginia. LandDesign worked with Cooper Carry, Inc. to create a unique town center that will become a hub for the community. Capitalizing on accessibility from the nearby Metro station, visitors are welcomed by a large public plaza, while art features set the tone by providing a sense of identity to the development for the space. A multilevel series of parks with passive and active spaces are woven together to provide spatial variety for users. Complementary to these features, nearly two acres of green roofs with layered landscaping optimize sight line views for residents, and play a key role in stormwater management. These unparalleled site amenities, paired with the urban walkability and activated public space, work together to provide a new town center that is truly unique to this area. 154

THE LEX AT WATERFRONT STATIO N The Lex at Waterfront Station is one of the most successful examples of adaptive reuse contributing to the revitalization of the Southwest Waterfront district of Washington DC. Developed in the late 1950s, the infrastructure is one of two buildings designed by I. M. Pei, and the former home of the Environmental Protection Agency. One of the key goals for this project was to provide a rooftop deck where residents could take advantage of the 360-degree views of the Nation’s capital. This was particularly challenging since the existing building had limited load-bearing capacity. The creation and restoration of both amenity areas and open spaces throughout the community have been key components to the successful revitalization of the Waterfront Metro Station neighborhood as a whole, as both public and private open spaces offer residents and visitors a more rich pedestrian experience. DETAIL MATTERS The LEED-Gold certification for this project is due in large part to the innovative approach to creating a ground-floor courtyard that doesn’t compromise the structural integrity of the existing underground garage slab it is built on and a minimalist approach to the roof deck where load-bearing capacity was also limited.

However, as is the case in small towns across the country, main street had been neglected for decades, while development occurred elsewhere in the area. As part of a land use planning process, LandDesign established the urban design guidelines, strategies and recommendations that paved the way for the design and construction of the streetscape improvements, and acted as a catalyst for revitalization within downtown. The streetscape improvements have further contributed to Downtown Statesville becoming a destination within the growing region. LandDesign was invited to design a mixed use development for the residents, and to envision an artistic element celebrating the project’s location within the Arts and Cultural District. Inspired by the remarkable Civil Rights history of the city, Lincoln at Tinner Hill highlights stories of the individuals who have contributed to the cultural and civic identity of Falls Church. In support of the existing Giving Voice: African American Heritage Walking Tour, Lincoln at Tinner Hill provides a gateway park and trail which features the history of African Americans who lived and worked in Falls Church since the 18th century. INFRASTRUCTURE MATTERS For many years, Symphony Park and its visually-striking 2,700 square foot covered stage, has been home to the Charlotte Symphony’s Summer Pops series. Luring an average of 4,000 people each weekend to picnic on the lawn, friends and family take in some of the best of the Charlotte cultural scene with a glass of pinot grigio. The 1.87-acre retention pond captures and treats the runoff from the surrounding 60 acres of development and mitigates down-stream flooding.

THE V IL L A G E AT S O U THPA RK To remain the cornerstone of Charlotte’s thriving SouthPark area, the dated SouthPark Mall was transformed from a 1960s-style suburban retail mall into a vibrant town center. From the original placemaking concept to landscape architecture and civil engineering, LandDesign brought innovation and creativity to both the design and phasing of the project. The site design creates a series of unique outdoor experiences: a comfortable pedestrian promenade around the 94-acre site; The Village, a mixed use residential and retail center; and Symphony Park, a performance space set against the backdrop of a beautiful 7.37-acre park. The result, a traditional mall and outdoor lifestyle center hybrid, won the 2005 International Council of Shopping Centers’ International Development and Design Award. THE FRASIER Located in the heart of Potomac Yard in Alexandria, Virginia, The Frasier includes 250 residential units on a 1.6-acre city block. The project’s location is immersed in rich transportation history dating back to the early 1900s, which inspired a contemporary industrial theme incorporating true and straightforward materials such as exposed concrete and wood. Centered in the block, the project amenities are positioned as a unique urban oasis where the residents and their guests can rendezvous, relax and recharge. The project contains a twolevel “stepped” courtyard with a substantial elevation difference was converted into an opportunity that now showcases a 14-foot water wall feature that provides respite from the summer heat, white noise that will attenuate the city hustle and a true upscale and memorable experience. LandDesign used materials that spoke to the site’s legacy as key elements of the design, including incorporating original granite curbs from the homestead into seating around the fire pit. The development focuses on creating a relaxed and tranquil environment for residents with two central courtyards, a pool designed for maximum sun exposure and prime vistas overlooking Trinity Park.

A LTA F RIS CO SQ UAR E Rapid growth is generating demand for high quality residential development in Frisco, Texas, an ideal location for professionals working in Dallas. Amenities throughout the site are influenced by adaptability, sustainability and comfortable environment. The ground floor is currently occupied by residents, but is designed to accommodate small businesses and retail spaces. Limestone is a unifying element for materials used on site, and a rain garden full of native plants and is irrigated with rain runoff from the roof that visibly travels through trench drains. In the pool courtyard, the design team embraced the opportunity to enhance necessary structural walls required by a significant grade change, creating a sense of movement and presence, even when the pool is unoccupied. LITTLE SUGAR C REEK GREENWAY For decades, Little Sugar Creek was a severely polluted stormwater channel mostly hidden beneath a concrete cap. The creek was mainly overlooked, until the county engaged LandDesign to restore the creek

environment and community. The concrete pavement, parking lots and pollution that used to hide the creek are gone and nature has been restored to Little Sugar Creek. Its banks have been reshaped with native trees, shrubs, grasses and wildflowers, restoring a natural buffer that improves water quality and provides natural wildlife habitats. The Little Sugar Greek Greenway project spanned five different contracts over the course of more than a decade and has created a recreational destination and brought economic revitalization to midtown Charlotte. 187

The central design for Eckington Yards integrates retail with residential to create a destination-driven entertainment and retail space on a very compact urban site. The vision for Eckington Yards represents a re-imagining of how urban lifestyle can meet urban economy through offering a mixed use retail streetscape and dynamic open space system that links directly to residential within the project site. The design concept for this project is based on a “woonerf” which is simply a space, or in this case a street, that intends to have a shared vehicular and pedestrian flow. In this space the pedestrian is clearly intended to be the dominant user and while vehicles are permitted, they are very much restricted in their movements and speed. LORAY MILL Loray Mill was established in 1902 as one of the largest cotton mills in the in South. The mill has experienced many changes and developments in its lifetime, the most recent of which is the transformation of the mill into 190 loft apartments and 100,000 square feet of retail space. The design for the mill seamlessly integrates community and resident amenities, creating a vibrant public realm in the heart of Gastonia, North Carolina. The design incorporates existing on-site mill production equipment into general art displays and several unique water features. Award-winning adaptive reuse
A L P HA M IL L Historic Alpha Mill is an award-winning adaptive reuse project that included significant brownfield remediation to be able to provide both renovated and infill residential units to the site, a former textile mill. The design for Alpha Mill incorporates the adaptive reuse of three historic textile mill structures and the addition of three new buildings, totaling 155 apartment units. The core of Alpha Mill is designed around a centrally located courtyard and amenity pool area with a fireplace, grills, open lawn and rooftop terrace where residents can take in the view of the Charlotte skyline. The project utilized tax credits and was completed in conjunction with the Historic Landmarks Commission. The site is on the National Registry of Historical Places and the project has been accepted into the NC Brownfields Program. SNOWSHOE MOUNTAIN RESORT
SNOWSHOE MOU NTA IN RE S O R T The design for Snowshoe Village focused on the breathtaking view surrounding the resort and shaped the land to maximize the scenic vistas with minimizing the notorious Appalachian winds. The village, with its series of lodges, ground-floor retail, restaurants and entertainment venues, is connected by urban plazas and pedestrian streets. Together, the public spaces and architectural design achieve a true vernacular style of the West Virginia mountains. Since this transformation, Snowshoe Mountain and Resort is the pinnacle ski destination south of New York State.

L E CK IE E L E M E NTA RY O U TD O O R CL A S S RO OM LandDesign worked alongside the design build contractor, on behalf of the District of Columbia Public Schools, to design an outdoor teaching kitchen and surrounding landscape at Leckie Elementary School. Functional features of the space include a variety of kitchen amenities, flexible seating, demonstration and educational tools. Stormwater management was a critical design component for the teaching kitchen. Our team incorporated a rain barrel into the design that collects the pavilion roof runoff, and overflow feeds into a rain garden landscaped with native plants. The outdoor teaching kitchen at Leckie Elementary is used to engage in new and fun ways to learn, and provides teachers at the school a space for curriculum training. M A RK E T S TR E E T AT THE W O O D L AN DS Market Street at The Woodlands is an award-winning, mixed use Town Center located in The Woodlands, Texas, that offers the feel of a traditional town square with a central park and pedestrian walks, and vignettes for outdoor seating and dining. The 2018 renovation focused on enhancing visitor experience along the pedestrian walks and seating areas while seamlessly interweaving a rebranding effort for signage and wayfinding. The design team introduced an expansive deck to compliment the redesigned interactive water feature and serve as a stage for The Woodlands outdoor concert series. The existing natural grass was removed and replaced with a new synthetic turf which, and with the help of two renovated seating areas, accommodates concert crowds and families alike. SIM ON ELEMENTA RY SCHOOL PLAYGRO U ND The Potomac River’s Oxon Run tributary suffers pollution largely due to untreated runoff and impervious ground surface. The Simon Elementary School playground, once an uninspiring space located along the banks of Oxon Run, was a prime example of land contributing to rain runoff issues. With mostly asphalt over nearly two acres, it presented an opportunity to demonstrate positive change. LandDesign capitalized on stormwater management as a vehicle to create an educational landscape, as well as overcome the challenges faced in watershed rehabilitation. The design redirects roof drainage, guides swales through play space and increases pervious surface to promote infiltration. Born from a watershed rehabilitation initiative, the Simon Elementary School playground transformed into an inspiring, functional landscape that manages stormwater while forging a direct relationship between children and nature, planting the seed for environmental stewardship. 204

POTOMAC SCIENCE CENT ER The Potomac Science Center is a George Mason University freshwater research facility in the Chesapeake Bay Watershed with on-site access to the Occoquan River. A focus on resiliency and sustainable practices to ensure the health of local ecosystems led LandDesign to maintain an overall project vision that showcases stormwater and low impact development techniques to emphasize the “Water Story” of the site. A complex grading plan, rain gardens, stormwater management features, trails and a native plant palette unite the building and the landscape to create outdoor rooms and support Center’s education and environmental mission. 206
