While an extraordinary site certainly contributes to the success of a waterfront project, the creation of a truly unique place requires knowledge of the natural setting and the ability to transform it into a place where people want to gather. The Peterson Companies found such a place perched along the Potomac River and contracted LandDesign to take on the ambitious task of designing the National Harbor. A project of this magnitude, with its many investors and high expectations, required great collaboration from our multi-disciplinary firm to achieve the client’s vision of creating the greatest public amenity on the Potomac waterfront. The 300-acre mixed use development is oriented towards the river, with street pattern and building placement designed to provide physical and visual riverfront access. The first phase encompasses nearly 500,000 square feet of office space, 2,500 residential units, 4,000 hotel rooms, a convention center, luxury resort with a marina and over a million square feet of retail, dining and entertainment. Visitors to the National Harbor can experience breathtaking views of prominent landmarks in the metro D.C. area, enjoy a vibrant collection of public art and take a stroll down the Harborwalk.

With more than a decade of design commitment, the efforts are rewarded each time we take our families and friends to what is now considered a must visit, entertainment destination in Washington, D.C. The 1.5-miles of amenities seamlessly integrate together and create a place that is more than the sum of its parts, and which lives up to its ambitious name in our nation’s capital.


ROMARE BEARDEN PARK

LOCATION Charlotte, NC CLIENT Mecklenburg County Park & Recreation MARKET Public Realm + Open Space

Romare Bearden Park is a major civic statement for the City of Charlotte and demonstrates Charlotte’s commitment to offering true urban experiences. Inspired by internationally renowned Charlotte-born artist, Romare Bearden, the 5.4-acre signature urban park enriches the lives of its community, providing opportunities for intellectual, social and physical well-being. Over the course of nearly twelve years, City and County officials, the Arts & Science Council, non-profit interest groups such as Partners for Parks, Romare Bearden’s family, members of the community and the design team all worked together to see the park realized. Since opening in 2013, the park has become a well-known landmark and destination in the heart of center city, and evokes the spirit of Bearden’s art and early 20th-century Charlotte. The site design and landscape features were informed by the processes and methodologies used in Romare Bearden’s art: drawing from memory, experience and tradition. Rather than reproducing his artwork throughout the park in a literal fashion, our design team developed a master plan and design process drawn from his life experiences, memories, southern tradition and methodologies used in his art. The master plan created ‘rooms’ within the park - each ‘room’ being distinct, yet connected, and expressing Romare Bearden’s life experiences and works through land forms, plant palette and architectural details experienced and observed in each room.


PROJECT EXPERIENCE

Romare Bearden Park provides an authentic urban experience in Charlotte’s Center City and offers the community opportunities for intellectual, social and physical well-being. The Charlotte community has embraced the park and is a host to a number of community events year-round. One area of the park has been designed for lunches and daytime gatherings with movable furniture and a large open lawn area is provided for events and informal play.


LITTLE SUGAR CR E E K G R E E NWAY, CHAR LOTTE’S U R BAN LI N EAR PAR K

For decades, Little Sugar Creek was a severely polluted stormwater channel mostly hidden beneath a concrete cap. The creek was mainly overlooked, until the county contracted LandDesign to restore the creek and design an urban park and trail system that created a balance between environment and community.

Our multi-disciplinary team went beyond simply resolving the creek’s water management deficiencies to designing a floodplain and natural habitat in the core of the urban greenway that enhances the value of the green as an amenity for residents. During the planning process, environmentally sensitive areas were identified with goals of improving water quality and protecting natural areas. In an attempt to bring the creek closer to its natural state, the master plan included uncovering the creek in areas where it had been built over. The concrete pavement, parking lots and pollution that used to hide the creek are gone and nature has been restored to Little Sugar Creek. Its banks have been reshaped with native trees, shrubs, grasses and wildflowers, restoring a natural buffer that improves water quality and provides natural wildlife habitats. The Little Sugar Greek Greenway project spanned five different contracts over the course of more than a decade and has created a recreational destination and brought economic revitalization to midtown Charlotte.


PROJECT EXPERIENCE

The greenway runs alongside the restored creek from downtown Charlotte through urban, suburban and rural areas to the South Carolina border. Four hundred thousand people live within a half-mile of the the greenway which is tied to the community at several key locations along its path. This 15-mile trail system provides alternative modes of transportation and connects thousands of people each day to nearby neighborhoods, schools, employment, shopping centers and public parks.

LOCATION Greenwood Village, CO CLIENT Alberta Development Partners, LLC MARKET Mixed Use

Orchard Station has purposeful public spaces, pedestrian-scale building frontages, residences and offices to create the primary retail, civic and activity concentration in the corridor. The new, vibrant neighborhood is where the outdoors, home, dining, work and transit are woven into a synergized tapestry of energy, located in the heart of Greenwood Village, Colorado. Reflecting the Colorado lifestyle with a modern sensibility, Orchard Station will create fresh, wonderful places to gather, relax and re-energize. The park will offer something for everyone, from the quiet and scenic walkways to the eventful plazas and children zones. Pedestrian, vehicular and bicycle routes will be optimized to support the station and allow for safe, convenient and sustainable circulation. LandDesign was challenged with creating a cohesive master plan and project vision/framework for the iconic Orchard Station, located along the light rail south of Denver — a true transit-oriented development (TOD). To address this challenge, our team delivered a Vision Book and master plan public realm package, “The Park” design package and community outreach packages.

HALLEY R ISE

LOCATION Reston, VA CLIENT Brookfield Properties MARKET Mixed Use; Transit-Oriented Development

Halley Rise is a 36-acre mixed use development located at the future site of the Silver Line Reston Town Center Metro Station. LandDesign’s collaborative team of urban designers and landscape architects developed a master plan that proposes over one million square feet of office space, 2,260 residential units and six-acres of public open space all located within 1/3 mile of the metro station. LandDesign will also be providing entitlement services for the project. The design delivers a high quality urban experience that is easily accessible by metro, car and pedestrians. The walkable and connected community will provide unique pedestrian moments for residents and visitors. The streetscapes have been designed to be an extension of the onsite urban park systems and these streetscapes and public parks create a complete activated public realm. The highlight of the development is a four-acre signature park with a waterside walk which will include a pond overlook, multi-purpose lawn and custom playground. The space has been developed to accommodate seasonal programs such as movie night over the water, concerts on the green and art festivals.

BAHĂ?A U R BANA

Bahia Urbana is an expansive 100+ acre redevelopment of under-utilized industrial, port and other waterfront properties situated along the northern edge of San Antonio Canal within the historic Isleta de San Juan in Puerto Rico. LandDesign worked closely with the Government of Puerto Rico and Forest City Development to create a design for Bahia Urban with the goal to transform the San Juan waterfront into a dynamic destination that would draw both locals and visitors. Through the creation of a series of vibrant and diverse neighborhoods, Bahia Urbana returns the waterfront to the people of San Juan. Connectivity and accessibility were key components of the project’s sustainable development approach with residents and visitors having readily available transportation options, including bicycle, car, light rail and water taxi. Bahia Urbana connects the urban pattern of Old San Juan with Canal San Antonio, the Convention Center District, and other nodes of activity through a multi-modal transportation network. Goals of the project are to stimulate growth that is economically, socially and environmentally sustainable, and to create an inviting and eclectic gathering place loved by the community of San Juan, Puerto Rico.

N EW OR LEANS CONVE NTION CE NTE R: TH E TRADE DISTR ICT

LandDesign and a collaborative team of design professionals worked with The Howard Hughes Corporation, New Orleans Ernest N. Morial Convention Center, City of New Orleans, Tulane University and other local stakeholders in the planning and design of a world-class convention center and entertainment quarter—The Trade District. LOCATION New Orleans, LA CLIENT The Howard Hughes Corporation MARKET Master Planned Community

The Trade District will offer convention-goers, residents and visitors a vibrant mix of hospitality, retail, food and beverage, cultural and riverfront parks and open spaces, in addition to a 1,200-key hotel. LandDesign provided planning and design work on the Poland Avenue Cruise Terminal and community planning associated with the post-Hurricane Katrina New Orleans Neighborhoods Rebuilding Plan.

WAR D VI LLAG E

Ward Village is a 60-acre, vibrant mixed use waterfront development located in between downtown Honolulu and Waikiki in the Kaka’ako district. LandDesign developed a master plan that included 27 residential towers, streetscape, open spaces, numerous outdoor rooms and a breathtaking central park designed as the anchor to the community.

Our multi-disciplinary team of designers, joined by our collaborative partner, 505Design, developed a plan that re-envisioned “The Address” in Honolulu formulating the open space fabric that will knit together this uniquely Hawaiian village creating a secure, sophisticated and stylish address for the residential towers and upscale retail. Hawaiian character is showcased through courtyard walls, lush layered landscapes and artfully placed sculpture posts. In 2017, Ward Village was awarded as the Best Master Planned Community in the Nation by Architectural Digest. LandDesign and 505Design have also been tasked to be the Master Project Curator and Vision Keeper as each parcel goes under design and development.

PONCE PARADISE

Ponce Paradise is Puerto Rico’s new destination for wellness and relaxation. The master planned community will bring together a mix of uses, including residential, retail and office, as well as a “wellness city” that will host research, university and healthcare facilities. LandDesign worked with Winstanley Architects to master plan the 821ac resort with a focus on health, wellness and sustainability.

The design takes advantage of the Carribean setting with a lagoon and beach front created for swimming, suba diving and sailing. Along the lagoon residents and visitors can shop, dine and be entertained. Woven throughout the plan are a 300-key luxury hotel and variety of residences connected by open spaces, meditation decks and recreational trails. In addition, over 180ac has been set aside for a farm, orchard and pasture to be used for growing organic food, as well as a solar farm that will generate electricity for the development.

Since closing its doors in 2010 and demolition in 2014, Eastland Mall has remained vacant and without a vision. That was until LandDesign was engaged by Crosland Properties to identify opportunities for the site and deliver an overall vision that respects the diverse neighborhood surrounding the site and brings Eastland Mall into the future.

LOCATION Charlotte, NC CLIENT Crosland Southeast MARKET Master Planned Community, Retail

The vision for Eastland Mall integrates entertainment, retail, residental and recreation. Housing will take on multiple forms, including single- and multi-family and townhomes. At the core of the community will be a retail and dining nexus, a gathering place for residents and a destination for visitors. The community will be connected by a series of open spaces, including parks and multi-modal trails. LandDesign is currently underway with the master planning, entitlements and construction documentation for the public infrastructure, including 2.5 AC public park and greenway.

LOCATION Fishers, IN CLIENT City of Fishers MARKET Master Planned Community

LandDesign prepared a new downtown master plan for the Town of Fishers, IN, one of the fastest growing sub-burbs of Indianapolis. The master plan focused on creating a destination that the residents of Fishers could identify as the heart of their community while expanding the opportunity for goods and services, entertainment and downtown living. An authentic small town Indiana character that embraced the identity and history of Fishers was desired by the residents for a new downtown, which LandDesign delivered in a Form Based Code for the Nickel Plate District as written in collaboration with town staff. Currently, many aspects of the Nickel Plate District Master Plan have been implemented including public infrastructure improvements and private development. A total of ten projects have been completed or are currently under construction. A true testament to the ability for a strong vision, master plan and implementation strategy to be a catalyst for change and growth.


ANSON TOWN CE NTE R

LOCATION Anson, IN CLIENT Duke Realty Corporation MARKET Master Planned Community

Anson is the largest mixed use master planned development in central Indiana, consisting of 1,700 acres located along Interstate 65 northwest of Indianapolis. LandDesign prepared a master plan that emphasizes low-impact development for the Town Center Business District, which includes 750 acres at the heart of Anson. A two-day charette, led by LandDesign, with Duke Realty and all design team members was held to develop various alternatives to reach the development program and investigate future growth opportunities. The development program includes a total of 2.9 million square feet of office, research and development, and retail in addition to civic and school sites. The final master plan is organized around a series of bio-retention areas, conveyance swales, dry basins and ponds, which serve as an overall open space network for pedestrian and bicycle circulation. Anson Town Center Business District is planned to provide a walkable, pedestrian-friendly community of 1,366 homes with direct connections to office and retail, providing multi-modal transportation options and creating a truly unique development in the Indianapolis metro area.

U N IVE RSITY OF NOTR E DAM E SHOPPI NG VI LLAG E

LOCATION South Bend, IN CLIENT University of Notre Dame Foundation MARKET Campus

LandDesign led the master planning efforts for the 60-acre redevelopment district located on the University of Notre Dame campus just south of the football stadium. The primary challenge was to create a village-style development that reflected the character of the campus in terms of architectural elements and building organization while providing design precepts of traditional neighborhood design that included formal opens spaces, strong pedestrian linkages, and positive streetscapes. The design solution involved a mixed use commercial/office and residential district that included structured parking, vertical mixed uses, faculty housing and specialty retail and office uses. The master plan also incorporated a diverse blend of housing for students, visitors and faculty that included urban townhomes, row houses, cottage homes, manor homes and multi-family housing.

LOCATION South Bend, IN CLIENT Holladay Properties MARKET Master Planned Community

LandDesign led the master planning efforts for Portage Prairie, a 1,000-acre mixed use community in South Bend, IN. The community integrates a residential and retail district with a research and development park, office and medical campus sites and industrial park. As part of the master planning process, LandDesign facilitated all charrette sessions, organized and coordinated consultants and met with key stakeholders, city officials and potential developers to gain feedback on the direction of the master plan.

LOCATION Bridgetown Port, Barbados CLIENT Barbados Port Inc., SMI Infrastructure Solutions Royal Caribbean Cruise Lines Global Destinations MARKET Hospitality: Resort

Located between the Port and City of Bridgetown in Barbados, Sugar Point is to serve as the new home for the Island’s growing cruise business, providing both port-of-call and homeport facilities coupled with an engaging series of onshore amenities. Sugar Point, however, is more than just a cruise hub — it’s an extension of the fabric and vibe of Barbados expressed throughout its public gathering places, shops, restaurants, entertainment venues and cultural attractions. It’s a place designed to encourage use and enjoyment by residents and Island visitors. Sugar Point is comprised of 335,000 square feet of new development.


G U R I CITY MASTE R PLAN

LOCATION Guri, South Korea CLIENT tvsdesign MARKET Master Planned Community, Public Realm + Open Space

Located in South Korea, Guri City is working to develop a master plan and design for Guri’s ‘Design Center of the World.’ Working alongside Atlanta based architecture firm, tvs design, LandDesign worked collaboratively with the design team to unify the plan and create a center that would become the heart of the community. The plan, unique to this city, incorates a three-level city design: canal level, street level and podium level that is pedestrian and bicycle only. Each level is connected by linear greenways that reach from the urban core of Guri into nearby mountain, farmland, the older city center and the Han river. LandDesign holistically designed the public realm so that each greenway touches a different part of Guri’s culture. This defining element set the tone for the design, creating a plan that tells the story of the city and provides opportunity for residents and visitors to truly connect with the legacy of the land. It is anticipated that this ‘Design Center’ will become a unique and highly-activated hub for the city shaped by the culture of the land.

SI NT MAARTE N QUARTE R

LOCATION Sint Maarten, Netherlands Antilles CLIENT Royal Caribbean Cruise Lines MARKET Hospitality: Resort

Situated on 3.6 ha (nine acres) of property immediately adjacent to the Port, the goal of the Sint Maarten Quarter is to provide an engaging waterfront destination with appeal to Island guests and visitors of all ages. During the day, many of these guests will be sourced from over two million cruise passengers that visit the Island, and at night, long-stay guests and Sint Maarten residents. Visitors will encounter a new district offering a diversity of retail, entertainment, dining and hospitality uses; a unique lagoon attraction with over an acre of marine encounter zones and resort edges; and interconnected public spaces and waterfront areas. The Quarter will be a Caribbean classic, accentuating Sint Maarten’s energy.

LOCATION Dubrovinik, Croatia CLIENT Royal Caribbean Cruise Lines MARKET Mixed Use

In August 2009, LandDesign, with project partner 505Design, embarked on the creation of a vision book and redevelopment strategy for the historic Gruz Harbor, located north of Dubrovnik, Croatia. The project seeks to repurpose historic cargo port facilities into a new mixed use maritime center supportive of cruise, ferry, and other marine operations as well as upland commercial, entertainment, residential, and park uses. Facility transportation also includes reuse of an adjacent factory site. This project is ongoing with expected design and construction phases throughout 2010 and 2011.

LandDesign has developed a conceptual vision plan for the Fiumicino Waterfront for Royal Caribbean International Cruises. This exciting project seeks to create an active, economically self-supporting mixed use waterfront with broad appeal to the existing residents of Fiumicino, visitors from a number of tourism segments, cruise travel enthusiasts, land-based luxury and premium resort guests, fractional share and vacation club owners, yachting vacationers, and soft adventure seekers. The project includes a 175,00-square meter yachting harbor, a 30,000-square meter fishing harbor, four hotels with 1,350 rooms, and a Maritime History Museum — creating an intricate canvas of waterfront life and activity.


PROJECT EXPERIENCE

TIANJ I N OCEAN FRONT

LOCATION Hangu District, Tiajin, PRC CLIENT Tianjin Economic Development Authority MARKET Mixed Use, Master Planning

Tianjin Oceanfront covers a total of 150 square kilometers along the Bohai Bay south of Beijing, PRC. Tianjin is the third largest city in China and part of the overall area with a population of one hundred million people. The LandDesign goal is to create a sustainable development that utilizes the latest concepts in planning and urban design. Among the approaches is a plan to incorporate walkable features for the community, and a highly organized mass-transit system utilizing trams and light rail. Land use plans have included floor area covering 29 square kilometers. Reclamation for the islands reaches five kilometers into the bay creating opportunities for resort homes and hotels along with three championship golf courses, marinas, and waterfront homes.


SH E N Z E N BAY SEAFRONT

LOCATION Shenzen, Guangdong, PRC CLIENT Shenzen City Government MARKET Mixed Use, Master Planning

LandDesign’s application of international best practices in urban waterfront development created a sustainable coastal leisure district plan. The 9-mile stretch of bay shore bordering the burgeoning tropical city of Shenzen, is divided into five district zones: a residence district, tourism and vacation commercial district, an ecological corridor with a hotel and ferry terminal and a theme park district. Throughout the five zones, a shoreline that was degraded and eroded is reestablished as ecologically healthy, with minimal but effective use of landfill and overwater constructions.

LI NYI WATE R FRONT

LOCATION Linyi, Shandong, PRC CLIENT Linyi Government MARKET Mixed Use, Master Planning

This urban design project is located at the waterfront area in Linyi Central District, Shangdong Province, spanning 18 square kilometers. LandDesign’s innovative design concepts improved the city’s function and structure. While harmonizing with nature, LandDesign constructed city eco-systems while providing sustainable development. The design not only improved the economy, but carried the historic culture of the area forward. The canal at the central district was designed to provide beautiful scenery for the city. Connected with Qi River, Fang River, Liuqing River, and Beili River, these five watercourses create an organic relation, which gives the city its unique beauty.
