WELCOME Welcome to the first edition of the Kline May Realty Luxury Homes Book! We hope you enjoy the beautiful homes and stunning photography in these pages. All of the properties in this book were listed for sale with Kline May Realty at the time of publication, and we are happy to share them with you. For the purposes of this book, we define the “luxury homes market” in our area as homes priced and/or sold for over $400,000. This segment of the market has struggled over the past several years, as homeowners in the lower price ranges were seeing the beginnings of a real estate recovery. In 2014, however, the luxury segment of our market finally began to see renewed activity. Last year, 47 homes sold for over $400,000 in Harrisonburg and Rockingham County, and Kline May Realty was proud to represent the Buyer, Seller, or both parties in 37 of those transactions. This segment of the market has strengthened its recovery through the first half of 2015 with 31 homes selling for $400,000 or more through June 30 – a 48% increase in sales over the same time period last year. Overall, our market has been strong through the first half of 2015 with residential sales across all price ranges up almost 17%, and the 12-month average selling price up over 5%. The market is generally in balance (the number of Buyers compared to the number of Sellers) in most areas, although inventory in the City of Harrisonburg has been low all year, as it has been in certain price ranges in the County. Buyer activity has been very strong, which we expect to continue through the balance of the year, contributing to a healthy market.
