The UK property market The UK market has been flourishing in recent years, benefitting from a huge growth in property values as tenant demand vastly outnumbers available supply across both the student and residential sectors. The Private Rented Market (PRS) is thriving. For decades, housing supply has failed to keep up with demand, putting upwards pressure on house prices and causing an ‘unaffordability crisis’ for first-time buyers who find themselves no longer able to get onto the property market. As a result, more people than ever before are turning to the PRS, with more than 5 million households renting privately as opposed to owning their own homes. Naturally, this growth in popularity of privately-rented properties has also

forced rents higher – as of March 2017, HomeLet Rental Index has put the average UK rent at £904 per month, 1.1% higher than the same period the year before (£894). This growth in rents shows no sign of abating any time soon, with Savills predicting that rents will grow a massive 19% by 2021, which is a faster rate of growth than will be seen in house prices (13%) over the same period. Therefore, it is no surprise that many investors are looking at the UK’s thriving PRS with great interest. Unlike many other investments on the market, buy-to-let property offers investors a two-fold investment strategy that offers short- to mediumterm returns (received monthly from rental payments) and the potential of long-term returns from capital

appreciation when the time comes to sell the property. For this reason, residential property has proved highly popular with investors keen to receive immediate income that has the capacity to increase year-on-year. Furthermore, because of the lack of supply across the market, demand for each available property is considerable – in February 2017, National Association of Estate Agents (NAEA) reported that there are 11 people chasing every property that became available on the open market. As a result, many landlords are reporting consistently low void periods and high rents as the market continues to prove its buoyancy as the chronic lack of housing supply persists in almost all major cities in the UK.

Social engagement Knight Knox is passionate about the areas we develop, which is why in our larger flagship developments we are focussed on engaging the wider community by getting them involved. As an example of the kind of social engagement we are striving for in the future, last year we engaged local primary schools in the area of Salford, creating a competition in association with our flagship Fortis development, Adelphi Wharf in Salford. The school children were involved in an art competition with the title “What Salford Means to Me”. We had lots of entries from local primary schools in and around Salford, with the winning entry created by 9-year-old Nicole Blecharz from St. Thomas of Canterbury R.C. School. Nicole

personally won £50 worth of art materials, as well as a £500 arts and crafts bundle for her school. Furthermore, when completed, a local artist will create a mural based on Nicole’s winning artwork, which will be installed in the lobby of the Adelphi Wharf site. This is the first of many social engagement campaigns that Knight Knox will strive for in the future to promote our developments in and around the local community.

Knight Knox is a proud supporter of The Prince’s Trust, a charity founded by HRH The Prince of Wales and is focussed on helping disadvantaged young people all around the UK to transform their lives. The Prince’s Trust, currently celebrating their 40th anniversary, has generated a huge £1.4bn of value to society over the last 10 years. In the last year alone, The Prince’s Trust helped over 56,000 young people turn their lives around, giving them the opportunity to move into employment, education and further training.
