31 Beaconsfield Drive, Burleigh Waters

Be a Stand Out Seller in Autumn For those looking to sell in the second quarter of 2022, it pays to consider how your property is going to stand out to achieve a premium price.

T

he recent sale of a Burleigh Waters renovator offers some important lessons for those homeowners looking to sell in Autumn and beyond. The single-storey brick and tile residence at 31 Beaconsfield Drive was purchased in fairly original condition in October 2020 for $775,000. The owners spent five months transforming the 1980s ugly duckling into the ‘work of art’ known as Ruin X, rendering just about every inch inside and out in authentic Venetian plaster. The unique house was launched to market on Kollosche’s social media channels, both major online listing platforms, in print media advertising and via email marketing to our database.

Within a week Ruin X was the most-viewed property in Australia on realestate.com.au and featured heavily across media platforms both on and offline, including the cover of the Gold Coast Bulletin’s real estate magazine.

While not every house is going to attract widespread media attention, the campaign illustrates how prestige property can be presented, promoted and correctly positioned to achieve the best possible outcome.

Ruin X was everywhere and everyone was talking about it.

We advise our clients to invest in both online and offline marketing, ensuring properties of a prestige calibre receive the exposure needed to achieve a premium sale price. Marketing across platforms maximises your property’s exposure and captures the largest pool of potential buyers.

On Sunday 13 March, Eoghan Murphy and myself sold Ruin X under the hammer for $2,713,888 to a 26-year-old Melbourne buyer who had seen the property on social media. The sale price achieved at auction is almost double that previously paid for any house on unassuming Beaconsfield Drive and illustrates what’s possible when a property is well positioned and price expectations are established in line with the market.

Professional photography and copywriting, cutting-edge videography, quality floor plans and 3D virtual tours all help to present your property to the highest possible standard.

For those viewing Gold Coast real estate from interstate and overseas, these marketing assets are crucial.

consultation with our senior management team and lead agents. The website launch follows a year of innovation and growth for Kollosche, with those efforts recently recognised with the business named Digital Excellence Agency of the Year at the 2022 Australian Real Estate Results Awards.

Strategic social media marketing, digital marketing and re-targeting should no longer be a ‘nice to have’ as the number of listings coming to market continues to increase. Effective marketing isn’t an expense, but rather an investment in the profit that comes from selling your property for the highest possible price in the current market.

We invite you to explore the new site and look forward to hearing your feedback.

As we ease our way into Autumn, timing also matters. We’re coming into a period where school holidays, Anzac Day and Easter collide, along with a looming election due on or before 21 May.

A New Digital Experience Has Arrived

Our team works with vendors to time campaigns to incur as little disruption as possible.

Last month Kollosche unveiled a brand new website as part of our ongoing commitment to digital innovation and cutting-edge marketing.

The final tip for Autumn vendors is to remove as many obstacles as possible for prospective buyers. Doing as much of the due diligence work up front makes it easier for buyers to make a decision. Providing a pre-sale building and pest report is a good example of this. Those in a position to sell are encouraged to reach out for a conversation around how we can best position your property to achieve a premium price now and as the market continues to evolve in coming months.

Bold and Beautiful Meticulous planning, detailed design and skilled craftsmanship combine to create an award-winning residence that hits all the right notes. By Janelle Estreich

T

he long drive down Sir Bruce Small Boulevard in the central leafy pocket of Benowa Waters does little to prepare you for what awaits at the end of this quiet cul de sac.

“Our vision was to create a low maintenance and liveable home, but with just enough wow factor and all of the luxuries one might expect in a high end home.”

A two-level textured concrete structure carves an impressive presence from the street, balanced by soft greenery and a large timber-clad door that pivots in a smooth invitation to explore the beauty that lies beyond.

A 1,161m2 site allows for a magnificent sense of spaciousness enhanced by soaring ceilings and extensive glazing. Sliding doors disappear into wall cavities to create extra wide openings that break down the barriers between inside and out.

A lush central courtyard is an unexpected surprise as you step inside, creating an opportunity for a sprawling two-level residence and a stunning lakeside setting to reveal themselves.

Open plan living and dining zones encourage effortless entertaining: a concealed scullery accompanies a chef’s Smeg kitchen at one end; a well-appointed cocktail bar beckons at the other; and a built-in BBQ kitchen promotes summer gatherings along the alfresco terrace.

The Lakehouse is the creation of Kenins Developments, led by Martin and Dina Kenins, whose portfolio includes custom residential and commercial projects on the Gold Coast and Brisbane. The Kenins engaged Reece Keil Design to cement their vision for an ultra modern yet functional residence that combines the glamorous grandeur of Los Angeles mega mansions with the raw beauty of natural materials and sleek lines found in South American Brutalist architecture. “We are very passionate about architecture and the finer detail that goes into creating something truly special,” says Dina.

A magnesium pool and sun deck overlook a private freshwater lake where 24 metres of frontage exposes a magical view across wide open water where residents soak up the sun on paddle boards and kayaks. “The colours on the water and in the sky change constantly depending on the weather and the time of day,” says Martin, whose hands-on involvement in the 15-month build ensured a millimetre perfect finish. “You get those bluebird days, then moody greys as a storm rolls in, and dusky pinks and oranges as the sun sets behind the hills. It’s really beautiful.”

A generous ground floor bedroom with walk-in robe and ensuite is located near the front entry for easy guest access. A cinema featuring textured German wallpaper and pure New Zealand wool carpet creates a cosy space for movie nights, while a glazed wine storage room is a functional focal point. The upper level is devoted to rest and rejuvenation with three bedrooms - each has a walk-in robe and one can be closed off with its own ensuite - a main bathroom, second living area and a master retreat that offers every possible reason not to leave. High end finishes and fixtures have been carefully selected and repeated to achieve a commendable standard of low-maintenance luxury that makes this residence ideal for families as well as overseas or interstate residents looking for a lock and leave holiday home. Brushed copper and brass tapware add a touch of drama to the kitchen, scullery and bathrooms while scalloped panels add visual interest in the bar, cinema and master bedroom. Walls tiled in an intricate mosaic pattern in the kitchen and master ensuite bathroom continue to catch the eye of those chasing inspiration on Instagram. Customised external finishes add textural appeal to concrete surfaces

and careful plant selection delivers easycare gardens complete with irrigation. Lighting, sound, blinds, air-conditioning and video intercom security are centrally controlled and solar power adds to the home's sustainability credentials. Sun studies completed during the planning phase maximise light, sun and shade across the home at various stages in the day, while a considered lighting design including LED strips and elegant pendants achieves a magical ambience come nightfall.

The Lakehouse design saw Reece Keil Design win New Residential Buildings (over $2 million) at the 2021 BDAA Building Designers Association of Australia National Design Awards, as well as best Kitchen and Bathroom Design. “When the judges came to see the house they were blown away by the craftsmanship,” says Dina. “They took note of every little detail and really understood the skill and care that went into achieving it. To receive that kind of recognition is amazing, but ultimately this home is very enjoyable to live in and we want a new owner to appreciate it.”

The quality of the construction and finishes have not gone unnoticed, with the project earning Kenins Developments an award for Custom Built Home ($2.5 million to $3 million) at the 2021 HIA Gold Coast & Northern Rivers Awards as well as a finalist nod for Kitchen of the Year.

The Lakehouse, 150 Sir Bruce Small Boulevard, Benowa Waters will be auctioned on Friday 29 April at 6pm. Inspections are by appointment through Jamie Harrison 0424 965 891.

“The market is so strong for the proposed development that it is destined to set a benchmark price as there is nothing comparable on the market.” The sale is another successful collaboration between Kollosche’s Commercial and Residential divisions whose joint efforts showcased the trophy listing to the widest possible pool

Lifestyle By Design The quest to find a brand new luxury residence that ticked all of the boxes led one Gold Coast developer to custom design a superior lifestyle experience in the heart of thriving Main Beach.

W

hen Dean Gallagher realised it was time to let go of the large family home in Sorrento and start preparing for the next chapter, landing upon the right residence was more challenging than expected. “We were asking ourselves, when we are ready to retire, where do we want to live and what does our ideal home look like?” says Dean. “Having lived in Main Beach previously, we knew how much this community has to offer. At the time we were looking, there wasn’t much available that was new and of the quality that I had in mind. So I thought, let's build it.”

Dean is a second generation developer with more than 30 years’ experience building and developing residential and commercial projects in Queensland under the GDI Group banner. That expertise, combined with a passion for design and an eye for perfection, has been the powerful driver behind a boutique residential project approved for Main Beach. Drift is set to rise 30 levels on 16-18 Hughes Avenue, an easy stroll to the Tedder Avenue dining and shopping precinct and the soft sands of Main Beach. The position

promises outstanding view lines from Surfers Paradise to The Spit, across The Broadwater and to the deep blues of the ocean. “We didn’t want to be on the beachfront, due to the elements and the limited scope to use your balconies,” says Dean. “This particular site caught my eye because it faces due north and it’s unique in the sense that there is no other land to the north that’s available to develop.” Broadbeach-based Plus Architecture was engaged to deliver a timeless design with a strong focus on natural materials and resortstyle amenities that meet the real needs of residents. The design phase took two years to complete, delivering a level of detail that’s unsurpassed in the competitive Main Beach luxury apartment market. An infinity-edge lap pool finished in glass and cantilevered over the front of the building line creates visual drama upon arrival, while custom-made fluted panelling, backlit by night, exemplifies a level of refined sophistication that carries through on every level. The Residences Collection occupies levels 3 to 22, where each floor delivers two 262m2 apartments, each with three-bedrooms plus ensuites, spacious living and north-east or north-west facing balconies.

Levels 23 to 27 are devoted to The Penthouse Collection – each whole floor apartment offers 531m2 including four bedrooms, each with an ensuite, media room, office and spacious indoor and outdoor living that extends to wraparound north-facing balconies.

“We’ve included absolutely everything that you would expect to find in a high-end home,” says Dean. “Finishes and fixtures that would be considered upgrades in other developments are included as standard in Drift, absolutely everything has been thought of.”

The Penthouse delivers an astounding 1,019m2 of lavish living over two levels, including five bedrooms with ensuites, expansive indoor and outdoor living, and a private rooftop terrace with built-in barbecue kitchen and plunge pool.

An entire level is devoted to resident well-being and recreation with exclusive access to a heated pool and magnesium spa, a cold therapy pool, infrared sauna and steam room. Residents will also benefit from a fully equipped gymnasium, yoga centre and massage rooms. An outdoor barbecue area and lounge with fireplace are ideal for entertaining friends and family.

Generous basement car parking features Number Plate Recognition, provision for Electric Vehicle charging and above car storage, while lockable storage rooms and a dedicated business meeting room with bathroom facilities are a practical addition on level one.

“We didn’t want to include any amenities that we wouldn’t use ourselves,” says Dean. “Everything is there to support the relaxation, rejuvenation and well-being of

Drift living experience.” A visit to the Drift Display Suite provides a first-hand taste of the look, feel and finish on offer inside each Drift residence. Organic materials such as natural stone, of tone and texture, while top of the range appliances, automation and amenity complete a long list of creature comforts. Kollosche agents Corey Gilmore and Duncan McInnes are handling all sales enquiries and extend a warm invitation to stop by the Drift Display Suite at 18 Tedder Avenue, Main Beach from 10am to 4pm, Monday to Friday to talk through the finer details behind Drift.

Kollosche Expands Its Projects Presence T

he new apartment market on the Gold Coast has grown exponentially as the demand for luxury lifestyle homes across the city soars. Kollosche continues to innovate and expand in response, last month welcoming Gold Coast property stalwart Duncan McInnes to the fold. Duncan brings more than 30 years’ property experience to his role as Head of New Projects at Kollosche where the mandate includes driving the sales and marketing of the city’s most prestigious new developments. “I’m very impressed with the way Kollosche has grown; to achieve the market share that the company has within three years is testament to their reputation and results,” says Duncan. “Kollosche’s internal marketing capacity is phenomenal, as is the calibre of real estate agents working under their banner. “The company is beautifully poised for significant growth in a number of areas, but particularly in Projects and I’m excited to be part of that.” During his time as an agent and developer, Duncan has been involved in some of the Gold Coast’s largest transactions and the project marketing of significant Queensland projects including Sheraton Grand Mirage Resort and Royal Pines Resort. The former Max Christmas Real Estate Executive Director and Raptis Sales & Marketing Manager also spearheaded the sales and marketing of numerous projects completed under Solmac Developments, which he co-founded.

Michael Kollosche says the key appointment adds another layer of experience and support to a highly effective sales team as Kollosche expands its presence in the off-the-plan arena. “Duncan comes to Kollosche with a wealth of knowledge, experience and connections that further bolsters our service in the Projects sector,” says Michael.

“Serving our developer clients and our buyers is the number one priority, and the collective weight of an experienced team drives our service standards and sales to a new level.” Kollosche New Projects has notched up $64,344,000 in project sales already this year. ‘Sold Out’ signs are now up on Infinity Broadbeach, White Main Beach and stage one of The Lanes Residences, Mermaid Waters – all now under construction. The pipeline for 2022 is pumping too as the team prepares to launch a string of exciting new projects to market as the year unfolds. “Kollosche’s New Projects division is so well supported by the company’s client database, internal marketing, and by a highly motivated and experienced sales team,” says Duncan. “The city is going through an unprecedented development phase and the Kollosche brand can add so much to the marketing of any large scale project.”

The Power of Community The sale of every property at Kollosche is making a significant difference in the lives of those who need it most across our local communities. By Janelle Estreich

he devastation caused by flooding across Queensland and Northern

NSW has been heart-breaking to witness in recent months. Many lost their homes, possessions, livelihoods and tragically even their lives when forced to flee the worst flooding these areas have ever seen. Like many across Australia and around the world, our team was asking, How can we help? In late 2021 Kollosche established a Community Fund as a means for the business and its sales agents to support charitable causes within our local communities.

A percentage of every property sale goes into the Kollosche Community Fund with additional donations from the business contributing to a goal of $500,000 in 2022. One recipient of the Community Fund is Volunteering Gold Coast, which has mobilised and moved vital resources, equipment and volunteers to clean up flood-affected areas. “By playing to our strengths we were able to respond very quickly through our database of volunteers, and of course utilise our transport fleet,” says Nicole Smith, Volunteering Gold Coast General Manager - Marketing and Communications. “Kollosche’s contribution has enabled Volunteering Gold Coast to connect with

thousands of volunteers and Not-ForProfits, increasing our ability to adapt to the community’s needs.” At the peak of the floods crisis, Kollosche was also proud to partner up with Boho Hair in Labrador and The Craft Parlour in Burleigh Heads in driving donations of essential items, cleaning products and cash. Kollosche Community Fund has supported a wide range of causes over the past year, many of which hold special meaning to our team and the communities in which we live, work and play. Those beneficiaries include Serving Our People, 10 Cent Tom, Kurrawa Surf Club, Broadbeach Cats AFL Club, Men Matter Raceday and Wandering Warriors, Broadbeach United Soccer Club and Rosies. A committee has been established to consider both internal submissions and external requests for support through the Kollosche Community Fund. “Seeing how those funds are being used by groups, charities and clubs within our community has been very rewarding for our entire team,” says Kollosche Managing Director Michael Kollosche. “We plan to continue building the structure behind the Community Fund this year to ensure this heart-felt initiative continues to have an impact for years to come.”
