old Coast real estate has been a standout performer in the first quarter of 2022, defying the signs of a slowdown playing out in most capital city markets. Regional Australia continues to record a substantially higher rate of growth than the capital cities over the three months to March, according to CoreLogic. Combined regional housing values increased by 5.7% – that’s more than three times the growth reported in capital cities where housing values rose by a modest 1.8%. The enduring strength of the Gold Coast’s prestige sector continues to be driven by low stock levels, buyer demand and a lust for lifestyle following two years of Covid restrictions. As market data from the previous year is collated and shared, a clearer picture is also emerging of how unprecedented price growth has shaped our local market. House values on the Gold Coast jumped around 36% in the past 12 months, and unit prices about 27%. The city’s median house value now sits at $901,750. Once considered a prestige purchase, owning a $1,000,000-plus property on the Gold Coast has become the new norm following a year of rapid property price growth. A total of 5,896 Gold Coast properties sold for $1 million or more last year, the latest CoreLogic data shows, making more homeowners real estate millionaires than ever before. To offer some context, the number of seven-figure sales almost doubled during the Covid period when compared with 3,378 during the same period the previous year. Domain’s latest House Price Report names Mermaid Beach as the second most expensive Queensland suburb –
after Sunshine Beach – following a 42.6% leap in the median house price to $2.375 million in December 2021.

The iconic Burleigh Surf Penthouse, at 31I/238 The Esplanade, Miami sold for $5,000,000 on 21 March to a Melbourne developer who flew to the Gold Coast to seal a deal through Kollosche’s Matt Lanyon and Rob Lamb. For the past two years 10 Cent Tom has been collecting cans and bottles to recycle, capturing the heart and support of the Gold Coast with his enthusiasm and determination. Tom has an intellectual impairment and was diagnosed with severe scoliosis at the age of 15 resulting in corrective surgery and steel rods placed permanently in his back. However, that hasn't stopped Tom from growing the 10 Cent Tom network by supplying sponsored blue bins to homes, businesses and events across the Gold Coast. Working with the support of family and a carer, Tom travels across the coast in his small van to collect the containers from each bin, chatting to his “customers” as he goes.
A long-time 10 Cent Tom supporter, Kollosche this month funded the purchase of 80 new bins through the Kollosche Community Fund. Established late last year, the Community Fund collects a percentage of every property sold by Kollosche agents to support special causes by way of donations and sponsorships. “Tom is an inspiration to all of us,” says Kollosche Managing Director Michael Kollosche. “Tom doesn’t see any barriers to his success. He’s out there making a difference and saving to build his own recycling depot so that he can employ

Service Without Limits What started out as a pick-up and delivery service for the elderly who couldn’t leave their homes during the first Covid outbreak in March 2020, has grown into so much more.
W
hen a small band of volunteers set out to help people in need when Covid first struck two years ago, they could not have imagined how the demand for their services might grow. Serving Our People (SOP) is now a fullyfledged charity with four full-time staff, over 20 casual staff, an advisory board, a team of professional advisors and more than 1000 volunteers. The SOP team now collect and deliver a wide range of items, from meals through to furniture, to those in need on the Gold Coast, Logan, Brisbane and Northern NSW. The largely self-funded service has reached over 50,000 recipients with a wide range of needs in a short period of time. “We went from the pandemic to the Afghan refugee crisis to a natural disaster with so much flooding. It has been an eventful two years,” says SOP CEO and Founder Yas Daniel Matbouly. “People are really suffering and experiencing misfortune on many different levels.” SOP has amplified its impact by partnering up with other charities and services who specialise in issues such as domestic violence, alcoholism, mental health and disability. “The service has evolved into bespoke care, whereby we support individuals and accompany them through their struggles and help them to work through their issues,” says Mr Matbouly. “These issues range from homelessness to a single parent with cancer who can’t pay the bills, to a 97-year-old lady whose house got flooded. “We never wish to turn anyone in need away, but at the same time there are some things that are out of our scope, so we
refer those people to professionals who have that know-how. “There are so many amazing charities out there doing wonderful work and our strength is in our collaborative approach and working together.” SOP also works with restaurants and hotels on the Gold Coast and in Brisbane who donate meals that would otherwise go to waste. Those meals are collected by SOP and delivered to other charities who can serve the food to those who need it. This year SOP is acting on plans to establish what will be Queensland’s first free supermarket. Non perishable food items are collected from various donation points across the city and made available to those who need them the most from SOPLEX - the charity's first official Corporate Head Quarters, located in Mermaid Beach. “That idea has come from the people we are serving,” says Mr Matbouly. “We are constantly asking how we can help, how we can dig deeper and take social action.” Mr Matbouly acknowledges the support and backing from corporate organisations and local businesses in enabling the forward-thinking charity to fast-track its efforts. In March, Kollosche donated $25,000 through the Kollosche Community Fund and the New Projects team donated $5,000 last December to support SOP’s Christmas drive. “Corporate and business support is our bloodline,” says Mr Matbouly. “It is so important for the survival of the charity to have Kollosche and all of these businesses supporting us. “I’ve been in the corporate world since 1996 and it’s very refreshing to be so hands-on in doing something with a beautiful purpose. “Our greater goal is to change the mindset of humanity globally by creating consciousness to do an act of service as part of one’s life routine. That could be a daily act, a monthly act or even once a year. There is immense power in the simple act of helping another in need.”

Risks and Rewards of Amalgamation Huge demand for Gold Coast real estate makes it an ideal time for unit owners to band together to amalgamate property and attract developer attention.
A
malgamations aren’t quick and easy exercises, but there are big rewards for owners who get the details right – particularly given the insatiable appetite for new apartment projects in the city. An amalgamation is where unit owners in a multi-unit block collectively agree to combine their properties to form a single lot and offer the holding as a development site or as multiple strata-titled units in one line. Amalgamations have become more common on the Gold Coast where vacant development sites are lacking, particularly in central areas such as Broadbeach, Mermaid Beach and Surfers Paradise. The popularity of amalgamations for unit owners comes down to the potential to
sell for a higher price compared to individual market listings aimed at non-developer buyers. This is especially true for beachside boutique complexes built in the 1970s and 1980s which are ideal high-density development sites. The older these complexes become, the more costly they become to maintain, which can provide further motivation for owners to sell. Commercial agents Adam and Tony Grbcic, together with John and Nicole Mayer of Kollosche New Projects, have recently listed the El Dorado building in Broadbeach – an amalgamation of six units on a 654m2 block aimed at both developers and investors seeking a significant holding in this high-growth suburb.

Three Principles to Agree On Before embarking on an amalgamation exercise, there are three main principles that unit owners should first agree on.
1 In Queensland, 100% of owners in a strata titled scheme must unanimously consent to a collective sale of their lots for an amalgamation to proceed.
2 Establish a floor price that is higher than what each owner could sell to non-developer buyers.
3 Owners must decide if they want to sell collectively on a price per entitlement, square metre basis or individually. If it’s the latter, owners must keep their negotiations with the developer confidential, otherwise they risk raising expectations among the group which could jeopardise the deal.
Owners should also beware of the pitfalls and have realistic expectations of developers.
