An Innovative New Production Range Fashion Line

Fashion Line is our new product range of prefabricated modules, from which you can assemble your dream object for recreation, business or living. The project was created by joining the forces of KOMA MODULAR and the designer Adéla Bačová, from the need to move modularity to the next level. The company also builds on the previous range of CITY Modules, which – due to their variability and at the same time modern appearance – are an integral part of cultural happenings, exhibitions and other events.

The core of the building remains based on a unified system, but with the help of replaceable design elements, customers can individualize and configure the assembly according to their own tastes. All parts are thought out in such a way that you cannot choose any wrong combination that would disrupt the final appearance. At regular intervals we will create collections of new parts, thus maintaining the development potential of the entire range. We are inspired by the fashion industry and new trends, as well. Variability ↓ Fashion Line Relax

After two years of development, in the autumn of 2020 a new product range, Fashion Line, was introduced at the Prague Designblok, a product range created in collaboration between KOMA and talented designer, Adéla Bačová. Fashion Line Relax was launched on the market, which, as the name suggests, is intended mainly for recreation. According to Stanislav Martinec, director of KOMA MODULAR: “We developed the Fashion Line with the aim to relax, to do business, and to live in a flexible way”. The user chooses from three types

of façades (mirror bond, wooden laths or woodwool panels), chooses the colour of the collar, interior tiling with plywood or the colour of the vinyl floor. The module or set can be supplemented with a spacious terrace, and other equipment selected, such as a kitchen unit, including electrical appliances, a bed, stove heating or lighting. Fashion Line Relax is available in three models, depending on the number of modules.

→ A Designer for a Day Creating an order and arranging a new module is possible online. The exterior and interior can be individually designed in the configurator. The selection begins by determining the size of the building. Single (22.5 m2), Double (36 m2) or Triple (54 m2). The configurator allows you to choose from a variety of exterior façades and outdoor terraces. On the contrary, with the help of the inner view, you implement the selection of wall lining, kitchen, floor,

lights, bathroom and other details of the module. You can also select the type of heating. The individual elements are also easily replaceable.

Fashion Line Office

Another subseries of the Fashion Line series is the Office type. Office is designed for business. The series provides a modern working environment and individual choice in furnishing of representative offices. As the first prototype, we produced the new headquarters of the KOMA RENT Prague office on Kutnohorská Street. The concept gives enough possibilities to adapt the interior spaces according to the client’s needs using glass and fixed partitions. The sale launch is planned for the end of 2021.

Adéla Bačová

The cooperation between KOMA and Adéla began in 2015 through Zlín Design Week, where Adéla worked. This event annually presents news from design, brings important personalities from the world of applied art to Zlín, and always works closely with companies that are engaged in this field. Subsequently, the cooperation continued with a diploma thesis, during

which together we created a Lighthouse, which serves as an infopoint and is still rented out for festivals, for example. Design has always played a big role at KOMA, and therefore the connection between Adéla and the modular company resulted naturally. Among other things, a new product range, Fashion Line, was created.

Hi Adéla, can you tell us at the beginning what you think about modularity? Why did you decide to pursue it? Modularity is a progressive way of thinking for creating new units and systems, not only in architecture. It’s easy to design things as tailor-made. However, modular products must operate on the principles of combinatorics and sustainability, which is a greater challenge. That’s why I like to focus on modularity, as it makes me think differently.

How did the idea of “changing buildings” come about? This is one of the main ideas of the FL range and modularity in general. Using different types of façades and colours, we are able to create different types of assemblies. However, the core of the building remains the same, which logically speeds up all processes in the company and in production.

How does the Fashion Line differ from classic modules? This is an assembly concept with a high degree of prefabrication. The range works on a system of panels and individual components that are demountable and variously combinable. The parts can be manufactured on stock, which then speeds up the assembly of modules. The design of the whole range is also a distinguishing element. We tried to move modularity up a level in this direction.

Why does the Fashion Line have a rounded shape? The round shape is one of the possible combinations that FL can create. We could have started with an angular variant, but we would not have brought anything new to modularity. Development and Innovation at KOMA

We can look at innovations from many angles. For us, they symbolize the catalyst for development growth. Thanks to them, we can improve the quality and develop useful properties of our products and services. Innovation also defines our place among the competition. We want to be a leader and to inspire others, to show new paths and directions that we can only achieve provided we do not cease development. As our director says: “He who doesn't innovate, doesn't live.” However, innovation also requires investments, not only in high-tech facilities, but also in human potential, which increases fixed costs. On the other hand, innovations and progressive solutions attract equally oriented creators from the ranks of architects and investors and bring new and unique applications of modular construction in practice. We have to choose from these challenges due to the limited capacity in the design and implementation part of our company.

→ Not Every Innovation is the Right Way However, some of our innovations have not found wider application. We can name, for example, the Economic Line series, a light, cheap container that consisted of parts that didn’t need the use of crane technology. Despite the fact that such a light container was called for by a UN agency, we finally excluded the Economic Line series from the range due to low interest. On the contrary, the design CITY modules, which we developed in cooperation with the architectural studio CH+K AA, have found wide application mainly in so-called Pop-up architecture. We use these trapezoidal modules mainly for the promotion of our company. Extensive use at all the major film festivals and design events has even created a misconception among the public that KOMA produces nothing but these trapezoidal modules.


Development and Innovation at KOMA

Legislation has forced us to innovate. This is exemplified by the Comfort Line. We implement most of the permanent modular constructions with this series. Increasing requirements for thermal insulation and fire protection properties of buildings make it impossible to use standard residential containers for these purposes. Thanks to this innovative line, we were able to implement, for example, a hotel in France and a modular hospital in Karviná. In addition, the Comfort Line was awarded a Gold Medal at the IBF International Building Fair in Brno, as well as at the similar Coneco trade fair in Bratislava, where, in addition to the Gold Plaque, it even won the Gold Leonardo Award for Design.

Chybík + Krištof have developed a new system for the Development Centre building, enabling a relaxation from strictly rectangular construction. “During our long-term work with modules, we began to discover the possibilities, but also the limits of standard modular construction. In each project with KOMA MODULAR, we tried to improve and try something new. In the new Development Centre building, we wanted to move the topic and spatial possibilities of modular architecture even further. Classic modular objects consist of rectangular modules with a maximum width, length and height for reasons of transport and production line restrictions. That is why the objects are created by placing one module next to another. The structures are duplicated on top of each other and next to each other. The system is excellent for a certain purpose, but if the investor has a building plot other than rectangular, or wants another sort of space, a greater height or width, he is limited to a certain extent,” says architect Michal Krištof. The new system of atypical modules consists of a combination of space and planar flooring modules. It is possible to lay floor planar modules on the foundations and place space modules on them, which contain all the equipment and facilities (toilets, storerooms, a kitchen, a multimedia room, a showroom, etc.). These modules serve as columns that support the roof modules. Since the main space is not composed of modules, but is an empty space between them, Chybík + Krištof liberated the shape of objects and spaces from right angles and duplication of structures. → The Modular KOMA CITY The work itself at the Development Centre was preceded by a project of urban solutions of the entire production area. The aim was to design the facilities of the KOMA MODULAR company as a complex that is not just a production site. It also provides a rest area for employees, vis-

itors, professionals and the public, and especially the local community, in which the KOMA company plays an important role as one of the largest employers in the region. Architects from the Chybík + Krištof AA Studio divided the complex into two parts. One is used for production, the other serves as an administrative facility, for development and meeting of employees with the public. The triangular area is enclosed by a dining room with a changing room, a reused Czech pavilion from EXPO, transformed into a multifunctional administrative building, and the complex will be completed by the Development Centre. The buildings in the area partially serve as the perimeter and define the space for employees to relax and the public events. Various events often take place in the courtyard – from the Days of Architecture to Christmas celebrations. As the result of a system consisting of modular buildings and the production line, the Centre of Modular Architecture gets its final form. A place will be created that will serve its primary task, but it will also be a space where students and those interested in modular architecture will learn the maximum about the possibilities of modular construction. Buildings can be described as hardware, but software is important, which in our case are the people. We have a clear idea of the use of a new modular gem in our company. In addition to our own development tasks, we will provide facilities for external specialists here, but we also have ambitious plans in the area of the School of Modularity, which is based on the idea that a common element of simplification is modularity. The goal of the School of Modularity is to link the use of modularity in various fields, with inspiration and contribution to the circular economy concept.

Building a Modular City with CH+K AA

The design of the Development and Innovation Centre by architects Ondřej Chybík and Michal Krištof follows on from the long-term cooperation started by the architectural competition in 2007. The restaurant for employees with changing rooms was followed by the Czech pavilion at EXPO 2015 in Milan, which won a bronze medal for architecture and was then moved to Vizovice, where it now serves as the KOMA headquarters. We knew from the idea itself that the next building had to move modularity a bit further, especially when it came to the Development and Innovation Centre of Modularity (DICM). How did the idea of DICM originate? What inspired you to design this building?

Ondřej Chybík: We wanted to move the topic and spatial possibilities of modular architecture even further. Classic modular objects consist of rectangular modules, but if the investor is interested in other than a rectangular space, the project requires an atypical solution. In the case of the Development and Innovation Centre of Modularity, we therefore came up with a new system that combines atypical space and planar flooring modules. What makes the Development Centre building unique? How does it differ from other modular buildings that you have designed? Michal Krištof: It differs mainly in its use of atypical modules. Thanks to this, the

arrangement of the space combines the advantages of an open area and separate offices. One shared room can serve for a group of designers working on a joint project, but also for individual employees. By shaping it into smaller bays, we eliminate the negative aspects of open space offices. In addition, the space can be further divided using curtains and mobile elements. The KOMA Development Centre building is a prototype of a new modular system that can be modified and used for various purposes.

The pavilion later returned to Vizovice, where, according to the design by the Olgoj Chorchoj studio, it was transformed into a multifunctional and administrative building of the company. OCH: We value our long-term cooperation with KOMA MODULAR because we can develop and implement things together, in short, move the boundaries of modularity further. The First Modular Hospital in the Czech Republic

After experience with hospital buildings abroad, KOMA has implemented its first modular hospital edifice in the Czech Republic. The investor chose the building from large-format modules, which are manufactured on the production line and only assembly and finishing works are necessary on the construction site, mainly due to the speed of implementation. The completion of the Mining Hospital in Karviná took place directly on the hospital premises and the aim was to burden as little as possible the surroundings with construction activities and to construct it in the shortest possible time. The production took two months and the assembly on the site itself three months. The building was put into operation less than a year after the first negotiations with the investor. In February last year, a study was finalised and this was followed by preparatory works and the processing of the necessary permits. The production of

the first modules began in August, after which the assembly was completed. As of 5 January, patients began making use of the emergency and outpatient facilities on the ground floor of this building, which contains orthopaedic and anaesthesiology emergency rooms and a prosthetics preparation room. The ground floor of the extension is connected via a linking section to the main building. The first floor of the building is intended for aftercare patients. On the second floor there is an orthopaedic ward with standard rooms, and four rooms designated for intensive care. This floor is connected directly to the operating theatre in the main building via a linking section standing on a truss structure. The building is designed to meet all the requirements of Czech legislation for this type of construction. The frames of the

large-format modules are made of galvanized steel, which extends the life of the structure. The clear height of the rooms is 3,150 mm, the height in the linking sections is 2,400 – 2,630 mm. The building has triple-glazed windows and doors in anthracite with external manually controlled roll-up shutters. There are Fermacell gypsum fibre boards with latex paint on the walls and ceramic tiling in the sanitary parts. In the ICU, the walls and the ceiling are additionally provided with a Biodex antibacterial coating. In the corridors, there are safety strips on the walls with handrails resistant to disinfection. Each floor is color-coded. The suspended ceilings are made up of mineral cassettes. There is antistatic PVC on the floor and slip-resistant tiles in the sanitary parts.

The delivery included sanitary equipment, LED and emergency lighting, hydrants, fire extinguishers, an elevator shaft including the elevator, an internal two-arm staircase, an external steel two-arm staircase, hot water heating connected to the internal distribution, and air conditioning. Air-conditioned rooms with regulated air exchange ensure patient comfort. The building has a plaster façade. The façade of part of the building and the external staircase consist of aluminium segments in anthracite. With this project, we have shown that we are ready to create highly specialized buildings that we can adapt to such strict conditions as are necessary for hospital premises, while integrating them fully and functionally into existing buildings.

KOMA Facility Brno Dressed Vincent’s Spring in Luhačovice

The most famous Luhačovice spring – Vincent’s Spring, has new aluminium fillings. They were taken care of by our facility in Brno, which specializes in fillings, bond façades and skylights, including drives. Balneology in the largest spa in Moravia, located 15 km southwest of Vizovice, has a long tradition. Water from Vincent’s Spring was served at the Imperial Court and in Viennese cafés. It gained its name from Count Vincent Serenyi, the owner of the local estate, at the end of the 18th century. The first mention of the spring is from the 17th century, when it was first covered. The first brick building was built in the 18th century, which was later replaced by the current hall built in 1947–1948 at the same time as the construction of the colonnade in the style of post-war monumentalizing functionalism with ornamental elements. The colonnade with the Vincent’s Spring Hall respects the surrounding buildings and makes

the dominant Jurkovič house stand out. Glazed areas and skylights symbolized airiness and the connection with nature. Over the years, some of these elements have disappeared. The revitalization of the hall and the entire colonnade has restored it to its original state, it looks lighter, and is airy and colour-coordinated as it was when it was built seventy years ago. The designer of the building, consisting of three objects – the Great Colonnade, the Vincent’s Spring Hall and the Small Colonnade, is Oskar Poříska. The building has been declared a cultural monument of the Czech Republic and, together with other historic buildings, forms an exceptional area of the spa complex, which has been nominated for inclusion in the UNESCO World Heritage List.
