The Town of Milton has the foresight to ensure developing neighbourhoods have designated land to accommodate the increasing population with green space, parks and activity centres; HVOTP is no exception.

Under Market Value There are opportunities to purchase real estate under market value, even in a hot market. The challenge is finding the right property and being able to see through the deficiencies that other prospective buyers get turned off by. We recently helped a client purchase a 3-storey townhome in HVOTP for apx. $10,000 under market value. How? Simple. The house was rented and the tenant clearly didn’t care much to help the Landlord make a successful sale. The home was poorly maintained, needed a fresh coat of paint, there were dirty dishes and laundry left out, the place smelled terrible and there was even a dirty litter box in the front foyer. Most buyers get turned off by things like this and can’t see the potential in a property. However, by looking through these things and focussing on more important items such as the age of the house, layout, size and location, you’ll realize there are more diamonds in the rough than you’d first think. SALES ACTIVITY IS EXPECTED TO INCREASE. National sales activity is expected to reach 485,200 units in 2015, a year-over-year increase of 0.8%.1
Actual (not seasonally adjusted) activity increased 9.5% in March 2015 above levels from the same time in 2014.2 Sales increased most in Greater Vancouver, the Fraser Valley, Calgary and Edmonton.2
