HVOTP Real Estate Update It was an interesting year for Real Estate in Milton and it's newest community, Hawthorne Village on the Park (HVOTP). Statistics are often difficult to understand and to put into perspective, however there is usually some underlying commentary that can support and explain what has happened. Here's a quick look at what happened in HVOTP in 2013. With a 22% increase in homes sold for the year vs. 2012, HVOTP lead the way with increased demand as purchasers continued to seek it‘s desired amenities and location. Of the 2080 sales in Milton for the year, 220 occurred in HVOTP. Townhomes out sold the detached homes with sales of 130 and 90 respectively at an average selling price of $451,000 and an average list price of $472,000, representing a 95.6% list-to-sell ratio, down from 98.1% in 2012. These results were affected by several homes in the community that faced multple price reductions, longer selling times and ultimately selling below market value, a typical result of over-pricing. See back page for one of our examples. Homes for sale in HVOTP sold after an average days on market (DOM) of 23. These results are up slightly from 21 days in 2012 but remain much lower than neighbouring cities such as Oakville with an average DOM of 31. The reason is quite simple, this community is in high demand; schools, parks, trails, the up-coming plazas and attractive pricing make it a desirable location. Cavanagh Lane held strong most of the year and finished as the street with the most activity and sales. This wonderful street, filled with Village and 2-storey townhomes and in close proximity to Leiterman Park, welcomed 8 new owners. The most expensive home to sell in HVTOP was a Mattamy "Sunflower" on a 50' lot which sold for $852,000. The least expensive home to sell was a Mattamy "Currant" Village home that sold for $304,900. It is clear that this community is still a highly sought area and we don't see this letting up in 2014. With a wide variety of prices, types of homes, sizes and features, we expect another increase in the coming year. We made a note to visit every home that was listed for sale in our community and found that nicely decorated and staged homes sold quicker and realized higher selling prices. Amongst our buyer-clients there were many common upgrades on their wishlists; hardwood floors, granite countertops, all-wood staircases, trim upgrades and lighting upgrades were ranked high on their “must haves”.
