Useful information Energy Performance Certificate (EPC)
Gas and Electrical
These certificates are for all buildings and are required whenever a building is let. Its purpose is to record how energy efficient a property is as a building. The certificate will provide a rating of the energy efficiency and carbon emissions of a building from A to G, where A is very efficient and G is very inefficient.
Every property must have an annual Gas Safety Certificate in place before it can be let. We also recommend an annual inspection of all electrical appliances. Copies of the certificates must be supplied to us before a tenancy can proceed
The EPC is accompanies by a report which details any recommendations to help improve the energy ratings. Fire Safety Since the 4th of January 2009, the landlord is responsible for ensuring that a valid EPC for their buy-to-let residential investment property is available to all prospective tenants and must be available free of charge before entering into a contract to let. Landlords who do not have a valid EPC risk being reported to the Local Trading Standards and also the Office of Fair Trading. Penalties include fines of up to ÂŁ5000 and a loss of right to operate.
All soft furnishings (eg. duvet, mattress, sofa, etc.) must confirm to current fire safety regulations. The property must be fitted with smoke alarms.
Mortgage Lender If the property is subject to mortgage, you must inform your mortgage lender that you intend to let out the property and obtain consent to letting the property.
Taxing your property Income Tax If you reside in the UK, then it is your responsibility to inform Inland Revenue of any rental income received an pay any tax due. Please note that income tax on rental incomes is charged on profit received after the deduction of allowable expenses.
Taxation If you are intending to let your property and your permanent residence is outwith the UK, you may have to pay tax on your rental income. To find our more information, please visit the HM Revenue & Customs website and go to the “Non-resident Landlords� section. Income tax must be paid on rent received from letting your property. You can offset expenses relating to your property (eg. maintenance costs, agents fees, interest on loans and mortgages, etc.).
We recommend that you employ an accountant or tax advisor to handle this issue as the Inland Revenue treat non-declaration of rental income seriously.
