Unlike many competitors, our prices are fixed so you will always know what our service will cost.
General advice for vendors Mortgages Buyers will normally require finance when purchasing property, in some occasions a property sale will be completed without a mortgage. Be sure to check your mortgage balance prior to selling as it’s important to know the minimum sale price you can accept. We offer buyer’s access to Independent Mortgage Brokers to ensure the highest possible chance of finance being approved. Insurance Be sure to not fall foul of an inadequate buildings and contents insurance policy. It’s very common on a Buildings Insurance policy for there to be a maximum vacant period before cover is reduced or invalid altogether. Check your policy or contact us for a quote of adequate cover. Council Tax The occupier is responsible for council tax of the property, this in effect means when the property is empty the owner is responsible. If you intend to leave the property vacant then remember full exemption can be applied for a maximum of 6 months of a full year in some local authorities.

Furniture and ornaments
We recommend leaving instruction manuals for heating systems and appliances this will limit the chances of a new buyer contacting their solicitor or agent to ask you questions after completion.
We would suggest not leaving any unnecessary furniture lying around. Only leave what is essential. A clear spacious room will attract buyers rather than a crowded room.
Any other useful information should be left such as communal area restrictions and refuse collection information.
We find that a prospective buyer prefers to see a clear room, it generally allows them to picture how it may look with their own personal items.
If you have a maintenance contract in place then be sure to tell the service provider that you will be moving and cancel upon completion of the sale. It’s important to remember to tell your utility supplier when you leave and provide accurate readings to avoid incorrect bills. Keys When we are required to carry out viewings, we ask that you provide us with two sets. Accompanied viewings are an additional service and therefore incurs a charge. Property condition Many sellers underestimate how important first impressions are so ensure the garden is tidy and walkways are free from obstructions. Remember, a well presented property will generally attract a good standard of potential buyer.

First impressions count: Make sure your property has great kerb appeal. Mow lawns and tidy the garden. Emphasize space: Ensure the property is clutter free, clear surfaces including floors and table tops. Close cupboard doors and put away personal effects. Maximise light: Open curtains, blinds and adjoining doors. Odours matter: Prior to viewings, open the windows to air the property. Take pets outside during the viewing. Minimise buyers worries: No need to spend a fortune, but do carry out minor repairs to walls, floors and features. Security: For your own piece of mind, lock away any personal belongings and valuables during viewings. Viewings: Be as flexible as possible, and keep us informed if there are any specific times to avoid. Planning for the big move
Energy Performance Certificate (EPC): This is a legal requirement when selling your home. We can help obtain one for you.
Moving assistance: Remember to book a removal company and consider if storage is needed. Save time by ordering boxes and packaging yourself. We can recommend a removal or storage specialist if required.
Instruct a solicitor: Consider doing this before you advertise your home. We can point you in the right direction of a trusted solicitor who is local. Fixtures and fittings: When it comes time to consider an offer you have received, be sure to clarify what won’t be left when you move. Normally your solicitor will ensure an official agreement exists of what’s included.
Change of address: Remember to notify your providers of water, gas, electricity, internet connectivity, television provider, banks/building societies, council tax and DVLA. Final bills: Provide utilities with final readings and help your buyers by leaving details of the services the property is connected to. Redirect your post: There is a charge for this but it can be well worth it on a short term basis.

Property maintenance: If required, we can arrange property repairs and maintenance for you. Buyer matching system: Our reliable buyer matching system uses existing data, attracting our current buyers suited for your property.

Online advertising: We will advertise your home on leading property portals such as Rightmove, Zoopla, PrimeLocation, s1homes and many more. Additional enhancements include ‘Showcase Display’ and ‘Premium Listings’ on major websites. Press advertising: If you would like to further the marketing of your property, we can arrange to place an advert in local and national press. For Sale board: We will install a high quality For Sale board/poster to your property to ensure it gets noticed. Property schedule: Fully detailed room descriptions and dimensions companied with property photography. Your schedule will be available to potential buyers in hardcopy form as well as a download via our own and subscribed websites.
Fixed fee estate agency To allow us to professionally market your property, we require a fee from £199+vat to cover the cost of website advertising via Rightmove, Zoopla, PrimeLocation, s1homes and many more sites, signage, viewings and marketing material. Upon completion of the sale, we will charge the agreed fixed fee minus any deposit you have already paid. This balance is normally paid to us by your solicitor on the date of completion. Our fixed fees for selling start from £995+vat and include a full comprehensive Premium Home Report. Our Premium Home Reports include a Single Survey, EPC, Mortgage Valuation and Questionnaire and these Premium Home Reports aren’t to be compared to cheap basic Home Reports, which most finance lenders wont accept. Additional marketing is available via local and national press adverts, Rightmove ‘Premium Displays’ and ‘Featured Listings’. Prices are available upon request for this service. Rightmove and Zoopla offer various additional marketing tools such as ‘Premium Property Listings’ and ‘Featured Property’ prices for these are dependent on location of your property.
