DISTURBANCE REPAIRS WITHIN MOJ CUSTODIAL PROPERTY BREEAM rated facility with open prison compound
PROJECT BRIEF To replace a masonry structure which sustained extensive damage during the “New Year’s Day disturbances” of 2011, with a new building employing off-site construction methods. Client:
Wates Construction
Architect: Wates Construction Sector:
Ministry of Justice
Type:
New Build
Location: Arundel
Originally specified as a different Structural Insulated Panel Construction, Wates Construction chose to work with K-Panels as we were able to offer significant cost savings without compromise to the build specification. With positive collaborative working from the lead contractor, K-Panels design team were able to convert the project to the Kingspan TEK Panel build, satisfying the requirements of the client whilst avoiding any impact to the overall design and programme.

DISTURBANCE REPAIRS WITHIN MOJ CUSTODIAL PROPERTY
KEY STATISTICS • 4 Week build programme • Built within open prison compound • Thermally efficient building • BREEAM requirements
PROJECT SOLUTION By using Kingspan TEK panels to form the external walls, K-Panels were able achieve high air tightness and thermal efficiency in line with the Ministry of Justices drive towards more sustainable construction within custodial properties. Due to the spans required, a traditional trussed roof system was chosen. With the Trusses manufactured at 17 meters in length and storage and site access somewhat restricted, it was decided the Trusses would be brought in as two split components before being assembled and fixed on site. Being in an open custodial compound, observation of safe working practice was paramount. As such our site team were asked to undergo extensive background checks before being allowed to commence work and were required to respect the rules to which all visitors must adhere, checking in and out of site securely at the start and close of each working day, with no access to phones or communication devices on site. It was therefore of necessary to book carefully scheduled and managed deliveries to ensure the site could run smoothly even when operatives were unable to communicate with central office or delivery drivers.
PROJECT EVALUATION K-Panels were advised from the outset that the clients expectations for this project were high, as it was one of only a small number of custodial properties which have so far been constructed using Structural Insulated Panels it was important we were able to provide the client and principal contractor with a positive experience and set a precedent for projects to follow.
The building envelope seamlessly combines modern and more traditional timber construction materials and is expected to satisfy the design expectations and sustainability requirements set by the client.
Despite facing set backs due to difficult weather at the start of the project, our team were able to deliver to the clients satisfaction, a high quality SIP’s structure which is expected to significantly reduce the on going running costs of the facility. Positive feedback was also received regarding our teams observation of Health and Safety on site, which was said to be in line with the principal contractor’s high expectations for safe working practice.
