Code officials can help you Q. I have an older home in the country and have always kept things up as much as I can, being a do-it-yourselfer. I want to build a bedroom addition on the first floor and I have a couple of electrical issues in the house that I know are not up to code. If I add on to the house will I have to bring the whole house up to code? — Wilmer of rural Steuben County A. My best answer is to talk to your local or county code official and ask. They are there SQUARE to help you — not to you for problems. CORNERS bustEvery year national codes are written and Jeff Deahl adopted and every several years state governing bodies adopt code requirements for the state. All old or wiring done prior to specific code adoption on your house is considered “grandfathered” and allowed. The problem comes if something is unsafe or dangerous and in these cases a violation can be issued. The room addition can for the most part stand on its own and be required to meet all current codes for the new work that you are doing. The existing house does not have to meet any current codes unless renovation work is being completed in these areas. If your new wiring connects to your existing service panel then that would also be required to meet current standards. Where the addition attaches to the existing can affect the original existing and can be subject to meeting current codes. Some things to look for that will be issues if looked at by a building official: If your existing panel is a fuse panel typically they are overloaded. If there are any uncovered junction boxes or if there are no GFCI outlets in bathroom and kitchen areas and especially if the outlets are too close to water sources. If the current house has knob and tube wiring there are generally wear issues and there is no way to ground any of the wiring. Also sensitive safety issues are bulbs; if they are over the size rating for any fixtures they can cause overheating. Another issue is over-used extension cords or multi-plug adapters.

enjoyed living in it. When we looked at the home we noticed that all the interior walls were textured. We didn’t really like this but we figured we could sand them later to make the walls smooth. Once we lived there a few months we began to notice where the walls had been patched and repainted, the texture doesn’t look the same. How hard is it to sand our walls smooth and paint? — Mark of Crooked Lake A. I have never been a fan of textured wall finishes without some sort of styling purpose. Most of the time when builders apply a full wall texture it is because they can get away with poorer taping and drywall work. I have seen builders/remodelers texture walls; they still see tape joints of the drywall underneath. When they try to put on another coat of mud over the existing texture generally they end up making things worse. Good looking texture is like the signature of the tradesman who is applying it. Think of years ago when beautiful sand swirl textures were norm on walls and ceilings. The texture should be consistent across the whole wall and throughout the room and throughout the house. To try and patch the walls leaves a recognizable spot of patch even if the wall is repainted. You might have to look at it real close to see the difference in texture. This is why you could see where the walls were patched. When we texture walls, I make sure the drywall is finished smooth so that when the texture is applied there will be no imperfections that will show through. Same thing goes with ceilings that are textured. Sanding is not going to bring the walls to a smooth finish. You will need to sand to take off the high spots but then you will need to skim coat the entire wall surface. Generally it is best to apply two thin coats of topping and sand between coats. The end wall will be smooth similar to a plaster wall.

These trims can also be accented by painting. • Trim that is going to be painted can be of composite materials and have joints caulked and nail holes filled, sanded and painted. • Stained wood requires a little more detailed carpentry with tighter joints because matching color wood filler would have to be used for finish. • Hardwoods definitely make the best trim with lasting beauty. Pine and popular is a more affordable option.

Q. My brothers and I want to build a new deck for my house and we have come up with a design and have worked out the structural dimensional lumber that is needed. I started shopping at lumber companies and found several different types of treated lumber. Some SQUARE are rated for above CORNERS ground and some say OK for ground Jeff Deahl contact. Different materials are used in the process — so which material is best? — Reuben in Noble County A. Treated wood for exterior purposes was developed in the 1940s basically with the introduction of CCA pressure treated wood. Pressure treated wood is typically

a soft wood such as southern yellow pine and has been chemically treated by running through pressurized tanks. The chemical preservatives are forced deep into the wood’s fibers. The result is an exterior-grade lumber suitable for decks, fences and other outdoor projects. Treated wood comes in several different types of treating. The CCA (chromate copper arsenate) originally developed is not too often used anymore because of its toxic properties. It is still used in commercial or larger decks, docks and telephone poles and is available from the right supplier. In 2004 its residential use stopped with the development of less toxic products for pressure treating. When looking at these treated woods, the label will tell you the chemical used. A number is used as a rating; the higher the number the stronger it was treated. These labels

will tell you whether it is suited for above ground use or use in contact with the ground. Today lumber companies carry wood with several different types of inorganic chemical treatment rather than arsenate. Alkaline Quaternary (ACQ), Copper Azole (CA), Sodium Borate (SBX) and Micronized Copper Quaternary (MCQ) are used for treated wood today. All of these contain high levels of copper which makes it more corrosive so you can’t use standard nails and flashings without failure. Most manufacturers will recommend stainless steel or hot dipped galvanized nails and screws and it is best used with vinyl, copper or rubber flashing. JEFF DEAHL is past president of the

Steuben County Lakes Steuben County might best be known for its lakes, of which there are more than 100 (for tourism marketing purposes, the number 101 is used). The county’s lakes range in size from a few acres to 1,034 acres, which is Lake James, one of the state’s largest natural lakes. A majority of the lakes are in Jamestown and Pleasant townships. That’s where the Lake James chain is located, which includes Big and Little Otter lakes, Snow Lake, Lake James and Jimmerson Lake. Other major lakes in these two townships include Lake George, Barton Lake, Crooked Lake, Fox Lake and Loon Lake. Clear Lake, in the northeastern corner of the county at 800 acres, is considered to have some of the best water quality in the state, according to authorities with Indiana University and the Indiana Department of Environmental Management. Lake Gage, a round, kettle-shaped lake near Orland, is about 332 acres and like Clear Lake, has extremely high water quality. Hamilton Lake, which is practically surrounded by the town of Hamilton in the southeastern corner of the county, has 802 surface acres. With all of the lakes along with Pigeon River, Fish Creek and Fawn River (Crooked Creek) it shouldn’t come as a surprise that Steuben County has a lot of water. In fact, about 9 percent of the county’s surface acreage is water. Some of the county’s lakes are highly developed, such as Lake James and Crooked Lake. Crooked Lake was one of the earliest in the county to be developed for recreational use. There once were passenger trains that carried visitors to Crooked Lake and Lake James. Many of the early cottages on county lakes have either been converted to year-round use or have been replaced with permanent homes, or modern second homes. A study sponsored by the Steuben

County Community Foundation to inventory historic structures in Steuben County was buoyed upward due to the many older cottages on some of the lakes. Lake James’ hilly, wooded shoreline is dotted with lake cottages and homes. However, about one-fourth of the natural shoreline of James, in Pokagon State Park, remains much as it was when it was created by the glaciers. Pokagon’s shoreline extends to its northern boundary on Snow Lake. There, a steep, tree-covered hill drops off sharply to the water’s edge. Some of the county’s lakes remain natural wonders, with little encroachment by humans. Those include the Seven Sisters Lakes, at Trine State Recreation Area surround the shoreline. The Seven Sisters, the largest of which is Gentian Lake, are some of the most pristine lakes in the Midwest. Somewhat more accessible is Loon Lake, west of Angola. Much of Loon Lake is preserved by the Nature Conservancy, a private, international land conservation group. Loon Lake is home to many different species of rare and endangered plants and wildflowers, including carnivorous plants. The Indiana Department of Natural Resources maintains a fish hatchery along the Fawn River in Orland. There, DNR Fish and Wildlife biologists raise fish for stocking in Indiana lakes and also use the facility as a base from which to conduct research on fish and fisheries in Indiana.

LAKE ASSOCIATIONS Many of the more densely populated lakes in Steuben County are served by associations that deal with a variety of issues and organize activities. Some lakes have neighborhood associations separate of the lake associations. The Steuben County Lakes Council

provides a wide variety of resources and services and takes an active voice in lake issues. The Lakes Council maintains an office at 317 S. Wayne St., Angola. Larger appliances sometimes a good upgrade Q. My wife and I are planning on remodeling our kitchen this spring and are working on kitchen layouts. Our kitchen space is not large but we would have room for larger appliances. We are thinking about having a 48” stove with double oven and a larger refrigerator than our SQUARE existing 36” model. CORNERS Are these good upgrades to make? Jeff Deahl — Tony of Kendallville A. Kitchens have made many changes over the years increasing the efficiency along with changing life styles. Upgrades and options to cabinetry, countertops and appliances have been hard to keep up with. Yes, trends have been toward small efficient kitchens as part of the tiny home movement. But basic family kitchen design still falls back on a couple of basic rules. The kitchen triangle has always been a base line. The triangle consisting of stove, refrigerator and sink that is not larger than 25 feet or smaller than 10 feet has been the starting point. Each unit has its own use and the sink is generally the most used item. From there you want to make sure the kitchen matches the house regarding size and use. Large family homes with more than three bedrooms commonly have a much larger family kitchen. These larger kitchens can be spectacular and multi-functional with eating areas for lunch or to gather family members and other areas for cooking and preparation. Today’s specialty cooking areas for larger families almost always have larger cooking appliances with double ovens. To have a large double refrigerator with lots of storage is typical in a larger family kitchen. Other appliance options for larger family kitchens are trash compactors, appliance garages for multiple counter appliances and even beverage refrigerators, wine

coolers, steaming drawers and larger dishwashers. Just don’t put in large appliances if your house doesn’t have the room or you don’t have the need. Q. My husband and I are planning on redoing our lower level recreation room and I have seen pictures of interiors that have whole wall areas that are made out of stone or brick. My husband says it will make the space feel cold and uninviting. The present space has a fireplace that has a small surround that is brick that is outdated. Have you done work with interior use of stone and brick and what should we look for? — A reader in northern Indiana A. Brick and stone have become much more common as interior spaces have become larger and more open. The use of masonry on the interior can be gorgeous. It is amazing how an interior brick wall can change an entire room, giving it a new modern look or a country style and feel. No, they don’t make a space feel cold. The combination of decorative elements and floor covering can give a warm homey feel. Often we have used masonry walls in hallways, kitchens, living rooms and even bedrooms. The input of an architect or interior designer is important to get the results you’re looking for. Many times the use of stone around a range hood in a kitchen can expand into an inviting alcove for the range/ oven area. Recreation spaces that expand the masonry around a fireplace can be expanded to include the whole wall. Living space book shelves that are integrated into a brick wall back drop can be an impressive use of different textures and can make a space feel special. Entry ways can be very inviting if a primary wall is brick. A contemporary style is common with a painted plain brick wall and the use of glass and tile. In your recreation room the use is probably much more warm and fuzzy. The use of wood ceilings or accents, carpets or shaggy rugs can accentuate the homey feel and is very inviting.

If you have an existing masonry wall, it can be cleaned and its brightness can be increased by putting a coat of gloss sealer on it. Q. I have a room that was added several years ago that has a low sloped roof on it. Over the roof is a deck that was installed over treated wood sleepers. The wood of the deck has begun to rot so we removed the deck and plan on replacing with a composite deck. Since we have the flat roof exposed can we coat it to give it additional life before we put the new wood deck over it? Lou of Angola A. The first question I would ask is what type of roof covering is on the room? If it is an asphalt roof, no it can’t be coated. If it is almost any other type of roof it can be coated given that it is in good condition and has not deteriorated to the point of having holes in it. We coat mainly metal and single ply EPDM or modified bitumen membrane roof systems. Surface preparation is critical to any coating material you are considering. The existing surface must be clear of any loose material and thoroughly cleaned with a pressure washer. Depending on the coating material you are going to use, sometimes a primer is recommended. There are basically four types of roof coating material. Acrylic is common, water based, cost effective and often used for its reflectivity. Polyurethane typically has a higher tensile strength so it has a higher durability. Silicone, typically used to protect spray polyurethane foam, has a high dirt pickup so is not well suited for high traffic areas. PVDF or polyvinylidene fluoride, is typically used on metal roofs and is resistant to dirt pick up.
