You can’t expect perfection Q. We had some interior remodeling done this last summer and we are still trying to get finished up from our contractor. We made a punch out list that included some drywall touch-up and SQUARE paint and a couple of CORNERS spots with the trim that just didn’t match right. Jeff Deahl They have addressed everything on our list except a few items, such as the 12” x 12” floor tile in the kitchen that doesn’t sit perfectly flat to the adjoining tile. The kitchen is fairly large and the grout joints are reasonably even, within a 1/16” and when I shine a light down some of the walls, I still see imperfections. Is this too much to ask of our builder? We have spent a lot of money. — Kathy of Noble County

A. Yes, you are asking too much, just given the fact that your builder has addressed items of your punch out list tells me they are a service-oriented company. They probably are willing to address anything that was completed wrong or anything that does not perform as designed. The builder should stand behind anything that they install and the material manufacturer should stand behind their material warranties. By the way you have described the problems you’re having, (that’s all I have to go by), it sounds like you are going through your project with a fine tooth comb. Good contractors turn over a lot of work on a weekly and monthly basis; not everything they complete is absolutely perfect. Anyone can pick apart the construction work of even a million dollar home. Good reliable contractors are experienced and know what are acceptable practices and results.

We are members of the Builders Association and with that we follow Builders Assurance Standards with basic guidelines for construction results. Basically you can’t shine a light down a wall to look for imperfection; they have to be noticeable by natural light and from a distance of 6 feet away. Large floor tile are the most difficult to get to lie perfectly flat. The builder standards say that cracks in grout or unevenness of the tile has to exceed 1/16” and the builder is not responsible for difference in grout color over time. Deck, patio products are exciting Q. My wife and I were at a very nice home of a friend of ours a few weeks ago and were out on their second floor patio and noticed that the floor was SQUARE like square cut CORNERS (about 16”x16”) stone. The deck Jeff Deahl was over a lower living space and I was amazed that it was possible to do it. I saw a similar second floor patio like this, but it was a hotel terrace in Chicago. There are so many cool deck and patio products out there these days it’s mind blowing! (It takes a

building geek like me to get so excited about construction products.) We came back from the NARI (National Association of Remodeling Industries) national show in Nashville, Tennessee, a few weeks ago and all the new trending products were on display. Our industry introduces new products each year and develops new techniques and practices of construction. When you speak about the hotel terrace with patio slabs on top, it’s what’s underneath that makes it work. Typically, it has a poured or stressed concrete floor/roof that is water proofing membrane with built in water drainage. There are residential products where a roof is built and water proofed and then includes a framework of support for the stone tiles. All are designed for long-term performance and are built to expect

the weight. There is design engineering for natural water and snow loads including design load for people also. These systems usually involve a stand that is adjustable that supports a framework with removable panels of wood or stone tiles. Normally. they can be removed to inspect and clean underneath them because they allow water to drain through them to the roof below. The wood patterned units are about 24”x24” and typically are made of redwood or composite materials. The stone style is mostly tile that is manufactured to look like natural stone.
