understanding the problem:

creating a mobile office and exhibition—but it’s never that simple.

Jim Turner and Hardesty Renaissance, EDC have purchased a large historic plot in Kansas City, Missouri’s Northeast Corridor. They have approached El Dorado Inc and KSU Architecture to design a leasing office in one of the 6 buildings on the 18 acre site: the beginnings of a larger plan to revitalize the area. Design + Make Studio interviewed Jim to start the process of revealing what exactly would happen in this new space. The first meeting left us with our heads spinning; so many different aspects were covered but not one could have been nailed down at that point. We saw an exciting (granted, dilapidated) space and an extremely optimistic and enthusiastic client. Over the course of the next few months, the program began to take shape, the possibility of change always just around the corner. This back and forth process made the project that much more enjoyable—we felt deeply involved with Hardesty Renaissance and having a client with stake in the plan gave us a new perspective. Once we understood that this space will be used to host everything from neighborhood meetings to art gallery events, a carefully choreographed solution is needed. A mobile office to be deployed in this to-be-renovated raw space would serve several important functions. Besides becoming a more permanent home for Jim and his future project manager, an exhibition space to showcase community art and various partnerships became very important. Jim and Ernesto Vigereau (the CFO of AAFE) are very excited to start working with the community, lease this space, and get their vision of the old Quartermaster’s Depot underway. A major aspect of the program is to market Building 11 to the public and create interest in further developing not on it, but the Northeast’s fabric altogether. Other not-for-profits in the area, such as the Mattie Rhodes Foundation, have been spreading development and revitalization for much of the last decade. AAFE and Hardesty Renaissance have a unique opportunity to latch onto such existing infrastructure and not only further the movement but use their own tricks to change the way it takes place. Branding the company to the community and immediate corridor will be paramount to their success. The community at large has much to gain from a relationship to this new space.

envisioning the mobile office:

organizing the key zones to serve specific purposes

The pragmatic, and primary goal of the renovation in Building 11 is the creation of a highly efficient office space that has the ability to change over time and through use. It’s flexible nature must accomodate desks, a private meeting area, and an exhibition space for the display of artwork and collaborations with various student groups and non-profits. A primary task of this office is to be mobile: how can it be deployed in a foreign setting? Building 11 offers a unique opportunity, but may not be the permanent home. Explorations in new sites show the flexibility of the system. What would the media center look like in a NYC subway station? There may be an opportunity to take certain key pieces out of the office and into the public realm as a kind of ad hoc advertising kiosk. the pallet: How can a pallet influence the design of a mobile office in an old Quartermaster’s Depot? This question drove our critical material choice early on in the project. We found the pallet through explorations on the site—constantly looking for anything we could reclaim and bring into the new design. Discarded industrial products seemed to fit perfectly with the ideals and attitude that Hardesty Renaissance took with it’s new property: How can we take what’s here and make it better? Our task with the pallet, while it was already modular, affordable, and contextually relevant, was to mitigate it’s raw nature and find an elegance the office required.

site-specific interventions to spark activity and brand the building

It is unfair to any project to assume that it can be uplifted and find the new home as equally meaningful as the last. Interventions are required to make the mobile office mesh with its surroundings in Building 11. These moments spark activity in the space and provide functions outside the empirical programmatic needs. the portal: Tasked with selling Building 11 to potential leasees, a portal has been opened in the gallery wall to transform the perception of the raw space from banal to artful. In collaboration with Parson’s lighting designers, an installation of T5 fluorescent fixtures will be placed along the bell columns—creating a dramatic effect. the cloud: In an effort to establish a more substantial working zone, a ceiling plane or “cloud” is hung from above. offering spatial comfort and task lighting to Jim and his team. In the case of an event, the cloud can be raised to demarcate a seating area and provide softer, ambient light. the sign post: As a part branding Hardesty Renaissance and establishing a presence in Kansas City—especially in the Northeast Corridor, a site marker is necessary. A sign post marking the site and creating an identity on the street corner for the new leasing office will help in raising awareness in the neighborhood. Sparking questions amidst the community, a beacon on the street front will serve to reverse the previous “no one’s home” feel of the site. the lights: In collaboration with a studio from Parson’s New School od Design, we developed lighting strategies for the overall space and individual components. Task lighting became important, manifesting itself primarily in the Cloud.

creating a holistic office system through details and materials

The details, implemented through careful material choices and construction methods act as a unifier in the mobile office scheme. Each piece is a part of a larger family of assemblies, surfaces and frames play of one another to create a kit-of-parts. The pallet is implemented throughout, modified to hold a more neutral ground, and yellow accent paint is splashed in key positions to liven the space. Mobility and ease of transport are an essential part of this office, casters and flat packable materials are used to facilitate this—each piece is meant to move around the space and create new usable zones.
