THE TEAM Alper Gökhan ERDEM, Managing Director Kreado Alper has practiced architecture and PM in the UK for over a decade, working on prestigious high-end residential, commercial and mixed-use schemes. In 2008 he cofounded Kreado to help clients abroad develop their investments in real estate within the UK. As a fairly young establishment, Kreado has progressed a solid route of achievements with the help of its innovative thinking and managerial abilities. Kreado received recognition to its achievements through British Council’s invitation to talk about investment opportunities in the UK to attract Turkish Companies on February 2012 and recently with its publication on FORBES Türkiye regarding the firm’s success in establishing a bridge on its sector in between Turkey and the UK.

Christopher Liddle, Chairman HLM As an accomplished Designer and Architect in the key sectors of Healthcare, Education, Defence and Justice, Chris has helped HLM become the leading firm that it is today, working across the globe from the UK, the UAE and South Africa. Chris has continuously honed and developed the management ethos in HLM, whilst remaining hands-on with HLM’s flagship projects, such as the award winning Defence Academy, Welbeck College and more recently the new HCT Innovation City with Client Mubadala in Abu Dhabi. MASTERPLANNING Zekeriyaköy Masterplan and Housing, Zekeriyaköy - £confidential The masterplan and the design of the dwellings is a direct response to the topography, existing landscape, the views and most importantly to the microclimate and ecology of the site. Dwelling units are recognisable as a ‘family’, yet they respond to the geometry of specific plot on which they are located. The topography has determined that each house sits on a terrace, defined by low retaining stone walls inspired in part by ‘tea terraces’ in Turkey and iconic rice terraces in Asia. Green terraces are a theme running throughout the masterplan as indeed is the notion of ecological linkages.

CULTURAL OASIS MAKKAH, Mekkah Kingdom, Saudi Arabia - £750m The masterplan represents our vision for the creation of a new Cultural Oasis; a distinctive urban centre dedicated to the history, culture and importance of one of the major cities of the world. The centre’s masterplan is shaped by the geography of the rocky outcrops that surround it and emerge within it. It is a development of human scale in which buildings and the spaces between buildings are of equal importance and significance, and one that allows visitors to experience a cultural journey through the public buildings and outdoor spaces, participating in and engaging with galleries, museums, libraries and a craft village. In so doing, so visitors will pass through calm and restrained courtyards linking the buildings together in a rich network of urban forms. Beyond the inner core of the cultural centre, the masterplan allows the development to expand into local residential neighbourhoods with their own schools, shops and recreational facilities. Such an approach creates a long-term, permanent and sustainable response to the needs of the city. The centre’s form and setting ensures, however, that its singular purpose and identity is not lost in any further urban development to the west of the historic city of Makkah.

KING ABDULLAH CITY FOR ATOMIC RENEWABLE ENERGY, Saudi Arabia - £1.8bn King Abdullah City for Atomic and Renewable Energy is planned to be a beacon signalling the way to a sustainable future. The new city for a planned population of 250,000 residents exploits the attributes of the site while protecting the natural environment. At the very heart of the masterplan of the city is the proposed King Abdullah Gardens – a desert oasis that will be a haven of calm. KA-CARE will be a ‘Compact City’, approximately 7km long, to ensure that its carbon footprint is low, that communication distances are reduced and the city becomes in all respect more sustainable. The city presents a vision of the future desert city – one that is entirely driven by renewable energy. The Masterplan will promote and encourage commercial projects. Floor space is provided for research institutes and a Nuclear Research Reactor and for start-up small and medium size enterprises (SME’s) arising from the research. The master plan also includes conference centres, hotels, a museum and exhibition halls. A sports stadium is also included in the facilities at the heart of the city. 10

AVIATION & TRANSPORT SHENZHEN AIRPORT NEW TERMINAL, China - £60m The phenomenal growth of Shenzhen as the gateway city to China’s first Special Economic Zone prompted the upgrading of its airport to an international facility, including a new domestic terminal able to handle 7.2 million passengers by 2000, with its first phase of 60,000m2 subsequently being doubled in size by 2005. Passenger movements are simple and direct, and this clarity and ease of orientation are further enhanced by the grand volume of the departures concourse, which lies beneath an undulating roof formed of longspan steel trusses, modular and repetitive for ease of construction, and inspired by the airflow across an aeroplane wing in a wind tunnel.

Aeroport d’Alger, Algeria - £500m HLM Group have been selected by the Société de Gestion des Services et Infrastructures Aéroportuaires (SGSIA) to study and develop a concept for the new passenger terminal zone – Groupement Terminal Ouest at the Aeroport d’Alger in Algiers, the capital city of Algeria. To handle the ever increasing travel needs of the region it is proposed that a new Terminal Ouest will be designed to handle 10 million passengers per annum and include new aircraft parking areas and taxiing areas air side, linked to the existing runways. Additional land side vehicular parking zones are also provided and are linked to the existing roadway network and proposed new infrastructure services. Our solution presents a phased approach that can be implemented in stages to provide flexibility for the future growth demands of the region. Construction is expected to commence early 2014.

Xian Xianyang International Airport, Terminal 3, China - £250m Shaanxi Province has been a political, economic and cultural centre in China for centuries. Xi’an is regarded as the cradle of Chinese civilization and the Eastern Terminus of the famous “Silk Road” trading route between Europe and Asia. The objective of the masterplan is to provide the design capacity for the total airport of 26 million passengers per annum in 2020, 48 million in 2035 and ultimately 60 million. In order to accommodate the annual throughput of 26 million passengers in 2020, the recommended scheme will be a centralised terminal building with a pier on the south and the north respectively. The proposed Terminal 3 is designed to have an area of 170,000 sq.m. which is entirely integrated with the existing terminal facilities. While the existing requirement is only for a total of 65 stands based on the annual passenger throughput forecast, our scheme provides a total of 85 stands, including 50 contact stands and 35 remote stands to maximise the efficiency of the operation on the apron and the use of the remote stands. 12

HEALTHCARE ALTNAGELVIN HOSPITAL, Londonderry, Northern Ireland - £200m The redevelopment of the 1960’s Altnagelvin Hospital ensures that the clinical and support services to be re-provided are integrated into the existing hospital in a manner which optimises functional relationships; improves and maximises space utilisation within the existing ten-storey tower block; and most importantly does so by producing an aesthetically pleasing and cohesive environment for patients and staff. Phase 1 of the project was an enabling works and refurbishment contract, designed to smooth the path for subsequent phases. It featured in the RIBA Health Sector Review 2006. Phase 2 comprised the PFI Laboratory and Pharmacy building for which HLM and partner architects Hall Black Douglas were Technical Advisors. Phase 3, the new build South Wing was officially opened by The Queen and Duke of Edinburgh in 2009. It provides key services including; maternity and neo-natal, oncology, elderly care wards, rehabilitation and hydrotherapy, as well as providing a new patient records department and staff changing facilities.

QUEEN’S CENTRE FOR ONCOLOGY & HAEMATOLOGY, CASTLE HILL HOSPITAL, Hull, uk - £48m New Regional Cancer Centre for Humberside and North Lincolnshire providing cancer and haematology services on one site at Castle Hill Hospital. The unit consists of five adjoining ward areas housing 116 in-patient beds, out-patient care, drop-in centre providing emotional and psychological support, a chemotherapy day hospital, six radiotherapy rooms and pathology, pharmacy and medical physics facilities. HLM provided fully integrated landscape and Interior Design for the project. The external spaces complement the adjacent departments, with therapeutic spaces for quiet contemplation and relaxation provided for inpatients.

NEW VICTORIA HOSPITAL, Glasgow - £100m The new Victoria Hospital treats around 400,000 patients annually by offering integrated diagnostic and treatment services including outpatient clinics, day surgery, rehabilitation, and specialised emergency services, thereby introducing an ambulatory model of one stop care in South Glasgow based on:Increased accessibility to ambulatory care for the local community • • Prevention of emergency work adversely affecting the efficient delivery of elective care Improved quality of patient focused care • • Streamlining of the patient journey to provide a one stop service • Achieving compatibility between healthcare delivery and technology in a fit for purpose building The hospital has been conceived as a highly insulated “sealed box” incorporating full environmental and comfort cooling. As a result of a sustainable approach to design throughout, an “excellent” BREEAM rating has been achieved. 14

UNIVERSITY OF EXETER BUSINESS SCHOOL, Exeter, uk - £16m HLM were appointed by Exeter University to design a new 3000m² contemporary building to extend the existing Business School. The new building provides enhanced facilities for the school and surrounding buildings; in addition to the new lecture and study areas, the design creates a new café and student plaza, a new landscaped courtyard to the West and a central sculpture court which serves to integrate the current Business School, Xfi and new Business School buildings into one facility. The project provides High Quality learning and teaching environment for both students and teaching/research academics. The multi functional landscape unites the previously disengaged spaces and disparate architectural styles on this part of the campus. The continuity and creativity in the use of colour, materials and planting seek to stimulate, orientate and engage the user. The creation of new student union plaza, central courtyard and sculpture court will animate the spaces giving purpose and a sense of destination.

ARCHBISHOP MCGRATH SCHOOL, Wales - £21m The new school is designed to accommodate 750 pupils aged between 11 – 16 and includes 150 6th formers. Due to the topographical challenges on the site and the need to integrate the school with the local community, the school was placed close to the site entrance and built on three storeys, with a welcoming main entrance which is light and airy. The atrium was designed to be both the physical & spiritual heart of the new school, with the majority of classrooms spiralling from this area. A local artist was commissioned to provide a large artwork depicting the school’s ethos of ‘Christ at the Centre’. This artwork was applied onto the double height dividing screen between the hall and the atrium and when fully extended displays the full design. The atrium also gives access to the chapel which is the focal point within the school, creating a space for pupils, staff and visitors to enjoy a quiet reflective area away from the busy hustle and bustle of the school. The school achieved BREEAM (2008) ‘Excellent’ rating, Archbishop McGrath includes state-of-the-art energy saving, sedum roof and low carbon technologies throughout.

PRESTON MANOR PRIMARY SCHOOL, Brent - £6m HLM have designed a new two-form entry primary school with learning facilities for 4 - 11 aged pupils. The facilities consist of 14 standard classrooms, a design and technology classroom, a library, a main hall and a small hall. Staff areas include offices, reception and administration. Dining IS accommodated in the main hall with a catering area adjacent. The main halls have been located such that they are available for out of school uses including a single badminton court. A 600m² ‘extensive’ Green Roof with an attenuation layer forms part of the design above the new sports hall, it consists of sedum plants, and 280m² photo voltaic panels. These elements have been designed to work with each other to maximise the efficiency of the solar panels due to the cooling properties of the sedum. The ‘extensive’ Green Roof promotes biodiversity, as bees, butterflies, and beetles find food and shelter there. The natural cycle of plant growth, self-seeding and stress-selection lends to ecological systems with unique character. The roof is an integral part of the new school design, the photo voltaic panels visible from outside play areas, leading to passive learning and a sustainable development for the pupils and community to enjoy. 16

Joint Services Command and Staff College, The college provides secure, high quality training facilities for officers of all 3 Armed Services. The complex consists of lecture halls, study areas and living accommodation for officers.

EDUCATIONAL & TRAINING ACADEMY, UAE - £confidential The Vision for the Training Academy is to create a World Class Educational and Training environment that becomes unique and respected within International Governments and supporting Agencies. Our design philosophy adopts principles established from our extensive knowledge within this sector. The proposals aim to create a unique living and learning environment; maximising the learning and intellectual potential of the individual. This complex and strategic building typology will attract high quality graduates and cadets. The relationship with International Agency partners will be important; fostering knowledge and long term partnership. It is therefore imperative that the new campus has impact and credibility.

OMAN JOINT MILITARY COLLEGE, Oman - £70m The design of the campus provides a technical training college capable of accommodating over 2500 students. The college campus was a significant development promoting a contemporary learning environment that became the cornerstone of ministerial strategy. Integrated with a complex ICT strategy the learning environment was designed as a cutting edge state of the art establishment. The concept design adopted a concentric approach placing the heart of the college at the centre of the development. This ensured that the design maximised the opportunities for social integration and inclusion. The concentric also promoted efficient use of the site allowing travel distances between buildings to be minimised. Clearly, this becomes advantageous given the nature of the hot and dry climate. The design was able to promote the modern educational ethos and became a flag ship for engineering excellence in the Sultanate of Oman. With emblematic reference to Omani culture, tradition and heritage, HLM’s design was a fusion of contemporary international architecture with historical reference.

DEFENCE SIXTH FORM COLLEGE, Loughborough, uk - £32m Relocation of Welbeck College in Worksop to build accommodation outside Loughborough. The scheme involved all aspects of boarding school accommodation including residential facilities, social and administration buildings and teaching areas specialising in technology. The design builds on the history and ethos of the College create a modern campus. Contemporary interiors were based on the use of natural light, creating a sense of space, use of robust materials and colours. This design approach brings together the principles of environmental design with the brief requirements to provide an elite educational establishment, through a sensitive response to the prevailing site characteristics. MIXED USE

One New Change, London This is one of the largest and most innovative projects in the City of London and includes a very large retail component. We worked on the design from the outset in collaboration and support to Jean Nouvel’s concept design and took the lead role in delivering what is, in technical terms, a hugely complex scheme.

PADDINGTON STATION, London, uk - £45m Paddington Central represents a dramatic new Business Quarter for London: first phase establishes a truly mixed development, incorporating some 32,000m2 offices, 211 apartments, and leisure facilities with significant commitment to landscaped open space and the public realm. Development Securities sold the residential element to St George who retained our services on the 211 residential units, 25% of which are affordable and which include state of the art penthouses on the top floor of each building.

THE MOVEMENT, Greenwich, London, uk - £50m An exciting mixed-use project at the Gateway to Royal Borough of Greenwich, the project will deliver much needed student accommodation into the heart of Greenwich, alongside a creative range of mixed-uses which will positively contribute to the local economy as well as stimulating creative and entrepreneurial activities within the community. While there is a clear case for a scheme of higher density given its highly accessible location at Greenwich Railway Station / DLR, the site does present challenges and important sensitivities in connection with its relationship to the Ashburnham Triangle Conservation Area and various Listed Buildings. For this reason HLM have based the design / massing solution against a clear strategy relating to a Local Views Analysis from the neighbouring Conservation Area. Open space provision includes extensive new public realm in the form of a central street which provides space for a myriad of activities at its edge with communal and private roof terraces at upper levels.

MEDINA TOWER, Tripoli, Libya - £250m Medina Tower is a major urban development proposal to be located on the coast in the city centre of Tripoli. It is designed to create a living and working environment of residential, offices and retail within a podium and linear tower. The architectural concept of the podium base is designed to establish an appropriate public scale at street level. A linear tower rises from 17 to 39 storeys of landscaped terraced residential accommodation above the podium level. This building form is shaped in response to the neighbouring towers and to enhance views towards the sea. A public meeting gallery and restaurant is established at the top of the tower providing magnificent views along the coast. The podium base of the building is planned over ground and three upper levels, creating a mixed retail and leisure environment. The upper level provides commercial accommodation for exhibitions, conferences and restaurant. The roof level provides a private garden facing the sea, as a facility for the residential and restaurant accommodation. A series of landscaped courtyards are created around the base of the building. 20

COMMERCIAL & INVESTMENT SNOWHILL, Birmingham, uk -£250m HLM Group were responsible for the design of the Snowhill Development and the internal fitout of 4 floors for Barclays Bank. Following completion of the Masterplan study for this significant city centre site at Snow Hill station in Birmingham and the commencement of the enabling works, new tramline and viaduct, we were appointed to design the first two phases of the development to accommodate approximately 55000m² net area of high quality offices with A1/A3 use at the ground level in two separate buildings. Planning for Building 1 was granted in June 2006, and construction is complete. Building 2 - completed March 2013. Building 3 - Planning consent granted January 2013.

WOOLWICH CIVIC OFFICES Woolwich, London, uk - £52m The New Civic Offices is the central hub of the London Borough of Greenwich’s service delivery model and is designed to work in unison with local centres in the adjoining wards. The design responds to a wide range of sustainability objectives which flow from both the London Plan and the LBG’s commitment to achieving a more considered and responsible approach to the environment. In addition to achieving an ‘EXCELLENT’ BREEAM rating a number of innovative features have been integrated into the design, including extensive daylight modelling and thermal simulations, a mixed mode ventilation strategy (enhanced by a 2 skin climate wall increasing the calendar period in which natural ventilation can be used), passive chilled beams (which radiate coolth from the ceiling and ‘displacement air’ which introduces low velocity tempered air from vents in the floor), a CHP System, Rainwater Harvesting, 500m² of photovoltaic panels and a series of green and brown roofs enhancing biodiversity.

NO1 KINGSWAY, London, uk - £1.7m The courtyard, as a space is the initial point of contact and marks the first impressions. It is indicative of the predominant design style and emphasises the distinguished quality of the residences in this part of Central London. Various elements are used to break the hardness of the open space and greenery is used to add a soft touch to the landscape. The courtyard as an element, becomes a tranquil oasis amidst the hustle-bustle of the city. Use of glass facades to link the units to the courtyard permits a connection between the inside and the outside.

The Old Bailey, London Chicago Athenaeum International Architecture Award 2010 7-10 Old Bailey – Best New Global Design THE OLD BAILEY, London, uk - £33m The design of the new building provides modern office accommodation of good sized floor plates flexible space within a new skin and an appropriately sized entrance. The entrance to the office space is located centrally in the elevation. With service entry and loading offset to the south – clear floorplates are provided throughout. The general size of a typical floor is 10,000sq ft (970m2).

Civic Trust Awards 2010 Old Bailey - Commendation

The new building fulfils the needs of a professional or financial user and enables tenants to establish new headquarters. The new building gives well-mannered ambience to the western end of the cul-de-sac of Amen Court and its setting in the Conservation Area.

HMP PETERBOROUGH, Cambridgeshire, uk - £55m HLM have developed a design for a prison to house 480 male prisoners and 360 female prisoners up to Category B. In addition, there are young offenders and the prison also houses both sentenced prisoners and those on remand, thus producing a requirement to provide facilities for a number of different prison populations within the one overall development. The design was developed to ensure required separation between the different groups whilst endeavouring to produce both an efficient and humane layout. The prison layout incorporates, in addition to the accommodation units, a full range of support facilities including catering, recreation, chaplaincy, segregation, visits, education and industries and workshop units, together with administration and staff facilities. An important part of the design includes landscape proposals both within the prison enclosure and also the remainder of the area, which was formerly a major engineering site adjacent to the East coast main line railway.

SOUTHERN JUSTICE CENTRE, Leamington Spa, Warwickshire £30.5m HLM were appointed to develop designs for a new Justice Centre in Leamington Spa. The facility provides Magistrates Courts, Judicial Services, Probation and Police Headquarters under one roof, and will be a landmark, civic facility that will significantly contribute to the urban fabric of the town, raising expectations and aspirations for future public buildings. With its naturally lit internal garden courtyards, the building successfully manages the transition from the public to the private domain through subtle treatment of the hierarchy of space.

HERITAGE WINDSOR CASTLE, London, uk - £6m The HLM Group were appointed as Architects for the restoration of St George’s Hall and the former Royal Private Chapel area of Windsor Castle damaged by the fire in 1992. These areas, including a new Lantern Lobby, are the only areas of the overall restoration project to include new designs and form the largest new design commission by the Royal Household in the last century. Our brief was to provide the best of modern British design and craftsmanship that would be sympathetic to the other restored staterooms and included the most elaborate and extensive use of Green Oak for the ceiling of St George’s hall and modern laminated hardwood techniques for the new vaulted areas. The result has been universally accepted as a very successful intervention into one of the most sensitive historic buildings in Britain and the project has won international recognition and many awards.

SMITHFIELD CENTRAL MARKET, London, uk - £55m The refurbishment of the Grade II listed buildings involved comprehensive cleaning and repair of the existing badly weathered brick and stone elevations designed in the Franco Palladian style by the City Architect, Horace James and dating from 1868. The restoration was designed to retain the patina and the history of the building and was therefore not concerned to replicate the “as new” situation. The decorative cast iron work was repaired and painted in a colourful range of colours with gold highlights to reflect the confidence of the Victorian detailing and the intentions of the original Architect. The roof was completely renovated, insulated and reclad in Spanish slates, and new steel and glass canopies have been added to offer protection to off loading activities, whilst retaining views from ground level to the restored facades.

TOWER OF LONDON, London, uk - £10m Constructed in the 1960’s, the old Jewel House was designed to cope with a peak of 5,000 visitors per day. However, visitor numbers had risen to exceed 15,000 a day, leading to extensive queuing times and a less than satisfactory experience. The display was completely re-designed, expanded, and moved to occupy the whole of the ground floor of the Waterloo Barracks. At the same time, the remainder of the Waterloo Barracks was completely renovated and refurbished to provide new administrative accommodation.

Rotherhithe New Road, due for completion March 2015

LAS GOLONDRINAS, Marbella, Spain - £100m This new resort village on the Marbella coast was created as an extension to the 5 Star Don Carlos Hotel. Including landscaped gardens, swimming pools and the familiar beach and leisure facilities. Designed by the HLM Group, Jardines las Golondrinas is one of the largest resort villages on the Marbella coast. Created as part of the estate masterplan of the Hilton Don Carlos Hotel, the village consists of over 400 apartments and villas set within a beachside landscape. SGP created the masterplan and landscape setting designed with all the relative amenities including leisure sports areas of tennis, golf, horse riding, swimming, and beachside restaurants. It also included the general remodelling of the public areas of the existing hotel. The resort is one of the most popular leisure and business venues on the Marbella coast. It was commissioned by the French/Lebanese Hotel Group, Hoteles Coach.

WELLINGTON HOUSE, London, uk - £20m HLM and our contractor client Wates are appointed by Land Securities to carry out the full design and construction of this prestigious high-end residential project, based on a concept design by John McAslan. HLM is lead design consultant for the scheme which is proposed to be almost entirely clad in natural stone with a fully integral public art concept by Georgia Boyd Russell, for stone carving over 40% of the elevational surface, creating a sense of organic growth and movement across the building surface. The scheme provides approximately 60 flats. One of the key benefits which HLM has brought to the project to the benefit of the client, is the use of HLM-Space which dynamically reports on all aspects of layout performance and space efficiency, both as a total development and for each individual flat. In this way the whole project team are also able to validate that all necessary service spaces have been provided and that all of the client minimum room sizes are adhered to.

ROTHERHITHE NEW ROAD, London - £45m The project represents an exciting new model for a mixed-use scheme, bringing together four key components which will work together to create a single development which actively meets the needs of the community. The proposal will create 158 new homes, comprising a variety of duplex units and lateral apartments, the latter being contained in a nineteen storey tower. Units are primarily two and three bedroom properties and therefore provide opportunities to deliver against the London Borough of Southwark and the London Plan targets to create more family homes. The proposal will also create two brand new school facilities:
