THE COLONIES POOL TAGS April 16th-17th and again April 23rd-24th, pool tags will be issued to residents who are current on association fees. Come to The Colonies Pool with identification to prove residence. If you’re renting, you’ll need to bring your renters agreement. There will be a representative at the pool ready to assist you. If you are unable to attend either of these weekends, you will have to wait until the pool opens for the season. There will be a $10 late fee and the staff will assist you in obtaining your pool tags.

Archictural Improvement Requests Please remember you must submit an architectural improvement request to the Board and receive approval before any work to the exterior of your home or yard can be started. The purpose of this approval process is to ensure the subdivision maintains an aesthetically pleasing appearance and maintains property values. For those selling their homes and all of us concerned with protecting our investments, the benefit of these rules should be clear. The form can easily be obtained from and submitted to our management company (PMG) representative, Roni Verrett at 713-329-7158. Please put as much relevant information on the proposed improvements as you can for approval, the turnaround time for the decision will normally be a few days and the homeowner will be contacted directly. Not obtaining approval may result in deed violations and the cost to cure the problems will be completely at the homeowner’s expense. Monthly Homeowners Meeting The Board would like to invite all Bradford Colony 1&2 homeowners to our monthly meetings. We meet 2nd Tuesday of every month at 7 PM at the Kroger’s on Hwy 6 and West Little York. The Kroger’s manager graciously lets us use their upstairs meeting area for us to meet at no charge. We really appreciate the kind gesture. Please come and give us feedback and participate in improving our neighborhood. Last but not least, we are looking for suggestions from all of our residents on how we can improve our park. If you have any suggestions, please let one of our Board members know.

BCS3 was officially formed in 2001 by the builder with the first resident related HOA meeting taking place in the summer of 2002 (when the first Board of Directors was elected).

BCS3 is composed of the 59 properties formed by the circle of streets including Searston Drive, Vaughnville Drive and parts of Harcourt Bridge Drive and Horsepen Bayou Drive. The neighborhood also includes Harcourt Bridge Court. A map of the neighborhood is located on our website (www.bcs3.org). Since the neighborhood was formed, over 50% of the homeowners in BCS3 have changed. Over 25 different residents have served on the Board of Directors and various committees. We have had five different management companies. There have been a lot of changes over this time.

CHARLESTOWN COLONY (CHC) HOME IMPROVEMENT PROJECTS One of the advantages of having a Homeowners Association is knowing that all the homes are expected to maintain certain standards of appearance and construction. The owner of any home that gets run-down receives violation notices and must bring the home up to the established standards. Failure to keep a home in compliance results in The Homeowners Association and our Board work with the homeowner to be sure the work meets these standards.

The same standards apply to home improvements. There are ‘lot line’ regulations in the neighborhood deed restrictions along with other details that individual homeowners, general contractors or sales people may not be aware of. Before new construction begins, the deed restrictions need to be reviewed to be sure the new construction is in compliance. Approval is received through submission of an Architectural Control form (ACC). Every homeowner received a copy of the form from PMG in March. Forms can also be obtained by contacting PMG directly (contact Brandi at 713-329-7174 or email arc@pmghouston.com). Be sure to include the subdivision name if requesting the form via email. The form can be submitted to PMG by mailed, email or fax to PMG. PMG then notifies the Board. The Board, along with PMG reviews the request. If the Board has questions, they can ask for additional information. The homeowner can general expect to hear from the Board in just a few weeks. If the project is a rush, indicate this on the request. Often the Board can get a reply out in a few days when all the information is provided and no follow-up questions are needed. Our Board is here to maintain compliance, not hinder improvements.

The Harris County Hazardous Waste Collection Facility (located at 6900 Hahl Rd, near 290 and N. Gesner) had a representative at the Cy-Fair Home and Garden Show. They were handing out lots of information and some very useful freebies! Did you know that paint cannot be put in the regular trash? Fats, grease and oils should not go down the drain. Household cleaners, fertilizers, pesticides, batteries, automobile products (anti-freeze, oil, oil filters, even tires), compact fluorescent lights fluorescent tubes, small (BBQ size) propane cylinders and many other items also should not be put out in the trash. So what do you do with these? Take them to the Harris County Hazardous Waste Collection Facility. The service is free to Harris County residents. The facility is open Wednesdays from 9 AM to 3 PM and the second Saturday of each month 9 AM to 2 PM and sometimes the 4th Saturday as well. Nearly 70% of the materials taken to this facility are recycled and re-used! It’s a win-win for everyone. Harris County Hazardous Waste Collect facility will not take electronics, traditional recyclables (paper, plastic, etc.). They are not a general trash facility. They do not take household appliances or medical waste. All waste brought must be from residential use, no business, church or non-profit. Best Buy takes a lot of the electronics although there is a fee for dropping off tube TV’s. Search Best Buy Recycling Made Easy to get to their web site. Also CompuCycle, a R2 Certified, EPA-recognized electronic recycling provider, (www.compucycle.net) will take any electronics, along with other stuff, that Best Buy might not. CompuCycle is located 7700 Kempwood Dr. See more details on their website. At least one resident reported receiving a notice of having unpaid tax owed to Harris County. The letter offered to purchase the home in “as-is” condition, no closing costs or realtor fees. Many scams run a very similar pattern. You receive a phone call, email or letter informing you of something dire with instructions to contact them immediately. When following up on such information, contact the organization in question directly, not using the contact information given in the letter. For example, in the above scenario contact the tax office, not the person claiming you have unpaid taxes and the County is about to take your home. Fraud happens daily. Don’t let fraud happen to you.

You can find these on their website (right hand side in the gray box that says brochures). You can also find information about recycling paint along with fats, oils and grease.
Looking for gardening tips? Read through the Colonies Review. They always have gardening tips. The Chronicle has gardening information in the Saturday Star section and sometimes in the Home section. There are several radio shows specializing in gardening tips and tricks. Share your favorite garden tip with the Board and we can put it in the newsletter. One good tip? When replacing plants, shrubs or trees, think about the size of the full grown plant and not the current size. Look on-line to see if the dwarf shrub is really a small one or if it will get too large for the space it is being planted in!

Ever wonder how to properly dispose of expired or unused medications? Medications should not be flushed down toilets or disposed of in regular trash. Both these methods introduce the medications into the environment. Some pharmacies will take back medications. But Saturday, April 30th, from 10 AM to 2 PM, The Harris County Hazardous Waste Collection Facility is collecting unused or expired medications. They will collect household hazardous waste at the same time. So, if you have used motor oil, other car fluids, that should never go down a storm drain, take these and any expired or unused medications to their facility for safe recycling!

With all the talk recently about mosquito born viruses, do your part to reduce mosquito breeding grounds. Reduce mosquito breading grounds by eliminating any source of stagnant water. Do not over-watering outdoor plants. Mosquitos will hatch from the damp soil. Watch that there is no standing water in the saucers under the pots. Don’t leave standing water in trashcan lids or children’s toys. Keep collecting Box Tops for Horne Elementary. Collecting these may seem like a very small thing to do, but as more people collect them the total cash Horne can receive adds up. Collect the Box Tops in a baggie and take up to Horne. Many neighbors have been storing their garbage cans in view from the street. This is in violation of the deed restrictions and appropriate actions are subject to corrective action. Also, please remember to place garbage curbside after 6 PM, the night before pickup.

According to the State Comptroller’s office, garage sales are permitted only twice annually. If more than that, it will be assumed that a business is being operated out of home, which is in direct violation of the deed restrictions and necessary action will be taken.

(GC1) LOST AND FOUND PETS
The first thing to do if you find a lost dog that does not have a tag, is to take it to any vet’s clinic or Petsmart and have it scanned for a micro chip. This is the fastest way to get the dog back to its owner. If it does not have a micro chip, please look for signs to make sure the dog gets back to its rightful owner. A dog that is left to wander is subject to being hit by a car, abuse or starving to death. Those of you who are dog owners, please be sure to keep a collar and tag on it at all times. Even if the dog is micro chipped, it is much easier to return the dog to you if it has your contact information on a tag.

You should start receiving your notice to attend the 2016 Annual Meeting of the Jamestown Homeowners Association. Salute to Our Heroes has raised more than half a million dollars over the past eight years, funding several endowed scholarships for students graduating from the Cypress Fairbanks ISD. CFEF was established in 1970 as a non-profit to raise money to fund a scholarship for high school graduates in the area. Over the past 46 years, the Foundation has grown tremendously through the efforts of the Board of Trustees and the generosity of the Cy-Fair Community. The Foundation has awarded more than $6 million in scholarships to 1,300 graduating seniors. CFEF is a 501(c)3 non-profit organization, all contributions are tax deductible, as allowed by the law. Cypress Woods High School AFJROTC was chosen to Present the Colors and the Missing Man Table and Honors Ceremony. Tina Clinkenbeard, CFISD Teacher, sang the National Anthem. State Representative Allen Fletcher gave the invocation and Senior Ryan Lancaster, from Cy-Fair High School, played TAPS. Kevin “Dauber” Lacz, former Navy SEAL sniper and combat medic was our guest speaker for the evening. Lacz spoke from the heart about his experiences as a Navy SEAL and the impact his service in the military had on his life. As a Certified Physician Assistant, Lacz uses his past experiences to facilitate his work in medicine and charity and actively seeks to support service members and veterans in his community. Lacz inspired us all with his motivational story, winning attitude and continued commitment to service. Joe Myers Ford Lincoln generously underwrote this year’s Salute to Our Heroes Gala and we are grateful that they have agreed to

DAISY DASH 5K FUN RUN AND KIDS 1 MILE RUN The Daisy Dash 5K Fun Run and Kids 1 Mile Run will be held Saturday, April 23, 2016, at the Jersey Village Park Pavilion in Jersey Village, Texas.
