As has been the case for several years, the voting for the top three decorated homes this season in our neighborhood was very close. (BC 1&2) Homeowner Association fees

Remember to pay your Homeowner Association fees before January 31st to avoid late fees added to your balance. The money is used to pay for electricity bills, water, mosquito fogging and all other maintenance to keep the neighborhood in good shape. The Board would like to thank all the residents who have already paid their 2012 assessments. If you need to set up a payment plan, please contact our management company Esquire Community Management at 281-444-9250.

As this newsletter item is being written in early January, we know that many of the BCS3 residents have already paid their 2012 Assessment. The Board would like to thank all those who have submitted this payment in such a timely fashion. We will be publishing updates in the upcoming newsletters to let everyone know the status of the overall 2012 Assessment payment effort. As you read this newsletter item, the deadline (January 31, 2012) will have passed to pay this bill. Any accounts not paid by this deadline will have a 10% penalty plus a monthly interest fee added to their unpaid balance. Remember that it is possible to set up a payment plan to handle the 2012 Assessment. If you are interested in this option, please contact our management company (ACMP) at 281-855-9867 and talk to our agent (Theodora Daly) about setting up such a plan.

(BCS3) NEW TEXAS LEGISLATION FOR HOMEOWNER ASSOCIATIONS This past year, the Texas legislature passed numerous bills that specifically targeted issues pertaining to Homeowner Associations (HOA’s). These bills covered everything from record retention to voting at annual meetings to the “good standing” status of residents, as well as the installation of water capture devices, flag poles, religious symbols and other items. Because of the legalities associated with these new bills and associated guidelines, we have to alter our HOA paperwork, so as to incorporate all these new changes and guidelines into our governing documents. Failure to take this step would put the BCS3 residents at risk with respect to the HOA being able to effectively address various deed restriction issues, as well as situations that would not be deemed as acceptable for our neighborhood.

A total of $1500 has already been budgeted for this effort. Once all the documents have been completed, they will be downloaded to the website and hard copy will be made available to any interested residents. Look for updates on this process in future newsletters, plus feel free to talk to any Board member about the status of this effort.

(BCS3) 2012 BUDGET In cooperation with ACMP, the Board has set the 2012 Budget for our neighborhood at $18,753. This is a reduction from the previous year’s budget total as the Board works to minimize costs without compromising any services for BCS3. A complete summary of the 2012 Budget was distributed to residents in the handout holders near the mailboxes in late January, plus was sent to all those on the email distribution list. Following are some line items for the 2012 Budget year: • Electricity (17 light poles): $3831 • Water / Esplanades: $442 • Venture Landscaping Esplanades: $2991 • Mosquito Spraying / Cypress Creek Pest Control: $1750 • Insurance: $2117 • ACMP Estimated fees: $5907 • Internet: $50 • Tax Return Preparation: $200 • Special Events: $350

(BCS3) DEED RESTRICTION VIOLATIONS COSTS: The management company (ACMP) makes two inspections per month through the neighborhood for the purpose of identifying various deed restriction violation (DRV) issues. These inspections are part of our contract agreement with ACMP. Every subsequent DRV letter that is sent out to the residents costs the HOA - and therefore the residents - money to cover the cost of postage, supplies and copies. Even in our small neighborhood, these charges add up and are a significant part of our budget. Our 2012 Budget includes over $700 for DRV letters and associated postage. This is one line item that all the residents can help to reduce by continuing to do their best to keep their homes and yards looking as good as possible all year round. We would like to thank all the residents who put in the time and effort to take care of their homes and yards. In addition to making the neighborhood look as good as possible, as well as maximize property values, you are also minimizing the charges that the HOA (and the residents) have to pay for DRV related notification and enforcement activities. Let’s all keep up the good work! Every little bit helps!

Charlestown Colony (ChC) Homeowner Dues are overdue Thanks to those of you who paid your dues on time. When SCS Management has to send late payment notices, it ultimately costs every homeowner. The fewer reminder letters sent means money saved for community improvements and activities. If you have not already paid your dues, please contact DebbieKay at SCS Management at 281-500-7106. She will be happy to speak with you and may possibly be able to offer a payment plan. If you have past due assessments, you are continuing to accrue charges and fees on your outstanding assessments. If you choose to sell your home, all outstanding fees and assessments must be paid before you will be able to close on the home. A penalty of 10% is added to all delinquent accounts on February 1, 2011. The worst thing to do is nothing. Contact SCS and work with them on the best way to get this bill settled.

(ChC) Holiday Decoration Winner & Yard of the Month

The winner of the Holiday Yard of the Month were your neighbors at 5914 E. Stoneygrove Loop. Driving by, you can’t miss the giant Santa sitting in the front yard. The lights all around made the house look very festive. The icicle lights on the eves were very nice. Having been privileged to see the inside, I know it is just as festive. Holiday Decoration winners do receive a gift card from the neighborhood. Hope to see even more lights next year!

Pestering Animal Noises?

Our Honorable Mention house (no prize) also used icicle lights. The homeowners at 14311 S. Stoneygrove Loop had a nice display of lights on the house with a star in the tree and deer on the lawn. Hope everyone took some time over the holiday to go around looking at all the lights. Many of the surrounding neighborhoods also had beautiful light displays. Thanks so much to all our residents for helping our neighborhood look so festive. Choosing one winner is never an easy decision because so many of you did such a wonderful job decorating your homes. Fertilizer can be applied to lawns in mid to late February. Planning a vegetable garden or adding a fruit tree? February is the time to start many of these projects. (ChC) Drought Experts are predicting the drought of last summer to repeat this year. Houston is predicted to be well below our normal rainfalls once again. There are things we can all do to help our yards survive this weather. The best piece of advice for a lawn is to raise the height of your lawn mower; mow the grass to the tallest possible setting. Many lawns have seen grasses other than St. Augustine take hold after disease (brown patch) or pestilence (chinch bugs). Many of these other grasses (Bermuda for one) love the sun. Growing the grass long helps to shade out these other grasses and promote St. Augustine growth. Having taller grass also helps conserve water. Moisture in the ground does not evaporate as easily with tall blades of grass. Taller grass is healthier and better able to handle swings in temperature and water. While twice a week watering has been voluntary, we should all make this a standard practice. Conserving water now will mean more water is available in years to come. Water lawns early in the day - before sunrise is one of the best times (but try to avoid water rush hour from 6-8 PM when water demand is high due to people starting their days). Evening • Interior - Exterior watering can lead to mildew as the water chills in the night air. Do not overwater. Compared to other parts of the Nation, we pay very little for the water we use. As the cost of water rises, balance your bill by reducing the water you use.

(ChC) Mark the Dates! Do you know when our trash company will not collect trash during 2012? Our trash pick-up is scheduled for Monday and Thursday. Recycling is collected on Monday only. WCA, our trash collection contractor, observes six holidays: New Year’s Day, Memorial Day, Independence Day, Labor Day, Thanksgiving Day and Christmas Day. Collection will not occur on these days. In the event that a collection day falls on a holiday for residents receiving TWICE-weekly service (that’s us), collection will roll to the next SCHEDULED collection day. There is no trash collection on Tuesday or Friday if our regular collection day falls on a holiday. Remember a large amount of trash can often be recycled. Check the details at http://www.wcawaste.com/Houston/houston-residential. html. According to the website, they do not take plastic bags. However, most grocery stores have bins that take any recycle number plastic bags. The website also says they don’t take wrapping paper. All the schools in the area have recycle bins that will take just about any kind of paper. WCA does take phone books. • Community Garage Sale - The 5th Annual Jamestown community garage sale is planned for March 17th, the Saturday at the end of the week of CyFair ISD’s Spring Break. Start cleaning out your closets and garages. Remember that your homeowner assessment was due January 1st and began to accrue late fees and penalties on February 1st. You can either send a check to ACMP based on the 2012 statement sent to you or you can pay online at www.jamestowncolony.com (if you pay online, you are responsible for any service fees for your online payment). (JC) TRASH PICKUP

Trash pickup in our neighborhoods is early Monday and Thursday mornings, with recycling pickup only on Mondays. Your trash and garbage must be out, ready for pickup, by 7 am on collection days. You should not put out your trash before 6 pm on Sunday or Wednesday night and your trash cans need to be removed from the curb and out of sight the evening after the trash is picked up. If a holiday falls on garbage collection day, there will be no collection that day. Collections will take place on the next scheduled collection day. Don’t place bulky items out on delayed pickup day because of the large volume of garbage on those days. If you need an extra recycling bin, please call the WCA office (281-368-8397 or visit their website at www.wcawaste.com/Houston). WCA will replace any bins that are defective or otherwise become unusable due to normal wear and tear. Stolen, lost or additional bins can be replaced at $8 each.

(JC) GREEN TIPS

This month, we continue to publish homemade recipes for a lot of the cleaning products you buy at the store. We’ll finish up this series next month. Degreaser 1. Use vinegar, lemon, or a citrus-based cleaner. 3. Mix 1/2 teaspoon washing soda (sodium carbonate, soda ash or sal soda), 2 tablespoons white vinegar, 1/4 teaspoon liquid soap and 2 cups hot water. Toilet Bowls 1. Put 1/4 cup borax in toilet bowl and let sit for a few hours or overnight. Next day, scrub - or scrub with a solution of 1/2 cup borax to 1 gallon of water. A few drops of pine oil can be added for increased disinfecting (Note: some people are allergic to pine oil). 2. Scrub with baking soda & liquid soap. To remove stains, pour 1/4 cup borax into toilet bowl and let sit for at least 30 minutes, scrub and flush. Tub & Tiles 1. Scrub surfaces with baking soda slightly moistened with water. 2. To remove mineral deposits around faucets, cover deposits with strips of paper towels, soaked in vinegar. Let sit for 1 hour and clean. 3. Vinegar won’t remove mildew stains, but it will stop the growth of mildew and will keep it away longer than chlorine bleach. Fabric Stain Remover 1. Mix 1 part glycerin, 1 part liquid dish detergent, and 8 parts water. Apply to stain as soon as possible and blot with cloth. Store in a squeeze bottle. 2. Alternatively, soak fabric in 1/4 cup borax and 2 cups cold water. Upholstery Cleaner Mix 1/4 cup liquid soap with 3 tablespoons water. Rub foam into upholstery with a cotton cloth, then rinse with a clean sponge. Oven Cleaner 1. Mix 1 quart warm water, 2 teaspoons borax and 2 tablespoons liquid soap. Spray on solution, wait 20 minutes, then clean. 2. Make a thick paste with water and baking soda and scrub with a nylon scrubbing pad. If greasy, add a small amount of liquid soap. To remove spots, use very fine steel wool. Drains 1. Pour 1/4 cup baking soda down the drain, followed by 2 ounces of vinegar. Cover the drain and let sit for 15 minutes. Rinse with 2 quarts of boiling water. Use this treatment regularly to prevent clogged drains. Also, pour boiling water down drains on a weekly basis to prevent grime buildup. 2. For clogged drains, use a plunger or snake. Before using a plunger, be sure there is water standing over the drain. Push and pull vigorously. 3. Prevention: put a strainer or filter in all drains, never pour any type of grease down your drains, use an enzyme based “buildup remover” to break down grease and prevent clogs, don’t put in plantings near sewer lines.

CYPRESS FALLS HIGH SCHOOL CHOIR The men’s choir will be performing at the Texas Music Educators Association (TMEA) gathering in San Antonio on February 9th and 10th. CWC Women Serving the Community The Cy-Fair Women’s Club held its first business meeting for the year on January 5th. Houston Fire Fighters Making Houston the City with the Biggest Heart FOR MDA It’s official, Houstonians through the Houston Fire Fighters raised a record breaking $509,961 for the Muscular Dystrophy Association making them the #1 Fill-the-Boot department in the country for the last 9 out of 10 years raising more than $6.3 million during that time. For more than 50 years fire fighters have helped MDA by filling their boots with donations from the citizens of their community. Houston Professional Fire Fighters Local #341 will begin their 2012 Fill-theBoot fundraising campaign for the Muscular Dystrophy Association on Saturday February 11, 2012 during the hours of 10 AM and 2 PM. Fire Fighters will also be out March 10th, April 14th and May 12th to collect funds for the campaign. The Fire Fighters rely on support and donations from the community for the success of the campaign. Proceeds raised during the street-side campaign will help support MDA services and research programs, including MDA’s outpatient clinics at Texas Children’s Hospital and The Methodist Neurological Institute. Money raised from Fill-the-Boot also sends young people ages 6-17 to MDA summer camp, held in Burton, Texas.
