PAID KATY, TX. PERMIT #137
For Residents of Bradford Colony, Charlestown Colony, Concord Colony, Georgetown Colony One, Georgetown Colony Two, Jamestown Colony, Langham Creek Colony, and Yorktown Colony
Bradford Colony 1 & 2 (BC 1&2) ASSOCIATION DUES Thank you to all of you who have paid your 2012 assessment already. We, as a board, met and were pleased to hear that over 70% of us have already paid the 2012 assessment in mid-February. Those of you who have not sent yours in yet, will be receiving a letter to remind you of the importance of this as a member of our community. When January rolled around, I took a deep breath as I took out the checkbook to send in my payment for 2012 and I thought to myself, “I wish I didn’t have to pay this so close to Christmas.” So, when the board met this month, I asked if it is possible to pre-pay or pre-pay in installments so I didn’t get hit all at once at the start of the year. The answer is YES. You CAN pre-pay your 2013 assessment at anytime throughout the year. To put it simply, you can break your yearly assessment into smaller “bite size” pieces and send them to the management company with a notation that the payment is for your 2013 assessment. They will hold the funds in an account as an advance payment towards the 2013 amount due. Send what you can when you can and come next January, you can breathe a sigh of relief knowing you only need to worry about how to pay for last Christmas, not your 2013 assessment.

(BCS3) April 21 st - CIRCLE THE DATE! All BCS3 residents are asked to circle this date on your calendars for the following two neighborhood events.
NEIGHBORHOOD GARAGE SALE This event will be held on Saturday, April 21st, from 8 AM to Noon (rain or shine). As has been the case with our past garage sales, signs will be posted along Huffmiester Road to direct potential buyers towards our neighborhood. Plus an anonymous donor has agreed to put ads in the Houston Chronicle and Northwest Greensheet advertising this event. This is a great opportunity to go through your belongings and get rid of some items that you don’t need anymore. Plus make a little extra money in the process.
SPRING FLING The HOA will be hosting its Spring Fling event on Saturday, April 21st, starting around 5:30 PM. This neighborhood event is the first of its kind to be held for a couple years and every effort will be made to make it a well-attended and successful event. Although the details around this event are still in the planning stages, we can say that there will be lots of food and refreshment for everyone who can come out and attend. The goal of this event is simple - to get as many BCS3 residents as possible to attend the event and meet and mingle with their neighbors! Aside from having a relaxing get together, events of this type encourage the awareness of the neighborhood and subsequently serve to improve the safety and security of our small part of Northwest Houston.

There have been over a dozen new residents who have moved into the neighborhood over the past couple of years. So let’s mark this date, round up the kids and stop by the Spring Fling to meet your neighbors and catch up on what has been happening. Look for more details as to this event in the days leading up to April 21st.
(BCS3) 2012 BCS3 ASSESSMENT UPDATE As this newsletter item is being written in early February, we are still waiting on the summary from ACMP as to the January 31st update as to where we stand on the payment of the 2012 HOA Assessment by the BCS3 homeowners. Although we don’t have the exact numbers, we do know that the payments had been rolling in prior to the February 1st deadline. Look for updates on where we stand as to this issue in future newsletters. If you haven’t paid your 2012 Assessment in full by the February 1st date, the outstanding balance is subject to a 10% penalty fee plus monthly interest added to any unpaid balance. If needed, remember that it is possible to set up a payment plan to handle the 2012 Assessment. If you are interested in this option, please contact our management company (ACMP) at 281-855-9867 and talk to our agent (Theodora Daly) about setting up such a plan.
(BCS3) HORSEPEN BAYOU IMPROVEMENTS Many of you probably noticed (and heard) the activity along the bayou area that runs along the east side of the neighborhood. This effort of cleaning out and widening the drainage area of the bayou was part of a $1+ million effort by the Harris County Flood Control District to improve water flow through this important part of the surface water drainage system in our area. This work was done along the entire stretch of Horsepen Bayou so as improve the drainage effectiveness in this area. These improvements will result in a much lesser risk of any local flooding and related water damage. The recent heavy rains in mid-February and the resultant problemfree drainage showed that these improvements are working.
(BCS3) DEED RESTRICTION VIOLATION (DRV) NOTE - VEHICLE STORAGE The Board plans to add notes in this and future newsletters on various Deed Restriction Violation (DRV) issues in an effort to keep the residents informed as to various aspects related to these important neighborhood issues. The Deed Restrictions clearly state that an inactive and/or unregistered vehicle cannot be stored (parked) either in the driveway or along the street anywhere in the neighborhood. Inactive vehicles are defined as any vehicle that sits inactive for a specific length of time as outlined in the Deed Restriction documentation. Note that it is acceptable to store such vehicles in the garage and out of sight of the street. The improper storage of such vehicles either in driveways or along the street will result in the property owner receiving DRV notification letters. As with any DRV situation, the failure to correct this issue can result in additional effort up to and including legal action (at the expense of the property owner) to cure the situation in question. A copy of the Deed Restrictions is included on the BCS3 website. If you don’t have access to the website, please contact any Board member to get a copy of this important neighborhood document.

(BCS3) WEBSITE REMINDER If you have time, please remember to get online and check out the neighborhood website at www.bcs3.org. The Board has been trying to keep this site as up to date as possible under the direction of Andy Nguyen. Please take the time to check into this new and updated website - and feel free to contact any Board member with suggestions and comments pertaining to this site.
(BCS3) CONTACT THE BOARD As is the case with everything in our small neighborhood, every resident should feel free to contact any Board member as to any issue or question that you have about BCS3. Contact information for all the Board members is located on the inside back cover of this publication.
Charlestown Colony (ChC) Water Water! While the rains in late January and early February have done wonders to raise the levels of our lakes and ponds, Harris County still remains in a drought. Everyone should have received a notice about water conservation in the water bill along with their new slogan, “The water we save today can serve us tomorrow.” Please do your part to conserve water. Along with the rains came unusually warm weather. January was one of the warmest January’s on record. Hopefully, July and August won’t repeat last year’s record-breaking temperatures. However, you can get your landscaping and trees ready for another hot summer by getting them as healthy as possible now with the proper fertilizing and watering. Watch stressed trees for signs of returning to life. Consult tree experts about pruning the tree or removal if it is truly gone. Proper pruning can help a tree recover. Dead trees are a hazard in many ways and need to be removed.
(ChC) Driving and Parking Safety
Over the past couple of years, we have had more cars parking along streets. We ask that you please be considerate when parking so that you are not blocking the driveway of your neighbor or parking where your car is impeding traffic. If parking on the street, please do not park directly across from another car as it makes it difficult for school buses or emergency vehicles to pass. We have several areas where streets curve and if your car is parked on that curve, it makes it difficult for drivers to see oncoming traffic. If possible, it is always best to park your car in your driveway rather than on the street... it makes traveling through our neighborhood much safer for everyone.
(ChC) Mail? Ever have those days when you don’t get any mail - and it’s not a holiday? Sometimes mail gets mixed up, miss-delivered. Should you receive someone else’s mail, please be a good neighbor and drop the mail at the proper house.
(ChC) Yard of the Month is Back! While it felt like spring arrived in January, spring officially arrives in March. Yard of the Month will be awarded March through October. The March award will be named in the April newsletter. There were many beautiful yards last year and we look forward to more difficult decisions this

(ChC) Spring Break Spring break is the second week of March. Note that Lone Star College and CyFair ISD, once again, have the same spring break week. If the weather is warm and sunny, you need to be extra aware of kids at the playground. There are several areas where cars park all along the side of a street. Remember to slow down when passing parked cars as kids (and pets) might dart out without looking. Going away over spring break? Make sure to secure your home and make it looked “lived in” while you are away. Try to have a neighbor or friend keep an eye out while you are gone. Remember to stop the newspaper (can be done on line or on the phone - see newspaper for contact information) and be sure to have a neighbor or friend pick up the newspapers sent to everyone (fliers off your front door too!). Either stop the mail or have someone gather it from the mailbox. Set timers on lights and even radios so your house has that lived in look and sound. If you park your car outside, see if someone could move it once in a while so it looks like someone is home. Or have someone else park in the driveway for a while. Be sure someone knows how to contact you if there is an emergency related to your home. Need more ideas? Look on-line. It’s amazing the information you can find.
Concord Colony (CC) (CC) YARDS OF THE MONTH Many of our homeowners take such pride in the appearance and upkeep of their yards and we are so excited to recognize the best of the best for their efforts. Each month a resident will receive a “Yard of the Month” recognition. In addition to a sign placed in their yard, the winning resident will receive a $50 gift card to one of our area home improvement stores. In this issue, we are recognizing January and February’s Yard of The Month winners.
(ChC) Association Dues If you still owe association dues and have not made arrangements to pay them, please contact SCS Management 281-463-1777. The assessments collected by our homeowners’ association are not voluntary; but are mandatory for each property owner. These fees allow us to keep our neighborhood street lights on, streets clean, our park area safe and usable and cover any major repairs, such as our brick fence that we was replaced due to damage and other improvements to common areas. Remember our annual neighborhood meeting is in October. If you have questions for the board, you can always contact them via the numbers in the back of this publication.

(CC) LAWN MAINTENANCE TIPS Given that 2011 was the worst one year drought in Texas history, most of us are dealing with challenges we’ve never experienced before. As historically bad as this past summer’s drought was, we may not have seen the worst of it. There’s growing concern among some scientists that Texas’ drought could linger through another dry summer. This will lead to an increase in water rates, as well as water restrictions. The drought has taken a toll on all the lawns in our subdivision and most of us will have to re-sod. The Concord Colony Board of Director’s would like to share with the community alternative drought resistant grass options that grow well in the Houston area and help to keep our community looking at its best during the continuing drought. RALEIGH ST. AUGUSTINE GRASS is a vigorous, medium green, medium textured lawn grass. It is known as carpet grass because it feels like carpet under your feet. Characteristics: • Hot Weather Tolerance: Good • Shade Tolerance: Good • Wear Resistance: Fair • Salt Tolerance: Good • Recovery From Injury: Fair • Winter Color: Moderate Dormancy • Mowing Height: 2” Medium COMMON BERMUDA GRASS (or Texas Native Bermuda) is a medium-textured, warm season perennial species with a creeping growth habit. It spreads by stolons and rhizomes and can grow where you don’t want it! Characteristics: • Hot Weather Tolerance: Excellent • Shade Tolerance: Low • Wear Resistance: Excellent • Salt Tolerance: Very Good • Recovery From Injury: Excellent • Winter Color: Dormant • Mowing Height: 1/2” - 1 1/2” EMERALD ZOYSIA is a fine leafed, dense growing and dark green turf grass. The root system is very drought tolerant as the stolons grow underground, which also make it more cold tolerant. Once established with a dense turf, it is highly weed tolerant and wear resistant to foot traffic.

“TEAMWORK IS KEY” WITH CFISD VOLUNTEERS! Our calendars say that Spring is almost here. It appears that our trees and flowers think it has already arrived in our part of the world. We find that our weather and the calendar don’t always work as a team in this part of Texas. But one thing is for sure; no matter the weather, CFISD Volunteers always work as a team. The school calendars are full and in need of smiling faces to help somewhere, so be sure to find a spot to plant yourself and help a child bloom.

CY-FALLS HIGH SCHOOL
CYPRESS FALLS HIGH SCHOOL CHOIR Thank you to everyone that enjoyed the preTMEA performances in February. Foundry United Methodist Church was the beautiful vessel that carried our young men’s voices skyward. The choirs sounded wonderful and exclamations of “wow” and “awesome” were heard during the men’s pieces. Cypress Falls, directed by Deidre Douglas and Lelah Loftin, were joined by the local men’s talents of Labay and Truitt Middle Schools. Labay is directed by Amy Moore, JR Smith and Bonnie Hulse. Truitt is directed by Cheryl Lafferty. The evening was an immense joy of listening. Cypress Falls’ choir was chosen for the honor of singing before a group of music teachers from all over Texas in San Antonio. The Texas Music Educators Association was treated to the vocal melodies of our men in grand style on Feb. 10th. And they looked so great in their tuxedos

2012 Folk life Festival What was life like for the pioneers of early Texas? How did they Dress? What skills did they need to survive? Where did the children go to school? What kinds of animals did they own? These questions and many more will be answered for those who attend the 27th Annual Katy Folk Life Festival. The Katy ISD Outdoor Learning Center will be transformed into scenes of the late 1800’s, as many demonstrations and activities of pioneer life are recreated. Visitors will also be able to walk the nature trails, visit the duck pond, and see the displays and exhibits in the science and history classrooms. The Katy Folk Life Festival is a family fun event with interesting lessons in Texas History. needs fabric
I am collecting fabric and old sheets to make rag dolls at the KIDS Folk Life Festival on March 31 st . At the Folk Life Festival we show people how to make rag dolls like they did years ago from scrap fabric. Last year we had almost 4,000 people who wanted to make these dolls but we ran out of fabric. I had no idea it would be such a popular station, so I am starting now asking for fabric donations.

A NEW HOLIDAY GOES TO THE DOGS! Mark your calendars for a new holiday this year. US Military K-9 Fund, Inc. is proud to announce the inaugural K-9 Veterans Day on March 13th celebrating 70 years of the K-9 Corps established in 1942. The military working dogs (MWDs) have served since WW1 with little recognition and are still considered equipment by the Department of Defense. We hope this will be changed by Congress with a revision to the Amendment HR 5314, which the Clinton administration enacted to allow these war heroes to be adopted once retired from active service. The revision will make the MWDs active or veteran service-members, which will allow them to be issued many supplies and equipment our organization now sends them. Visit our website to see the contents of our shipments to the deployed MWDs.

US Military K-9 Fund, Inc. has adopted one of these magnificent dogs newly retired from the Army. We drove from Houston to Ft. Leavenworth to get her. That was her home base. It is up to the adopter to travel to get their dog or pay for having them transported. We chose to drive and not expose her to a cold cargo hold of an airplane. She will spend retirement helping us raise money to support active duty military working dogs deployed with our troops to the Middle East and other overseas locations. You can join in this effort by visiting our website to donate. Please visit www.usmilitaryk-9fund.org today.

COOKS UP HOUSTON’S HOT SUMMER BREAK™ BENEFITS ANNUAL EVENT The Houston Livestock Show and Rodeo today announced the launch of a new summer festival, benefiting the Show and allowing Houstonians an enjoyable, refreshing and entertaining break from the city’s summer heat. Houston’s Hot Summer Break, July 4-8, 2012, is an all day, five-day music, food, beer, wine and spirits festival, featuring top chefs and mixologists, shopping, and live music. Held completely inside Reliant Center, the summer event includes cooking demonstrations, a beer brewing competition, wine and liquor seminars and the search for Houston’s best cocktail, margarita and martini. Patrons also can explore both floors of Reliant Center to listen and dance to live concerts featuring country, blues and jazz music, along with disc jockeys playing a mix of club music. “We are thrilled to announce the development of Houston’s Hot Summer Break,” said Skip Wagner, president of the Houston Livestock Show and Rodeo. “Houstonians love to celebrate and this festival offers them a really cool way to do so. “I’m In PAIN” Can Chiropractic Help ME ? We are often asked, “What’s the best way of finding out whether or not a doctor of chiropractic can help my problem?” We believe the answer can be found in a complete chiropractic consultation and examination, including x-rays. And to help find out for sure, we will do a complete consultation and examination, including x-rays, if necessary, (procedures that normally cost $187.00 or more) for $25.00. We will make this special program available through MARCH. The only exception to the offer involves personal injury cases (workers’ compensation and auto accidents) in which there is no charge directly to the patient.
