Annual Meeting and Elections Thank you to all who took the time to attend. We met for the annual meeting on November 17th. In order to conduct the election, we must have 10% of the homeowners either by proxy or in attendance. Unfortunately, we did not have a quorum. Without a quorum, we were not able to conduct the election. With new state laws, we cannot appoint new officers and we must hold another meeting and hope we can get a quorum. These meeting cost money and it is sad that we can’t get 10% of our residents to attend or return a proxy in order the elections can be held. You will receive an announcement along with a proxy for the rescheduled meeting. Please sign and return the proxy if you are unable to attend the meeting. Board president, Mary Ann Harvey, presented the state of the association address and discussed the numerous accomplishments during 2011.
Annual Homeowners Fees Your annual fees of $270 were due on January 1, 2012 and will be considered past due February 1, 2012. If you are unable to pay your dues by that date, CONTACT CREST MANAGEMENT TO ARRANGE A PAYMENT PLAN. This must be done to avoid late fees and possible legal fees.
Garage Sale Dates Garage sales are only allowed on the first Saturday in March, June and October. The garage sale dates for 2012 are March 3rd, June 2nd and October 6th. These dates are advertised in local papers and our signs are placed at the entrances early in the week of the sale.
Concord Bridge Pet Hotline Have you lost a pet or found a loose dog or cat? You can contact the Concord Bridge Pet Hotline at 281-468-9414 and on the new Facebook account, Concord Bridge Pet Hotline. You can use this source to report lost and found animals. This has been a great help in returning lost and found animals to their owners. If you don’t have access to Facebook, you can still call 281-468-9414. Please note, Harris County requires that all pets be on a leash or confined within your yard.

Signs are posted at all entrances to Concord Bridge restricting overnight parking for commercial vehicles. A majority of homeowners signed partitions asking for this ruling. Over size commercial vehicles are restricted from parking in Concord Bridge over night. You must move these vehicles to an acceptable and legal parking area outside Concord Bridge or risk receiving a ticket. It is also against your deed restrictions to park these vehicles in our neighborhood. You not only run the risk of getting a ticket, you could incur fines from the Homeowner’s Association too.

Deed restrictions are in place to maintain continuity within the neighborhood. Without these standards, a home could be left in disrepair or abandoned and could become a plight to our neighborhood. At entrances to the neighborhood, there are signs declaring deed restrictions are strictly enforced and when you purchased the home you were given a copy of the deed restrictions. Please remember, this is a legal document in place to protect the value of your home. Crest Management handles most of the business transactions for Concord Bridge under the direction of your board of directors. If you don’t understand any correspondence from Crest Management, please call for clarification. The homeowners association pays for all correspondence related to deed restrictions; therefore, duplicate letters cost us additional fees. Do not ignore correspondence from Crest Management! Please remove all dead plants and trees and restore your lawn. Proper maintenance of your yard is part of the deed restriction requirements. IT’S YOUR NEIGHBORHOOD, PLEASE KEEP IT MAINTAINED.

Would like to see additional activities in our neighborhood? We would love to have things for our families, but without assistance, it is not possible. There are five members on the board of directors and we all have full time jobs and/or family commitments that take up most of our time. We are an unpaid voluntary board with the interest of Concord Bridge at heart. If you have ideas for neighborhood activities, get volunteers to help and present your ideas to the board. We will back legitimate activities to unite with our neighbors. The pools will open on Saturday, May 26th at 10:00 AM. Pool tags will be available on site at a time to be announced. Watch the Crier and the marquees for date and time. You must be a resident in good standing in order to receive pool tags. Yard of the month judging will begin in May. THE CONCORD BRIDGE HOMEOWNERS ASSOCIATION HELD THE BOARD OF DIRECTORS MEETING ON OCTOBER 11, 2011 AT THE OFFICE OF CREST MANAGEMENT COMPANY, 17171 PARK ROW SUITE 310, HOUSTON, TEXAS 77084. PRESENT/QUORUM Directors in attendance and representing a quorum were Maria Cutlip, Sandra Peters, and Helen Montesinos. Representing Crest Management was Bernita Armstrong. At this time, the meeting was called to order at 5:40 PM. MINUTES At this time, the Board reviewed the minutes from the September 13, 2011 Board of Directors meeting and the minutes were approved as written. FINANCIALS Mrs. Armstrong presented the financials, Cash on hand as of September 30, 2011, there was $365,812.41, the Capital Reserve total was $260,361.46 and the Non Capital Reserve total was $335,245.32. Total delinquencies are $258, 633.60 with $23,022.04 of that being 2011 fees.

2012 Budget: At this time, the board reviewed the 2012 preliminary budget. After review and discussion and changes made, it was:

RESOLVED to approve the 2012 budget and to set the maintenance fee rate at $370.
The next Board of Directors meeting is scheduled for November 8, 2011. There being no further business to come before the Board of Directors, the meeting was adjourned at 7:00 PM.
MANAGERS REPORT Edit List: The board reviewed the edit list and action item report. OLD/NEW BUSINESS Playground Maintenance: The board reviewed the proposals from McKenna Construction, Texan Turf and West Co. to install playground safety surfacing at all of the parks. After much discussion, a motion was made, seconded and approved to accept the proposal from McKenna Construction. Crest Administrative Contract: The Crest Management contract was reviewed and the managing agent explained the only change was payment plan fee for the homeowners. The board made a decision to table until the next meeting. Annual Meeting Information: The board reviewed the annual meeting notice and proxy presented by Mrs. Armstrong. The board approved the annual meeting notice and proxy to be mailed.

Vacation Watch Vacations occur year round and the Precinct 5 Constables offer a very valuable service. If you complete a Vacation Watch form they will drive by and check your home while you are away. This form is available on the Precinct 5 Constable’s website, www.co.harris.tx.us/ pct5 on the Concord Bridge website, www.concordbridgeonline.com and in this publication. You can also ask for a copy from one of the officers. Information on how to mail or fax it is on the form. It’s also a good idea to let a trusted neighbor know that you will be gone so they can report unusual activity at your home during your absence.
A NON-WORKING STREET LIGHT? If you encounter a streetlight that is not working, you can report it by phone or on the internet. Please have as much information as possible, the location of the light, approximate address or closest intersection, and if possible, the number on the pole. The only way for a light to be repaired is for us to report it. You can report it by phone at 713-207-2222 or at www.centerpointenergy.com/outage.
TRASH PICK UP Please remember that our trash pick up days are Monday and Thursday. Heavy trash day is Thursday and the trash company is required to pick up heavy items approved on their retrieval list. If a holiday falls on trash day, it will not be picked up the next day. It will be picked up the next scheduled pick up day.

Texas Brisket
INGREDIENTS: 3 1/2 fluid ounces liquid smoke flavoring 1/4 cup ketchup 1 (10 fluid ounce) bottle steak sauce, (e.g. Heinz 57) 1 (3 pound) beef brisket DIRECTIONS: Line a shallow roasting pan with aluminum foil. Place the brisket on the foil. Stir together the steak sauce, liquid smoke and ketchup. Pour half of the mixture over the brisket, then turn the meat over and pour sauce over the other side. Wrap tightly in a double layer of aluminum foil. Refrigerate for at least 24 hours. Preheat the oven to 250 degrees F (120 degrees C). Let the roast stand at room temperature while the oven preheats to take off some of the chill. Bake for 6 or 7 hours in the preheated oven. You can leave it in even longer if you turn the oven down to 200 degrees F (95 degrees C). Remove brisket from the oven and slice across the grain. Return to the roasting pan and serve with sauce. Slow Cooker Spicy Black-Eyed Peas INGREDIENTS: 6 cups water 1 cube chicken bouillon 1 pound dried black-eyed peas, sorted and rinsed 1 onion, diced 2 cloves garlic, diced 1 red bell pepper, stemmed, seeded and diced 1 jalapeno chile, seeded and minced 8 ounces diced ham 4 slices bacon, chopped 1/2 teaspoon cayenne pepper 1 1/2 teaspoons cumin 1 teaspoon ground black pepper salt to taste DIRECTIONS: Pour the water into a slow cooker, add the bouillon cube and stir to dissolve. Combine the black-eyed peas, onion, garlic, bell pepper, jalapeno pepper, ham, bacon, cayenne pepper, cumin, salt, and pepper; stir to blend. The Rotary Club of Cypress-Fairbanks Donates $4,000 to Living Water International for International Water Project The Rotary Club of Cypress-Fairbanks recently donated $4,000 to Living Water International for an international water project. Living Water International is a faith-based non-profit organization, headquartered in Houston that helps communities in developing countries acquire safe drinking water. Established in 1990, Living Water International has drilled more than 6,500 wells and served over 9.5 million people in 26 countries. “This was a great opportunity for the club to extend beyond the great service we do in our community and help those around the world.” said Rotary Club President, Justin Jenkins.

The Houston Family Arts Center (HFAC) Actors Academy cast of Kissless returned to Houston after performing at the 2011 New York Musical Theatre Festival (NYMF). The Holiday Concert was beautifully arranged with traditional carols and an eclectic mix of international seasonal songs with accompaniment. Labay men’s choir shared their vocal talent to the festivities. It was a feast for the eyes, ears and soul. A perfect blending for a perfect start to the holidays.

The students threw a joyous party with admission being non perishable food items to help out our neighbors in need. Amongst the fun was dancing, singing, the museum game and hilarity of the white elephant gift exchange. Don’t forget the mountains of cakes, cookies, flan and more cookies!!! Auditions for the Area choir will take place January 7th in San Antonio. We wish all our participating members courage as they meet this challenge head on. Texas Music Educators Association (TMEA) performance for the men’s choir will be this year. It is quite an honor to be chosen to participate and our men have been working diligently on their vocals. This will be in San Antonio and no doubt surrounded with fun as memories are made. UIL Solo and Ensemble Contest takes place on January 27th. Sing steady Eagles! A sweepstakes will be the hopeful theme of the day! Pizzazz is the annual variety show held in the auditorium of the high school. It is always well done, complete with choreography, costumes and set design. This family event will be on February 24th and 25th. Mark your calendars now as this is one show you do not want to miss! This is always a highlight to our school year. As always, we want to thank Mrs. Douglas, Ms. Loftin and our family of volunteers for whom we could not function. GO EAGLES CHOIR!

Using Service Learning to Practice Math Skills Preschoolers Collect 366 Food Items for Needy Cypress Families for Thanksgiving
For the month of November, teachers at Montessori Preschool at Copperfield introduced service as a way to inspire math-readiness in preschool children. By collecting cans and non-perishable food items for needy Cypress families, children (ages 18 months to 6 years) practiced counting skills, place value, addition and subtraction at an advanced level at an early age in the name of service. Children established a goal of collecting 65 food items in a month and surpassed their goal by 301 in two weeks. Teachers aided the counting process, introducing place value to understand the value of three-digit numbers and tracking total donations on a large chart. Kindergartners practiced three-digit addition and subtraction problems to account for the total number of food items. All food items will be donated to Cypress Assistance Ministries for Thanksgiving. In addition, students were taught the value of service and sharing, especially in tough economic times when it is difficult to give freely.

#1 Realtor in Concord Bridge 2000-05, 2007-08 his early surgeries, Jordan was able to live an active childhood. As a teen, he enjoyed hunting and fishing with his father and at school, he participated in FFA (Future Farmers of America). But, in September 2010, Jordan’s heart began to fail and he was placed on a waiting list for a heart transplant. With medical treatment, he was able to attend school as he waited. At the start of 2011, the senior at Cypress Woods High School was looking forward to three major milestones in his life: his prom on May 27th, his eighteenth birthday on May 29th and his graduation on June 5th. In April 2011, his health took a turn for the worse and he was admitted to Texas Children’s Hospital with heart failure symptoms and kidney insufficiency. He critically needed a heart transplant. Over the weekend of May 21st, all of his organs began to fail acutely and he could not breath on his own because his heart was so weak. On May 22nd, Jordan received the Total Artificial Heart that saved his life. Jordan missed his prom, but thanks to a diligent heart-failure team and the availability of the artificial heart, he celebrated his birthday at Texas Children’s on May 29th - a week after his surgery. On June 5th, Jordan watched his graduation ceremony online while his 16-year-old sister walked across the stage to accept his diploma on his behalf. His class rose to their feet for a standing ovation. Jordan has been accepted at Texas A&M University Galveston and looks forward to studying marine biology. But for now, Jordan’s focus is on gaining his strength and being ready for his new heart.

CWC Women Serving the Community The women’s club closed the year with a wonderful Holiday Party at Tapas Capriccio. We celebrated with our friends and are ready to start the new year as “The Cy-Fair Women’s Club.” Our first meeting in 2012 will be on January 5th at the West Houston Church of Christ at 7:00 pm. Houston Fire Fighters Making Houston the City with the Biggest Heart FOR MDA It’s official, Houstonians through the Houston Fire Fighters raised a record breaking $509,961 for the Muscular Dystrophy Association making them the #1 Fill-the-Boot department in the country for the last 9 out of 10 years raising more than $6.3 million during that time. For more than 50 years fire fighters have helped MDA by filling their boots with donations from the citizens of their community. Houston Professional Fire Fighters Local #341 will begin their 2012 Fill-theBoot fundraising campaign for the Muscular Dystrophy Association on Saturday February 11, 2012 during the hours of 10 AM and 2 PM. Fire Fighters will also be out March 10th, April 14th and May 12th to collect funds for the campaign.
